Salvage, resale and thrift shops offer sustainable decor with a story By KATHERINE ROTH Associated Press

wo of the hottest trends in home decor are sustainability and authenticity. No wonder architectural salvage shops are busy. Homeowners love features that come with a story, says Rich Ellis, publisher of Architectural Salvage and Antique Lumber News. “When you can point to your floor and say it came from an old shoe factory in Connecticut, for example, that’s a big attraction,” he says. There are between 500 and 700 architectural salvage businesses across the country, and business has been good, he says. “It’s about both history and sustainability,” says Madeline Beauchamp of Olde Good Things, one of the oldest architectural salvage businesses in the country, with one shop in Los Ange-

T

les, two retail warehouses in Scranton, Pennsylvania, three stores in New York City and a flagship store to open soon in Midtown Manhattan. Lorna Aragon, home editor at Martha Stewart Living, says people are looking for quality and “want their homes to be original. And, of course, the whole ‘reduce, reuse, recycle’ aspect of things plays into it as well.” While some items are sold just as found when they were salvaged from renovation sites, others have been modified for home use. There are Paris street lamps reconfigured as large pendant lamps to hang above kitchen islands or in loft apartments, and window frames from historical buildings like New York City’s Domino sugar factory or Flatiron building, now fitted with mirrors to be hung on walls. Tin ceiling tiles from old New York buildings are

also sometimes fitted with mirrors, or framed and hung as is, says Beauchamp. “One customer came in for a gargoyle, to be incorporated in their garden area,” she adds. Her customers tend to be designers, architects and those trying to update their homes with unique decor that has a sense of history. Olde Good Things sells everything from vintage doorknobs to huge stainedglass panels that were once part of the American Airlines terminal at John F. Kennedy Airport in New York. There are enormous chandeliers that once hung in a Broadway theater, and, from the old Waldorf-Astoria Hotel, dishes, fireplace mantels and the elegant doorframe of the historic hotel’s presidential suite. Stuart Grannen runs the upscale Architectural Artifacts in Chicago, which deals in rare items favored by

restaurants, bars and hotels. “These days, individuals might have one really great centerpiece item and live with that,” he says. “The days when someone would come in and buy 50 doorknobs are done.” Most of his clients, he says, are businesses looking for huge counters, showcases, consoles or back bars. “When I salvage things, it might be the whole facade of a theater, or a giant chandelier,” he says. But Aragon counters that items like vintage plumbing, sinks and tubs continue to be popular. In addition to architectural elements, salvaged lumber is also a hot item in many salvage shops, sometimes transformed into things like dining tables, ready-made, custom-ordered or sold as is. “The antique lumber side of things is very strong,” says Ellis, for table tops and other decor elements. stones are also being repurposed for, say, a decorative wall. “Things like those wonderful old wide floorboards and barn siding have been popular for some time,” notes Aragon. Ellis traces this history of architectural salvage to the 1960s, and says it has been growing slowly but steadily

ever since but really became mainstream in the 1990s. While the first generation of architectural salvage business owners is starting to retire and close, a new generation is stepping in, he says “That desire for elements with a sense of history and a great story behind them is not going away anytime soon,” says Ellis.

Six home design and real estate trends to consider ome design and real estate trends come and go, but once in awhile certain concepts exhibit considerable staying power. But staying abreast of what’s hot and what’s not can be a bit overwhelming. This list breaks down some of the trends that have made a splash and figure to be around for some time.

H

1. OPEN CONCEPT SPACES: Watch the DIY Network or HGTV and you’ll quickly understand that open floor plans remain highly coveted. Many modern, newly built homes have a large multipurpose area that blurs the borders of the kitchen, dining area and family room. These homes make it easy to

According to a Realtor.com survey released in October 2018, townhouses were the most popular form of housing after single-family homes. They were especially popular among millennial buyers, about one-third of whom planned to purchase a townhouse within the next 12 months.

6. MULTIGENERATIONAL HOMES: Buyers between the ages of 53 and 62 are increasingly looking at homes that can accommodate children older than 18, with a room or ohana available to care for an aging parent, states the National Association of Realtors. Home trends continue to evolve, and some trends have exhibited more staying power than others.

Outdoor improvements that boost home value hether home improvement projects are design to improve the interior or exterior of a house, focusing on renovations that make the most financial sense can benefit homeowners in the long run. The right renovations can be assets if and when homeowners decide to sell their homes. So how does one get started? First and foremost, speak to a local real estate agent who is knowledgeable about

W

trends in the community. While a swimming pool may be something coveted in one area, it may impede sales in another. It also helps to study generalized trends and data from various home improvement industry analysts to guide upcoming projects. The following outdoor projects are just a few renovations that tend to add value. FIRE PIT: A fire pit is a great place to gather most months of the year. Bob Vila and CBS news report that a

fire pit realizes a 78 percent return on investment, or ROI. OUTDOOR KITCHEN: Many buyers are looking to utilize their yards as an extension of interior living areas. Cooking, dining and even watching TV outdoors is increasingly popular. Outdoor living areas can be custom designed and built. In addition, prefabricated modular units that require a much smaller commitment of time and money are available.

LANAI: Homeowners who do not already have a lanai will find that adding one can increase a home’s value. A lanai helps a home look neat, adds useable space and may help a home sell more quickly. The experts at Space Wise, a division of Extra Space Storage, say that refinishing, repairing or building such outdoor areas offers strong ROI. DECK: A deck can be as valuable as a lanai. A deck is another outdoor space that can be used for entertaining, dining and more. Remodeling magazine’s 2018 “Cost vs. Value” report indicates that an $11,000 deck can add about $9,000 in resale value to the home, recouping around 82 percent of the project’s costs. Realtors says an outdoor makeover that includes wellthought out landscaping can net 105 percent ROI. Installing a walkway, adding stone planters, mulching, and planting shrubs are ideas to consider. Many different outdoor projects can add value to a home.

Improve curb appeal with exterior lighting

METRO CREATIVE photo

urb appeal can affect prospective buyers’ perception of a home. When addressing curb appeal, homeowners may be inclined to focus on features that are easily seen from the street during the day. But what can a homeowner do to improve on his or her home’s nighttime aesthetic?

C

Outdoor lighting is one aspect of curb appeal that is often overlooked, advises the home improvement experts at The Spruce. Homeowners may fail to recognize the importance of how proper illumination can provide their homes with a warm glow and make it look beautiful after the sun has set. For example, think of how cozy and inviting neighborhoods appear during the holiday season when homes are strung with twinkling lights. Homeowners can replicate that look all year long with lighting elements. Lighting for evening hours also helps maintain a safe environment for people who are visiting the property. Illuminating walkways and doorways provides a clearly visible and safe path to and from the home. The following are a few ways to improve outdoor lighting. ❖ Focus on architectural features. Outdoor lighting can focus on the external features of the home’s architectural style. Use light to draw attention to interesting gables, dramatic roof lines, dormers or curved entryways.

❖ Play up landscaping. Stylish lighting can highlight trees, shrubs, pathways, gardens and all of the elements of softscapes and hardscapes on a property. The lighting experts at Vernon Daniel Associates say that soft lighting can make homes feel warm and cozy. Uplighting trees or other elements can add a dramatic effect. ❖ Light up all doors. Make sure that doors, both entry and garage, are properly lit for ease of entry and egress from the home. Safety.com, a home and personal security resource, says a home burglary occurs every 15 seconds in the United States. Installing motion-activated lights or lights on timers can deter break-ins. Consider using home automation to control porch lights and other outdoor lights remotely, if necessary. ❖ Create entertaining areas. Outdoor lighting can be used to extend the hours residents can spend outside. This is great for entertaining and can be an excellent selling point. Homeowners are urged not to overlook outdoor lighting as a vital part of their plan to improve curb appeal.

The choice between digging in or moving on

When it comes to your home... should you stay or should you go?

any home improvement television series showcase people deciding whether to improve upon their current homes to make them into the houses of their dreams or to put “for sale” signs in their lawns and move on to something new. The question of whether to move or stay put depends on various factors. Such factors may include emotional attachment to a home, the current economic climate and the cost of real estate. Current data points to a greater propensity for people to invest and

M

improve upon their current properties rather than trading up for something new. According to information collected by John Burns Real Estate Consulting, the percentage of homeowners moving up to their next home is the lowest in 25 years. Many are opting to make starter homes permanent by expanding them and repairing homes for the long haul. The National Association of Realtors said that, between 1987 and 2008, home buyers stayed in their homes an average of six years before selling.

Since 2010, however, NAR says the average expected length of time people will stay in their homes before selling is now 15 years. Part of what’s fueling this permanency is that many home buyers were able to acquire rock-bottom mortgage interest rates shortly after the 2008 recession. As a result, they’re not inclined to walk away from those rates, even if doing so means getting more house. Also, a low inventory of available houses has stymied repeat buying for many people. Those factors and others

have led many homeowners to invest in renovations instead. The experts at Bankrate say realistic budgeting and comparing renovation project costs against mortgages and interests rates can further help individuals decide whether to remain in their current homes or move out. Very often a smarter layout and more efficient floor plan can make meaningful differences in spaces. Renovations and redesigns can make sense and often are less expensive and disruptive than moving.

Wailea Realty Continued from Page T5 for a penthouse unit. Most of the units Wailea Realty is selling are turnkey, MacArthur adds. “What’s ideal about the properties are the views, vistas and location,” he continues. “It’s also close to amenities such as Wailea Gateway Center, within walking distance of Merriman’s Monkeypod Kitchen and other restaurants.” Another key factor, MacArthur stresses, is that Keala o Wailea offers singlelevel living with elevator access. “This way, buyers who are concerned about stairs have a nice alternative to enjoy beautiful views without dealing with stairs.” This impeccably crafted community, built through a joint venture between Armstrong Development and Alexander & Baldwin, Inc., comprises seven buildings with 10 units in each, including gorgeous penthouses with three large bedrooms and two and a half baths.

With 42 agents under its umbrella, Wailea Realty has a long — and proven — track record with Wailea developers and clientele. “We’ve brought on most projects in Wailea including Keala o Wailea, for which we were the original sales brokers,” MacArthur says. The original real estate company serving Wailea, Wailea Realty has been brokering properties since 1972. “But I wasn’t running the company then,” MacArthur quips. “I’m not quite that old.”
