What to Know About Sustainable Investing

ou may have heard about “sustainable investing.” But if you're not familiar with it, you may have some questions: What does it involve? Is it right for me? Can I follow a sustainable investing strategy and still get the portfolio performance I need to reach my goals?

Sustainable investing can be defined in different ways, with different terminologies. However, one way to look at a sustainable approach is by thinking of it as investing in a socially conscious way which may involve two broad categories: environmental, social and governance (ESG) investing and values-based investing.

hery Meekings has lived many places, from Virginia to Colorado to The Virgin Islands. After discovering Sandpoint and the ample outdoor opportunities and beauty of the town, she and her husband Scott made the move. They quickly realized how friendly and caring the people are, and that this would be the perfect place to raise a family. She has owned Carousel Emporium since 2017 and serves as president for the Downtown Sandpoint Business Association. She loves being a wife and a mom, and loves the work, family, and customers that God has placed in her life. She lives on a mini farm, raises alpacas, and likes to “buy the shoes and eat the cake!” Shery skis, loves boating, and will hike to find mountain goats any day of the week. She is also committed to providing creative opportunities for children in the community through her inspiring creation—Creations. She continues to be a blessing to our community and advocate for the arts and creativity in Sandpoint.

Q.When did Creations first open? And what was the inspiration behind it?

A. Creations was a vision I had after meeting John Gillham (previous owner of The Cedar Street Bridge) at Schweitzer’s artist gallery in 2008. He invited me to help him create new life and excitement in The Cedar Street Bridge (CBS) after Cold Water Creek moved their corporate offices from the CSB to Ponderay. I was definitely drawn to The Cedar Street Bridge. My love for the building came from my background in architectural engineering.

My daughter was 2 years old at the time, and I attended MOPS (mothers of preschoolers) at First Christian Church (North Summit). It’s there I realized that Sandpoint didn’t have any indoor, free public play areas for children.

John gave me permission to create an art gallery in the upstairs of The Cedar Street Bridge, and I started offering art and craft classes after receiving requests from moms with special needs adults and moms with toddlers. The classes were an instant hit. I found the inspiration to continue these classes when I heard the sounds of laughter from children enjoying each other’s company and people from all walks of life engaging in conversations. Not only was I creating art, but I was creating joy! And the bonus that people were once again enjoying the beautiful, but still mostly vacant, Cedar Street Bridge. I was hooked! Then the art gallery was leased to a boutique (Carousel Emporium), and I moved the art area that I had created to the lower level. The art space transitioned to a by-donation, self-serve, community art and crafts studio called Creations in 2011.

Q.How has Creations evolved over the years? Are there any people you would like to mention who have helped it grow to what it has become today?

A. Capt. Dan Mimmack, previous owner of Northwest Handmade Furniture, saw my drawing of a children's interactive play area featuring a treehouse and play boat. He called me one afternoon and told me he was driving in from Seattle and delivering me a wooden sailboat for the children’s play area. I was shocked! I got to work and raised $700 ($10 each from 70 donors) to cover his gas and pay for the boat. (The donors who helped us that day are listed along the rim of the boat). Capt. Dan also made a phone call to Sandpoint Furniture and asked them to donate blue carpet to resemble water, so our new play boat would be afloat. They happily filled that need, and our little sailboat docked in its new home at the CSB in September 2012.

Creations’ art studio moved to the back of CBS to accompany the play boat. Then a million little miracles started happening. One by one. The parents that were using Creations donated a train table, a picnic table, and toys. Then a local electrician added USB ports and plugs for busy working parents. Capt. Dan added walls and countertops. Another parent added an arch, a set of decorative paddles, and a latching door (so toddlers couldn’t wander off).

Local grant writing warrior Kate Mansur helped Creations become a nonprofit 501c3 and apply for grants to support art supplies, art classes and discovery play. Kate has been writing grants for Creations for 12 years now. Experience Works sent seven trainees over the course of four years to assist our program (a state and federally funded program that helps older adults learn new work skills). Next came AmeriCorps, which has placed a 4-H art instructor at Creations each year since 2020.

Guardian angel Anna Protsman (Creations’ art director) jumped in to assist Creations community art studio in 2011. She still teaches today, offering an amazing Wednesday class “For the Love of Art” and works in Sandpoint Toys. In 2012, Creations birthed a nonprofit children’s clothing and toy store to help support Creations’ play and art area. Our beloved friend Liz Murphy volunteered for years and helped shape the success of Sandpoint Toys and our Creations lending library. The addition of the long-awaited treehouse arrived in 2020.

In 2015, Creations merged with Art Alliance Inc. (DBA Creations), and we put in a newly renovated art area. As a 501c3 nonprofit, Creations is led by a hardworking volunteer board: myself, Kelsey Boekenoogen, Dyan Silsby, Melanie Kite, Chloe Jenkins, Ivan Corliss, Paige Gissel and Payton Johnsone.

CAL, Angels Over Sandpoint, the Meekings family, Rebecca Apple, Jeff and Cindy Bond, and Jim Gissey are just a handful of Creations’ supporters. Local support is key. Just a $1 per person donation every visit ensures the sustainability of our future. Creations has a reduced rent rate of $1,200 per month for the next 25 years, and pays an average of $1,800 a month to buy art supplies, insurance, and yearly maintenance expenses. Creations runs on donations, grants and fundraising!

Q.What are some of the creative experiences offered at Creations?

A. Creations community art studio offers a Montessori atmosphere where children can experiment with creative and classic art mediums. It also offers art classes that introduce youth through adults to many art mediums and new art skills in a lively environment. STEAM (science, technology, engineering, art and math) are all present in this weatherproof space that looks out over our wonderful Sand Creek! Creations serves over 40,000 visits per year and is continuously experiencing miracles of joy and connecting our community through art and discovery play. New friendships for adults and children bloom every day!

Q.Why do you believe art, and the opportunity to create, are essential to the human experience?

A. I worked as an art teacher for years at Sandpoint Christian School, Selle Valley Carden, and Panhandle Special Needs. I learned there how valuable art is to every human being. It teaches discipline, refinement, perseverance, creativity. It works your problem-solving skills and fills your soul with creativity. My heart breaks that art and music have become secondary in our children’s education. It was a gift us Baby Boomer and Generation X students were given that we didn’t even know we were receiving.

Q.What is the “Show Your Love for Creations” fundraiser that launched November 1?

A. Creations has launched a $25,000 “Show Your Love for Creations Campaign” to help raise money to renovate our well-loved and well-used art studio and to pay our art and play area assistant. This position creates weekly art projects, teaches Preschool Story & Craft and Ladies’ Night, holiday craft projects, and daily cleaning of Creations. She is priceless!

TJWhite was born and raised in Kansas. After graduating high school, he joined the Army, where he went through Basic, Airborne and RIP training. “I went to 2nd Ranger Battalion in Ft. Lewis and spent about six years there, deploying seven times,” he shares. “After I got out in 2012, I started security contracting and eventually traveled the world when I wasn’t working. I would spend months researching parts of the world I wanted to go to and plan my trips. Central America became one of my favorite places to go for a quick getaway.”

The couple rented a house before they left; Diana flew back to Costa Rica and TJ went back to work for about two months. The next time the two would see each other would be to drive a trailer from Kansas up to North Idaho to start their new life together. They’ve called Sandpoint home since 2018.

TJ and Diana exchanged vows in a private ceremony on Schweitzer in December 2018. They had their official wedding in Costa Rica in June 2019. “This was the big celebration of our lives that we could share with our family and friends,” Diana smiles.

It was during one of these quick getaways to Costa Rica to visit a friend that he met Diana. The two would end up dating long distance, traveling back and forth and “meeting in the middle” on occasion for a month or two. “Eventually, on a whim, we decided to come to Sandpoint for a short threeweek vacation in the mountains,” TJ recalls. “I want to say it was the Long Bridge [that drew us in], but at the end of the three weeks it was everything! The views, the food, the activities, the outdoors and also the amazing people! We both agreed that this is where we wanted to live; where we wanted our roots to run and our family to grow up.”

A few short months later, the couple would find out they were going to be parents. Two weeks later, at their first ultrasound, the couple received more exciting news—they were having twin boys!

During this time, the couple had embarked on another journey together—a new business! They began working on Wooby Hoody—a company that provides warm, light-weighted hoodies and sleeping bags for people who love adventure and the outdoors—in 2018, officially launching the business in 2019.

The inspiration behind the business was TJ’s time in the Army. “When I was in the Army, we were issued poncho liners or ‘Woobys.’ It was like your blanket as a kid that you never went anywhere without, and I never left without mine. All the deployments, contracting, and traveling around when I wasn’t working, I always had this incredibly light and warm blanket with me. It saved me many times too. I’ve used it in the field countless times, but just traveling around I realized the value of it. It went to Patagonia with me on a six-day hiking trip. I used it on the beaches of Belize and Costa Rica. I even slept in a little glass-enclosed bus stop in Alaska with it and my backpack as a pillow.”

TJ envisioned the comfort and warmth of his wooby as a jacket. “I started researching … and the rest is history.” In addition to their jackets and sleeping bags, you can find T-shirts, PVC and embroidered patches, and accessories.

Hearing from their customers and seeing all the adventures their products have been on is what TJ and Diana find most rewarding, attributing the success of Wooby Hoody to them. “We wouldn’t be here without their support and success stories,” Diana says. “This also helps our charitable contributions,” TJ shares. “We have been donating monthly to a charity of our choice—whichever one is speaking the loudest to us at the time.”

The Whites are grateful to be a part of this special community. “It has been such an incredible time. Running our own business. Raising two boys. I cannot imagine a better place to raise a family. There is such a sense of community here, and the longer we are here the more we love everything Sandpoint and North Idaho have to offer.”

A Wonderful Winter WONDERLAND

Picture this … it's early evening in downtown Sandpoint, and light snow is beginning to fall. Each snowflake dances to the ground as the lights and decorations of each storefront glisten in the distance. The magic of a hometown Christmas is in the air.

With 2023 just around the corner and the holiday season in full swing in the Sandpoint area, the list of fun winter activities is nearly endless. Nothing is better than filling your December days with a warm drink from a local coffee shop or a trip downtown to do some last-minute shopping.

Although this will only scratch the surface of all that there is to do, here are some must-see places and experiences to check out before the New Year.

SANTA ON THE SLOPES

The first stop on any holiday excursion in Sandpoint must be a trip up the mountain to check out the slopes and walk around the ski village at Schweitzer—Idaho’s largest ski resort.

Whether you love skiing and snowboarding and are ready to hit the slopes or want to enjoy a nice scenic drive while taking in the breathtaking views of Lake Pend Oreille and the surrounding snowy mountain tops, the trek up to Schweitzer will be well worth your time.

"All of our Christmas lights are up for the winter," Schweitzer Marketing Communications Manager Taylor Prather noted. "So, if you are looking for a snowy scene to come up and take those Christmas photos and be in that mountain, alpine-style village, Schweitzer is definitely the place to be."

If you really want to get into the Christmas spirit at Schweitzer this winter, then be sure to stop by December 23 or 24 for a special "Ski with Santa" event. Jolly old Saint Nicholas will be making his way through the village and down the slopes to visit with children and spread some holiday cheer. Bring your kids of all ages to come and meet Mr. and Mrs. Claus—either on the mountainside or inside the lodge—for this heart-warming Christmas event.

Not a skier or snowboarder? Not to worry—Schweitzer has a wide variety of cafes and restaurants where you can dine in style and enjoy the hustle and bustle of Christmastime on the mountain, as well as snowshoeing trails and a tubing hill scheduled to open December 17.

CHRISTMAS SHOPPING IN DOWNTOWN

One of the best ways to take in the seasonal spirit of Sandpoint—while simultaneously finding all of those lastminute Christmas gifts you have been looking for—is taking a walk around downtown to check out the myriad of retail shops and restaurants that line the streets.

Starting on Cedar Street, you can pop into shops like Sand Creek Custom Wears, Corner Book Store or Grace & Joy Clothing Co. Then, you can end up at the Cedar Street Bridge, where you can scan through the selection of local retailers and artisans who have shops set up in the unique marketplace setting.

As you make the turn down North First Avenue, be sure to stop in at stores such as Campfire Couture, Out West Trading Co., Northwest Handmade, or Burl Wood Dreams. If you need a warm drink, Monarch Mountain Coffee will have you covered, and 219 Lounge, Sandpoint's oldest bar, can provide a great place to end the night for some drinks and live music.

Possibly the premiere location for holiday entertainment this month, however, is the Panida Theater.

The Panida’s slate of shows and events kicks off Saturday, December 3, with a double feature of Christmas classics "The Polar Express" at 2:30pm and "It's a Wonderful Life" at 7:30. The proceeds for this event will be matched by Ting Internet to help the theater raise money to go toward the Panida Century Fund. Other holiday performances at the Panida include "A Celtic Christmas" featuring music, ballet and dance on December 7; "Into the Land of the Nutcracker," presented by Suzuki String Academy and Allegro Dance Studio December 9 through 11; and the Music Conservatory of Sandpoint's Music Matters! concert on December 13, among others.

HOMEBUYER’S GUIDE

Step-by-step how-to

If I told you buying a house is a team sport, you would probably think, “Geez, this guy is crazy" and "What is he talking about?” There are a substantial number of moving parts when buying a house, and having a cohesive team working for you is oftentimes overlooked.

To accomplish this, it’s going to take a little bit of effort, but I promise it will all be worth it in the end. First, identify a few local realtors to interview. Ask how much individual attention you should expect from them personally and if they will tailor a specific game-plan to your needs, goals and timeline. Make sure to ask who their preferred lender, title company and inspector are (this is the team aspect mentioned above).

If the REALTOR® doesn’t give you an explanation on why these vendors are preferred, then you need to ask! There shouldn’t be any hesitation in providing you with an answer.

Next, call the preferred lender and interview them. You will be working closely with the lender, therefore it’s imperative you have full confidence not only in their ability to problem-solve but to think two to three steps ahead to circumvent potential roadblocks. A resourceful lender paired with a talented REALTOR® makes a dominant team in your corner.

Once you have identified the team that best suits you, devise a game plan with your REALTOR® and lender in order to put yourself in the best position possible to purchase. Then get a pre-approved letter from the lender, so if the right home comes available, you will be ready to take action.

Now that you have identified the right house, it's time to make an offer. If you game planned, this step will be easy, as you have already discussed how to approach making offers.

Once your offer is accepted, it’s time for the home inspector. The most important aspect you should know: It's the inspector’s job to tear apart the house—not literally. But you want them to find all

the defects of the home. It’s typical to see 30 to 40 items identified in these reports. The most common defects I see are evidence of mold, GFCI outlets not installed, bathroom vents terminated in the attic, and missing screws on the electrical panel. The best advice I can give you is to pay attention to the safety, hazard and code violations.

Depending on the inspection report, there are a few avenues that can be taken. You can accept the report as-is; you can ask for certain repairs to be completed by the seller; or you can ask for a credit/price reduction of the defective items you identify as needing to be addressed.

If the seller and buyer cannot agree to terms, other than accepting the house as-is, then the contract will be terminated. Now if the seller and buyer do agree on compensation, then onward to the next step.

The title company will provide a report to each party involved. This report will ensure the buyer will have free and clear ownership of the home. Also included in the report will be

documents of any CCRs, easements, water/mineral/timber rights, and many other items.

The appraisal is normally one of the last steps. Understand, an appraiser’s job is to ensure the bank is making a good investment and to see if any repairs need to be made based on Freddie and Fannie (Federally backed institutions) guidelines.

Scenario: If the agreed-upon purchase price is $500,000, and the appraiser agrees the home is valued at $500,000 with no repairs needed per Freddie and Fannie guidelines, then onward to closing. Now if the appraiser says the house is valued at $490,000, then the seller and buyer have to agree on new terms.

Either the purchase price is dropped to $490,000, the buyer brings an additional $10,000 in order close, or the seller and buyer agree to divide the gap. If an agreement cannot be reached, the contract can be terminated.

If you made it to closing, it’s truly a joyful day. Make sure to bring a valid ID.

Once you have identified the team that best suits you, devise a game plan with your REALTOR® and lender in order to put yourself in the best position possible to purchase.

THE EARLY NOVEMBER CPI REPORT WAS BETTER THAN EXPECTED. This means mortgage rates will start to fall as inflation will start to improve. This won’t happen overnight but slowly. I expect by Q2 in 2023, mortgage rates will be in the 5 percent range, which will be the new 3 percent rate everyone was accustomed to. Once that occurs, I anticipate houses to move quickly … but not like we saw in the peak of prices.

A CELTIC CHRISTMAS

Celebrate the Christmas season with The Gothard Sisters’ Celtic Christmas, an evening of family fun featuring Celtic folk music, Christmas carols, Irish dancing, drumming, stories and holiday cheer. The concert takes place at The Hearthwood (615 Oak Street) on Saturday, December 10, beginning at 7pm. Tickets are priced $15 for youth (5 to 17) and $25 for adults, and can be purchased online at GothardSistersChristmas.bpt.me. Adult price increases to $30 if purchased at the door.

A Bel Canto opera program, the Music Conservatory of Sandpoint, in collaboration with the North Idaho Philharmonia, presents Stabat Mater by Pergolesi. Join them in Little Carnegie at MCS on Thursday, December 22, from 6 to 7pm, as they celebrate the season of giving. MCS will also be hosting two events earlier in the month: Music Matters! Christmas Concert on December 13 at the Panida Theater, and Amahl and the Night Visitors on December 17 and 18 in Little Carnegie. On Friday, December 23, and Saturday, December 24, grab the kiddos and head to Schweitzer, where Santa will be sliding the slopes before he begins his travels around the world! You can catch Santa with Mrs. Claus between 1 and 3:30pm cruising around several beginner and intermediate runs, so be on the lookout! He’ll have candy to pass out to all the good girls and boys! On Friday, the day wraps up with cookies and hot chocolate in the Selkirk Lobby, and on Saturday, be sure to meet up with Mr. and Mrs. Claus at the top of the Basin Express at 1:45pm to get a balloon and prepare for the balloon parade. •Friday, December 23 & Monday, December 26: Music by Bridges Home. Dinner features Ranch-Raised Beef Prime Rib.

•Tuesday, December 27: Entertainment by Mike Wagoner and Utah John. Dinner features Ranch-Raised Beef Tri-Tip.

•Wednesday, December 28: Music by Just Plain Darin. Dinner features Herb-Crusted Pork Tenderloin.

•Thursday, December 29: Music by Monarch Mountain Band. Dinner features Roasted Ham, Mac and Cheese, and Roasted Sweet Potatoes.

•Friday, December 30: Devin Wade will be performing. Dinner features Blue Cheese-Stuffed Beef Tenderloin.

•Saturday, December 31: Celebrate New Year's Eve at the ranch with music by Justin James Sherfey, who will be performing with his three-piece band. Dinner features Ranch-Raised Beef Prime Rib and Chicken Marsala.

Each adult reservation includes one beer or wine drink ticket; all dinners are accompanied by all the fixings, plus dessert, coffee, tea and hot chocolate.

Cost is $130 per adult and $75 per child (6 to 12 years of age). Children 5 and younger are free.

Nowadays, the sight and smell of smoke drifting from a home evokes a romantic and cozy scene. Although, there was a time when all residents of Sandpoint, and others around the world, relied on this one source for warmth and cooking.

Before access to gas and electricity, wood stoves were necessary staples of the home. Anyone who has owned one knows there is nothing like the primitive warmth of a fire in your home, but it is hard work to keep the hearth fed.

Until 1919, all of Sandpoint was navigated via wooden-boarded sidewalks. When those were replaced with advanced concrete sidewalks, the boards were thrown to the side. These retired sidewalk planks did not go to waste. The citizens of Sandpoint brought wagons and wheelbarrows, filled them up with the wood, and wheeled them back home. They were thrilled to have free, pre-cut wood to fill their sheds at their fingertips.
