Javic Homes showcases Southern Living By Kathy Steele

The outside wrapping is pure traditional white. A pair of rocking chairs sits on the front porch. The metal roofing atop a bay window brings a touch of Craftsman bungalow. Inside, traditional gives way to modern. There’s an open floor plan, colors that pop in purple and copper next to grays and beiges on interior walls, and state-of-the art connectivity and technology. Out back, two covered patios, a fire pit, a waterfall and a flat-screen television add charm to a spacious, deep lawn. “We call it the ‘wow’ lawn,” said Jon Solomon, president of Javic Homes. The company built this luxury 2015 Southern Living Custom Builder Showcase Home in the Brookside subdivision in Wesley Chapel. The tree-lined streets and manicured landscape within this gated community evoke the homey feel of neighborhoods of the past. “I always think it’s a Norman Rockwell neighborhood,” said Solomon. “You just don’t see this anymore. It’s a really nice family neighborhood.” During March, the showcase home, at 29318 Chapel Park Drive, drew between 3,000 and 4,000 visitors. Proceeds from ticket sales benefited two local charities, Shriners Hospitals for Children and Operation Finally Home. Visitors still have a chance to see the home during the 2015 Tampa Bay Parade of

Homes, from April 11 through April 26. Nearly 150 model homes from 35 builders in 82 communities in Hillsborough, Pasco, Pinellas, Hernando, Citrus and Marion counties are on this year’s tour. That makes it the largest new-home showcase in the Tampa Bay area, according to the sponsor, the Tampa Bay Builders Association.

The association is based in Tampa and has more than 750 members including local builders, developers, suppliers and architectural firms. Homes will be open from 10 a.m. to 6 pm., Monday through Saturday, and noon to 6 p.m., on Sunday, during the parade. A panel of industry professionals will judge the homes based on site plan, curb appeal, design, materials, outdoor living spaces, architectural details and workmanship. The sales price for the four-bedroom, 4,100 square-foot home in Brookside is $895,000. Planning, design and construction took about a year. About a dozen open lots remain in the subdivision, which is adjacent to Saddlebrook Resort, off State Road 54. This is the second time Javic Homes has been included in Southern Living’s Custom Builder Program for showcase homes. Last year’s home was in South Tampa. “I think it’s a great way to highlight our work,” said Solomon. Making it a charitable event is a plus. “We like to give back to our community,” he added. Lowe’s celebrates Land O’ Lakes opening Famous Tate By Kathy Steele

ksteele@lakerlutznews.com

Lowe’s, of Land O’ Lakes, is ready to throw open the doors to its new home improvement store on State Road 54. Work crews busied themselves last week with last-minute details to spruce up the landscaping and sweep clean what has been an active construction site. A week of celebrations will kick off with a Pro Services Day on April 16, to highlight the services and products that Lowe’s can provide business owners and their field representatives. The community also is welcome to this “soft opening,” with store hours from 6 a.m. to 9 p.m. Food, demonstrations and a mystery gift card giveaway will be featured during the day. “It’s a great opportunity for business owners to learn about the options Lowe’s has,” said Meredith Kleker, president of the Central Pasco Chamber of Commerce. “It’s a gracious way to extend the opportunities to help the business community feel part of the growth of this area.” The 152,000-square-foot store is located at 21500 State Road 54, across from the Village Lakes Shopping Center. It is Pasco County’s third Lowe’s location. Motorists will find new traffic signals at the entrance to Lowe’s that are meant to ease traffic in and out of the home improvement store, and the shopping center, as well. Ongoing festivities will include a preview night on April 22, from 5 p.m. to 8 p.m., with giveaways, a scavenger hunt, guided tours and refreshments from Benedetto’s. A grand opening on April 23 will feature dignitaries from county government, the honorary mayor of Land O’ Lakes and representatives of the Central Pasco Chamber of Commerce. The more traditional ribbon cutting will be given over to a “board cutting.” “We’re really, really excited about the partnership (with Lowe’s),” said Kleker. “They’ve made a concerted effort to partner with businesses in our community.” A Lowe’s Fest on April 25 will be an “allout celebration,” according to a Lowe’s press release announcing the special opening events. buys land near Walmart on U.S. 41

By Kathy Steele

ksteele@lakerlutznews.com

Pasco County’s third Famous Tate is planned for an outparcel, in front of Walmart Supercenter, off U.S. 41 in Lutz. An architect is working on the design of the 14,000-square-foot appliance and mattress store, but a groundbreaking likely is months away, according to John Horst, the company’s president. Famous Tate plans to open a new store in Pinellas County before it opens its new Pasco County location. The Pinellas store could open within the next four months. Horst is eager to get started on the Pasco site, but design and permitting could take as long as a year. The company generally prefers to be conservative and opens a store a year, Horst said. “It will be an attractive building,” Horst said. “We just want to be a player in Lutz as it grows.” Plans in Pinellas are to reopen and rebrand former Apsco Appliance Centers, which were acquired in a bankruptcy. Famous Tate of New Tampa Inc., purchased the 1.5-acre vacant lot by Walmart in March from Tarpon Springs-based Hagman Properties for slightly more than $1 million, according to Pasco County records. The company, which was founded in 1954, has nine current locations including stores in Pasco at 5419 Village Market in Wesley Chapel, and at 8010 Grand Blvd., in Port Richey. There are about 250 employees. Walmart and the County Line Commons shopping plaza are located in a pie-shaped plat of land between U.S. 41 and North Dale Mabry Highway, with entrances off both roadways. Horst said a vacant lot on the North Dale Mabry side was considered, but the entry from U.S. 41 seemed the better option. “It seemed easier to get in and out,” Horst said. “It’s busier and has more local traffic.”

PUBLISHER’S COLUMN

Industry audit proves our papers are well-read By Diane Kortus Publisher

When you look down your street every Wednesday and see The Laker/Lutz News in its blue newspaper bag, our hope is that you’ll pick it up to find useful information, compelling photographs and interesting stories. At the same time, we aim to deliver advertising that helps readers find out about local goods and services that help businesses in our community to thrive. So, every year we look forward to the results of a report produced by the Circulation Verification Council, known in the industry as the CVC, to see how we’re doing. This year’s results show that nearly four out of five households receiving our newspaper read it, and 78 percent of readers use the advertising to help plan their purchasing decisions. Those findings are based on a statistically valid survey that CVC conducts to find out if The Laker/Lutz News is being delivered, what people think about their community paper, and how readers use it. The CVC is an independent, third-party reporting firm that verifies the number of papers we print and deliver each quarter, and breaks down our circulation by zip code. It also calculates the number of papers we deliver to homes compared to the number that are distributed via newspaper racks and businesses. We do not pay for this audit — CVC is hired by newspaper associations to audit the circulation of their 3,000 member newspapers in the U.S. and Canada. The audit covers printing, distribution, circulation, websites, digital editions, mobile, email, social media and readership studies to give an accurate picture of a publication’s reach and market penetration. “We run our business the same way as financial auditors and auditors of all other media,” said CVC founder and president Tim Bingaman. “There’s no power of influence because publishers do not pay us directly for our services — we are totally impartial and just report the facts.” So what did CVC report from this year’s audit of The Laker/Lutz News? The report found that: • 80 percent of those responding said that they, or someone in their home, regularly read or look through our paper (compared to the CVC average of 74 percent). • Our average number of readers per paper (pass-along rate) is 1.95 (compared to the CVC average of 1.75). • 78 percent said they frequently pur-

chase products or services from local business ads seen in our papers (compared to the CVC average of 74 percent). • 85 percent of our distribution is home delivery, and 15 percent is through news boxes and business outlets. Our average circulation in 2014 was 42,600 divided among our four editions in Lutz, Land O’ Lakes, Wesley Chapel and East Pasco. CVC’s Tim Bingaman said the most impressive aspect of our audit is that we’ve achieved these above-average results yearafter-year in a highly competitive suburban market. “Typically, when a newspaper scores so well, it’s in a rural market where it is the only paper in town. For your newspapers to be doing so well puts you at the elite status among all the papers we audit,” said Bingaman. Bingaman also gave us kudos for increasing our readership scores every year since 2010. Back then, our readership score was 72 percent; today it is 80 percent. “To increase your readership by 8 percent in such a short time frame is truly remarkable and indicative that you are doing a very good job listening to your readers and giving them the content they want to read,” said Bingaman. These are impressive numbers, especially today when so many people falsely believe that nobody reads newspapers anymore. In fact, we know that they do, and are proud to be one of the best-read community papers in the country. I know this column may seem boastful and self-serving, and I suppose in some ways it is. But I want you to know how good it feels to head up a business whose industry report card is far above average. I am incredibly proud of my staff and want you to know that. I’m also very proud of our community, which consists of thousands of people just like you, who care so much about their neighbors and neighborhoods that they read their community paper every week. Not all communities are so engaged, and it is gratifying to produce newspapers that so many of you rely on to help our local organizations and businesses to thrive. These facts for The Laker/Lutz News that were unveiled by our audit are something our entire community can be proud of. After all, without the community supporting us through their readership and advertising dollars, there would not be a community newspaper in your driveway every Wednesday. The words “thank you” do not suffice to express our gratitude for your continued readership and support, but I hope you realize that our appreciation is heartfelt.

Cellphone donations aim to help kids The Laker/Lutz News Staff Report

When children are removed from their homes by the state of Florida because of neglect or abuse, they are assigned a Guardian ad Litem. Children who are wards of the state are unlikely to have cellphones, which can cast them into the role of being a social leper because they are unable to connect to their peers through texting, Facebook and other social media. That’s where a program called E C Call Home comes in. This program provides cellphones to children who have become guardians of the state. The Perfect 10 Charity created E C Call Home to give these kids the opportunity to stay connected with their peers through their cellphones. The charity is asking local groups, clubs, churches and charities to collect used cellphones or smartphones and chargers. The donated phones will be scrubbed clean of personal data by Computers Etc., in Dade City. The refurbished phones will be distributed by your local Guardian ad Litem to the children as needed.

PHSC provides disabled students ‘Access to Success’ By Michael Murillo

mmurillo@lakerlutznews.com

College students who are disabled often require special accommodations in order to get through their coursework in the pursuit of a degree. It seems like a given that they’d receive those accommodations. And they do, if they have the proper documentation. Normally that means assessment testing from a specialist in the field of their disability, which can be an expensive process. “It’s very rarely covered by insurance. It’s a big chunk of change for students going to school,” said Sarah Brunet, assistant coordinator of disability services at Pasco-Hernando State College. That chunk of change can run several hundreds or even thousands of dollars. That’s why PHSC established Access to Success, a grant program that provides assistance to students with disabilities who have trouble paying for their assessment testing, which is required under the Americans With Disabilities Act.And with a growing disabled student population, the department is trying a new fundraiser to provide resources for that grant. Their Run, Walk, Roll 5K will take place April 26 at the college’s Porter Campus, 2727 Mansfield Blvd., in Wesley Chapel. They’re hoping for 100 participants in its first year, and the money raised will make a big difference to disabled students trying to further their college career. “This gives them those accommodations to kind of level the playing field, to be as successful as their peers would be,” Brunet explained. The accommodations are specific to the disability, such as large-print course

to do their best without them and hope it’s enough. One of the frustrating parts of her job, Brunet explained, is not being able to help everyone, knowing it can have an effect on their future. “It makes you wonder, what happens to that student? I wonder if they were able to get through that class or finish up,” she said. The Office of Disabilities Services hopes to make the 5K an annual event, and keep funds in the grant’s coffers. The college already has hundreds of students with disabilities on its rolls, and will add PHOTO COURTESY OF PASCO-HERNANDO STATE COLLEGE more as enrollment continStudents with disabilities can participate in study groups and succeed in their classes, but they might need ues to grow. Showcase homebuilders can choose from more than 1,000 design plans in Southern Living’s database, but can modify plans or do their own. Southern Living representatives have to approve the plan and the interior finishes, Solomon said. “So we can coordinate everything with Southern Living designers,” he added. Javic Homes was founded in 2001 and has built about 300 homes in the Tampa Bay area. For its 2015 showcase home, Solomon said, “We had inspiration from one of (Southern Living’s) plans. On the second floor, there are three bedrooms, a bonus room and a balcony. Local artists such as Sarah Hull, Francine Bauer, Lori Starkey, Debra Radke and Sharon Britton display their artwork throughout the house. Personal tastes in homes vary, but Solomon said trends generally are for clean lines and interiors that are not ornate, but have simple styles. Homebuyers also want durability and energy efficiency. Technology is an integral part of new homes with devices that operate televisions, garages, sprinkler systems, alarm systems, lights and sound. Lifestyles, budgets and personal tastes are part of the decision making when building a custom home. “You always try to balance lifestyle needs with decorating and design details,” Solomon said.

Rodriguez pitches into PHSC’s record books By Michael Murillo

mmurillo@lakerlutznews.com

Pasco-Hernando State College pitcher Danny Rodriguez now has the most wins in school history after pitching PHSC’s first nohitter last year. The pitcher is excited to talk about some big accomplishments. “It was the best thing I’ve ever experienced in baseball,” Rodriguez said. But he’s not describing his personal accomplishments, such as the no-hitter or setting the school wins record. He’s talking about a team accomplishment: The school’s trip to the National Junior College Athletic Association Division II World Series last year, where they finished fourth in the nation. Rodriguez is known as a team player, so that’s his focus. But when asked about his own personal records, he’s more subdued. “It’s nice. It doesn’t concern me as much as winning regionals and getting to the World Series,” he said. While setting the record isn’t that big of a deal to Rodriguez, the Conquistadors have used those victories to full advantage, reaching a spot in last year’s World Series during his 10-win season. His current 8-2 record also has helped the team to qualify for their regional tournament next month. Steve Winterling, who coaches Rodriguez, said the pitcher doesn’t rely on just one kind of pitch to get out of tough situations. “Anybody can throw a fastball, but you’ve got to have the other pitches,” Winterling said. “He has those, and he throws them with confidence.” That confidence didn’t come from his senior season in high school. He was a middle infielder and had just one pitching start, with 10 innings of work, in his final year at Steinbrenner High School. Though he had pitched more the year before, and got in more work with his travel ball team, Rodriguez never took pitching lessons. Instead, he would teach himself pitches, going over them until they felt right. He

learned his curveball when he was young and added the slider in high school. He just got his change-up working last year. That steady progress has made him a versatile weapon for Winterling, and one he used in different situations last year. He became a regular starter about halfway through that season, yet still racked

up 10 victories and developed a reputation for being calm and collected on the mound. “I never really stress about the outcome. I just try to do my thing each pitch and with each batter,” Rodriguez said. While he’s serene on the baseball field, he admits that’s not always the case when he’s off it.

OASIS GOLF TOURNAMENT APRIL 25

SPORTS SPORTS SPORTS SPORTS

Oasis Pregnancy Centers will host its Sixth Annual Golf Tournament on April 25 at the Sherman Hills Golf & Country Club, 31200 Eagle Falls Drive in Brooksville. It begins at 8:30 a.m. For information, call (813) 406-4965.

GOLF TOURNAMENT BENEFITS TWO CHARITIES

The Building Great Communities Charity Golf Tournament, benefiting A Brighter Community and USO Central Florida, will take place April 24 at Saddlebrook Resort, 5700 Saddlebrook Way in Wesley Chapel. USO Central Florida provides services for ill, injured and deployed military service personnel and their families. A Brighter Community is the oldest nonprofit preschool in Hillsborough County. The cost is $500 per player, or $1,600 for a foursome. Sponsorships are also available. KNIGHTS OF COLUMBUS GOLF TOURNEY MAY 3

He’s more of an animated guy, and lets his enthusiasm show. On the pitching mound, though, he displays a calm presence, and doesn’t let the pressure of a tough situation rattle him. “I like being in control and taking the pressure,” he said. Other schools are taking notice of his control as well. Rodriguez will have plenty of opportunities to continue his collegiate baseball career, and is already fielding offers from schools both in and out of Florida. He hasn’t made a decision yet, but said that the University of West Florida in Pensacola is a front-runner. Beyond, there’s the possibility of a professional career. If Rodriguez keeps the momentum going through his senior season, his numbers will be tough for scouts to ignore, Winterling said. It wouldn’t be much of a risk for a team to take a chance on a proven winner. “The guy throws strikes and gets outs. What more can you ask for?” Winterling said. Rodriguez said he’d try his hand at professional baseball “in a heartbeat,” but he’s not counting on that career path. He’s studying business, and wants to make sure he has a useful degree to continue his winning ways, even if it’s not with a baseball in his hand. For now, Rodriguez is focused on finishing the season strong and winning the regional tournament to take another crack at World Series play. The team has fixed some of its weaknesses from last year and should be able to compete in the postseason, he said. “As a team, we have more pitching, and defensively we’re better,” he said. “That’s really the two that we needed.” While the coach also puts team goals over individual ones, he’s glad to see the school’s win record go to a deserving player like Rodriguez. “He’s a team guy,” Winterling said. “You can’t ask for a better person to be a rep (for the team) on the baseball field.”

Chillin’ with some old time music The Laker/Lutz News Staff Report

I

FRED BELLET/PHOTOS

Fifty-three year old John Shannon, of Arcadia, played ‘I’ll Fly Away’ and ‘Old Folks Music-Suwanee River’ amidst a web of microphones on the front porch of the Overstreet House at the Florida Pioneer Museum & Village. The porch of the home built in the 1860s was an appropriate setting for the festival’s stage.

Although registered to sing in the men’s vocal competition, Steve McClure, of Tampa, was ready to sit in with any musician who wanted accompaniment at the Old Time Music Competition.

f you enjoy music, especially the old-fashioned kind, the Florida Old Time Music Championship at the Florida Pioneer Museum & Village in Dade City was the place to be last week. About 200 people turned out for the annual competition, which features the kind of music that would have been played during Florida’s early days. Old time music is a genre of North American folk music that contains elements from the European countries from which the settlers came. The music is created with such instruments as the fiddle, guitar and banjo.

Jeff Miller, right, of Hudson warms up before he, Ed Yelle of Brooksville and 92-year old Harold Thomas take the stage at the Florida Old Time Music Championship. The festival was at the Florida Pioneer Museum & Village in Dade City.

Waiting to go on stage was Dade City’s own, 92-year-old Harold Thomas, on the right. Along with Thomas are Linda Yelle, seated on the bench, and in the back standing are Jeff Miller, of Hudson, and Ed Yelle, of Brooksville.

The staircase of the 1860s Overstreet House frames Don Polly, of Tavares, who played his rendition of ‘Danny Boy’ and the William Tell Overture on his harmonica. Polly, 77, has been playing harmonica since he was 8. Prize ribbons were nearby for the first night of the competition. Judges for the festival were handpicked.

The Overstreet House was the appropriate stage for the first night of the Old Time Music Championship at the Pioneer Florida Museum and Village in Dade City.

LOCAL WILDLIFE

PHOTOS COURTESY OF HELENA DOLK TUCKER

Look twice when visiting Lettuce Lake Park

Helena Dolk Tucker, of Lutz, took these photos at Lettuce Lake Park, off Fletcher Avenue in Tampa. Tucker said it’s an interesting place to visit, with lots of wildlife and vegetation, and even if you are looking at twisted tree limbs, it may be a while before you realize that what looks like an old tire is actually an alligator. The white ibis usually stands out among the trees.

Sweet and cuddly Ashton is a 7-year-old mixed breed. He is very mellow and sweet. If you’re looking for a dog that loves cuddles and kisses, Ashton is your boy.
