Hi everyone, What is going on with house prices in Sydney? Last week, I was staggered to read that the median home price for Sydney went up by more than $35,000 (or 5.3%) in the last month. Let me repeat that; property prices in Sydney rose by $35,000 for an average property in the last 30 days! These are the latest figures coming out of Core Logic RP data. This means the average Sydney house now costs $780,000, and has gone up 10.8% since the start of the year. It’s crazy stuff! Depending on which experts you listen to, Sydney property prices will continue to surge led by low interest rates, a lack of housing supply, and overseas investors flooding the market. Then there’s the other theory that there’s a massive housing bubble in Sydney, people are too highly geared with their income to borrowings ratio, and it’s all going to come crashing down in spectacular fashion. (truth is, noone has a clue!) Housing affordability has become a major issue in Sydney (and most of Australia), which is making life incredibly difficult for first home buyers in particular. In Mandurah, we’re fortunate that housing is so much more affordable than Sydney. In fact, it’s also more affordable than Perth, and offers more ‘bang for your hard earned buck’ than just about anywhere in Australia. While we may not have the crazy house price rises that are being experienced in Sydney at the moment, home buyers in Mandurah aren’t taking on the same level of debt (and therefore stress) that’s associated with servicing a big loan.
