For example, a few years before you retire, you may want to reevaluate your risk exposure and consider moving part of your portfolio into a more conservative position. When you were decades away from retiring, you may have felt more comfortable with a more aggressive positioning because you had time to bounce back from any market downturns. But as you near retirement, it may make sense to lower your risk level. And as part of a move toward a more conservative approach, you also may want to evaluate the cash positions in your portfolio. When the market has gone through a decline, as has been the case in 2022, you may not want to tap into your portfolio to meet short-term and emergency needs, so having sufficient cash on hand is important. Keep in mind, though, that having too much cash on the sidelines may affect your ability to reach your long-term goals.

Local horse trainer and pilot Lena Haug has enjoyed many incredible life experiences. Over the past decade-plus, she has spent a year in Chile leading horse trekking tours, earned a bachelor’s degree in political geography, studied abroad in Berlin, ski instructed in Tahoe, ran her own equine business and is now 30 hours from achieving her commercial pilot rating—just to name a few.

This year, she checked a new, equally compelling adventure off her to-do list: competing in the 2022 Mongol Derby—a 1,000-kilometer marathon horse race across the scenic terrain of Mongolia.

Q.What initially sparked your interest in horses, and how has that passion grown over the years?

A. It probably started as a young child. When I felt more like a wild animal myself, I guess —being intrigued and wanting to ride fast and have this connection with this animal. When I was a kid on my way to school, I would look out the window and dream that I was riding alongside, blasting off next to the cars on the horses. Horses are just kind of one of those mystical, magical creatures that caught my heart.

Q.How did the training you received growing up from your coaches and mentors help shape your skills as an equestrian?

A. I could not have done it without them. When I was 16, I started to travel to intern with professional trainers. I’d go away from where I grew up and live on these ranches. They took me under their wing in a way where I got to learn not only high-quality training techniques and the business aspect of it but also mentoring about how to be a person in the world. I learned a lot of independence and a lot of ways to communicate with customers, clients and adults. I was basically working with and for professionals, and working with their clients who were also adults, at a pretty young age. So, it really helped me kind of shape my own professional position in the horse world.

Q.Your life experiences are quite incredible. What guided you to pursue all these different adventures, and how has that shaped who you are today?

A. I never felt like I couldn’t do anything, and I think that is really special. I don’t know if that was just how I was raised or my education, but if I thought something sounded interesting, I would just start thinking about it. Then, small steps and opportunities would come up, and I would realize that those were going to lead me to this new idea that I had. I have gotten really good at saying “yes” to small opportunities that then bring me to these bigger opportunities.

Q.What drew you to North Idaho—and Sandpoint specifically?

A. My best friends live here. I have known them since first grade, and we have lived in many places together, including Tahoe and Sonoma County. When they moved up here five years ago, I came to visit and started to fall

in love with the remote wilderness and learned about the flight school up here. I made my full move about four years ago to permanently be here. But really what I love is the community, the landscape and the wilderness.

Q.The Mongol Derby is called “the longest and toughest horse race in the world.” What drew you to this type of endurance horseback riding competition? Also, getting selected is not easy, so what did the application process look like?

A. I have known about the Mongol Derby for about six or seven years now. It’s been an item on the back of my mind that I’ve wanted to try and do, but it never felt like the right time because of the cost, and then to train for it is incredibly time consuming. It was one of those things I had on my “yes, but maybe” list in my mind. I hadn’t quite completely committed to doing it, and then in 2020 I applied. I decided that I was just going to apply because chances are I was not even going to get in because there are so many applicants.

I was working as the sales manager at Tamarack Aerospace at the time when I started to get the call backs for my Derby application. It basically started as an interview process with a written application as well as referrals and videos—footage of me riding, etc. I then started to get interview call backs, which meant that I was on track to get approved into the race (they usually only accept 45 riders per year). I was accepted for 2021, but at that point, COVID was still in full force, and three months before I was supposed to leave for the race, it was canceled. I was pretty bummed about it at first, but then I realized what a blessing it was because I was still working full time and trying to train for the race very late at night and early in the morning, and I would not have been nearly as prepared as I was this year.

Q.The Pend Oreille Arts Council—one of your biggest supporters in fundraising for the Mongol Derby—is hosting an event November 17 at the Panida Theater to honor you and show a documentary about the race called “All the Wild Horses.” How has this group helped support you, and what can visitors to this event expect to learn?

A. They were incredible. I have a friend who is on the board, and she asked if I wanted to pitch the idea to the arts council. So, I met with the board and essentially just shared with them how this is more than a horse race—it is a dive into the Mongolian culture and people. We were riding Mongolian horses; we were staying with Mongolian families; and the whole country is totally developed and wrapped around the horse in general. As a rider racing in that country, it was like riding through a history book.

The idea was to bring back cultural experiences, stories, and a new understanding based on my trip. I will also discuss what it means to have a dream and pursue it. The arts council has done a lot of work bringing visual arts into the community, and they also want to add a whole cultural aspect to that. That was something I can help bring from my experience with my trip to Mongolia.

LITEHOUSE, INC. SELECTS KANIKSU LAND TRUST FOR ‘5% PLANTING THE FUTURE’ INITIATIVE

In

the early 1960s, Edward Hawkins Sr. began marketing and selling his own creamy blue cheese salad dressing out of his family owned restaurant, Herschelle’s Litehouse Restaurant, located in Hope, Idaho. Sixty years later, Litehouse, Inc. now bolsters a reputation as a leading salad dressing and food producer across the country.

This year, Litehouse, Inc. is giving back to the Sandpoint-area community that has supported its growth through the years thanks to the company’s Green Garden brand “5% Planting the Future” initiative. The initiative allots 5 percent of the annual net income from Green Garden products to support an organization that exhibits a commitment to plant-focused youth initiatives and outdoor education.

Litehouse announced in August that the 2022 recipient of the “5% Planting the Future” gift is none other than fellow Sandpoint-based organization Kaniksu Land Trust (KLT).

“We were so honored and thrilled to learn that we had been selected,” KLT Communications Director Marcy Timblin exclaimed. “We love Litehouse, and being aligned with this successful national brand is so exciting!”

KLT, which was originally called Clark Fork-Pend Oreille Conservancy when it was founded in 2002, is a nonprofit organization that works with landowners throughout North Idaho and western Montana to protect forest and ranch lands from harmful practices and educate the community about conservation and stewardship.

Since its inception, KLT has developed strong ties to the Sandpoint area through its multifaceted youth and adult nature education efforts. KLT offers various programs, such as Camp Kaniksu—a seasonal youth and young adult nature experience—and the Kaniksu Folk School—an initiative that fosters stewardship values through traditional crafts and music.

Marcy explained that KLT’s programs offer a wide range of benefits to those who get involved.

“Regular guided discovery-based nature education has been shown to improve academic performance, increase civic and community awareness, engage families, and even reduce symptoms of ADHD, depression and anxiety.”

One of KLT’s most prominent nature education programs is called Rewild the Child, which is an initiative designed to take children outside the classroom to explore nature and learn about the benefits of stewardship and conservation. KLT has worked directly with multiple schools in the Lake Pend Oreille School District to make these types of education opportunities possible for their students, bringing wildlife experiences right to their doorstep.

“We are currently working with three schools to rewild portions of school grounds to infuse natural learning landscapes on-site, allowing teachers to expand the classroom outside the school doors,” Marcy explained. “A grant from United Way North Idaho has funded the planning and initial design work, and we hope to begin the physical rewilding of the playgrounds in 2023.”

Many of KLT’s education programs include some sort of nutritional aspect, which made the organization an easy choice for Litehouse’s initiative.

“Kaniksu Land Trust has a reputation for doing noble things to support the well-being of the Sandpoint community,” Krystle Turnbull, Litehouse product manager, described in an article on Litehouse’s website. “Our shared core values of fostering community, supporting youth initiatives and general stewardship make KLT an ideal recipient.”

Green Garden—the brand within Litehouse, Inc. that is specifically responsible for the “5% Planting the Future” initiative—was launched in 2020 as a line of plant-based, organic and non-GMO dressings, dips, mayos and herbs.

“Green Garden exists to make delicious plant-based food options easy, accessible and every day,” noted Kate Nees, Litehouse Foods brand manager. “We believe no matter what, there’s a sustained desire for better: to eat better, to be better, to do better for the world we share.”

The “5% Planting the Future” initiative was announced in 2021 and became a priority right away once the new brand was launched. Green Garden’s mission is centered on transparency and community, which is why the initiative is so important to Litehouse, Inc.

Donating 5 percent of its annual net income gives Green Garden the opportunity to support like-minded organizations in their efforts to educate youth and encourage sustainable food choices.

“We are committed to balancing individual hopes and the collective needs of others—our youth, our families, our communities and our planet,” Krystle said. “Through Green Garden’s ‘5% Planting the Future’ initiative, we’re able to play a part in creating a more sustainable future for the next generation.”

Marcy echoed Krystle’s thoughts exactly as she described the overlapping interests of her organization and Litehouse, Inc. Because both KLT and Litehouse, Inc. share similar core values, both corporations’ missions and goals are aligned.

“Both of our organizations are deeply connected with land and community,” Marcy added. “As a land trust, we work to preserve physical spaces for habitat, cultural significance, public access, and sustainable economies such as forestry and food production. Connecting people to the land through education shows how conservation impacts their daily lives. That includes food. Sustainably grown food and youth education are central to the character of the Green Garden brand.”

Another factor that played a role in KLT’s selection by Litehouse, Inc. is the proximity of the two organizations. Because both KLT and Litehouse were formed in the Sandpoint area and are still headquartered there, the small-town connection added to the partnership.

“Litehouse intended to choose their first ‘5% Planting the Future’ recipient from Sandpoint, since this is where the company originated,” Marcy explained. “Their ties to this community run deep, and they are intimately familiar with the great things that so many nonprofits are doing in this area.”

According to Marcy, KLT did not apply for the initiative. Instead, KLT was nominated directly by the Litehouse, Inc. staff, many of whom were aware of KLT’s efforts in the Sandpoint area and had experienced the organization’s educational programs firsthand. Marcy explained that she was told by Litehouse, Inc. that Kaniksu Land Trust’s work aligned “perfectly” with the mission and values of Litehouse’s Green Garden brand.

KLT has already begun receiving the donation money from Litehouse, Inc., and some of the funds were used to help pay for 150 children to experience nature discovery at Camp Kaniksu over the summer.

Overall, Marcy emphasized how blessed she and her organization felt to be the inaugural recipients of Green Garden’s “5% Planting the Future” initiative. She added that the benefits of KLT’s selection cannot be overstated.

“Our being selected for this program reinforces to us the value that our community places on conservation and education,” Marcy said. “The publicity aspect will also help us to reach people who may not be familiar with our work, especially since this is a national brand.”

Important tips to follow

Thecrazy buying frenzy seems to have calmed down, but that doesn’t mean those still looking to sell can’t get incredible offers. If you are looking to put your house on the market this season, be sure to make the proper preparations to ensure your home is buyer ready—and you’re sure to have multiple offers on your doorstep.

Here are five tips to get your house looking top notch and priced right for those potential buyers.

1. Find the right broker. Finding the right real estate brokerage, broker and agent is imperative when looking to sell or buy. This ensures that your agent will be dedicated to you and selling your home as well as help you transition to your next home purchase that will best meet you and your family’s current and future needs. “Look for an agent that knows the area, the existing inventory, as well as new daily listings, and one that has keen insight and experienced negotiating skills, and is willing to invest his or her personal time into you and your family, go the extra mile to represent you in a professional manner, and help you sell your home at the best price,” says Dave Spencer, professional Realtor and resort and second-home property specialist (RSPS) with Kelly Right Real Estate.

2. Price it right. According to Dave, professional agents will help you to receive the highest, strongest and best offer on your home by first performing a thorough preview of your home, and then by conducting and preparing an accurate comparable market analysis. “Researching ‘like’ properties that are currently on the market and homes that have recently sold in your area, and comparing them with your home and its amenities and improvements, helps an agent to determine the current market value of your home, which, in turn, will help you to obtain the highest and best offer possible,” states Dave.

He goes on to say that pricing your home lower than its market value leaves a substantial amount of money lying on the negotiating table; whereas, if the homes is priced too high, the property will be deemed as overpriced and will be passed over completely by buyers’ agents and their clients for another property more realistically priced.

“Find a competent, experienced agent that will spend the time and do their due diligence to determine the best and most accurate value to market your home,” he insists. “A great agent will earn you thousands more and save you precious time by getting your home sold in the least number of days at the highest possible price.”

3. Curb appeal is a must! Make a lasting—and positive—first impression, as “you never get a second chance to make a first impression,” the saying goes. And Dave couldn’t agree more. “Curb appeal is critical, as potential buyers begin sizing up your property long before they enter it. Sellers can dramatically increase their odds of selling their home by doing some simple doit-yourself projects.” Spruce up the yard and entry way, which is inexpensive but can reap huge

benefits. Pull weeds and prune trees; mow and edge your lawn; add mulch or bark to flowerbeds (even add colorful flowers depending on the time of year). Power wash the driveway and walkways; and give the windows and front door a good clean—you may even want to repaint the door if cleaning it doesn’t do the trick.

4. Declutter and lighten up your home. This “first impression” applies not just to the exterior but the interior of the home as well. And when it comes to the inside of your home, “less is definitely more,” according to Dave.

First begin with a thorough cleaning, opening all the windows to let in fresh air from outdoors. Remove pet hair and pet odors from carpets, drapes, furniture. Clean the kitchen oven and other appliances.

Once you’ve given your home a deep clean, it’s time to start decluttering. “Less clutter, less furniture, less ‘stuff’ will enable your buyers to see how big each space really is and will allow them to picture their ‘stuff’ in their potential new home,” says Dave. Go through each room of the house and reduce the amount of furniture and clutter in that space. “Use the love seat or two comfortable chairs in the living room and remove that humongous couch. Put that king-size bed into self-storage and replace it with a double bed.”

You will also want to depersonalize your home by replacing family portraits with more generic artwork and wall hangings. As Dave

encourages, “You want to help your potential buyers envision themselves and their family living in their new home, with their styles and tastes, not yours.” To add to this, if your home currently has a more extreme color palette on those walls, it’s best to paint these rooms with neutral, pleasing colors, such as light shades of grey and off-whites. “Remember, to get your home ‘sale’ ready, you’re trying to appeal to as many potential clients as possible, not necessarily picking you or your family’s favorite color for wall paint.”

Lastly, let the natural light brighten your home through the windows when showing. To brighten those darker rooms that don’t have much natural lighting, be sure to install brighter wattage light bulbs in your lighting fixtures—you may even want to purchase some new light fixtures if yours are currently a bit outdated.

5. Maintain a “show ready” home. This isn’t always easy, especially if you have pets and kids, but by maintaining your home, and having it ready to show at all times, you’ll increase your chances of having more potential buyers coming to your home. “You only need one buyer to sell your home, and you definitely don’t want to miss out on that one buyer when he or she asks to view your home at a moment's notice— and you’re not prepared,” states Dave. “So, be sure your home is ‘show ready’ at all times once it has hit the market, as this will allow for more showing opportunities, which increases the odds that you’ll connect with that one buyer that has been searching the market for a home exactly like yours!”

The days are becoming shorter, the air is cool and crisp, and the leaves are beginning to change color to those beautiful golds and reds. Autumn has arrived, and with it, a favorite family event.

Each fall, Hickey Farms hosts their signature event—the annual Harvest Festival. What began as a tradition for family and friends 12 years ago has evolved over the years to welcome the entire community!

Beginning Saturday, October 1, and continuing through Saturday, October 29, join them throughout the week for some festive fall fun. Open 2 to 5:30pm Wednesday and Friday, and 10am to 5:30pm Saturday and Sunday, fun for the entire family awaits.

“We try to offer something for all ages while focusing on the kids of course,” shares Dean Holt of Hickey Farms. “Our unofficial motto is really: We want people to put down their phone and spend time with the kids and meet their neighbor.”

The Harvest Festival offers fun for all ages, from the corn maze with a

16-foot slide, hayrides and bouncy houses to face painting and wiggle worm (just for the kids). There will be food vendors, tasty treats, coffee, hot chocolate, beer and wine for those who come hungry and/or thirsty. In addition to the food and drink vendors, you’ll be treated to vendors offering local crafts and gifts—remember, it’s never too early to start on that holiday shopping. And, of course, don’t forget to find that perfect pumpkin (or pumpkins) to take home, whether for baking that homemade pumpkin pie or carving for Halloween.

When it comes to what Dean enjoys most about being able to share the farm and activities with the community, he says, “Watching all the kids smiling and playing is probably what makes it such a [special] event. Especially knowing winter is coming, and it is kind of one of the last outside big events of the year.”
