What’s ahead in Miracle Mile Petersen to reopen this year Construction at the Petersen Automotive Museum is well underway at the corner of Wilshire Blvd. and Fairfax Ave. Kohn Pedersen Fox Assoc. is designing a red, ribbonpatterned, LED-illuminated stainless steel façade aimed to evoke the speed and curves of an automobile. Construction on the interior will add 15,000 square ft., while the original 1962 Welton Beckett designed building will remain architecturally intact. Construction is moving quickly and the updated museum will reopen in Dec. 2015.

Academy Museum set for 2017 debut The Academy Museum of Motion Pictures is slated to open in late 2017 in a building designed by architect Renzo Piano. The Museum will feature six stories of exhibition galleries, educational studios, theaters and public spaces. The original 1939 May Co. building will remain intact, while a newly constructed glass sphere to the north will be connected by glass bridges. Designed to represent the marriage of art and technology, the addition will house a premiere-sized movie theatre. The rooftop terrace will be a special exhibition space as well as an events venue. The Academy Museum will also highlight items from the Academy’s extensive collection of 165,000 films and videos, 80,000 screenplays, 50,000 posters, 20,000 production and costume design

drawings, and movie artifacts, including Dorothy’s ruby slippers in “The Wizard of Oz.”

Major construction A new, 400,000 square foot, energy-efficient building is on the drawing board to replace Los Angeles County Museum of Art’s (LACMA) four main buildings, built in 1965 and 1986, which are outdated and deteriorating. Slated to begin construction in 2017, the controversial LACMA “ink-blot” design, created by Swiss architect Peter Zumthor and still in the design phase, is meant to resemble the tar of the neighboring La Brea Tar Pits. At a cost of $650 million, the two-level structure will span Wilshire Blvd., raised above the street on multiple massive supports. As reported in the Los Angeles Times, the Museum plans

to use a combination of taxpayer funds, a $300-million bond and millions in private money. Also on board is billionaire Angeleno media mogul A. Jerrold Perenchio, who has pledged his collection of nearly 50 paintings, drawings and sculptures of works by Manet, Degas, Cezanne, Monet, Pissarro and others with one string attached—the new building must be built. If plans go through, the museum is targeted for completion in 2023.

sion will connect Westwood to downtown in 25 minutes. The first subway segment will extend the Purple Line from the existing Wilshire/ Western Purple Line terminus near Koreatown into Beverly Hills. Three new stations are planned at Wilshire/La Brea, Wilshire/Fairfax and Wilshire/ La Cienega.

By Suzan Filipek Saving the neighborhood’s early-Los Angeles character from a flurry of McMansions is at the forefront of the Miracle Mile Residential Association, which represents residents of more than 1,600 homes and apartments. Ongoing construction of the Metro Purple Line and the Academy Movie Museum are also among top contenders on the group’s agenda in the year ahead. But it was McMansions which came into focus recently. The City Council is expected to consider an Interim Control Ordinance this month. The measure aims to halt teardowns (pending amendments to a city-wide mansionization ordinance.) And, the MMRA board of directors adopted a motion last month to create an Historic Preservation Overlay Zone. Public outreach and fundraising are underway to pay for a historical survey to document the area’s Spanish, Tudor and other architectural styles. Purple Line subway The MMRA is seeking to shift nightime utility relocation work to daytime hours,

so residents can get some sleep. “We are monitoring closely” construction of the Metro Purple Line subway construction, said James O’Sullivan, MMRA president. Members have met with METRO and L.A, Dept. of Transportation officials on issues, such as hours and noise generated by the subway being built down Wilshire to Fairfax Ave. in the nine-year project. When the Miracle Mile Chamber of Commerce organized a panel discussion on Museum Row last May at the El Rey, it also launched a museum collaboration that will result in new projects. Meg McComb, chamber director, said museum representatives are now meeting regularly to address the challenges generated by Metro construction. Mark Panatier of Farmers Market is also a member of the group, and it was his idea to continue the cooperation among museum representatives. “Signage is our first project,” said McComb. Its 175 “apartment homes” are being built in the parking lot behind the historic Desmond Tower building at 5500 Wilshire; the 11-story tower opened in 1929. Both properties are owned by Ohio-based Associated Estates Realty Corp. Five levels of apartments are planned to top two levels of above-ground parking and three below ground. There will be apartments on the first two floors surrounding the garage, hiding it from

The Peterson Automotive Museum is right across the street, the Page Museum at the La Brea Tar Pits and the as yet Academy Museum of Motion Pictures all make Museum Row the cultural center of the city.” Speaking of lunch, Kramer says there are a ton of great restaurants within walking distance, but he also often grabs lunch from one of many food trucks. “Each day food trucks line up in front of my building,” says Kramer. “As workers gather to order food, eat, and talk with friends, it creates a lively civic center in the heart of the Mile.”

While these are a few of the reasons Kramer enjoys working in the Mile, his favorite amenity of the area is its accessibility. “In the Mile, everything is flat and easy to get to,” says Kramer. “When the Purple Line is up and running, and new bus-only lanes are operational, it’s going to be even easier to get from home to work.” Kramer lives in West Hollywood, but says should he move, the Mile would be the first place he’d look: “it’s the hub for the entire city.” Once

the Purple Line is completed at Wilshire and Fairfax, Kramer expects to get from the Mile to downtown in less than 15 minutes. Discussing these improvements raised the uncomfortable topic of construction and traffic in the Mile. While Kramer acknowledges the “fair-amount” of roadwork, he sees it as a case of growing pains: “it’s a minor annoyance, but we can’t move forward without construction.” “The Mile is an amazing place now, but it will be even better in the future.”

Preparedness dominates Coalition's 2014 calendar Each year, the Miracle Mile Civic Coalition hosts events focused on safety and preparedness, which it calls “Top Priority: Miracle Mile Prepares.” The year 2014 was no exception, said Lyn MacEwen Cohen, Coalition president. The Coalition, in conjunction with First in Fire Foundation, Los Angeles Fire Department, Equity Properties, Park La Brea and SAG-AFTRA, honed in on an emergency and disaster preparedness message that involved community leaders and first-responders. In September, the group sponsored the eleventh annual Miracle Mile Safety Summit which addressed “Terrorism on the Home Front.” Close to 75 key community leaders, first responders and military were on hand to speak and to distribute LAFD Emergency Preparedness books. For National Preparedness Month in September, the Co-

As a former child actress in Hollywood, Sheila left the acting profession in the 1970s and earned her undergraduate degree at UCLA. She went on to graduate from Harvard Law School in 1978, where she was the second woman in the school’s history to win the Moot Court competition. A pioneering civil rights attorney and law professor, Kuehl was elected to the California State Assembly in 1994 as the first openly gay person in the legislature. Kuehl served three terms in the Assembly, and in 2000 was elected to the California Senate. She left the legislature in 2008 under California’s term limits statute. Prior to being elected supervisor, Kuehl served as founding director of the Public Policy Institute at Santa Monica College, and was appointed Regents’ Professor of Public Policy at UCLA in 2012.

In the marina, I owned a bike that I never rode! I discovered that I could bike a lot in the marina, but walking was a bit more difficult.” So, Chandler headed to the walk-able Miracle Mile. “Here I can walk my dog, walk to get groceries, walk to dinner—it’s really the best place to walk in Los Angeles.” The Miracle Mile is also close to her family’s Beverly Hills and Larchmont area commercial holdings. “I never have to get on a freeway,” she proclaims happily. Chandler quickly discovered that her neighbors were a big benefit to living in the Mile. “We look out for each other,” she says. “We know each other’s names and we see each other every day. Many have become my good friends.” Their friendships and conversations led to the forming of a neighborhood coalition dealing with the construction of the new underground public transportation coming into the Mile. Chandler also started attending Miracle Mile Residential Association (MMRA) meetings, and after eight years became a board member. “I am a huge supporter of

Steins is 100 percent behind move for historic protection By Sondi Toll Sepenuk As mansionization takes over the city of Los Angeles, most notably the older neighborhoods with small homes on large lots, many residents and homeowners associations are putting their feet down. Joseph Steins, treasurer and recording secretary of the Miracle Mile Residential Association (MMRA), is one of those homeowners. “Recently the MMRA has proposed steps to start securing Historic Protection Overlay Zone (HPOZ) status for our neighborhood in order to maintain the character of our homes,” says Steins, who is 100 percent behind the move. After living in his Sierra Bonita Ave. home for 44 years, it only makes sense that Steins would want to help protect and preserve the community he loves. His affection for the Miracle Mile started over four decades ago when Steins and his wife, Gwenn, who passed away three years ago, moved into a house south of Wilshire. “After about six months of

The homes looked like those in Hancock Park but on smaller lots and 30 percent less costly. “I am delighted when I see a home sale that we had seen all those years ago—like one that sold recently for $1,600,000— that could have been bought for only $58,500 in May of 1970,” says Steins. The average residency length on his block is 15 years. Some neighbors can claim 50.

In 1989, his family started a six-block contact list that has grown from one to six pages. The close-knit block also holds a dinner party every two years. Steins is a CPA who first worked in the then-new Lee Tower, the first high-rise for miles around at 5455 Wilshire Blvd. Joe’s two sons, Christopher and Michael, both attended local neighborhood public schools and went on to graduate with masters degrees

from UCLA, USC and UCSD. Steins eventually left the Wilshire firm and started his own tax accounting business. As for his future plans? Steins wants to spend time with his grandchildren and clean out the garage’s 44 years of accumulation. “While the idea of traveling is enticing... trips and vacations serve admirably to remind you of how wonderful your very own home is,” proclaims Steins.

As they say in the world of stand-up: “True story!” The apartment complex is Park La Brea, the sprawling city-within-a-city. Once a month for the last three years the charming 100seat Park La Brea Theater has opened its stage for local jokeslingers to ply their trade. “Comedy In The Park” is the brainchild of Sir Richard Winter-Stanbridge, formerly of the London Academy of Music & Dramatic Art, and currently the co-founder (with his wife, actress Tessa Shaw) of Wintershaw Enterprises. Mile's early days drew a multitude of retail shops Miracle Mile was a shopper’s mecca beginning in 1929 with the arrival of a Desmond’s inside the Wilshire Tower at Dunsmuir Ave. With three downtown locations, the department store validated developer A. W. Ross’ foresight by placing its fourth branch miles west of the central business district. When it opened on March 15, 1929, the Wilshire Tower fronted an entire city block and featured an 11-story Art Deco tower. Desmond’s main entrance opened onto the sidewalk, but many shoppers entered through

the rear; in a nod to the automobile’s ascendency, the store’s owners built a large parking lot behind the store and reserved additional space for future parking needs. Silverwoods located its branch store in the matching Art Deco tower at 5410 Wilshire Blvd. Other retailers soon flocked to the Miracle Mile, and they, too, provided ample parking for their customers behind their buildings. Silverwood’s arrived in September 1929. In a move laden with symbolism, Coulter’s shuttered its downtown location COULTERS was the Mile’s full-fledged department store, and later was purchased by The Broadway.

in 1938 and opened its Miracle Mile store at Hauser and Wilshire. Two years later, the May Company opened its new Wilshire Branch at Fairfax. Other retailers who graced the Mile included Donovan & Seamans jewelry store, Zachary All men’s lothing, Lanz, Harris & Frank, Phelps Terkel and, later, Adray’s appliance store. Autos for sale Close by on La Brea Ave., car dealers included Irv White Buick and Nugent Chevrolet. Other dealers located on La Brea were Waters Dodge, Barish-Cherney Chrysler and Courtesy Chevrolet.

Saved by a museum By the 1980s, the mile-long stretch was in need of a second miracle. An idea was to name the area an historic district, hoping the designation would spur revitalization and attract interest in the area’s Art Deco and Streamline Moderne buildings. The move from downtown to the Mile by the Los Angeles County Museum of Art in 1964 was the shot in the arm the area needed. With the opening of a new Page Museum, Craft & Folk Art and Petersen, the area became a tourist destination as well as a favorite locale with residents.

Architect tells museum vision for 1964

Sir Richard’s partner-inmerriment in this enterprise is Jason Love, a comedy headliner known for his clean style and quirky wit. Jason chooses the performers with an eye towards upholding Comedy In The Park’s reputation as one of the cleanest and funniest shows in town. The result, they insist, is not “family entertainment”—it’s grown-up entertainment for adults who don’t need raunchy material to have a good time. Does it ever get rowdy? Sir Richard pauses, then laughs, “Yes, but in a good way!” Comedy In The Park’s patrons get “bites and drinks” (wine, cheese, etc.) in a casual setting while enjoying a line-up of five topflight comics. (Some of the funny folks who have proven themselves audience faves are Don Friesen, Jim Short, Steve Hotstetter, Jackie Kashian and Flip Shultz.) The audience, ranging in age from 18 on up, is drawn primarily from the Park La Brea community and the city at large. Tall, slender of build, with

The architect of the new building was William Pereira, and the following, as contained in a commemorative issue on the opening, are his comments on what a museum should be. “When our office was commissioned to design {the art museum}, we began by reading everything we could find on the subject. And one of the first articles that was brought to my attention was one entitled “What Should a Museum Be?” The author summed up the argument in these words: “Is the ideal museum an unattainable dream? The answer appears to lie in the reining of the architect’s ego. Although he provides the setting he plays only a supporting role. He must play it with distinction, but he must never forget that the collection is the star.” After reading that, we approached our initial planning meeting with the museum staff with considerable trepidation. But Dr. Richard Brown, who was the director of the new museum, resolved

TarFest ushers in autumn with art, music and food Plans are underway for the 13th annual TarFest in September to be held in Hancock County Park, home to the La Brea Tar Pits. The free event, produced by LAUNCH LA, “brings together the best emerging artists, performers, musicians and cultural talents and ideas,” said TarFest and LAUNCH LA executive director James Panozzo. "TarFest has evolved into a multi-faceted event that makes Los Angeles special," he added. Last year, more than 3,000 attendees enjoyed music, art, food and games. This year, the

family-friendly gathering will again feature emerging bands, artists painting on giant canvases, poetry readings and areas where children can create art. Adults can relax in a biergarten; California wines will also be available. Residents saved Art Deco building Wilshire Tower at 5514 Wilshire Blvd. was close to being torn down in the 1980s because the new owner wanted to build something else. A vote by the Los Angeles City Council to declare the building a Cultural Historic Monument designation was the culmination of a campaign by the Miracle Mile Residential Association to save the blocklong Art Deco building. Under the agreement, engineered by then Councilman John Ferraro, the building, with its nine-story tower, curved corners and Egyptianinspired carvings, would remain standing. But zoning changes would allow the owner to construct 150 residential units in the parking lot behind the building. Homeowners said the tower was the largest and most important of the 19 Art Deco buildings on the Miracle Mile between La Brea and Fairfax avenues. “I like to preserve these

buildings, but it’s got to be economically feasible,” Ferraro said. “As we see revitalization of that area, this example shows we can blend new buildings with preservation of the old, and I trust this will set a trend for other sites in that community.”

BIRTH OF THE MIRACLE MILE Ross fought to have area become a commercial zone As the story goes, A. W. Ross took a look at a map of Los Angeles County in 1926 and pondered how far a shopper would be likely to travel for his goods and services. Four miles, Ross decided. Based on that hunch, he drew a circle four miles in radius that included prominent communities like Westlake, Wilshire, Hollywood and Beverly Hills. In the middle of the circle he placed a dot, and dubbed it the Wilshire Boulevard Center, future site, he hoped, of a great commercial center. It was a fine idea, with one exception. All of Wilshire Blvd. at that time was zoned for residences. Ross fought the battle for rezoning, as did other prominent businessmen of the time. The president of the Wilshire Boulevard Association argued in a Los Angeles Times commentary of April 26, 1926: “Wilshire Boulevard is destined to be the Fifth Avenue of the West; it is already a famous street and is known wherever Los Angeles is known… if zoned for business, property on Wilshire Boulevard will eventually be the most valuable property in the whole United States.” Zoning request denied Ross argued for passage of Proposition 3, allowing commercial zoning on the block-long boulevard. The argument failed before the voters, failed in the California courts and failed on appeal to the state Supreme Court. But Ross was undaunted, and pioneered the notion of “spot zoning,” in which an individual parcel is brought before the city planning commission for approval. Since he owned all the frontage along the Miracle Mile, he was able to pick and choose his businesses, and got them all approved. Ross remained so enthusiastic about his Wilshire Boulevard Center that he prompted a comment from a friend, “From the way you talk, A.W., one would think this is really a miracle mile.” Ross liked the name, and kept it.
