Project Role: Design Development, Construction Documents 1600 Smallman Street is an existing office building in the Strip District of Pittsburgh, PA that is being renovated as an industrial office building. The core of the building has been redesigned to accomodate many different tenant types and to provide for more efficient use of the space. The existing structure, brick, and nail laminated timber floors will be preserved, while the windows and vertical circulation elements will be reconfigured. A complementary new precast concrete parking structure will replace two existing buildings on the site.

Project Role: Construction Documents, Construction Administration, Permitting, Tenant Fitouts The adaptive reuse of the Hecht Warehouse in Ivy City is the anchor and pioneer building of the New York Avenue region of Northeast Washington, DC. The building has brought in retailers, residents, has activated the neighborhood, and has generated development of other buildings. The complexity of the existing building as well as the historic review processes created many unexpected challenges, which required flexibility and attention to detail from the design team.

Project Role: Schematic Design, Design Development, Construction Documents, Construction Administration The adaptive reuse of the Pappas Tomato Factory warehouse in Ivy City Hecht District will create a retail hub with several restaurants and shops anchored by a Compass Coffee roasting facility and a local restaurant; Gravitas. A pedestrian alley separates the building into three distinct zones, while preserving all existing major structural elements provides a view into the building’s past. Dealing with hydrostatic pressure on the existing exterior walls, as well as redesigning the existing foundations and structural system, required extensive coordination with consultants.

Ivy city is slowly becoming an entirely new part of Washington, DC which has an extensive history beyond Douglas Development’s endeavors. The design intent is to uphold the manufacturing and production aesthetics and purpose while presenting a new lifestyle for the surrounding residents. The idea is that this neighborhood can thrive on its own and bring about a positive shift in the ‘warehouse’ typology.

Barnes & Noble College: George Mason University Antunovich Associates
Project Role: General Project Management, Schematic Design, Design Development, Construction Documents, Construction Administration Barnes & Noble College Bookstores acquired the George Mason University account and required a complete re-design of the existing space. Taking the existing store to a cold dark shell, the store was able to be entirely transformed to accommodate an updated aesthetic as well as the proforma requirements to maximize the store’s retail sales and meet the company’s projections. The central stair became a focal point, a market was incorporated, and graphics were designed throughout the new store. 2015

Endurance of the Runner: An Architectural Narrative Graduate Design 2014: Thesis Research + Design
Attention to the architecture of the marathon has gone unnoticed and each is currently formed around the existing sites and monuments of the city, but what if there was an architecture created specifically for a marathon in and around Washington, DC? The architectural narrative is crucial in the experience of the marathon. The marathon is of a length comparable to that of a great story that can be felt through the mind as well as the body of the runner. Through applying four architectural interventions; thresholds of passage during the run, which address the needs of the runners throughout the capital crescent trail in connection with the Maryland Purple Line site, the architectural narrative for the marathoner could exist and heighten the experience. Marathon Route Map and Research Study
Intervention One: Relief
Intervention One: Relief
Intervention Two: Cleanse
Intervention Three: Endurance
Intervention Three: Endurance
Intervention Two: Cleanse
Why do people take on this challenge to do something so onerous to their body? It is a challenge of endurance. Something that only humans can achieve and it is this sense of achievement that some people strive for. It is about pushing the limits of our bodies and accomplishing a feat that a man died doing long ago.
Intervention Four: Celebration
All four of these interventions create an experience for the marathon as a whole. They serve as thresholds of passage which can be utilized for their needs as runners. Each one is experienced and pass through, however, the need to stop is up to the individual. Support for the endurance experienced is the goal anc celebration of such a feat is emboldened. For me, the most important part of the marathon is the architectural narrative that helps to accomplish such a challenge.

Corten steel bleeds into this path as these runners pass through. This highlights and records the passage of time in relation to their processions and rituals to this path. As they develop and change as runners, the path changes and develops as well. This path is for the beginner as well as for the elite runner, the marathoner and the jogger. It contains space for breathing and space for retreat.
