Keep Your Family Healthy With A Free Air Duct Inspection

Landon. “Nothing is more important than the health of my children, and I know how important indoor air quality is to their well-being,” said White, the children’s father. White and his wife, Natalie, understand why they need to keep their air ducts clean, because the family owns the Stanley Steemer franchise on State Road 54 in Lutz. “We want people to know that harmful mold growth can be prevented with regular inspections and cleaning of their air ducts,” said White. “To prevent mold from growing, the best action is to be proactive – to have your air ducts inspected before dust accumulates to a level that can support mold growth.” White explains that mold needs two things to grow — moisture and food. “In Florida, we have plenty of moisture because of our humidity. And, because so many homes have hard surfaces like tile and wood flooring, there is also plenty of dust in the air,” said White. “Dust and other organic materials are gourmet food sources for mold. When allowed to accumulate in your air ducts, you can be creating a breeding ground for mold growth,” said White. The National Air Duct Cleaning Association (NADCA) identifies the following symptoms of mold growth: runny and stuffy noses, itchy throat and ears, hives, swollen and itchy eyes, coughing and wheezing, and difficulty breathing. Unfortunately, some people are more sensitive than others, especially young children. “If your air ducts have mold spores, every time someone turns on their air conditioner, these spores are spread throughout your home and recirculated multiple times a day,” said White.

NADCA, which Stanley Steemer is a Certified Firm of, recommends that homes be inspected every two years by one of its certified technicians. If excessive dust is found, it recommends a powerful vacuum removal of this debris to prevent mold from growing. “This is why our company does not charge to do air duct home inspections —we want families to be proactive, and not wait to have their ducts inspected before it is too late, and the mold cannot be safely removed,” said White. Stanley Steemer’s air duct inspectors are NADCA certified, which

means they work for a licensed contractor, have extensive field experience and industry-specific knowledge of approved procedures to safely clean air ducts. Heading up the company’s air duct division is Earl Thompson, who has worked for the White family for 17 years. Thompson and his team typically conduct two air duct cleanings and up to seven inspections daily in Pasco, Hillsborough and Pinellas counties. “Earl is very experienced, and regularly trains his cleaning technicians on the proper use of our vacuum truck and other equipment, so that all dislodged debris is properly removed from the home,” said White. White’s company has invested in a powerful Caddy Vac vacuum truck for its air duct cleaning division. “Our truck is huge — the size of a fire truck — and has an airflow of 12,500 cubic feet per minute,” said White, who adds that his company’s investment in air duct removal is over $150,000. “There’s no comparison between the effectiveness of our powerful vacuum truck, compared to much smaller, Rotobrush systems used by other air duct companies. These units only provide around 400 cubic feet per minute of suction.”

Before sending its air duct cleaning truck out, White’s technicians inspect a home to determine the necessity and scope of a cleaning. “About half the homes we inspect do not warrant a cleaning, and there is no charge for the inspection,” said White. “In homes where air ducts need to be cleaned, we give homeowners a written estimate of the cost to clean their air ducts, and schedule the truck for another day.” Most homes today use fiberglass duct board, which is an absorbent material. The Environmental Protection Agency (EPA) regulates the use of chemical usage in cleaning air ducts, and states there is currently no biocides, sanitizers or disinfectants that are legally allowed to be sprayed on this form of ductwork. “If a company advertises that they can remove mold by “fogging” or “sanitizing,” they would be in violation of federal law by doing so and, depending on what they’re spraying, it can be potentially harmful to the inhabitants of the home.” People often wait until it’s too late to clean their duct system, White said. If an inspector finds active mold growth on fiberglass ductwork NADCA recommends the removal and replacement of that ductwork. “Mold cannot be safely cleaned from duct board and replacement can be very costly, often costing between $8,000 and $10,000. This is why being proactive and maintaining clean ductwork is so important. ” White said. W

hen families are looking for a new place to call home, they have several master-planned communities to choose from in Pasco County. And, unlike most subdivisions, Avalon Park West’s commercial area is not strip centers facing the busy road at the community’s entrance. “We are building a traditional downtown, with stores located inside of our community on the boulevard road leading to our residences, parks and schools,” said Lerret. “We are creating a town that spreads out from the town center connecting to individual neighborhoods — very much like the footprints of small towns found across America.” The first phase of downtown Avalon Park West will open next summer, at the same time that the expansion of State Road 54 is completed to become a four-lane road. “We already have a traffic light installed at our residential entrance, and a second light has been approved for our downtown entrance. With these lights, and the widening of State Road 54, it will be easier and quicker for our residents to get to I-75 to the west, and U.S. 301 to the east,” said Lerret. Downtown Avalon will continue to be built over the next several years, as more residential units are built. Eventually, there will be more than 560,000 square feet of retail, and 120,000 square feet of office space, in its bustling, pedestrianfriendly downtown. “Our community will not only be a place to live and learn, but also a place to shop and work,” said Lerret. “Joining our retail stores will be small businesses in office parks

In the past few weeks, the school’s walls were erected at the entrance to Avalon Park West. “Now that the walls are going up, our dream of offering families a topnotch charter school is finally becoming a reality,” said Stephanie Lerret, senior vice president of marketing and community relations for the Avalon Park Group. The new school will open in time for the 2020-21 school year with 650 students in kindergarten through sixth grade, and plans to expand to serve up to eighth grade. The school’s opening will coincide with the completion of the widening of State Road 54, which runs in front of the school. Pinecrest Wesley Chapel will offer a core curriculum of English/language arts, mathematics, social science, science and electives, such as performing and fine arts, and world languages. approval of its Wesley Chapel charter application in 2017 from the Pasco County School Board. Judith Marty, founding board chair of Pinecrest, expressed enthusiasm at the school’s Wesley Chapel groundbreaking in June. “Thank you for being here, and thank you for believing in us,” Marty told those gathered. Marty shared with the crowd that Pinecrest has 16 schools and is opening more. Most of its schools operate in South Florida, but it also has four charter schools in Nevada and will be opening one more in August. “All of the schools are high-per-

forming,” Marty said. “For example, Pinecrest Prep High School is graduating 99 percent, with a population that is predominantly Hispanic. We also are placing 97 percent of those students in college. Once we commit to a community, we’re not going to let you down.” The Florida Department of Education recently released school grades for the 2018 school year. All Pinecrest Academy schools earned an “A,” and one of the schools was the top-performing K-8 school in Florida. Pinecrest Academy Wesley Chapel is supported by Academica.

Beat Kahli, president and CEO of Avalon Park Group, spoke at the groundbreaking and told how in the mid-1980s, he invited two dozen real estate agents to ask them for recommendations of what would be good to offer people east of Orlando, at what would become Avalon Park East. Kahli suspected they would tell him to build golf courses, or a waterpark. Instead, they told him: “We want good schools.” From that, he learned, “If you have a good school, everything else follows.” Now, Kahli is involved in creating Avalon Park West. When the master-planned community is completed, Kahli said, it “will be a town, where you never have to leave if you don’t want because you will be able to satisfy all of your needs.” “It’s great to be here in Wesley Chapel,” he said. “Let’s build this downtown. lmost everyone wants their power bill to be as low as possible, especially during the summer months. But, a number of people don’t understand what impacts their electric bill the most. “The cost to run your A/C is the biggest factor — around 50 percent. Not far behind is your hot water heater, which accounts for 20 to 30 percent of you power bill,” said Miguel Silva, plumbing manager for Cornerstone Pros. A homeowner can save hundreds of dollars a year by replacing both with energy-efficient systems, which also make their home more livable with endless hot water and cooler air with reduced humidity, said Silva. Many homeowners decide to upgrade their hot water tank to a tankless system at the same time they upgrade their air conditioning system. “It’s not unusual for the A/C system and hot water tank to need replacement at the same time,” said Silva. “Both have a life span of 8 to 12 years, and a homeowner can save a lot of time and money if they replace them together.” Doing both at the same time also allows homeowners to take advantage of Cornerstone’s financing packages — securing one loan for both systems. “We work with a third party that offers no-interest loans on systems financed for 12 months or less, and low-interest loans for up to 10 years, with no prepayment penalty,” Silva said. Most homeowners have a general idea that their A/C system and water tank are near the end of their lives, Silva said, but often wait to call for service until the compressor or coil fails, or their tank begins to leak. “The cost to replace broken parts can be pretty significant, and when a system is old, it will likely need more repairs down the road,” said Silva. “It’s almost always better to invest in a new system, because ultimately the

old system will fail, and the money spent on repairs would be better invested in a new system that is more energy-efficient.” All new air conditioning systems installed in homes today must have a SEER rating of 14 or higher. SEER stands for Seasonal Energy Efficiency Ratio, and is set by the Air Conditioning Heating and Refrigeration Institute that all manufacturers must abide by. “The good news is that the higher the SEER rating, the lower your power bill, which means a new system typically pays for itself in less than five years,” said Silva. Cornerstone Pro also installs twostage A/C systems, which in addition to cooling, maintain a home’s inside humidity to 60 percent, compared to the 80 percent humidity found outside during the summer. “Keeping humidity down makes it feel so much cooler inside your home, plus it prevents mold spores

from growing and spreading,” said Silva. In addition to its SEER rating, the energy efficiency of a new A/C system depends on the type and amount of a home’s insulation and windows. Cornerstone’s technicians include all factors when calculating the heat load of a house, before recommending a unit that best meets a home’s cooling requirements, as well as the owner’s budget.

A tankless hot water system offers many benefits besides cost of operation, which is typically 15 percent less than traditional water tanks. “In less than five years, a tankless system pays for itself,” said Silva. “Plus, endless hot water is something every family wants, no matter its size.” Silva and his team of 11 plumbers install between seven and 10 tankless water heaters a month, and that pace is accelerating with the introduction
