The first families have moved into an unique mixed housing scheme in the East Devon seaside town of Budleigh Salterton. Lord Clinton, whose company Clinton Devon Estates was behind the scheme, met the first families at a tree planting ceremony to mark end of Phase One at the Horizon development on the town’s Greenway Lane, above. The scheme includes Cavanna Homes and Cornerstone housing association. Student Genna Evans and her husband Martin have just received the keys for their three-bedroom rented home, specially adapted for wheelchair access for their son Jesse. Genna said: “It’s incredible the difference it’s made.”

A Westcountry letting agent has welcomed new rules which came into force on October 1. Now letting agents have to be a member of one of three approved property ombudsman redress schemes. Andrew Luxton of Stags said: “We as a firm will support any measures to ensure that bad landlord and agents are removed from the private rented sector. However, landlords and tenants also need to choose agents that offer financial protection through client money protection schemes. One of the first questions that landlords or tenants should ask when using an agent is whether they belong to a professional body, or are signed up an Property Ombudsman scheme.”

Westcountry housebuilder Cavanna Homes secured three sales within 24 hours of inviting the first visitors into its four-bedroom show home at its Fusion development on the edge of Paignton. Sales manager Lynn Worley said: “The level of interest has been incredible. From the moment we opened the doors to our show home the whole team were busy dealing with enquiries from visitors and then with follow-up phone calls.” The first homeowners will soon be moving into Fusion and Cavanna has already taken a total of 15 reservations. The development is just off Brixham Road and forms a new extension to an existing community.

Increase in sales across market Iain Christie, of Bradleys in Plymouth, offers advice to buyers This has been an interesting year so far, with the market showing strong signs of recovery compared with the last few years. There has been a slight increase in values and a higher level of transactions across the board. The volume of first-time buyers coming into the market place at the lower end has increased and they have been competing with the buy-tolet market, as more investors look to increase or start a portfolio to either top up or provide a pension. The student-let market has gone from strength to strength as potential yields are higher than a standard buy to let, with many hovering around the 10%to 12% mark. We have also seen an increase at the top end of the market, with viewings on our luxury homes increasing as

many buyers move to Devon and Cornwall for a change of lifestyle. As we enter the year, there was still a degree of uncertainty but it soon became apparent that the property market was moving forward. With an influx of new properties at the start of the year, the activity levels grew through the first few months and the market was buzzing by Easter. Now that we have reached October, the main focus is on being in your new home before Christmas. This will bring a renewed interest in the property market and activity is likely to increase to the levels we saw in the early part of the year. Vendors who came on to the market in late spring/early summer, who had been encouraged to overprice their properties, are now seeing the reality of the situation and are reducing to fall in line with the current market.

Whilst this will give you a rough idea of the value, you should still take the advice of a good local agent as their experience is invaluable and they can advise you on current trends. It is essential in this market that you choose your agent carefully and look at the overall marketing package and not just the fee! Buyers are not that easy to find so you need to be sure your agent is taking a proactive approach and that they are working for you to achieve

the best price and not just a sale. Whilst an increasing number of our enquiries come from the internet we still deal with a high level of foot traffic via our high street branches and this should be paramount in your choice as you cannot rely on one source alone. Another suggestion is to use the estate agents’ Trip Advisor, Allagents, as this will give you an independent view on your agent before you make your choice. In autumn the levels of interest are likely to heat up, and with the fear of interest rate increases in the early part of next year there has never been a better time to buy. With this in mind, seek the advice of an independent mortgage advisor to make sure that you are getting access to all of the best deals and not just from a select panel. The bottom line is that if you are thinking of buying or selling then don’t wait for 2015 as it will only cost you more money as house prices will no doubt increase slightly and the cost of borrowing will increase. This also applies if you are thinking of buying an investment property as the potential yield will only decrease as we progress into 2015. Buyers warm up as temperatures drop With the memories of long, warm summer nights seemingly fading into the distance and evenings starting to draw in, we would normally expect the temperature of the region’s property market to show similar signs of cooling. Not so it would seem. Although numbers of new applicants registering their search criteria have slightly slowed, those buyers previously registered as looking for property are showing no intention of taking the heat out of what has been a truly bubbling market throughout 2014. Over the summer months across North Cornwall we have seen prices slowly rise and average sales value increase as activity in deals of higher value properties improves. A particular sale which comes to mind is Oeston Park in Bude, listed at £700,000. This imposing 1930s former gentleman's residence has a separate 200-year-old cottage, and is set within superb landscaped gardens with views over the canal and nature reserve areas of Bude. It sold on the first day of marketing, achieving its full asking price. Properties with individual features or distinct character across all price ranges continue to attract the lion’s share of interest from buyers moving into the region. We recently completed on the sale of Moreton Mill near Holsworthy, an extremely attractive former watermill with generous gardens located on the border of Devon and Cornwall, which resulted in a bidding war. Now, as we approach the autumn months, the emphasis will be on buyers looking to move home before the Christmas holidays. I have visited plenty of vendors over the past couple of weeks who

Beautiful thatch has a fantastic outlook When retired naval captain John Dobson and his wife Evelyn were house hunting in 2001 they wanted a generous, fun place for their children and grandchildren to come together. It must have some land (but not too much), and it must be close to great transport links, as John’s business in the care sector required frequent travel. Eminently practical, John also wanted a house on high ground (no flood risk), and with some character, but preferably not listed. They couldn’t believe their luck when they saw Bredon as the Western Morning News Property of the Week just after their search began. “It met every single one of our requirements, with the additional advantage of some of the finest rural views in Devon,” said John. “We hastily made a near offer, which was accepted, and we moved in during the autumn.” Set in the delightful East Devon village of Otterton, Bredon was built in the 1920s. Since then it has not only been beautifully maintained, but also extended and improved through the decades. Where to stay: Churchgate Cottage is a pretty granite and slate cottage in the centre of Blisland, overlooking the village green. It has exposed wooden beams and a granite lintel fireplace. It has two bedrooms and sleeps up to three. From £290 per week. EXMOOR Here’s a longer walk with stunning views around the area of Winsford. Where to walk: Leave your car in the pleasant village of Winsford (Grid ref. SS906350) for this scenic route of about six miles. Walk west from the Bridge Cottage Tea Rooms, fork right over the ford, and follow Ash Lane in the direction of Comers Cross, passing the church on your right. Follow this lane for about 400 metres to a footpath sign on the left (Grid ref. 901351). After Withycombe Farm, turn left along a track and climb towards Winsford Hill. Ahead and to your left is the Punchbowl – a dramatic natural amphitheatre – which the bridleway skirts on the western

edge. The summit of Winsford Hill is about 300 metres west of the bridleway and can be reached by heading through the heather or more easily by using the paths and tracks that crisscross this area. The summit provides wide ranging panoramas especially north to Dunkery Beacon.

Rich veins of gold I have a friend who has spent over 30 years living in Fiji, a group of islands in the South Pacific. Jo’s home is surrounded by beautiful hills, mountains and lush rain forests. Her small garden is filled with exquisite orchids displayed against a backdrop of brightly coloured flowering shrubs that wouldn’t be hardy enough to grow outside in my own garden. The heat and humidity sometimes is almost too much for Jo, but plants love it and grow well. Although Jo is well and truly settled in the Fijian lifestyle, she’s surrounded by a lot of green all year round. What she really misses about Devon is the ever-changing seasons: spring with its fresh new leaves and cherry blossoms, and her favourite season, autumn, with its fiery reds, oranges and yellows. Plants react to the length of daylight hours. As the days shorten and temperatures start to fall, plants begin their preparations for winter, when they will live off the food stored during the summer. As they begin to shut down their systems the green pigment in leaves (chlorophyll), is no longer manufactured and begins to fade away, revealing yellows and oranges. Bright reds and purples are visible when glucose becomes trapped in the leaves during this process. The colours will vary according to the species and the weather conditions. Dry October days followed by cool nights will often produce the best display. During the past few months there have been gradual colour changes amidst trees and shrubs as they prepare for that final explosion of colour before shedding their old leaves and slipping quietly into their dormant winter rest period. Year on year I watch this spectacle happening all around me. It’s just awesome. Euonymus alatus is one of the finest and most reliable plants for

Japanese Maples (Acer) are renowned for their explosions of autumn colour crimson pink. Once the leaves have fallen the curious cork-winged branches are revealed. ‘Compactus’ is an equally colourful form but more compact in habit, reaching only one metre in height. They are adaptable and happy in almost any soil, in full sun or part shade. If I had the space to plant a large tree I would choose Liquidambar styraciflua. It’s beautiful. The leaf is very similar in shape to a maple leaf and can often cause confusion

between the species. During the spring and summer the lobed shiny leaves are rich green, and during autumn they assume a gorgeous crimson colouring. ‘Worplesdon’ is a lovely form with orange and yellow colouring during the autumn - plant in moist but free-draining soil. Japanese Maples (Acer) are renowned for their varying leaf shapes and explosions of autumn colour. I simply adore A Seiryu. Its leaf is fine and soft. All through the summer it’s been gently shimmering in the breeze, protected from the strongest midday summer sun, but now the leaves are dancing like fire in shades of red, yellow and orange. Most Japanese maples are happy growing in pots of lime free (ericaceous) compost. Parrotia persica is little known to many, and a large specimen is a breathtaking sight. I first saw it growing in a local garden a number of years ago. In spring its bare branches are covered by dense clusters of small spider like red flowers. The grey/ fawn bark peels on mature plants. In autumn the green leaves change to fiery scarlet and gold. Grow in acidic soil for best autumn colour. Rose’s truly fabulous fungi As part of my soil preparation and planting, I have been using Mycorrhizal Fungi, and I have been delighted with the results. It’s a bit of a tongue twister and not a new thing (in fact it’s been around in the soil as naturally occurring phenomenon for millions of years), but only recently has it been sold in a packet. The fungus develops a close relationship with the root tissue, often by invading the root but not damaging it, or by developing just outside the root. Tiny fungal strands spread into the surrounding soil and act as an absorption system, supplying additional water and nutrients to the plant. The plant returns the favour by providing sugars and other organic substances which help the Mychorrizal fungi to grow. This mutually beneficial situation is known as symbiosis.

Mycorrhizal fungi help plants to; produce well developed root systems overcome replanting problems more successfully cope more successfully with drought conditions increase crops I use it for planting a number of subjects including trees, shrubs, climbers, roses, bulbs, potatoes – the list is endless. Once I have dug the soil over and cleared the debris and weeds, I’m ready to plant. Here’s how: 1. Dig a hole twice the diameter of the root ball but a fraction deeper. 2. If the ground appears dry, pour a can water into the base of the hole. 3. Put in a stake if required. 4. Mix a small amount of soil with compost and place in the base of the hole.

5. Sprinkle in the recommended amount of Mycorrhizal fungi. 6. Gently tease out the roots to encourage them to grow outwards, and sit them on the Mycorrhizal, making sure roots and fungi are in direct contact with each other. The

roots of bare rooted plants should be spread out in the planting hole. 7. Return a mix of compost and soil to fill in the remainder of the hole and firm in. 8. Sprinkle a small amount of bone meal on top and water if necessary.

In areas where parking is tricky, having offstreet parking makes life easier day to day and is a big asset when you sell. However, off-street parking is a better investment in some areas than others – if you live in an expensive urban area, it’s almost certainly money well spent. You may need planning permission for offstreet parking – the interactive house at www.planningportal.gov.uk has information on what you can do without planning, but check with your local council too, as there are exceptions to the rules. In most cases, you’ll also need to apply to the council to drop the kerb to access your off-street parking easily. Dropping the kerb can be expensive, sometimes costing thousands of pounds because the pavement has to be altered too, so it’s not a cheap way to add value but can make a big difference both now and when you come to sell.
