Economic development over the last year is on track to break records. That’s the word from Kernersville Community Development Director Jeff Hatling as he discussed where the majority of building and growth in Kernersville has been centered through most of 2015 and now into 2016. “We’ve issued a record number of construction permits. We’ve also seen record value in projects and our residential numbers are doubling,” Hatling said.

According to Hatling, the Town issued almost 1,800 construction permits in 2014, then saw that number jump to nearly 2,300 in 2015. The numbers are only continuing to grow. In the first three months of 2015, Hatling’s department issued 526 construction permits. By comparison, in the first three months of 2016, a total of 720 construction permits have already been issued by the Town. Also in 2015, construction values for projects submitted to the Town were estimated at $34.3 million from Janu-

ary to December, while this year, construction values already total $31.6 million just through March, Hatling said. A lot of that development has been on the residential side, a section of the economy that is only beginning to recover from the recession of 2008. “After 2008, everything stopped. We’re just now seeing a renaissance occur,” Hatling said. “In Kernersville, commercial and industrial development never really slowed down after the recession, but residential did. We’re starting now to see a full recovery.”

Hatling attributed the growth in residential development here to a growing job market for the area. “Residential growth is caused by job growth. We’ve seen strong job growth in the Kernersville area and then the

Serving the Kernersville community The Kernersville community has seen significant growth in the past 12 to 14 months, and the health care community has expanded as well. Novant Health, the largest health care system in the community, continues to grow and offer more services. is expected to have roofs up by the summer. In addition, construction continues on hundreds of apartments planned at the new Smith Crossing development along Union Cross Road, just north of Interstate 40. The project also calls for retail and commercial development, with site plan reviews underway for medical office space at the location. “Plans call for an 11,000 square foot medical office and a three-story storage facility,” Hatling said. Other actively developing residential projects are Hawthorne at the Grove off Macy Grove Road, Friar Woods Apartments, new townhomes in McConnell, and the Caleb’s Creek, Haddington, Deerwick, Hearthstone and Glennstone projects. One of the biggest commercial projects being developed in Kernersville currently is the new Main Street Market, a project that calls for

construction of a new 49,600 square foot Lowes Foods grocery store and additional retail space, along with three other free-standing retail outparcels on a 17.62-acre site at Old Winston Road and the Cherry Street extension. Construction on the project began in late April and included the permanent closing of the Cherry Street extension. Another huge project that saw completion in 2015 is the $150 million, 400 square foot Kernersville VA Health Care Center along Kernersville Medical Parkway. The facility offers outpatient medical care to veterans, and officials expect that it could see up to 32,000 patient visits a year. Other projects expected to improve access to Kernersville include the recently completed $43 million Union Cross Road widening project and new diverging diamond interchange and the $38.8 million Macy Grove Road interchange with U.S. 421/Business 40,

which wrapped up in November 2015. Both are North Carolina Department of Transportation (NCDOT) projects and are among hundreds of millions of dollars in state transportation improvement projects either completed, underway or planned for the Kernersville area. Another major NCDOT project is construction of the eastern leg of the Northern Beltway, a multi-lane highway that will loop around Winston-Salem from Kernersville in the east and Clemmons in the west. The first portion of the project is a 3.4 mile stretch between U.S. 421/Business 40 and U.S. 158 valued at $154 million. Hatling said there isn’t one area of Kernersville seeing more development than others and that demand is only growing. Interest in Kernersville is so strong that developers are even willing to tear down old-

Road projects

The first leg of the eastern portion of the Northern Beltway is a 3.4 mile stretch. Construction of the $154 million project is now underway.

According to the North Carolina Department of Transportation (NCDOT), the nearly $1.8 billion in transportation projects planned over the next 10 years in Forsyth County is unprecedented, with many of those in the Kernersville area. Almost $450 million of that will be to construct the eastern portion of the Northern Beltway that runs through Kernersville and Walkertown.

Construction of the first leg of the eastern portion of the Northern Beltway extends from Business 40 near Linville Road northward to Hwy. 158.

The NCDOT completed the majority of its $43.2 million widening of Union Cross Road from Sedge Garden Road to Interstate 40 in 2015 that included creation of a diverging diamond interchange.

The NCDOT completed construction of the new, $38.8 million Macy Grove Road interchange in November 2015. The project included the closing of the old Hwy. 421 exit at Colfax. Eventually, the NCDOT plans to extend Macy Grove Road to North Main Street.

Crews have been busy grading a site on Clayton Forest Road off Hwy. 66 South in preparation for construction to begin on a new Hampton Inn.

The Town of Kernersville has made some improvements to the shelters at Fourth of July Park, with more improvements slated over the next year.

Improvements at the Ivey M. Redmon Sports Complex have included paving the parking lot with striping and a new island, new landscaping, and brick pavers. Plans also call for a dog park, making the park handicap accessible and creating an educational wetland.

Pine Knolls Golf Club was purchased by longtime Kernersville resident Jim Butler in 2015. Butler has lived in Pine Knolls for 21 years and was a member of the golf club.

The Market One Fifty retail center at 1020 South Main Street underwent a complete rebuild last year that saw the tearing down of most of the building space in May 2015 followed by grand reopenings of the businesses located there, including Starbucks, Chipotle, Ellis Jewelers, AT&T and Mattress Firm. Above left, with its new corner location in Market One Fifty, Starbucks Coffee now offers customers drive-thru service. Above center, the AT&T store in Market One Fifty is an authorized dealer and is open to customers Mondays through Sundays. Above right, Mattress Firm now has three locations on South Main Street, one of which is for current and new items, the second for clearance items and the location in Market One Fifty is for items being liquidated.
