Hi everyone, It’s time to debunk a few real estate myths. Firstly, there’s new data from the Real Estate Institute of WA (REIWA) that puts paid to the theory that homeowners are buying and selling homes every seven years. (not true.) To illustrate the point, from the period of 1990 through till 2013, as dwelling stocks in WA increased from 586,000 to 992,000, the average turnover time increased from around 14 years to 21 years. This shows that homeowners across WA were holding onto property much longer than previously thought. In fact, three times longer! (surprising data don’t you think?) The peak average turnover for property in WA (and Perth) was 11 years, which occurred at the height of the property boom in 2005/2006. When you drill down a little further, you’ll discover that the average turnover figures for the Peel Region is two years faster at the peak of the boom, at around nine years. In terms of current sales activity, the Mandurah region continues to outperform Perth, which suggests to me that any slow down in the mining industry is having more of an impact in Perth that Mandurah, and the two markets are very different. The other myth I’d like to challenge is that people don’t buy homes in winter. (again, it’s simply not true.) While activity does tend to slow down at this time of year, our sales reps are reporting strong buyer activity for well priced homes that are well presented inside and out. Almost every day, excellent offers are being written up, presented and accepted. Right now, we’re seeing plenty of buyers (not as many as a few months ago mind you) who are out there braving the wintery weather, and looking at property. The vast majority are serious buyers who know what they can afford, how much they want to spend, and they’re on a mission to find the perfect home. This weekend, we’ll have another 80-plus ‘home opens’ all over Mandurah. These properties are featured inside this week’s Real Estate Liftout that you’re reading now. In my opinion, and it’s one that’s shared with many potential buyers, there’s a lot of ‘value for money’ to be found in Mandurah property, which offers a lifestyle that’s absolutely priceless.
