HOW TO ATTRACT THE BEST TENANT?

It is vital that the property be presented to the tenant in a safe, clean and tidy manner with all external areas maintained neatly. A well prepared home should attract a better tenant, achieve a higher weekly rent, and will also help ensure the rental process is smooth and easy from start to finish. If the property is not presented well it may detract tenants from viewing the property or prevent applications being received which will then delay the leasing of your property.


Below is a basic outline of what should be carried out prior to marketing your property for rent: » Clean the property thoroughly from top to bottom, inside and out. You want your property handed back to you in good condition, so set the initial benchmark high. Clean carpets, curtains and blinds, flyscreens, windows, garbage bins, garage, guttering and more. Ensure lawns are mowed and tidy, weeds are pulled, and gardens are pruned. » Fix and repair maintenance issues from the letterbox to the back fence, and everything in between. This also applies to anything small that you’ve just grown used to living with, like mouldy bathroom grout, leaking washers, dripping taps, broken tiles or chipped paint. A small repair or maintenance now could save you a bigger problem in the future. » Increase value with a fresh coat of paint, new carpet and light fittings. Adding heating and cooling, such as reverse cycle air conditioning, can potentially add value to a rental property. As can a new bathroom or kitchen if the old one is outdated but you’ll need to do your own cost benefit analysis and work out how long it will take to recoup the initial outlay. » Think safety! Landlords are required to provide smoke detectors. Does the property meet current regulations or safety guidelines e.g. pool fences, stairs, railings, balconies, glass and windows? Does the property meet electrical and water efficiency standards under your local Residential Tenancies Act? Our Property Management team can best advise you on your property once we have inspected.



CHOOSING THE RIGHT TENANT. Choosing the right tenant for your property is one of the most important tasks that a Property Manager carries out for the owner. Thorough screening and correct procedures are vital in finding the best tenant(s) for you. Our tried and tested selection process includes: 1. Knowing your property, relevant body corporate by-laws, knowledge of other neighbours and your personal preferences. 2. Tenants are required to complete our comprehensive application process including employment and rental history details. All references are checked by our office. Where possible tenants are also screened by the National Tenancy database. 3. All prospective tenants are met at the property thus enabling the Property Manager to personally screen tenants prior to the application stage and ensure complete security. We do not hand out keys to prospective tenants.

WHAT’S NEXT? » A leasing price and fee will be agreed upon between yourself and our Property Manager. You will then be required to sign a managing authority authorising the real estate agency to market, lease and manage your property on your behalf. » One of our team members will show prospective tenants through your property, dealing directly with the clients and building a rapport prior to receiving the applications. Once we have thoroughly screened and processed the applications, we then forward to you for your consideration and decision on the approved applicant/s. » Our office prepares all lease documentation for signing and collection of rent and bond ensuring all the legal requirements have been covered. » Prior to the tenant collecting keys and moving into the property, we will prepare a detailed condition report which includes photographs outlining the condition of the property which is kept on file and used at the end of the tenancy during the final inspection.
