IS THE PRICE RIGHT? Orangeville Citizen http://www.citizen.on.ca/ news/2012-05-03/ Regional_News/ Is_the_price_right.html
Choosing the right list price for your house or condo can lead to a timely sale and maximize your investment, so real estate experts recommend a strategic approach based on “precise numbers” when picking a property's sales price. “The right list price is the first step to getting buyers to look at the house, and if the number is too high or too low you can attract unrealistic offers,” says Ron Abraham, president of the Ontario Real Estate Association (OREA). A 2008 study from Psychological Science compared house listings to what they sold for and discovered that seller's received offers closer to their asking price if the figure was precise, for instance $299,500, versus a
round number like $300,000. “A Realtor will often recommend a precise number after evaluating the home's worth,” Abraham continued. “Buyers will perceive it as closer to the value of the property than one that's rounded up to the nearest ten thousand or hundred thousand dollars. To a buyer, an ‘exact’ listing appears as if the owners put more thought into the evaluation.”
a different size or in a different part of town since this will give you a false idea of its worth.• Discuss with your Realtor factors such as mortgage rates, nearby schools and access to transit and how this can create interest in the listing. • Get the price right the first time. Each time you lower the price you make the house seem unsellable and offers will come in far less than what

POETRY CORNER
All early in the morning
He picked the clustering roses,
I rose to greet the day,
The lily in its sheath,
And underneath my window
The long-stemmed purple violets,
I saw a Child at play.
And wove them in a wreath.
And as the Child approached her, All sweetly she knelt down And bent her head, receiving His fragrant, flowery crown.
The robins were not fearful
And then I saw a Lady
Read it…
Of one so mild and meek;
Come walking in the dew;
Write it…
They lighted on His shoulder
Live it...
And nested at His cheek.
Her robe was white as starshine, Her mantle was deep blue.

Real Estate Board President Donna Mathewson says despite the loss of secondary jobs at Hiawatha Slots, Sarnia Jail and Zellers, the Chemical Valley continues to anchor the local market. Homes under 200 thousand dollars continue to drive the market with 120 sales in that price range. The average sale price so far this year is just under 200 thousand dollars.

INSPIRATION CORNER A philosophy professor stood before his class with some items on the table in front of him. When the class began, wordlessly he picked up a very large and empty mayonnaise jar and proceeded to fill it with rocks, about 2 inches in diameter. He then asked the students if the jar was full. They agreed that it was. So the professor then picked up a box of pebbles and poured them into the jar. He shook the jar lightly. The pebbles, of course, rolled into the open areas between the rocks. He then asked the students again if the jar was full. They agreed it was. The professor picked up a box of sand
and poured it into the jar. Of course, the sand filled up everything else. He then asked once more if the jar was full. The students responded with a unanimous “Yes.” “Now,” said the professor, “I want you to recognize that this jar represents your life. The rocks are the important things – your family, your partner, your health, your children – things that if everything else was lost and only they remained, your life would still be full. The pebbles are the other things that matter – like your job, your house, your car. The sand is everything else. The small stuff.”
“If you put the sand into the jar first,” he continued “there is no room for the pebbles or the rocks. The same goes for your life. If you spend all your time and energy on the small stuff, you will never have room for the things that are important to you. Pay attention to the things that are critical to your happiness. Play with your children. Take your partner out dancing. There will always be time to go to work, clean the house, give a dinner party and fix the disposal. Take care of the rocks first – the things that really matter. Set your priorities. The rest is just sand.”
