Hi everyone, There’s a renewed energy in our office. Lots of frenzied activity on the phone, busy reps heading out for appraisals, coordinating times for private second viewings with serious home buyers, and brand new ACTON ‘For Sale’ signs being ordered and popping up on front lawns all over Mandurah. Much of the impetus for this has been the launch of our new season ‘Home Open Blitz’ campaign that started with a bang last weekend. Our sales reps reported that buyers were out in force, turning up for ‘home opens’ all over Mandurah and right across the price spectrum. The resurgence in buyer activity means offers are being made, contracts are being written up, and good prices are being achieved. So after a bit of a lull over the Christmas/New Year, which is very common, the local market is gaining momentum. Since last weekend, we’ve added another 332 to our active database. We have their details, the type of home they’re looking for, the suburb (sometimes even the exact street) they’d like to live, plus an indication of their budget. It’s all critical information that we will use to market our client’s properties, and that no doubt will translate into more sales in the coming weeks. This brings me to an important point. I’m often asked what’s the key to our success, and I think it’s pretty simple. In a nutshell, we see more buyers! The reason we see more buyers is because we’re actively and methodically working on getting their attention by using traditional and non-traditional advertising and marketing strategies. What’s more, we’re prepared to invest a significant amount of money to reach as many potential buyers as possible. Sometimes our clients (and sales reps) are lucky, and the first person to walk through a property will be the one who buys the home, offering a cash deal that makes the settlement process even easier still. Most times, however, it’s not so straightforward. Instead, our reps need to apply all their knowledge, expertise and subtle negotiating skills to get an ‘offer of contract’ over the line. So while it’s a ‘numbers game’, and we work incredibly hard at that aspect of the business, it’s a mistake to think that a house will just sell itself, no matter how special the house may be.
