with buzzing of bees, the arrival of migrating song birds, and the colorful pop of wildflowers. I am thrilled to welcome you to Willistown Conservation Trust’s 7th Annual Barns and BBQ. Please join me in thanking this year’s hosts for sharing their wonderful barns and properties. Today we celebrate Willistown’s beautiful barns and working lands as well as the landowners who helped preserve them. I am gratified by the overwhelming support we receive at this event and I thank you for being here. IN WORKING WITH EASEMENT DONORS OVER THE YEARS, I have found they all share a common

desire—to protect land they hold dear to their hearts. Sometimes a property has been in a family for generations or the land has been recently purchased, but each time the owners want to protect the beauty of the land they love and ensure it will be protected in perpetuity.

I AM DEEPLY GRATEFUL TO THE MORE THAN 150 LANDOWNERS as well as township, county,

and state officials who have helped to permanently protect over 7,200 acres of land in the Willistown area. To put that number in perspective, it is more than twice the size of Valley Forge National Park. It is thanks to those committed individuals and the efforts of countless others that Willistown has retained many of its rural traditions, and we are truly fortunate to enjoy this beautiful countryside just 20 miles from Center City Philadelphia.

AS YOU VISIT THE BARNS, MANY OF WHICH REPRESENT CLASSIC CHESTER COUNTY RURAL ARCHITECTURE, remember that they would cease to be of viable use without the conserved lands

that surround them. By protecting land, we help ensure it can continue to function as a working landscape, while also protecting scenic views, wildlife habitat, water quality, and historic places.

THIS LAND ALSO WORKS FOR SCIENCE. Our permanently protected local land allows the Trust to

make a broad conservation impact through our bird, farm, watershed, and education programs, contributing to the science of conservation. The widely recognized work our expert staff does is unique and vitally important.

Since then Rick has spent over two decades guiding for trout and steelhead throughout the West, Michigan, Ohio, Pennsylvania and New York. For the past eight years, Rick has fished the Upper Delaware system and now guides the entire season for West Branch Angler. LOCALLY PROTECTED LAND WITH A BROAD CONSERVATION IMPACT As you tour these exquisite barns and farms, look closely at the surrounding land. Notice the abundant trees, the rolling hills, the open space, the tapestry of wildflowers. The fragrant air around you is alive with bees, butterflies, and countless other beneficial insects. Even the grass beneath your feet provides rich habitat for countless organisms. Listen, too, for the calls of the many birds that nest here or rest in the woods on their arduous migrations. Nearby streams carry precious water through this protected land to the Delaware River and beyond. And as night falls, look up in the sky. Buffered from the bright lights of the surrounding area, stars are more clearly seen and nocturnal insects thrive. The land we have gathered to celebrate today is a treasure. In the last decade, Willistown Conservation Trust has steadily made advances to use this treasure to help make a broad impact on conservation science –far beyond this locally protected land.

RUNNING WITH THE LAND

As you read the stories of the beautiful properties and barns on this year’s tour, you will notice they each have rich and interesting histories. The Willistown Conservation Trust’s commitment to stewarding these conserved properties in perpetuity inextricably ties us to the story of these lands. When a conservation easement is placed on a property, it typically includes language that preserves the significant natural, cultural, and scenic resources of that property and restricts its future development. Both the Trust and the conservation easement landowner assume responsibility for upholding its terms—forever—which is typically expressed in the easement as “running with the land in perpetuity”. Together we accept this responsibility with the understanding that our collective role—as landowner and as the Trust—is simply one chapter of a perpetual commitment that will extend long beyond our tenure. Because of this shared responsibility and history, our relationships with our easement landowners—the heroes of the Willistown countryside—are some of the most enduring and important partnerships we hold as an organization. As a result, we work tirelessly to honor and strengthen them. Over time as easement properties change hands and new landowners and families come into our community, the Willistown Conservation Trust will be here to welcome them and ensure the permanent protection of the land that makes our community so special. MARLBOROUGH FARM 11 MARLBOROUGH ROAD NEWTOWN SQUARE UP A WINDING, TREE-LINED DRIVEWAY and around a meandering bend, a pastoral oasis unfolds. The 87-acre Marlborough Farm holds a special place in the history of land conservation in Willistown, a pivotal property saved from development by the determination of a group of friends and neighbors organized by founders of Willistown Conservation Trust. ON A SATURDAY IN MAY 1988, this beautiful farm was offered for sale at a public auction. The group of friends – fourteen investors in total – agreed in advance upon a ceiling amount to spend on the land, intending to outbid several developers who were bent on purchasing the farm for subdivision. Making use of a hastily procured solar-powered calculator, the group entered into the fray, throwing out per-acre bids as quickly as the calculator could compute. As the sun went down, the bidding continued; the calculator, unfortunately, did not. Undeterred, the group kept at it and ultimately prevailed, beating out the developers whose plans would have changed the face of Willistown.

THE LAND WAS THEN PERMANENTLY PROTECTED FROM DEVELOPMENT by a family who purchased it from the investors and donated a conservation easement. In 1992, C. G. Berwind bought the farm and embarked on a master plan that created the current layout and remarkable farm complex we can see today. THE PROPERTY TODAY has been enhanced with an eclectic yet sensitive combination of structures, sculpture, and landscape design. The 19th century bank barn is a Chester County classic, with a banked bridge entrance to the upper level, still used for hay storage. The bottom level, home to livestock, has a roofed entrance supported by whitewashed stone conical columns, a hallmark of Chester County barn design. THE BERWINDS WORKED WITH JOHN MILNER ARCHITECTS to design a medieval style, thatched-roof sheep shed. The roof was hand-thatched by William Cahill, an internationally renowned Irish thatcher. Each reed in the roof was hand-laid with locally-sourced water reed, and the roof must be painstakingly maintained every few years. The sheep shed is open on one side, supported by a conical stone column, and sits adjacent to two crisp, clean frame barns, carefully juxtaposed to create an interesting tension with the sheep shed. THE SHEEP, GOATS, HORSES, DONKEYS, AND COWS that are lucky enough to reside here are all rescue animals. An old pig shed is home to multi-colored fowl, including pheasant, peacock, and several different species of chicken, as well as several homing pigeons that arrived of their own volition and decided they wanted to make it home. 19


BLACK SHEEP FARM 944 GARRETT MILL ROAD NEWTOWN SQUARE ON THE BANK OF A HILLSIDE ALONG SCENIC GARRETT MILL ROAD sits the historic Samuel Bell House and farm. In 1787 Samuel Bell, a carpenter, purchased the land and constructed the buildings, which remain today. The original house, a traditional two and a half story, three-bay fieldstone dwelling, was thoughtfully expanded in 1998 by Griffiths Construction. The Pennsylvania bank barn has a conical forebay support on the south wall, stalls on the ground level, and a two story hayloft above. Next to the barn, a smaller outbuilding currently serves as both a birthing barn for sheep and goats as well as a winter chicken coop. In addition, the barn has a root cellar, used for cold storage in the days before refrigeration, and a fieldstone springhouse in the barn meadow along the drive. IN 1997, THEN-OWNER SUSIE MORAD, AN AVID EQUESTRIAN AND ADVOCATE FOR OPEN SPACE, had to sell her beloved farm. In an effort to conserve the property, Susie reached out to Bonnie Van Alen and Willistown Conservation Trust to help her find a conservation buyer who would agree to protect the land forever. Karen and Frank Doyle, with their two young children, bought the property and placed a conservation easement on the full 17.44 acres that same year.

THIS PARTICULAR PART OF WILLISTOWN IS CHARACTERIZED BY SCENIC, ROLLING COUNTRYSIDE and farmland that slopes into the valley of Ridley Creek. The easement designates a trail for public access, increasing the network of trails throughout Willistown. It also protects the sensitive waterways of Ridley Creek, a major source of drinking water for the greater Philadelphia area, and the surrounding sensitive wetland areas, including the natural habitats of fish, wildlife, and plants. IN 2010, LARRY AND RENEE GRANGER PURCHASED THE PROPERTY, continuing the long tradition of farming and land stewardship. They care for a menagerie of animals, many rescues, including chickens, horses, goats, sheep, dogs, cats, and a donkey named Clementine. The sheep, black like the farm’s namesake, are the Katahdin breed, raised by the Grangers for meat. The farm dog, Oliver, with a missing eye, proudly stands guard among the goats. SOON THE BARN WILL MEET ANOTHER NEED. The Grangers have partnered with the Andrew L. Hicks, Jr. Foundation to provide a rural experience to youth in Chester county. The newly refurbished hayloft will offer a retreat and clubhouse space to the Foundation’s children. Named after a family friend’s son who tragically passed away, the Foundation connects culturally diverse communities, empowering their youth through mentorship and leadership. 21


FOX CREEK FARM

2405 WHITE HORSE ROAD BERWYN

IF THEY COULD SPEAK, THE HAND-HEWN BEAMS IN THE BARN AT FOX CREEK FARM WOULD HAVE MANY STORIES TO TELL. Dating back to the early 1830s, the barn has been the centerpiece of farm and family life. It has been home to hay and equipment as well as pigs, cattle, chicken, sheep, goats, working horses, and most recently, competition and foxhunting horses. Other structures on the farm date to the 1730s. ONCE PART OF A SEVERAL-HUNDRED ACRE HOLDING, THE FARM TODAY CONSISTS OF 32 ACRES, most of it protected by conservation easements that were donated in 1980 and 1985 by Marilyn and Anson Taylor. THE DREAM OF CONSERVING THE LAND AROUND FOX CREEK FARM is rooted in a desire to preserve it for wildlife, trails, and equestrian pursuits by several forwardthinking landowners who were avid foxhunters with Radnor Hunt. “Fox Creek Associates” was formed in 1968 by three such families to purchase 110 acres surrounding the farm in order to save it from development. Marilyn and Anson Taylor were the organizers of that partnership, and they later purchased the 32 acres for themselves.

MARILYN AND ANSON MOVED TO FOX CREEK FARM IN 1974 with four horses, relocating from a much smaller farm further west on White Horse Road. They relished raising their three children in a life immersed in the Radnor Hunt equestrian community, filled with fox hunting, pony club activities, and equestrian competitions. The house and gardens at Fox Creek Farm were grand and elaborate, but for Marilyn, the real attraction was the barn. WITH RUNNING WATER THAT NEVER FROZE, hot water, a wash stall, a proper tack room, a sink, large storage for hay, and the warmth afforded by the bank barn’s design, Marilyn considered the barn the lap of luxury for the family’s horses. WHEN THEY FIRST MOVED IN, there was over six feet of wet, moldy hay that had been sitting in the barn’s upper floor for years. The family embarked on the enormous task of removing, hauling, and burning the hay over a period of several months, revealing a rotted floor in places. The youngest son, Lance, recalls falling through the floor while working on that project— barely unscathed thanks to his youthful resilience. The floors themselves were reconstructed and reconfigured to accommodate the Taylor’s needs. ALSO PRESENT WHEN THE TAYLORS PURCHASED THE FARM was an ingenious gravityfed water supply system. Large metal water tanks were located in the upper floors of both the house and barn at Fox Creek Farm, as well as in the adjacent tenant house. A system of pipes leading from a pond on the high side of the property ran underground to a waterwheel which pumped water to the top of the house, the overflow of which filled the tank in the barn, which, in turn, filled the tank in the tenant house, all without electricity. Until the early 1970s the gravity system was the only means of water supply to the barn and tenant house. WITH THEIR CHILDREN GROWN, THE TAYLORS SOLD THE PROPERTY TO NANCY AND DICK KLAVANS IN 1995, who have lovingly cared for the property since that time. We salute these heroes of the countryside; whose love of the land has left a legacy that will benefit many generations to come. 23


HOLLY SPRINGS 9 MARLBOROUGH ROAD NEWTOWN SQUARE JUST OFF GOSHEN ROAD, ON BUCOLIC MARLBOROUGH ROAD SITS A STUNNING SANCTUARY: HOLLY SPRINGS. Named for the multiple springs flowing under and around the home, the 20-acre property is a haven for native grasses and wildflowers, birds, and other wildlife.

THE LAND WAS INITIALLY PART OF THE LARGER 1,500-ACRE BRASSEY TRACT, purchased by Thomas Brassey from William Penn and later divided up among three families. The original home structure was a log house, built for then owner Francis Yarnall in 1775. It was eventually demolished and replaced by the Francis and Reuben Thomas Tenant House, a sturdier, fieldstone dwelling circa 1825 that still stands today. Incorporated in the basement of the building is an early stone summer kitchen, with fireplace and bake oven, and a springhouse, which continues to provide water for the home. The home’s original fieldstone Chester County bank barn now sits across property lines at neighboring Marlborough Farm, also on the tour.

PENELOPE AND TOM WATKINS PURCHASED THE HOME IN 2005 and embarked on an extensive restoration project. Passionate about land preservation, a critical piece of the restoration was ensuring the land was forever protected with a conservation easement through Willistown Conservation Trust. The easement helps preserve the connected network of neighboring lands, also under easement, to ensure a large pocket open space along Goshen and Marlborough Roads remains protected in perpetuity. The property is home to gently rolling countryside mixed with woodlands of oak, tulip poplar, and beech. It also sits within the Crum Creek watershed, which ultimately flows into the Springton Reservoir, a major source of drinking water for the Philadelphia region. THE WATKINS PAINSTAKINGLY REMOVED YEARS OF OVERGROWN VINES AND INVASIVE PLANTS, ADDED AN ADDITION TO THE ORIGINAL HOME, and developed a master plan for restoring their grounds, including a large meadow of native grasses and wildflowers, formal gardens, bridges, woodland paths, and a small pond. Today a variety of sculptures greet visitors as they meander through the native meadow and gardens, including a large horse, “Horatio”, created by a an art student years ago. THE RED BARN ON THE PROPERTY, ORIGINALLY A FIVE STALL HORSE BARN, was also given an overhaul with new siding and windows. The Amish crew who completed the renovation were particularly impressed with the enormous hand-hewn beams, running the length of the hayloft, at least 40 feet in length. The stalls have found new tenants, now tractors and other farm equipment. The hayloft has served as an art studio for Tom, that is until birds and other animals slowly found their way in through pecked holes in the insulation. Now used primarily for framing, Thomas has found a studio space for his watercolor and oil paintings in their garage. THANKS TO THE FORESIGHT OF PENELOPE AND TOM, THIS BEAUTIFUL PIECE OF LAND WILL REMAIN PROTECTED FOREVER FROM DEVELOPMENT and continue to serve as an important natural habitat for the local flora and fauna of Willistown. 25


STONEHEDGE FARM 7043 GOSHEN ROAD NEWTOWN SQUARE MANY A TRAIL RIDER OR FOXHUNTER is familiar with the fieldstone jump at the southeast corner of Plumsock and Goshen Roads that marks the equestrian entrance to Stonehedge Farm. It is a prominent landmark leading to the well-traveled trail that runs along the western border of the farm, parallel to Plumsock Road. Surrounded on all sides by conserved land, Stonehedge has long been considered a critical unprotected property in the Trust’s focal area.

MUCH REMAINS UNCHANGED SINCE THE LATE 1700s in this particular corner of Willistown. Part of the original Okehocking Indian Land Grant, a 500-acre parcel of land given by William Penn to the Okehocking tribe. As the population of settlers began to expand into Willistown, new cart paths were needed, and Goshen Road was laid out as the main thoroughfare between Philadelphia and Willistown. In the late 1700s a Quaker school was built, followed by the Meetinghouse, which remains active across the road from Stonehedge Farm.

IN 1929 RADNOR HUNT MOVED TO WILLISTOWN, bringing along Philadelphians desiring country estates. Stonehedge Farm and the surrounding protected land has long been an important route during fox hunts. IN THE 1950s A SIBLING DUO DECIDED TO PURCHASE and lay roots down on what is now Stonehedge Farm and neighboring property. During the construction of the neighboring home, as the foundation was being dug, stone was salvaged and used to build the home and barn at Stonehedge Farm. So, while the buildings are not original to the settlement, the stones are typical of buildings in Willistown long ago. INITIALLY BUILT FOR EQUESTRIAN USE, THE BARN WAS LATER CONVERTED TO AN ONSITE WINERY. The grapes were grown in the upper field and wine was made and stored in the barn for Fox Leap Winery, a project of previous owners. THE 15-ACRE FARM ENJOYS DIVERSE HABITAT TYPES WITH OPEN MEADOW, undisturbed hedgerows, a patch of woodland, and a small tributary to the Ridley Creek known as Hibberd Run. STONEHEDGE FARM WAS RECENTLY ACQUIRED BY THE NON PROFIT DELCHESTER GROUP INC. (DGI) AND A PARTNERSHIP OF COMMUNITY INVESTORS formed to save it from subdivision and development. The DGI partnership will hold the farm until a “conservation buyer” is identified who wishes to preserve the property’s beauty and open space in perpetuity. Had Stonehedge Farm been developed it would have dramatically altered the special rural character of this part of the countryside. The conservation plan for the farm will protect its important natural features, create a permanent trail corridor, and preserve scenic vistas of the iconic landscape. THE STONEHEDGE FARM ACQUISITION IS THE 16TH COMMUNITY CONSERVATION PARTNERSHIP resulting in nearly 2,000 acres of protected land that otherwise would have been developed. The success of these partnerships is a testament to the remarkable commitment of the Willistown community to preserve land for future generations to enjoy as we do today. RUSHTON CONSERVATION CENTER 915 DELCHESTER ROAD NEWTOWN SQUARE AT THE HEART OF WILLISTOWN SITS RUSHTON WOODS PRESERVE, AN 86-ACRE LAND PRESERVE OWNED AND MANAGED BY WILLISTOWN CONSERVATION TRUST and home to our six-acre community-supported Rushton Farm, bird conservation, and watershed protection programs. The Farm, which produces 30,000 pounds of sustainablygrown food annually for CSA members and the Chester County Food Bank, was designed to fit seamlessly within the natural landscape of the Rushton Woods Preserve, with crops flourishing in symbiotic harmony with the flora and fauna surrounding them. Flanking the cultivated fields are three barn-red board-and-batten buildings that support the work of the farm: the Tractor Barn, featured on the 2018 Barns & BBQ tour; the Farm Shed, home of weekly CSA member pick-ups and owl banding; and the brand new Rushton Conservation Center. The Rushton Conservation Center is our showcase for the work of Willistown Conservation Trust—from agroecology and bird research to habitat protection and watershed studies. It is a place for our community of conservationists to come together and engage with important issues that face us all, to celebrate the work of our many scientists and field study site partners, and to provide hands-on opportunities for people to explore nature and sustainably produced food. DESIGNED BY JOHN MILNER ARCHITECTS AND BUILT BY PANCOAST & CLIFFORD, the 2,800 square foot Rushton Conservation Center features both open space to foster large gatherings and smaller rooms to support intensive, program-focused work. The largest room in the building is the timber-framed gathering room, with a fireplace, a full demonstration kitchen, and multi-media capabilities to support a variety of event formats, from lectures to films to community gatherings and farm-to-table dinners. Two smaller rooms support the work of our program staff, with office space for our farmers and watershed scientists, a library of conservation books and research publications from our former graduate students, and field lab capabilities. LIKE ALL GOOD CONSERVATION TALES, THE STORY OF RUSHTON WOODS PRESERVE BEGINS with the visionary decision of a family to protect their land and share it with future generations. The land on which Rushton Woods Preserve sits was originally 28

conserved in 1986 by Elizabeth and William Van Alen, who limited future building on the 80-acres of open fields and mature woodland. By 2003, the property had come to the attention of National Audubon Society, as part of their designation of the Ridley/Crum Important Bird Area. The John and Janet Haas Charitable Trusts enabled the acquisition of thirty acres of Rushton Woods by Audubon, and in 2007, Audubon transferred the 30-acre woods outright to the Trust with an agreement to eliminate all building rights under the original easement and to ensure that it be preserved and managed as primary woodland habitat forever. The Trust acquired the additional fifty-acre parcel in 2013, through Rushton Land Associates, a consortium of friends and neighbors who bought and held the parcel while necessary funds were raised for its ultimate purchase by the Trust, funds which included generous grants from the Pennsylvania Department of Conservation and Natural Resources, the Chester County Preservation Partnership Program, and the Pew Charitable Trusts, and over $1,200,000 in private donations. In 2014, the Trust acquired an additional five-acre parcel of land, on which sits the iconic White Farmhouse overlooking the fields. AS WE LOOK TO THE NEAR FUTURE, the Trust is committed to enhancing the functionality of the Rushton Woods Preserve campus, to complement the Rushton Conservation Center and for more effective use as a field study site. This will include updating the White Farmhouse, which houses farm staff and interns, providing for additional parking and paths throughout the preserve, creating interpretive exhibits and signage which will help translate the work we do for our visitors, and supporting the new programs and events designed to explore and promote land, bird, farm, and watershed conservation. With the Rushton Conservation Center, we can engage the broader community of conservationminded people in the Philadelphia region. 29
