Firstly, yes the market has been showing signs of real improvement over the Spring and Summer months but not in every area and not right across all price ranges...

The market (£400,000 and above) is not overheating; if anything, some areas have moved from being ‘tepid’ to ‘lukewarm’ and some areas from ‘lukewarm’ to ‘average’, compared with say the marketplace sub £250,000 where there is a more consistent pattern of increased sales and prices in many areas. Critically, recent months have seen an improvement in the number of properties successfully being sold between £400,000 and £800,000. The property market between £400,000 and £600,000 has been pretty consistent for many months, the number of properties now selling between £600,000 and £800,000 having seen real improvement, demonstrating that there is more interest percolating down from London and the Home Counties at these levels, where most sales (though not all by any means) are driven by ‘away’ rather than local buyers. Whilst properties above £800,000 are receiving interest, this area of the market is ultra-dependent upon ‘away’ buyers and many of these buyers are far less specific about the geographical area that they would wish to move to. This ultimately gives these buyers an overwhelming number of potential properties to choose from and means that it is even more important to be realistic when setting your price and marketing strategy. We seem to be inheriting a large number of properties from other agents that have been on the market for a long while, the pricing and marketing needing to be completely refreshed to ensure that a successful sale is agreed. These properties could and should have been successfully sold many months or even years ago had they been correctly priced and marketed at the outset. We see the late Summer/Autumn as being stable at the upper end with some superb properties still coming onto the market and some excellent buyers seeking a new home before Christmas. Who will be the winners and the losers? Unless you have a ‘trophy’ home, then ultimately it will be those home owners with a very clear and concise view as to how best to price and market their home, ensuring that it stands out from the crowd and receives plenty of interest within the first 4/8 weeks of marketing, the very best time to secure a sale on any home.

As predicted some truly stunning homes came onto the market and indeed continue to do so. As we enter the late Summer and Autumn property market, the current selection of homes is considerable and with some truly notable properties; country homes with ten letting cottages, stunning mini manor houses, former rectories, highly individual modern family homes with great views as well as almost everything else in between. The critical factors remain not only the asking price but also how the property is being marketed. With such a large selection of homes across the region presently priced over £400,000 and available through all agents, those that have the ‘wow’ factor and have truly impressive accommodation and stunning settings are the ones creating the greatest interest, particularly where they are marketed in such a way that shows their greatest selling points in the very best light possible. Whilst we do not see prices rising at the upper end of the market over the coming months, we do see greater stability on prices but only where home owners and agents have been realistic in the first place. We shall also see many properties coming to the market through firms like Webbers Fine & Country where they have been up for sale for some considerable time through other agents, these home owners wanting a really fresh start and the relaunch of their homes to ensure a successful sale before the Winter.

Summer visitors sold on the North Devon lifestyle from countryside to coast

THE NUMBER OF VISITORS WE SEE FROM OUTSIDE OF THE SOUTH WEST IS A CLEAR INDICATION OF HOW POPULAR NORTH DEVON IS WITH HOME BUYERS. Every year about this time we ‘set up shop’ at the North Devon Show. For the past few years the showground has been the grassy meadows down at Umberleigh Barton, a few miles south of Barnstaple in the Taw Valley. This wonderful occasion, firmly embedded in the North Devon calendar, brings together all parts of our diverse community and, whilst principally an agricultural affair, in the modern day it embraces so much more. For us it is a great occasion and an opportunity to chat with clients and buyers, old and new, and to engage with those thinking of a move either through a sale or a purchase. Tabled for mid-Summer, the Show invariably attracts a good proportion of the holiday visitors who flock to the area at this time of year. Judging by the number who called by to see us, our corner of the South West seems to be growing ever more popular as a place to move to. Over the years we have sold quite literally hundreds of homes to people who visit, fall in love with the area and decide to settle here - and who can blame them. Cornwall’s desirability is enhanced by our heritage and the sheer beauty of our contrasting coastal and inland scenery

CORNWALL THIS YEAR STARTED WITH GREATER CONFIDENCE IN THE PROPERTY MARKET AIDED BY THE ELECTORAL FUELLING AT THE END OF LAST YEAR, THE RESTRUCTURING OF STAMP DUTY AND THE ABOLITION OF BREAK POINTS WITHIN IT. Economists from the start of the year predicted a healthy market despite a general election, with moderate growth in values. The situation remains fragile however as has been borne out recently with little or no growth in inflation, a slight increase in unemployment figures but also nervousness with the Greek effect in Europe and the economic downturn in China. Whilst I am predicting a steady Autumn in this market sector, we are unlikely in the country sector to see growth in values for the rest of the year. There is evidence that the market has not improved in some sectors in the Home and other Counties where potential buyers looking and wishing to buy property from us are unexpectedly finding that their properties are not selling as expected. In my 31 years of experience, there are of course some exceptions to this but not many. And I should know, having asked almost every single person that I have sold a property to over the past 31 years “When did you know you wanted to buy this home?” The answer is invariably the same, “we fell in love with the property the moment we got out of the car and saw the view” or “it just had such a lovely feeling when we walked through the front door, we just knew we had to buy it”. In truth most people know they have fallen in love with a property long before they have even got upstairs to view the bedroom accommodation. What is so easy to forget is the fact that there are so many homes which people should have viewed but never did. If they had, they would also have experienced that same wonderful feeling. However, they never got the chance! Why? In reality, the most critical thing in this modern world of mass marketing, multi-channel publicity and, dare I say it, a complete ‘wall of available property’ coming at you every day is the

principal publicity image! In most cases homeowners will never know just how important this one image could have been, never having fully appreciated the number of potential buyers who have perhaps walked on by so to speak, scrolling past your home as they look for the property that jumps out and shouts at them from their ‘screen’. That’s where those first two vital seconds come in. Does the property immediately grab their attention, 2 seconds? And, if it does, will they click through to find out more, 8 seconds? At Webbers Fine & Country we have successfully sold a lot of properties that had previously been on the market with other agents and for a long while, yet with no real interest being shown. I have personally sold a property to a next door neighbour, who for months had not even considered any interest in the adjoining property. It was painted a dull green and to be honest did not have anything to shout about it from the outside. We were instructed, kept the price the same, advised the owner (after quite some debate) to repaint the outside and, Bob’s your uncle, we had a sale agreed within 24 hours. Yes correct, the neighbour bought the property!

There is another property which springs to mind, on the market for 8 months with another local agent, achieving in that period only 4 viewings and no offers. Minehead to Porlock Weir, Saturday 3 October The official start of the South West Coast Path sets off from the seaside town of Minehead before taking in the wild and rugged Exmoor scenery along the highest coastline in England. Gunwalloe to Lizard Point, Saturday 10 October This walk along the Lizard Peninsula takes in the world famous Kynance Cove before reaching the most southerly point of the UK, a renowned breeding ground for the Cornish Chough. Admiral’s Hard to Mount Batten Centre, Saturday 24 October Britain’s Ocean City reveals a wealth of historic maritime heritage from a restored naval base at Royal William Yard to the Mayflower Steps where the Pilgrim Fathers set sail. Durlston Country Park & Castle to South Haven Point, Saturday 31 October Take a walk through time along this iconic stretch of the Jurassic Coast, England’s first natural World Heritage Site. Marvel at the Old Harry Rocks before reaching the official finish point of the South West Coast Path at South Haven Point. All of the organised walking routes include parking at the finish and transportation to the start of the walk. Costs: £10 for individual registration or £20 for organised walks. The South West Coast Path Association is leading the Challenge event in partnership with The National Trust as part of its coastal celebrations for the 50th anniversary of the Neptune Coastline Campaign. The event will also help to raise much needed funds to maintain the coastal scenery enjoyed by millions of visitors every year. It costs at least £1,000 to look after just one mile of the South West Coast Path and it needs your support. “I DID A LAW DEGREE AND THEN WENT STRAIGHT INTO CERAMICS AT HARROW SCHOOL OF ART! WHEN I FIRST TRIED POTTING, IT WAS A MAGIC MOMENT...” Paul Jackson Relocating to Cornwall in 1979, Paul and his wife Rosie moved to their present home at Helland Bridge, a pretty hamlet by the River Camel, in the late 1980s. Set within spectacular gardens designed and planted by Rosie is Paul’s studio and Helland Bridge Pottery. A simple little cowshed, the ancient granite building has been lovingly restored, the arched windows of a Methodist chapel added to give light and affording the most breathtaking views of what must surely be one of the most beautiful gardens in Cornwall. Much of Paul’s earlier work featuring the birds and flowers of the gardens, his recent collections draw inspiration and materials from the Cornish landscape. Terrain, an exhibition staged at Truro Museum earlier this year, focused on the geology and geography of Cornwall. Paul’s group of pots for Terrain celebrate the moorland, particularly Bodmin Moor. Using fine stoneware clays from John Doble’s quarry near St Agnes, the fire clays strengthening the colours of the pots in firing. An essential part of all clay bodies and glazes, china clay is still being mined in Cornwall today. Between 2000 and 2010 Paul’s work included some extremely impressive sculptural ceramics. These freestanding pieces were intended for both interior and exterior locations. Exploring the abstract shape of the human form, similar sculptures are still available to private commission. An important part of the heritage of Cornwall and England, Paul is passionate about keeping the art of ceramics alive. In his role as Chair of the Cornwall Crafts Association and as a member of the Cornwall Ceramics and Glass Group, Paul actively promotes the traditions and fine art of ceramics. @FINEANDCOUNTRY1  |
