Great result for vendor in World Cup competition GERMANY weren’t the only winners in the 2014 World Cup – a man from Plymstock is also celebrating after scooping a prize worth almost £5,000. Local estate agents Julian Marks staged their own local competition to coincide with the global football festival. All 33 people who instructed them during the tournament to sell their property were entered into a lucky dip draw. The man with the golden arm was Mike Wainwright, the HomeSeeker’s head of property. The prize was a sale with the company charging no commission. Lucky vendor Jeff Edmundson, whose bungalow in Stanborough Road, Plymstock, is for sale at £275,000, would have had to pay the agents 1.5 per cent plus VAT – a total bill of £4,950 – if the buyers paid the full asking price. Instead he will pay nothing at all. Director Mark Flynn said: “It should sell quite easily; it’s a very nice bungalow and there has already been a lot of interest.”

Property auctions are increasing in popularity. Denise O’Leary talks to local estate agents to find out why... THERE are several advantages to purchasing a property at auction – not least the fact that both purchaser and vendor know exactly where they stand the moment a bid is confirmed and the legally binding contract is signed. There can be no gazumping and everyone knows precisely what the property has cost. It is one of the reasons that auctions are the favoured method of dealing with property sales in countries such as Australia but in the UK we still tend to use selling by private treaty for the majority of our homes. In recent years, however, auctions have increased in popularity – probably due in no small measure to television programmes such as Homes Under The Hammer. “I think a lot of people watch these programmes like Homes Under The Hammer and think ‘oh I could do that’,” said Chris Knapton of The Mortgage Guy at Pympton. “They may never have been into an auction room before and not be familiar with what is involved but the television programme has made it look like an easy way to buy property and maybe make money from it so they think they can just turn up and have a try.” Tim Shobrook of Shobrook and Co Ltd, who hold property auctions in Plymouth every three months, says he has been in the business for over 40 years and has noticed a definite change and increase to buying homes this way. “When I first started out we would have auctions with only two or three lots in them or even a single lot but these days you tend to have group auctions with as many as 30 lots at a time,” he said. “That really works because very often if you miss out on the one property you originally intended to buy you can be luckier with a later lot so you get a few chances to purchase something on the day.” But if there is one message that cannot be underlined emphatically enough it is that when buying a property at auction the key to success is thorough preparation.

Remember that one of the factors which makes buying at auction so attractive – the fact that everything is signed and sealed on the day – also means that you are committed to a legally-binding contract and required to put down a ten per cent deposit. It is crucial you have your finances sorted first. “I guess the main advice you can give to the average person who has never bought at auction before is to come and talk to the experts, someone like ourselves, who can get all your money in place before you begin,” said Mr Knapton. “It is really vital that you secure your funding, get your mortgage application in and know exactly what the lender is prepared to allow you to have because you have to put ten per cent down there and then in the auction room and if you don’t have the funding available to complete within the specified period of 28 days you will lose your deposit. “That can be as much as £10,000 to £15,000 pounds. Too much to risk losing because you haven’t done adequate preparations. But it does happen.” Mr Shobrook agreed: “I think generally speaking there are two main tips and the first is that it is very important to arrive well prepared in advance with your funding ready available. “The key thing in an auction is that you have to be ready to sign a legally-binding contract so it is very risky to come and bid for something when you aren’t sure what finances you have in place. “It is no good a month down the line finding out you can’t get a mortgage so that is the most important advice. “Know exactly what funding is available to you before you even go into the auction room, let alone start bidding. “The second tip is that unless you are a really experienced investor, make sure you have read the legal pack – most experienced investors will do that as a matter of course anyway. “It is amazing the number of people who get

carried away and bid successfully for a property and then say: ‘Oh I wish I had known this or that about it’ when the details have been there in the legal pack all along. “Be really thorough in your preparations. We really can’t emphasise that enough.” Other advice sounds like basic common sense, but it is again surprising how many people do not heed it. Before an auction check the auctioneer’s catalogue, pick out the properties you are interested in and find out the viewing arrangements so you can go and make a thorough inspection beforehand. If possible get a surveyor’s report. Talk to local estate agents, research property prices and find out what the current market value is likely to be. If renovation work is needed get estimates for the cost and then work out the ceiling price you are prepared to pay and stick to it on the day. If you have never been in an auction room before it may be an idea to attend one so that you are familiar with the way things operate and it is not so daunting when you come to bid yourself. Mr Knapton says that sometimes people buy a property at auction with cash – perhaps a bequest or equity released from the sale of another property – so the issue of getting finances in place is not so pertinent. But they may then want to remortgage to release funds once the property has been renovated. “This too can be a minefield,” he warned. “Some lenders will not release funds to remortgage a property until you have owned it for at least six months “The advice is always always come and speak to the experts, someone like us, before you make any hasty decisions or commit yourself to anything.” Despite the potential pitfalls it looks as if purchasing at auction will continue to grow in popularity. “People like purchasing at auction because of the degree of certainty to it that you don’t get when you purchase a property by private treaty,” said Mr Shobrook. “It is clean and tidy and a really good way to buy or sell. “The type of properties that go into auctions tend to be investment properties, particularly those that are in a poor state of repair and would not be mortgageable but that it is possible to add value to. “Also anything that is unusual and difficult to value, a one-off that has nothing you can compare it with. “When you put it in an auction and there are a couple of interested buyers competing that can push the price up. “We used to sell a lot of building land at auction but that is less common these days. “We hold our property auctions every three months and the next one is on September 11. Closing date for entries very soon.”

INTERNET marketing of property demands striking images, and this has led to the use of drones to take aerial shots and even videos of homes for sale, says a leading Plymouth estate agent. Roger Punch of Stags said: “It’s always very important to get good photographs, but it’s sometimes incredibly difficult to get the full story of a property in one shot. “With people now selecting property on the internet, a massive importance is placed on the shot in the thumbnail – a problem that didn’t exist before. “For example, where you have a property which looks out over water, you can’t get the two lots of information in one picture unless you go out in a boat.” Mr Punch was speaking out in the wake of a new trend by some agents to use drones. He said because of the cost

involved it was likely to be used to promote only more expensive properties. But he added: “For many years, Stags have been using elevated photography in certain circumstances. “We have used aeroplanes and helicopters but more commonly cameras on telescopic poles to get the best images for a property. “But a lot of the recent trend for refreshed aerial photography comes from satellite images being out-ofdate and misleading.” Mark Flynn, a director of the Julian Marks agency in Plymstock, said: “I think drone photography is a good idea. “We recently had a request from a vendor at Oreston who hired a drone to take stills of his four-bedroom detached property, on the market for £525,000. “You can buy a drone for £300-£1,000, but then there are the licences and training

to fly it, when you might use it only half a dozen times a year. “It may be more economical to hire one.” But he added: “If it takes off and becomes the norm and people want it more and more, we may invest in one in the future. “I can see that if you were selling a farm or a country house with acres of land, an aerial video overview would be very useful. “A prospective buyer could look at the quality and orientation of the land prior to booking a viewing.” But Mr Flynn cautioned: “The drone is a very useful tool, but it does give a slightly odd view of the property – the height and wide angle can give a curvature of the earth effect.” An owner of one independent estate agent with its own drone undertook training to fly it and sought permission from the Civil Aviation

HomeSeeker â– SAVERS are typically withdrawing more than double the amount that is being paid in to their savings account as summer holiday costs take their toll. According to new research from Halifax, in the three months to July, savers raided their accounts to the average tune of ÂŁ1,666. At the same time, the average amount deposited in savings over the same period was less than half that amount, at ÂŁ803. The top reason given for raiding the piggy bank was to pay for a holiday or weekend break. â– THE proportion of people who are saving adequately for retirement has recovered to its best levels since 2009 as the benefits of Government pension reforms and wider economic improvements start to be felt, a report has found. Some 53 per cent of people were found to be putting enough by for their old age, meaning they are saving at least 12 per cent of their income or expecting their main retirement income to come from a “gold platedâ€? defined benefits pension such as a final salary scheme, the annual Scottish Widows Retirement report found. The total amount people have in savings and investments has reached its highest ever level in the 10 years of the study, at ÂŁ40,000 per person on average. â– LESS than one third of interest-only mortgage holders, whose home loans are due to mature in the next six years, have responded so far to a wake-up call from lenders amid fears that some will be unable to repay their debt. The Council of Mortgage Lenders (CML) said banks and building societies have now met a commitment they gave a year ago to contact borrowers on interest-only mortgages whose deals are due to mature by the end of 2020 about how they plan to repay their loans. It said that so far, 30 per cent have responded about their plans, which it hailed as an “encouraging startâ€? – but also an indication of

the “challenges of achieving effective two-way communicationâ€?. â– MORE than one million pensioner households in the UK now have total wealth of more than ÂŁ1million according to analysis by an insurer. Prudential said that its analysis of Office for National Statistics (ONS) figures for 2010-12 shows the number of millionaire pensioner households has surged compared with 20062008 when the number stood at just over 636,000. The research found that the rising numbers have come amid a significant increase in the average value of pension assets, an increase in the value of the other financial assets held by retired households, and a growth in property values.

First-time buyer numbers in UK at highest level since 2007 THE number of first-time buyers in the UK the first six months of 2014 reached their highest level since 2007, according to new research. The bi-annual Halifax First Time Buyer Review shows that there were an estimated 144,500 firsttime buyers in the first six months of 2014, an increase of 25 per cent on the same period last year and also the highest total for the same six months period since 2007. For the third successive year the number of firsttime buyers, in the first half of the year, has been over 100,000, representing the strongest performance, for this period, since the start of the financial crisis. First-time buyer numbers also rose by more than the total number of home movers which increased 20 per cent over the same period. They also increased their share of the home purchase market from 44 per cent in the first half of 2013 to 46 per cent in the same period this year, the highest proportion since 2000. The review also says that mortgage affordability has also improved significantly in recent years. The proportion of disposable earnings devoted to mortgage payments by first time buyers stood at 31 per cent in the first half of 2014, substantially below of the peak level of 47 per cent in the first half of 2007 and below the long term average of 34 per cent. “First-time buyers are an important segment on the

housing market, accounting for 46 per cent of home purchases in the first six months of the year, up from 44 per cent during the same period in 2013 and 40 per cent in 2012,â€? said Craig McKinlay, mortgages director at the Halifax. ‘The resurgence in the number of first time buyers getting on to the housing ladder has been buoyed by improving economic conditions, rising employment levels as well as government schemes such as Help to Buy, which have helped more firsttime buyers on to the housing ladder,’ he explained. The data also shows that 60 per cent of all firsttime buyer purchases in the first half of 2014 were above the ÂŁ125,000 stamp duty threshold, this is up from 51 per cent a year earlier. Nationally almost half, 48 per cent, of home purchases by first time buyers were between ÂŁ125,000 and ÂŁ250,000, up from 44 per cent from a year earlier. However, there were significant regional variations in the prices paid by first-time buyers. Only 1 per cent in London did not pay any stamp duty, 10 per cent in the South East and 23 per cent in the South West. In contrast, some 72 per cent of first-time buyers in the North bought a home below the lowest threshold, and therefore paid no stamp duty.

These “accidental landlords� may have inherited a property in a relative’s will or found they have a spare house after moving in with a new partner. Becoming a landlord is not for the faint-hearted however, as a poll of over 900 landlords by Saga Landlord Insurance has revealed. The average over-50s landlord owns two properties and just under half of them manage the property themselves, this means taking on all the challenges of being a landlord such as unpaid rent, damaged property and

dealing with repairs including burst pipes or boiler trouble. The poll also reveals that 32 per cent of landlords over 50 have had tenants who’ve refused to pay rent, 27 per cent of those asked said tenants had damaged property and one in 10 (11 per cent) have had to take legal action against tenants. One in eight (12 per cent) landlords say they have lost rent after evicting a tenant. There seem to be a lot of future landlords in Britain too, according to the polI. Asked if they had inherited a property, more than one in 10 of 10,600 over 50s said they would rent it out. In addition, 12 per cent of “accidental landlords� say they expect to inherit more property in the future.

Some would-be landlords are put off by the costs and pressure associated with letting out property. Two fifths of over 50s asked say potential disputes with tenants would prevent them letting a property. Almost the same number are put off by the costs of maintenance. Roger Ramsden, chief executive, Saga Services, commented: “It seems that ever more over 50s are becoming landlords, whether by accident or design. “Those who manage their own properties take on a huge amount of responsibility, so getting decent insurance cover to help them out if things go wrong is vital.�
