Staging your home can improve your home’s appearance in the eyes of potential buyers. Builders invest in the cost of staging model homes because they realize how well a staged KRPH VHOOV +HUH DUH ÀYH WLSV WR KHOS \RX VWDJH your home effectively, ultimately selling your home quickly and for the highest possible price. 1) Clean: Your home should be professionally cleaned to achieve that perfect “sparkle”. Blinds, curtains, and fans should be dusted. Windows should be cleaned inside and out. 2) Repair: Do a “walk through” looking for anything that is in need of repair. Fix leaking faucets or cracked tiles. These minor problems could leave potential buyers questioning if there are major problems unseen and could leave them the wrong impression. 3) Eliminate Clutter: The hardest rule of all. Clutter includes all of the nick-nacs, collections, and other pieces we love so dearly. Clutter makes a home appear smaller and disorganized though. The “50% Rule “ requires that you reduce the clutter in your home by at least half. 4) Colors: Neutral colors sell. Potential buyers walk through your home and want to imagine themselves living there. If you XVH FRORUV RU VW\OHV WKDW DUH WRR VSHFLÀF RU thematic you might have just turned them off. Using high quality products but staying neutral is safest. 5) De-personalize: Remove all items that potential buyers can’t identify with such as religious and political items, family pictures, and items that might not allow potential buyers to make an emotional connection with your home. There are many home decorating shows that offer staging advice, or look through magazines for inspiration. You can also visit a model home in the area to see what builders do, or call a professional stager for a consultation.

Selling your home is one of the biggest decisions you can make in life. Today’s home market trends can have sellers feeling nervous and frustrated even before they list their home. The good news is that it’s still possible to get top dollar and a quick sale, as long as your property is priced appropriately. The number one reason homes do not sell as quickly as sellers would like is because the price is too high. Most home owners want to get as much as they can from the house they’re selling (and rightly so!), but without a professional appraisal, people often overestimate the value of their home. If you are a seller, you need to have an accurate value of your house determined before you set a price. If you price your home too high over the market worth, your house won’t get any traffic. Most buyers will need to have an appraisal before they can secure financing for the house; you don’t want them finding the true value of your house before you do. Home appraisals are conducted by a professional appraiser, or through a market analysis performed by a real estate agent. Professional, full-time, real estate agents will most likely know your home’s true worth and will price your home accordingly. If there are no comparable homes (square footage, floorplan, price point, etc.) within your neighborhood or within a one mile radius, a professional appraisal is a MUST.

If you choose to have a professional appraiser come in, be prepared to allow two hours or so, depending on the size and layout of your house. The appraiser will take multiple photos of the interior and exterior of your home. They will take room measurements and measure the outside to get the land size of your property. They will also inspect each room and look for any upgrades and/ or problems that your home may have. Afterward, the appraiser will research comparible homes in and around your neighborhood, that have sold in the last few weeks. With that information they will calculate your home value and create a report for you. Whether you choose to have your realtor provide the market value, or have a professional appraisal done, it is important you know the fair market value before you set the price for your home or make an offer another property.
