Buffalo Heights District Construction Underway Mixed-use district with new prototype H-E-B, upscale multifamily, and office breaks ground Houston (For May 9, 2017)— Construction has started on phase one of the Buffalo Heights District, a new mixed-use real estate district located on Washington Avenue between South Heights Boulevard and Studemont Street. Community and business leaders celebrated the milestone at a ground-breaking ceremony on the construction site of the first phase. The initial construction will be a new 7-story mixed-use building which includes a new H-E-B, 230 upscale multifamily apartment units, and three floors of boutique office space. An additional 2,000 square feet of retail space is available next to H-E-B. “Houston is changing – just like a lot of other cities around the country,” said Russell Gordy the project’s owner and founder and President of SG Interests. “We are seeing people want to live closer to the city and not drive as much. We are hoping to make this a place where people can live, play and work.” Anchoring the property will be a new urban prototype H-E-B designed as an integrated part of the mixed-use building and purposefully redesigned to be unique from the traditional single-level stores typically found in suburban locations. With an expected completion of spring 2019, this H-E-B helps cement the district’s goal of creating a walkable community where a healthy lifestyle is cultivated via easily-accessible fresh food, outdoor activity and a wealth of natural spaces. The 96,000 square foot H-E-B will include a walk up coffee and food concept, providing both on-the-go and leisurely dining opportunities for residents and employees of the surrounding businesses. “We are excited about unveiling a new H-E-B prototype, which is ideal for the Washington corridor,” said Scott McClelland, President, H-E-B Houston. “When we learned of the plans for Buffalo Heights, we knew it was just the type of community more of Houston is going to want.” In addition to the H-E-B, the new building also includes five levels of multi-family apartments (the St. Andrie), and three levels of boutique office (One Buffalo Heights). Designed around the ideas of social connection, luxury and convenience, the St. Andrie MIDWAY | midwaycompanies.com

will set a new standard in apartment living within the Buffalo Heights District. The community will feature 230 apartment homes and offer such amenities as large interior courtyards, and a state-of-the-art fitness and yoga studio overlooking a resortstyle pool. Residents can relax fireside in an open-air breezeway lounge perfect for entertaining with large TVs, or host a party inside in the amenity lounge and game room that includes a private dining room, demonstration kitchen and Wi-Fi business lounge. St. Andrie residents will enjoy easy access to the shopping, dining and entertainment on the Washington Avenue corridor, The Heights, and Downtown, as well as the trails and natural spaces of both Buffalo Bayou Park and Memorial Park. New project renderings, St. Andrie logo, and image credits available here. Additionally, in the renovated and re-purposed 22 Waugh Drive, Gordy & Sons Outfitters opens this month. Gordy & Sons is an ultra-luxury outfitter specializing in heritage firearms, the world’s finest fly fishing equipment and sporting art—all curated for adventure. “We’re marking a significant milestone for Buffalo Heights and the future of this corridor. It’s the unfolding of the Gordy family’s vision to create an innovative urban district in this thriving area west of Downtown,” said Jonathan Brinsden, CEO of Midway. Houston (December 18, 2016)— Midway has announced the anchor tenant for Buffalo Heights, an integrated, mixed-use property being developed at Washington Avenue and South Heights Boulevard. H-E-B has agreed to plans for a store location in the first phase of Buffalo Heights. The new H-E-B is expected to be an innovative departure from traditional single-level, suburban-style stores. “We are looking forward to creating a unique shopping destination for our neighbors along the Washington corridor,” said Scott McClelland, President, H-E-B Houston. “Our new store will be reminiscent of the community it serves and add to the longevity of this distinctive development.” Offering proximity to the Washington Avenue corridor as well as Buffalo Bayou Park, hiking and biking trails, Memorial Park, Downtown, and Houston’s most walkable neighborhoods, the new H-E-B launches the first phase of a redeveloping district that is attracting upscale apartments and gourmet eateries. The property is owned by BKR Memorial II, LLC, a Houston-based, privately held company of the Russell and Glenda Gordy family. “The vision for the property is to create a legacy for future generations, under the long term ownership of the Gordy Family,” Russell Gordy said. “There is no location like this one in Houston.” Houston-based Midway, best known for its regional mixed-use destination CITYCENTRE on Houston’s west side, was tapped to redevelop the property on behalf of the Gordys. “Buffalo Heights affords the rare opportunity to reinvent a community by delivering a healthy lifestyle built around local fresh food, outdoor activity and signature green spaces,” said Jonathan Brinsden, CEO of Midway. “This first phase will be a catalyst for more innovative and transformational developments to come.” MIDWAY | midwaycompanies.com
