J

ust an hour and a half from Charleston and one hour from Savannah, Beaufort is one of the Lowcountry’s most scenic small towns. Located on Port Royal Island, this compact city is rich in history and charm. For those looking for small-town southern charm, with a population of 13,046, Beaufort is an attractive alternative to larger Lowcountry locals such as Charleston (population 151,612) and Savannah (population 147,088).

“Charleston is a world-class city, but Beaufort offers a slower pace that’s in Charleston’s past,” says Edward Dukes, Owner and Broker-in-Charge of Lowcountry Real Estate. “If a smaller town appeals to you, Beaufort may offer a better quality of life with the same fantastic weather history, and scenery. We have two cities on either side, so you have major medical, airports, and shopping nearby, but you get to come home to a much smaller town. You’ll see people you know when you go to the grocery store or hardware store.” Beaufort has numerous golf courses and is near beaches at Fripp, Hunting, and Harbour islands. The Intracoastal Waterway runs through the heart of the city, making it ideal for boaters and those who enjoy water activities. The town is also connected to the Spanish Moss Trail, a 10-mile walking, biking, and jogging trail that meanders through spectacular Spanish moss-draped scenery. As the second-oldest city in South Carolina, Beaufort is known for its outstanding historic architecture and preservation efforts. “Thanks to the continued efforts by groups like The Open Land Trust, the Port Royal Sound Foundation, and other conservations and preservation groups we are working hard to preserve and manage growth,” Dukes says. As a lifelong resident, Dukes knows Beaufort inside out. After graduating from the University of South Carolina, he worked in commercial real estate for several years before forming his own firm specializing in luxury homes and commercial properties in 1994. Today, Lowcountry Real Estate has 25 full-time agents who know the city and the environment well. Dukes attributes the firm’s success to the traditional hallmarks of Southern hospitality. “We’re ambassadors for our town,” he says. “We work hard, care about our clients, and go the extra mile. We want to truly connect with people to help them understand everything we can before they make a big decision.” Dukes and his team aim to temper the hot market by prioritizing data. “We’re not really driven by the sale,” he says. “People can make knee-jerk decisions, and we understand there’s a lot of pressure right now. There is a place for emotion, but it can’t be just about that. We make sure our clients can step back and consider all the data points. It leads to better outcomes.”

All over the Lowcountry, inventory is extremely limited, and Dukes expects the market to remain healthy. “We know nobody has to be in Beaufort; they’re here because they want to be. We deal with people coming from all over the country who are sophisticated buyers and sellers who have been through this process in other markets. We ensure they have the information they need.” For buyers new to the Lowcountry, Dukes advises engaging with a real estate agent with specific and significant experience in coastal areas. “You want to choose someone who’s been in business awhile, who understands things like elevation, flood risk, setbacks, insurance costs, and the fundamentals of owning a property here. You may also want to understand your access to the water, how deep the creek may be if you want a home on the water, and whether you can get a dock if you want one. If you’re moving downtown, you’ll want to know what changes you can make to your home from a historical preservation perspective. We also help with informing our buyers with items ranging from golf and outdoor options to how to get involved in a host local activities. There is a long list of small but important items we cover that help our clients become part of the community.” The firm also represents sellers and uses technology and advanced marketing techniques to reach buyers who make up a limited audience. “We use the Wall Street Journal and are active on Luxury Portfolio and in luxury home magazines. We also use digital media to tailor marketing to the home. Then, when people buy a house through us, we quiz them so we understand how they found us so we can do more of what works.” For buyers looking for the perfect small seaside town, Beaufort is a quieter alternative to the Lowcountry’s fast-growing cities. “Our pricing is surprisingly different than the Charleston area and we have a beautiful historic downtown, the waterway and great beaches,” Dukes says. “It’s worth a drive to explore what we have to offer.”
