House of the Year HOUSE OF THE YEAR & CUSTOM BUILT HOME MORE THAN $1,000,000 CREATIVE BUILDING SERVICES / MARCUS GRAHAM ARCHITECT / CIA LANDSCAPES AND COLOUR / ARCHERTEC INTERIORS SUBURB O’MALLEY

The collaboration between Creative Building Services and the design team has resulted in a magnificent multi award winning project. This house was awarded top prize in four categories including Bathroom Design & Construction more than $25,000, Kitchen Design & Construction more than $25,000, Custom Built Home more than $1,000,000 and House of the Year. Our congratulations go to Creative Building Services, Marcus Graham Architect, Cia Landscapes and Colour, Archertec Interiors, OFM Direct and Pacific Stone for their part in this year’s most prestigious residential award, House of the Year. This modernist residence results from a five year collaboration between builder, architect, interior designer and landscape architect.

The result is a superb home constructed over two levels with basement. The ground floor is stepped to provide appropriate relationship to the site contours. Basement car parking is discretely located to ensure it is not visible from the street. A palette of high quality materials has been utilised both inside and outside the residence including:

Travertine wall cladding

Limestone flooring ground to a flush finish

Seamless stone walls to all bathrooms

Extensive hardwood timbers to floors, walls and doors.

Careful design was needed to suit the unique characteristics of the 2200m2 site which includes a steep fall toward the north, opportunity for extensive northern views over Canberra and outlook to bushland to the south. 12

Bedrooms and workspaces are segregated from living area

House of the Year

The en-suite features a beautiful freestanding Apaiser bath in Grey Mist sitting on natural Crema Europa stone floors with surrounding seamless white Retroglass and stone wall panels. The bath is centred in front of large fixed glass windows maximising the view out to the surrounding hill tops and selected to match the Apaiser Grey Mist vanity top with basins integrated to create a seamless ‘all in one’ surface. The timber veneer finish used for the vanity and wardrobe joinery picks up on the warm earthy tones in the Crema Europa stone and the golden flecks seen in the Apaiser Grey Mist material adds depth to the colour palette. The en-suite also provides a large walk in shower behind the vanity and a toilet area hidden behind glass panels providing privacy. All walls and parts of the ceiling and bulkheads are panelled in stone or Retroglass creating a clean and seamless effect that really adds to the wow factor of this minimalist interior design.

residential interior architecture & design

Inspiration for the kitchen design came from the mezzanine level above with the link bridge connecting the upper floor level over the kitchen and meals area. Using the strong architectural lines already seen in the house, the kitchen was formed to follow the same design language. The main island bench divides the kitchen for the meals area, with a connecting bench intersecting through the front of the island that then transforms into three linear light boxes with New York marble stone that sits with frames of white Caesarstone boxes that match the intersecting bench top. The front island is made out of the same New York marble that is seen inside the light boxes and is the inspiration for the colour palette used within the rest of the kitchen. The white quartz stone is used for the main cook top bench, the main sink bench and the main splash back, providing a practical and easy to maintain surface. Colour backed glass was used to follow the lines of the open timber shelves that lead around to the same timber veneer finish used on the cupboard doors above wall appliances integrated into the joinery. This detail creates a bold line intersecting the splashback wall and joinery alongside. The glass was colour matched to draw out the plum tone seen in the veins of the New York marble and to complement the timber and chocolate finishes used in the general interior.

House of the Year

The landscape design complements the geometry and form of the architecture. Strong lines and grids of planting enhance this intent, with the asymmetrical arrangement of walls and scales carefully drawing the eye toward the house entry. The natural slope of the block is addressed and celebrated through a series of layered landscape treatments, all slightly different, yet unified in character.

As a result the landscape provides a series of ‘outdoor rooms’ providing a different visual and user experience.

MEDIUM DENSITY / DUAL OCCUPANCY & RESIDENTIAL GREEN LIVING PROJECT PICHELMANN CONSTRUCTION / DNA ARCHITECTS SUBURB O’CONNOR Pichelmann Construction and DNA Architects in partnership with the owners have designed and built a dual occupancy for the family and parents on the site of an old home. The old home was “de-built” in that all materials found new life in the new homes and even in the neighbour’s home. All rooms of both homes face north, have direct access to gardens and take advantage of natural ventilation. 3D modelling was used to test all environmental features and to ensure the end result was a true work of art. The homes have 7 star energy ratings, an in-ground water tank, and 5 kilowatt solar panels. Recycled timber has been used throughout the homes.

The burnished concrete floors with inlaid gum leaf designs are beautiful and add to the country feel. The stained glass windows from the old home form part of the art features of the home. High quality double glazed windows control heat gain and this, combined with the thermal properties of the floors, ensures a constant temperature. The enclosed fireplace is the only source of heat which is transferred to other rooms in the homes. A great use of material in these highly efficient residences.

Paying particular attention to design, the long verandas and generous living areas allow residents to make use of the elevated location of the apartments which provide commanding views of the rolling hills around Harden.

KITCHEN DESIGN & CONSTRUCTION LESS THAN $25,000 SIMPLICITY KITCHENS SUBURB CAMPBELL The client wanted a modern and contemporary kitchen whilst maintaining a relatively conservative approach. Space was an issue as the kitchen area had to flow between a casual dining area and a multi-use area next to the pool. The cabinetry has been designed to be practical and functional with a minimalist feel so as to not be the centre of attention. Solu aluminium railings have been incorporated into the cabinetry allowing the doors and drawers to be opened without the need for handles. The pullouts in the pantry and an abundance of drawers allow full use of the space. The appliance cupboard is neatly tucked away to the side allowing the bench to be free from any unnecessary clutter.

A GRADUATE’S PERSPECTIVE. Brett Price was looking for a new challenge and he is a fine example of how work and study can go hand in hand. After completing an Electrical Apprenticeship in 2003, Brett worked in his trade for two years. Not wanting to stand still, Brett was interested in furthering his career in construction and started as a part-time student at the University of Canberra in the Building & Construction Management program. At the same time Brett was also looking for employment as a cadet or junior project manager with a commercial building company to complement his studies. He found work with St Hilliers on the Novotel refurbishment, then moved onto Hindmarsh Construction Australia working at the ANU as part of the construction team for the $240m Colleges of Sciences precinct. Hindmarsh is known for its flexible working arrangements allowing staff to meet both work and study commitments, and Brett was one of five Hindmarsh staff on the Colleges of Sciences project who were all working towards their Bachelor of Building and Construction Management. For Brett, time management was crucial, combining work, UC lectures and contact hours, assignments and studying for exams. He was, however, very grateful for the support he received from Hindmarsh and Lecturers at UC. His efforts resulted in a degree that can see Brett taking on Project Manager roles. What’s next for Brett? Continuing his work with Hindmarsh on the Nuclear Magnetic Resonance Suite, another exciting and challenging project within the ANU Colleges of Sciences precinct.

Charity House Five local charities that provide services to Canberra’s homeless and disadvantaged are set to benefit from the auction of the Franklin Charity House in early 2013. Canberra’s peak building and construction association, the Master Builders Association of the ACT, has joined forces with the Land Development Agency on the Franklin Charity House project. The construction of the Franklin Charity House has been led by Classic Constructions, a business that is recognised as one of Canberra’s leading construction companies and renowned for its quality and service. A true example of the ACT building and construction industry coming together to support the local community, the Franklin Charity House is set to become a benchmark in residential construction. The two storey, double garage, 384 square metre house will feature a 7 star thermal rating which is achieved by its orientation on the block and its modern slab construction together with the use of double glazed windows and extensive insulation. With its sleek design and modern features, the House will be the ideal setting for entertaining family and friends in the undercover alfresco area with built-in barbecue surrounded by a generously sized backyard with easy care landscaping. FRANKLIN

CHARITY HOUSE

The proceeds from the auction are set to benefit five charities within the ACT including YWCA of Canberra, YouthCARE Canberra, the Canberra Men’s Centre, Toora Women and Inanna Inc. Each of these charities work to provide services to specific members of the Canberra community who are either homeless or in danger of becoming homeless and includes young people, older men and women and those escaping domestic violence. The YWCA of Canberra The YWCA of Canberra currently works with approximately 4,500 Canberrans through the delivery of 28 quality programs, across 20 physical locations, in the areas of children’s services, community development, housing, youth services, personal and professional training, and women’s leadership. The YWCA of Canberra is proposing to use the funds raised through the Franklin Charity House project to contribute to the purchase and fit-out of two properties to meet the housing needs of older single women who have insufficient superannuation savings to enter the rental market, but are not eligible for public housing. YouthCARECanberra YouthCARECanberra managed by Communities@Work offers a range of services to young people aged 12 to 25 years who are homeless, at risk of homelessness, or in need of intensive support to help them get back on their feet. It is proposed that funds raised will be used to employ a part-time, female outreach worker to complement the existing full-time, male outreach worker as well as providing emergency assistance to meet immediate needs such as accommodation and medical services. Given the nature of the issues being confronted by many clients (drug/alcohol abuse, mental health issues, family breakdown, domestic violence), and their emotional fragility, a female worker will enhance the capacity of the program to meet the needs of a broader cross-section of clients and enable the current case load of 25 clients to be increased. The Canberra Men’s Centre The Canberra Men’s Centre’s objective is to have service clients regain a valued place in society, including safe housing, employment and participation in social cultural

and recreation activities. The Canberra Men’s Centre has identified support worker training as the priority activity to be supported by the project. The training will be in the form of classes, workshops, complex needs clinics and a one week internship in Adelaide. The Canberra Men’s Centre will support the training of eight ACT support workers. Inanna Inc. Innana Inc will direct money to assist indigenous children in families experiencing homelessness. Inanna propose to reconnect children in crisis and at risk with education. The project will hire a case manager to support a gradual reentry into an education stream. The case worker will visit target families and initially conduct education activities on site in the local area with educational activities conducted in a small bus or similar transport vehicle. The case worker will also supply access to books, materials, on site meals, and sports and recreational supplies. The program would aim to introduce children to a school-like learning environment, and a school-like discipline of classes and teacher – pupil interaction. The ultimate goal would be to prepare children to enroll in a conventional school and participate in the full school curriculum. Toora Women Toora Women provides a range of support services to women and women with children who are homeless due to domestic violence, drug and alcohol issues, mental health, sexual assault and exiting prison. Toora Women proposes to fund extended opening hours for a women’s shelter and associated crisis support services with project funding. With the project funding, the service will open later in the evenings, and provide a wider range of services, survival kits, and consumables for clients To date, over 60 companies have generously come on board to supply the labour and materials for the construction of the four bedroom house. Their contributions will greatly add to the proceeds from the auction, providing hope for the future for the ACT homeless and disadvantaged. To achieve the 7 star energy rated home , the Franklin Charity House needed a number of key aspects for the building fabric. The most crucial being double-glazed windows. Compared with existing energy efficient window options, Trend thermAL windows are a more cost effective solution, and one that provides a high energy efficiency rating for the house. This, combined with the modern slab construction, the orientation of the house on the block and the extensive insulation have ensured the desired energy efficiency will be achieved.

The House will also boast hydronic heating. This type of heating works by circulating warm water through a network of crosslinked poly-ethlene pipes laid in the slab (pictured left), efficiently spreading heat throughout the house. The Apricus solar hot water unit on the roof uses evacuated tube technology to heat the water and is boosted by a gas system which will ensure that hot water is always available at the cheapest possible price. The owner of the house will save serious dollars in running costs. Michael and George Tanchevski of Classic Constructions are hoping to add to their vast collection of awards in 2013 with the Franklin Charity House project.

Under floor heating creates a feeling of well being, as it gently and evenly warms the home. We are grateful to Branco Boilers who have installed a Rehau Under Floor Heating System. This type of heating works by circulating warm water through a network of cross-linked poly-ethlene pipes laid in the slab, efficiently spreading heat throughout the house. Using a modern control system the underfloor heating provides the right amount of heat to various rooms individually controlled by thermostats.

MBA Group Training Apprentices Lending their skills for a good cause MBA Group Training provides continual learning opportunities through industry training and education services. Safe work practices within the industry are a priority with the Master Builders and expert advice is available in a range of areas including workplace health and safety requirements, industry codes of practice, education and training. The MBA Group Training Scheme has created significant employment opportunities for Apprentices, Trainees and Cadets and has eased administrative burdens for Host Employers.

MBA Group Training Apprentices have assisted in the build of the Franklin Charity House.

Throughout the Franklin Charity House project MBA Group Training apprentices have gained valuable onsite experience working with the subcontractors by erecting the frames and trusses, bricklaying and more recently, fitting the external cladding. The MBA Group Training carpentry apprentices have also constructed this superb Cubby House for the back yard of the Franklin Charity House. To make sure the colours are a match for the Charity House, Melinda Boag our project design consultant provided the colour scheme. We then asked Baressi Painting Services to help clients of the Canberra Men’s Centre with the painting.

Painting was not Frank Barresi’s trade of choice when he finished college.

A. Murray and Sons (ACT) Pty Ltd have been operating in the ACT since 1988 and has been a member of the Master Builders ACT since 1990.

Barresi Painting Services is a family business that started in the early 70’s. Frank remembers being pulled out of bed when it was still dark to go and spend his school holidays on the scenic building sites around Canberra and because of that, he was pretty certain at a young age painting was not for him. How wrong he was! As Frank explains “After college I started working with my dad for extra money which then led to me to an apprenticeship with him. I then grew to appreciate the trade and how much of an important part it plays in the overall building process. As a finishing trade you walk into a house with bare gyprock and transform it into a home, leaving you with a real sense of personal achievement”. Barresi Painting Services takes pride in their quality workmanship, together with the modern painting technologies used, ultimately providing superior customer service and satisfaction. Barresi Painting Services is constantly evolving and improving painting systems which allow them to produce a higher quality finish more efficiently. In the past Frank’s experience in contributing to charities was through donations. Like most people he always felt he could do more, so when Classic Constructions asked if was interested in participating in the Franklin Charity House he thought it would be a great way to incorporate his skills directly to the charities that will benefit from the sale of this house. Frank said he felt it was important to be part of the Franklin Charity House “With the information provided to me I can see these charities cover a widespread part of the Canberra community ranging from young people to older men and women. During the last 24 years AMS have grown from a small company to one of the largest Hydraulic companies in the ACT with a current staff of 68 people seven of these staff are MBA Group Training Apprentices. AMS have worked on hundreds of construction sites in the ACT, such as Hospitals, Office Blocks, High-rise Apartments, Shopping centres, Student Accommodation, Major Refurbishments and schools all ranging in contract value from as small as $100 to $7million dollars. AMS provide services in the way of Sanitary Plumbing, Drainage, Hot and Cold water supply, Gas services, Civil Works and Design and Construct services. AMS take pride in delivering all projects on time and with the highest quality of workmanship and professionalism. When the Master Builders ACT asked AMS if they would help in the plumbing to the Franklin Charity House, David Morgan said he would be happy to help. The work involved in the installation of this plumbing consists of installing Stackwork to upper level of the house servicing the bathroom, including the hot and cold water to the fixtures. The work for the lower level consists of an Alfresco area with a sink, a powder room with WC and basin, laundry, kitchen and ensuite. All of these areas will have hot and cold water supplied. Designer Melinda Boag has selected “Desco Latte” a medium sized tile at 400 x 400mm for the main floor area. The architectural style created throughout is minimal and appealing to all styles and tastes. To complement the main area the “Desco Latte” has been applied to the wet areas. This tile is available in a variety of sizes making it a very practical choice for challenging floors. The wet areas have been treated alike though separately identified by the features tiles.

With the customer demand and the family’s commitment to customer service the family began to employ external staff. Today there are over 35 staff throughout the Queanbeyan and Mitchell showrooms and warehouses.

The main bathroom area is warmly accented with “Chic Red” a glazed porcelain tile 240 x 600mm, with a subtle pattern. It’s soft paprika tones are sure to work with any decor. The ensuite area is accented with “Chic Red’s” sister, “Chic Moka”. A tasty and seductive chocolate flavoured tile that is guaranteed to impress and have you wanting more. Tony and Gabriella Guglielmin established Rivoland Granular Marble in partnership in 1976. The business specialised in texture coating for walls, operating out of a premises in Paterson Parade Queanbeyan. In 1981 the business moved into tile industry with Tony and Gabriella’s eldest son, Denis joining the business. They moved to a small premises in the centre of Queanbeyan on Crawford Street with a very small showroom. The tiles then were all Italian ceramic. A few years later with the business expanding Tony constructed their new and still existing showroom at 100 Crawford Street. In the following years their other three children joined the growing business. Tankworks Australia Rainwater Harvesting Package Tankworks Australia is a leading national manufacturer of corrugated steel rainwater tanks with production plants in Melbourne, Sydney and Brisbane. The operation supplies many builders, trade customers and consumers on the East coast of Australia including a significant level of business within the ACT. The operation began as a small Sydney suburban tank building operation in 1934 and has operated continually since this date. Over the last decade the business has steadily grown to now be recognised as one of the main suppliers of rainwater harvesting solutions. Tankworks Australia is proud to be supplying an industry leading Rainwater Harvesting package for the Franklin Charity House. The package consists of two made to measure 4000L Modline corrugated steel water tanks with the latest Integrated Evolution MKII pump and switching system. The tanks are designed to fit neatly at the rear of the property and are colour matched to the brick work to be unobtrusive and practical. Tankworks pioneered the made to measure solution and the latest design of the Modline tank (square ended slimline) means the maximum amount of water can be stored with the smallest possible footprint. “Many builders are surprised how economical we can be in the manufacture and delivery of a made to measure tank to suit their house design and meet the capacity requirements, often matching or beating other off the shelf solutions” says David Mortimer of Tankworks.

In addition to the tanks the system will utilise an internal sump pump feeding the tank mounted Evolution MKII switching system. This system will feed the rainwater first and then switch seamlessly back to the mains water supply when the tanks are empty. The system is neatly packaged into the tank and contains a two stage filtration setup to ensure the water is sediment free when delivered to the toilets and other devices. “We are very excited to be offering the Evolution MKII system which is exclusive to Tankworks Australia and is a result of lengthy development with Industry Partner Davey Water products” says David Mortimer. “The system is factory integrated to the tank and delivered ready for a simple hookup to the house pipe work, installation time is halved and the whole unit is backed by a full 3 year onsite warranty” It is expected that the system will save over 40 000 litres of water a year and provide a reliable water source avoiding wasting precious drinking grade water for such task as flushing toilets or garden watering. The operation is ISO9001 certified and all the tanks carry the Watermark approval providing consumers confidence and security of a quality product backed by a well established company.
