THE GARDENS

Do you remember your college dorm

room?

It

was

probably

one big room with small, old twin beds, no air-conditioning and a community bathroom. Texas A&M University has some of the newest and most luxurious dormitories in the country. Midway served as the project manager for The Gardens at University Apartments, a 250-unit complex on the northeast side of the main campus in College Station, Texas. The Gardens’ design is similar to traditional apartments with a full-kitchen, laundry room, living/ dining room, and private bedrooms and bathrooms. Phase I of the apartments opened in August 2010 with 100% occupancy. The Gardens are reserved for upperclassmen and post-graduate students.

The site’s location provides a unique opportunity within the sub-market of Austin Highway. This sub-market has experienced a renaissance in development during the last ten years. 1111 Austin Highway is part of the Alamo Heights School District– the most highly acclaimed school district in the MSA. In addition, the proximity to Fort Sam Houston and the recent economic expansion in San Antonio associated with the 2005 Base Realignment and Closure (BRAC) Program will support the demand for close-in market rate housing for Fort Sam Houston military, civilian employees and their families. Fort Sam Houston is currently undergoing a $1.8 billion expansion for the BRAC initiative. This expansion will serve as the training post for medical services for military personnel in all branches of the U.S. Armed Services. This expansion will create over

“The City of San Antonio is committed to supporting the development of new market rate rental housing communities in the central city and around Fort Sam Houston. Infill housing properties reduces the costs and congestion caused by sprawl and leverages existing public investment and infrastructure. Infill housing is also an excellent neighborhood stabilization tool that promotes additional private investment…” - John G. Clamp, City of San Antonio Councilman District 10
