Importance of Referrals We cannot build a strong association without the connections provided to us by existing MAB members.

We work in an industry that still adheres to a time-honored adage of working with people you know. It almost seems that the world would stop spinning if we didn’t rely on referrals for new business and people to partner with. Everyone loves being able to say, “I know someone who does tile.” Or “You have to call my mortgage guy.” When you find a reliable resource that makes your life easier, you hold tight to that contact.

This is how I approach membership at MAB. This is the industry of working together. We literally cannot build a home without the cooperation of several companies, cities and homeowners. We cannot build a strong association without the connections provided to us by MAB members. Think of all the industry professionals that you interact with on a daily basis.

Architects, realtors, mortgage professionals, painters, tile installers, lumber yard reps, interior designers, builders, remodelers, title professionals...the list is never ending!

So, my friends, I need referrals! I am looking for companies and individuals within the building industry who would benefit from a MAB membership and have not yet joined. Send me a name and contact information when you come across a potential member. MAB is here to support the people who are literally building the community. Even if that referral doesn’t join, we can rest assured that they know MAB is doing good work to forward our industry.

WHAT’S HAPPENING IN WARD COUNTY

MINOT CHOOSES NEW CITY COUNCIL DEVELOPERS FORUM ANNOUNCED Minot voters chose three #MakeMinot leaders and three of its more veteran candidates Tuesday, June 13th to represent them on a new city council. The top three vote-getters were Shaun Sipma, Shannon Straight and political newcomer Josh Wolsky.

They will serve three-year terms. The next three voter-getters were council president Mark Jantzer, Lisa Olson, and Stephan Podrygula, all current aldermen. They will serve one-year terms, and have to run for re-election again this time next year if they want to remain on the council.

NORTH DAKOTA DROUGHT WORSENS Twenty-five percent of the state is considered to be in a moderate drought stage according to the most recent USDA drought monitor map.

The NDSU Extension Service says portions of central and south central North Dakota received only 25 to 50 percent of normal precipitation the past three months.

Spring so far has been the seventh driest on record in Bismarck, the 10th driest in Minot, the 15th driest ever in Fargo.

The City of Minot, in conjunction with the Minot Association of Builders is holding a Developers Forum on July 24th from 2:30 PM to 4:30 PM. The intent is to take input from contractors, builders, and developers about the challenges you face here in Minot compared to other communities in regards to local zoning, planning, developing and regulations.

The Forum is a chance to discuss the effects these regulations have had on your business and is your chance to offer up proposed changes to make Minot a more businessfriendly community that is inviting for builders and developers.

The North Dakota State Water Commission has allocated $950,254 to the City of Minot to help cover the cost of repairs and upgrades to the city’s existing levee system. “The Corps

had never required us to bring our levees up to their new standards before now,” Dan Jonasson, Public Works Director, said. “We put

together a program that outlines the deficiencies in our levee system, and the Corps has approved our work plan. By getting this funding for the first time ever, we can move forward and execute our plan.”

Five Steps to Building a Strong Houzz Profile 35 million users stop by Houzz per month and over 95 percent of them are homeowners. A large percentage of these homeowners are looking to build or remodel in the next year.

The fact is, Houzz captures the industry’s target market in a unique and engaged way. There is no better online site for potential clients seeking ideas for their future home or future remodel. So, if you’re engaged in this online space, building a strong Houzz profile can serve your business well.

Here area few ways to boost your profile and make Houzz work for you:

Photos are key, Boost your Engage current but only if they’re profile by getting clients with Idea searchable reviews Books High quality photos could get you discovered, but when there’s over 9.5 million images on the Houzz photo stream, search ability is key. The good news: all text on Houzz is searchable. Before categorizing and tagging your photos, make sure your business profile includes your business description (who you are), services provided (what you do) and areas served (where you are). All of this text is searchable, after all! Once you’ve finished this, upload photos to a project and identify the photo category, fill out as many drop-downs as possible and use the keyword tool to list photo details. TIP: for increased search strength, use style descriptors to name your project.

For instance, “Rustic Contemporary Kitchen Remodel,” as opposed to “The Smith Residence.”

According to the most recent Houzz and Home Study, the number one thing homeowners look for before hiring a contractor is reviews. Luckily, Houzz makes it easy to get them.

From the reviews screen you can easily enter a client email address and request a review.

Be sure to include a custom message. Houzz is set up to send a follow-up email ten days later if no response was given. TIP: You can reference sent review requests in case you need a reminder.

Houzz makes it easy to collaborate and communicate with current clients through Idea Books. Think of Idea Books as your “virtual manila folder” where you can share documents, photos and ideas.

Adding collaborators to a project is easy and you have the ability to make your boards public or private.

TIP: Want a more advanced tool to communicate ideas: Houzz’s new app, Sketch, makes it even easier to communicate creatively. With Sketch, you can select any of the photos on Houzz, or take photos on your own, and annotate or draw on the photos.

You can even draw up moodboards or floor plans.

Start giving your expert advice

Not everything is a sales pitch

Want to beat the Houzz algorithm and enhance your company’s search strength? Start giving out free advice. No, we’re not pulling your leg. Houzz’s Advice Section is the best place to show off your expertise to consumers that need help. Why should you do this? Aside from the boosting your profile strength, sharing advice as a business page means that your comments will appear alongside the Houzz pro icon when you post.

Not only will you boost your exposure and engagement, but your company profile is just one click away if users want to see more, and expert advice is always the best advice.

Ultimately, Houzz is a social media platform, so have fun! Stop worrying about only speaking to local prospects, selling your products and services, and stressing about your ROI. Remember that Houzz is a brand building tool that can serve your business and clients right now, but it can also strengthen your company image and showcase your talents to prospective and future clients in the long run.

The prices of softwood lumber and OSB increased by 2.2% and 3.3%, respectively, in May according to the latest Producer Price Index (PPI) release by the Bureau of Labor Statistics. The increases were a return to the 2017 norm, as softwood lumber and OSB have led building materials price gains in every month except April, when gypsum prices rose 5.1%. In contrast, prices paid for gypsum and ready-mix concrete fell for the first time since January, decreasing by 0.2% and 0.4%, respectively, in May.

These increases have been largely, if not completely, due to the ongoing softwood lumber trade dispute between the U.S. and Canada. Although upward pressure has abated in recent weeks, the Random Lengths Framing Lumber Composite Price has still risen more than 11.5% since January.

The apparent incongruity between the May decline in Random Lengths Framing Lumber Composite Price (FLCP) and increase of PPI results from one notable difference between the measures. The FLCP includes data for framing lumber only, while the softwood lumber component of the PPI represents the price level of all softwood lumber regardless of its end-use. As the Softwood Lumber Agreement of 2006 exempted some products, the price increases in anticipation of duties have been concentrated in framing lumber.

Unsurprisingly, the price of softwood lumber increased yet again in May. The increase pushed the softwood lumber price index to its highest level since September 2004. At that time, the prior U.S.-Canada softwood lumber trade dispute had been ongoing for over three years and prices had increased 38.5% since the expiration of the previous agreement in April 2001.

OSB prices (below) rose 3.3% in May and have increased 22.4% over the last 12 months. The price index for OSB has risen 14.0% and 34.3% since January of 2017 and January 2016, respectively.

The information is sourced each week using the Random Lengths Framing Lumber Composite, which is comprised using prices from the highest volume-producing regions of the U.S. and Canada. NDAB NEWS Monthly News from the North Dakota Association of Builders

Presidents Message As I sit down to write this letter, we recently finished meetings with Senator Hoeven, Senator Heitkamp and Congressman Cramer for the NAHB legislative conferences in Washington D.C. There were several topics that were discussed with our delegation. Some of them included regulatory reform, the National Flood Eric Brenden Insurance Program, tax reform, housing Kim Schneider NDAB President finance, softwood lumber prices, and energy NDAB Executive Officer codes. I will go over a brief description of a few of them.

With only one week in between our D.C. travels, the NDAB Board of Directors met in Williston June 27-28 for our summer board meeting.

Working with Bob and all of the members of the Williston Area Builders Association was such a pleasure and we had a very fun and successful evening!

NDAB Event Coordinator, Brenda Bry, knocked it out of the park once again, working hard behind the scenes, yet never letting the stress show! NDAB-PAC hosted special guests from NAHB including Third Vice Chairman, Greg Ugalde, National Area Chairman, Keith Butz and Area 10 Field Representative, Alex Martindale. We also hosted Lt. Governor Brent Sanford and ND Legislators to an evening that included a corn hole tournament, casino games and networking opportunities. NDAB members had an opportunity to tour an oil well site, participate in NDAB-PAC meeting and our NDAB Board of Directors meeting. We value our board members and the time that they graciously give to us to join us at our events and meetings. We recognize that our members have to take time away from their families and businesses and for that, we say thank you!

The National Flood Insurance Program was a major topic of discussion as well. The first area of importance is to get a long term reauthorization of the NFIP to make sure that flood insurance is available and affordable as well as fiscally solvent. Another concern for builders is the mapping of the flood plain areas and how those areas are determined.

Registration is now open for the 2018 Home Show. The event takes place Feb. 9-10.

The New Member BBQ attracted 45 members for a fondue steak dinner on the HBA patio.

Hundreds of members met at The Post for our Annual Scholarship Picnic. Proceeds from raffles and a silent auction support three, $1000 scholarships to BSC. The Fall Parade of Homes will be held the last weekend in September.

The DABA hosted their Summer Picnic & Bean Bag Toss Tournament on June 7th. We had around 130 people attend the event and 8 teams in the tournament. DABA member Mark Selle and EO Tiffaney Dolechek were the winners! A big thank you to the Picnic committee for planning and organizing the event, and to Dakota Community Bank for grilling for us again this year!

The DABA Golf Scramble is set for August 10th, and we are looking forward to having a great event!

MAB’s first Tool Belt Barbecue was a success! Over 50 people attended the lunch hour event that raised over $100 during the meat raffle sponsored by Future Builders. Derek Bischoff of Connole and Somerville won the meat raffle and took a cooler full of meat treats home!
