Winter-proofing your home, part 1

T

he days are getting shorter and colder, which means Jack Frost is at your door and he’s looking to freeze your pipes and give you the flu as an early Christmas gift. Fortunately, here are some tips that’ll keep you warm and protect your home from the jaws of winter.

Sort out your home insurance Check to make sure that your home insurance policy is up to scratch and that you’re covered for winter-related damage. If it comes to sorting out water damage to your Christmas presents or fixing a leaky roof, you’ll be glad you had the right cover in place. Keep your pipes toasty Burst pipes are common during winter due to rapid freezing and thawing, potentially causing massive damage. The best way to stop this from happening is to keep your pipes warm with their own foam cardigan (called lagging), which will reduce the heat lost and insulate the pipes to stop them from freezing. Get your boilers looked at A poorly maintained boiler wastes more energy and costs more, and it also runs the risk of leaking carbon monoxide. Either get your boiler serviced before winter or change your old model for a condensing unit, which could shave off around £235 a year (according to the

Energy Saving Trust). Insulation – more than just a woolly jumper About a quarter of the heat in your house is lost through the roof, so having good loft and wall cavity insulation could keep the house warm with less energy used. These improvements needn’t cost the earth, as there are a number of government grants and schemes that subsidise insulation installation. Bleed the radiators If your radiators are colder at the top than they are at the bottom, then your radiators have trapped air inside them that’s stopping the heat from circulating properly. It’s time to grab a towel and your special key and bleed that radiator! Bleeding the radiators releases the air, allowing the radiator to run more efficiently. Switch energy suppliers If your bills are still high despite these improvements, give your energy supplier a call and see if you can be put onto a more appropriate energy tariff. If that’s not good enough you look for a supplier that’ll offer you a bigger discount. There’s no disruption in service; all that happens is that your money goes to a different company when you pay your bill.

Nicola Dudley on some recent changes to trusts in wills.

lthough it is not absolutely true to say that nothing much changes in private client law when changes do occur they tend to have a knock on effect. For example….. Nil Rate Band Discretionary Trusts in Wills Since 2008 it has been possible for the nil rate band (the amount which can be left free of Inheritance Tax on death) of a deceased spouse or civil partner to be used by the survivor against the combined estates. Potentially, this means that up to £650,000 of a couple’s estates will be free of Inheritance Tax. However, before the introduction of the “transferrable nil rate band” it was accepted practice to include a trust (or a gift) of the nil rate band in couple’s Wills to make sure that both nil rate bands were used. This may not now be a good idea. By including a nil rate band discretionary trust in a Will the amount that will be free of Inheritance Tax is “fixed” at the limit that applies at the date of the first spouse’s death. Any transferrable nil rate band, however, will be applied at the rate in force at the time that the survivor dies, which means that it may have increased so a larger amount of the total estate will be free of Inheritance Tax. More recently, if the “residential nil rate band” comes into effect and the family home has been gifted when the first spouse dies then the Executors of the surviving spouse may not be able to claim the additional tax relief. ‘Residential’ Nil Rate Band It is possible that by the time you read this the “residential nil rate band” will be in place, increasing the tax free allowance for Inheritance Tax to £1m for couples who pass their home to their children from April 2017. The allowance,

which will be on top of the current nil rate band of £325,000, will be up to £100,000 per person in 2017-2018, up to £125,000 in 2018-2019, up to £150,000 in 2019-2020 and up to £175,000 in 20202021. However, it may not be available if the family home is either in a nil rate band trust or has already been given away. Deeds of Variation Whilst it has been possible for some time to vary a Will or the Intestacy Rules and redirect an inheritance there are proposals to stop such variations which means that there will be no opportunity to change any out of date tax planning that might be in place. Get Fit For Life! Personal trainer Jade Parsons explains how to help burn off the extra food at Christmas even when you’re resting!

N

early everyone eats too much at Christmas so we need to change our body before all this happens! Exercise is extremely important as it increases your resting metabolic rate (RMR). The majority of calories you burn in a day are not through activity, but instead through your RMR. Even the best diet won’t offset a lack of physical activity. So we need to do both! The resting metabolic rate is the number of calories the body requires at rest. It is important because any calorie intake above this is stored as excess fat by your body. Your resting metabolic rate will decrease as you lose muscle also. You have probably heard that people who go on crash diets end up lowering their metabolic rate, which means when they go off the diet, they put on fat more easily than before they started. This is because they have lost muscle, so they have lowered their metabolic rate. Many of the special compounds found in food are important to keep your metabolism running optimally. To protect your health and maintain your metabolism, you should plan to meet your RMR requirements with wholesome foods. A wholesome food is a good source of protein, vitamins, minerals and many other things your body needs. Bad news…. 1. The rate will decrease as we get older and males tend to have a higher RMR than women. 2. Alcohol is one of the worse things to affect your metabolic rate as it makes you

store fat. This is because of the way it breaks down in the body. 3. There is also a small genetic component that doesn’t help, which can vary by up to ten per cent, even in those of exactly the same age, gender and body composition. Meaning your genes can affect how well you absorb food. 4. If you cut your food intake to low, your body fights back and DECREASES its metabolic rate. How to increase the amount of calories you burn while you sit and do nothing? 1. Eat a breakfast that is filled with nutrients to jump-start your metabolism. 2. Your metabolism speeds up every time you eat. So to keep your metabolic rate up you should spread out your daily caloric intake by eating several small meals and snacks. 3. Eat more protein. 4. Lifting weight! Muscle burns more calories than fat. When you increase your muscle mass, you will not only notice a more toned you, but also that you will burn more calories even at rest than you would if you didn’t lift weights. Muscular bodies burn between 15 and 30 calories per day without doing any activity than nonmuscular bodies. 5. Cold water does burn calories by forcing your body to warm it up…to the tune of around 2 calories per glass. 6. Doing regular workouts or exercising!
