Welcome to the Autumn Edition of our Northcote Development newsletter.

We’ve loved seeing so many people out and about enjoying Te Ara Awataha and the revitalised parks. On Valentine’s Day our partner organisations, mana whenua, the local community and school children came together to celebrate this award-winning new greenway.

A big thanks to those involved (see photo above) – the path that runs along the Awataha stream is a local project worth celebrating.

Read on to learn more about our stunning new greenway, with details on an upcoming community day. Plus we have updates on the town centre, the overall development, and some interesting figures on what goes into completing a project.

Te Ara Awataha is an amazing addition to our community; it connects our places and people, and is home to native flora and fauna. It’s taken a huge team effort of time, energy and expertise to breathe life into this amazing location – so we think it’s worth celebrating.

Bring the family for all sorts of FREE activities and awesome entertainment including:

A revitalised Northcote Town Centre

On behalf of Auckland Council, Eke Panuku is leading the revitalisation of the town centre – Northcote Central. They are currently in the process of selecting a development partner(s) to help them deliver new shops, eateries, offices, apartments, laneways, and a town square – expected to start from 2027. Other exciting developments include a new community hub, an upgrade to Puāwai Cadness Reserve and a new main street. Itain’t easy being green

Students from Northcote Intermediate recently learnt about the complicated process required to restore Te Ara Awataha. They were guided through the various stages of the river’s revitalisation, gaining valuable insights into its planning, the sustainable practices implemented during construction and the ongoing efforts to maintain the area’s delicate ecological balance.

Inspired by their newfound connection to Te Ara Awataha, the students implemented a litter monitoring system to help them take more responsibility for their local environment.

Northcote Development Project Update

The Northcote Development will see around 300 existing social homes replaced with approximately 1,700 new dry, warm homes over the next few years. Around 480 new social homes will be built, an increase of 180 above the replacement of existing social homes. Over 1,200 new homes will be delivered to the market, many of them in the more affordable price range.

Along with the much-needed homes, Northcote residents will see improved infrastructure and new amenity. To make sure everything progresses smoothly and is ready for the new residents, we’ve already made huge improvements to the existing streets, parks and public spaces. A five-year plan, completed

Northcote has marked a momentous milestone in its redevelopment; reaching the completion of its extensive civil infrastructure and construction work.

“All of the work we’ve done so far means we can now focus on providing around 1,700 new homes for the community, as well as the hundreds that will be part of the Eke Panuku town centre development,” says Claire Laybourne, Senior Development Manager.

“We started building new homes years ago but this infrastructure work means we can get on with building the new homes the community needs.”

“Kāinga Ora and our civil construction partner LEAD Alliance have worked alongside mana whenua, Auckland Council and its various teams, Chorus and Vector, and with businesses, community groups and residents to deliver for Northcote,” says Claire.

As well as paving the way for new homes, those partnerships have also created spaces for residents to gather and enjoy, including the award-winning Te Ara Awataha greenway/Ngutu Kōtare and Te Kaitaka/Greenslade Reserve.

“There is a very, very long list of people who have made all of this happen for Northcote.”

During the early stages of Te Ara Awataha’s development, nature will seek to fill any gaps, so local volunteers are supporting the regular maintenance efforts by helping to remove noxious pests to give desired plants a chance to get established. Rather than a neatly manicured garden, the river and its banks are a developing ecosystem and will require careful maintenance over the next 10+ years to ensure it becomes well-established. Species such as native watercress are abundant throughout the awa, and have appeared naturally, so these need to be nurtured.

This was a Kāinga Ora (and friends) full day working bee. Just one of many volunteer initiatives on the awa. The team removed around 15 cubic metres of weed and it was amazing to see everyone come together to do the mahi.

Te Ara Awataha –Northcote’s new greenway – runs through the heart of the neighbourhood and it’s quickly become home to native flora and fauna – but it needs your help.

Kaipātiki Project, supported by Kāinga Ora and Eke Panuku Development Auckland, are calling on the community to join us in helping regenerate this new, nature-based community space. Come along and see what it takes to get new ecosystems thriving. This is a great opportunity to connect with your community, get up close with nature and become a knowledgeable, seasoned hand at native bush regeneration.
