ollowing many judging sessions, we can now reveal the results of both the UK and Europe Property Awards. There have been several outstanding, multiaward winning European entries including Grand Tower in Germany by gsp

Stadtebau. This residential high-rise project achieved three accolades relating to its overall development, architecture and marketing. The architecture and design studio, iki design group, has won an outstanding eight awards across five different mixed-use architectural projects in Turkey. Perfectly demonstrating the company’s expertise and versatility, the developments provide for a broad range of purposes and all complement their surroundings and locality. In the United Kingdom, St Edward Homes gained three awards for 190 Strand, a residential project in London. These cover the development as a whole, its architecture and an individual apartment. Dandara, incorporating Dandara Homes and Dandara Living, has been successful with no less than 11 projects and a lettings agency located across England, Scotland and the Isle of Man. They range from residential developments, single properties and an apartment to multiple residence architecture. The award-winning companies listed in this publication have proven their excellence in each respective field by competing against extremely strong competition from within the UK and Europe regions.    Frankfurt and Berlin, Pecan Development creates living and working environments with an eye to the future. Its wide-ranging remit includes individual office, residential and hospitality projects, extending to full development of urban districts and revitalisation programmes. The company takes a holistic approach, intertwining development, architecture and interior design. The award-winning Marienturm office building is part of a larger scale Marieninsel development in the CBD of Frankfurt/Main. At 155 metres high and spread across 38 storeys, it will form the standout element of a plot that also includes a 40-metre tall Marienforum and a new public square:

Marienplatz. Pecan Development brought renowned Berlin architects Müller Reimann Architekten and famed interior design studio Urquiola Milan together to create this further commercial expansion in one of Europe’s leading financial centres. The design of the public spaces inside the buildings is thus receiving equal attention to that given to the aesthetic design and urban planning of the buildings themselves. Although the new build is designed to blend with the existing setting, it also creates clearly defined, new urban spaces. in its immediate vicinity. The tower then rises up from the podium in a simple yet striking shape. This consists of two sleek, superimposed slabs, structuring the large mass of the building and emphasising its vertical thrust. The spatial interaction of the individual parts of the overall volume changes depending on the location and line of vision. A key goal of the project from the beginning was to focus on the needs of future users. The aim was to create a working environment that blends professionalism with increased personal well-being. In line with the high standards set, the usage mix provides a diverse range of services for future office tenants. These include high-grade

office areas, hospitality outlets, retail units, fitness amenities, childcare facilities and a public plaza. Floor 34 offers a spectacular roof terrace of approximately 340m². This floor provides conference facilities for around 155 people and an event area for more than 200 guests. The resulting ensemble creates a new urban cosmos in the heart of the city. Not least, the development on Marieninsel will give rise to a collection of buildings that will emphatically shape the face of the microlocation and the city of Frankfurt as a whole. With its striking silhouette, Marienturm will emerge as an unmistakable landmark in the skyline and as a new, attractive magnet, Marienplatz will bring new life to a thus upgraded Central Business District.

   a leading development company based in Istanbul, Turkey which has been successful in winning awards for two different aspects of its latest project, Buyukyali. The mixed-use development is in a spectacular location on the coastline bordering the Marmara Sea. It promises to become a highly sought after new residential quarter in one of the world’s most exhilarating cities. The challenge of Buyukyali’s masterplan was to design an exciting and sustainable place to live for families, singles and young couples. It had to bring together all the elements of a city and also outline the story of the neighbourhood of Kazlicesme’s evolution from a derelict military site into a complex urban community, bridging the gap between the city’s edge and the sea. The masterplan’s configuration therefore consists of carefully located high-rise towers,

with all apartments provided with balconies, streets leading to the sea with oriel windows, south facing courtyards and garden courtyards with colourful planting, rills, fountains and reflective water features. One of the key areas of its concept was to create a strong sense of place, capitalising and enhancing the existing character of the site. The historic buildings, each of which has a strong identity, are to be preserved. Through careful adaptation, they have the potential to convert to unique new residences and community buildings that will invigorate the masterplan with valuable historical and cultural heritage, thus bringing a unique energy to the development. All functions of Buyukyali will be developed to satisfy the needs and tastes of the targeted upper-class market. These will include the main component of the project which is

residential properties; a 250 – 260-room hotel managed by an upscale international chain; offices conforming to EU standards for national and international companies; and commercial, social and cultural areas. A traditional palette of colour and materials has been used, inspired by Istanbul’s historic, defensive city wall. The masterplan uses natural stone and brick materials to create contemporary buildings with an enduring character. The aim is that they will age gracefully to preserve Buyukyali’s aesthetic value for future generations to enjoy. The development offers its inhabitants a concept that is both safe and integrated with social life. Four main gates in the project allow safe entry into and out of the squares and common areas. Furthermore, it provides a concierge service, security check points, vehicle recognition system, vehicle barrier

systems, a receptionist, doorman, camera systems and private security to ensure residents’ total peace of mind. Residences also feature smart systems including touch and mobile control panels. Buyukyali is designed to be a sustainable, self-contained urban community. Materials used minimise the development’s impact on the environment, solar panels are placed on rooftops and A+ energy efficient white goods are installed in residences. Open streets with active edges interpret the traditional city in a contemporary way, while an extensive and wide variety of landscaping is incorporated as part of the cityscape. These areas prove ideal for walking, relaxing, playing and sheltering from the sun. Overall, Buyukyali offers a state-ofthe-art, 21st century lifestyle for its residents whilst also retaining its important historical links to the past.

-E A is an international practice with studios in Brussels, Leuven and Hasselt and a growing presence in Eastern Europe. The first of the company’s two latest award-winning projects is The Cond’Or in uptown Brussels, Belgium. It involves the renovation of a disused series of four abandoned 1960’s office buildings to create a high-end residential ensemble of 78 units built above an existing retail gallery. Additional free-form levels erected above the original structure have created one-ofa-kind glass-enclosed penthouse units with 360-degree views over the city’s skyline. The use of white natural Marbella stone, bow windows and a glass-enclosed crowning roof have transformed the office block into an attractive residential development which has become part of the integrated urban fabric.

Gateway & Passport is a highly flexible Grade A office complex right in the heart of Brussels Airport which integrates as much as possible of the obsolete terminal wings. The chosen design also incorporates a newly built wing, the existing 1958 air traffic control tower (which is retained for emergency use only) and the newly built additional upper levels of the original wings. Designed to accommodate prime tenants such as Deloitte, KPMG and Microsoft, both Gateway & Passport have a 25-metre atrium space. This is effectively designed to be an extension of the working and meeting environment with a multitude of restaurants, coffee shops, auditorium and meeting spaces. Gateway was created in cooperation with A2RC Architects and developed by Immobel and Codic.

  , iki design group is an internationally-renowned architecture and design studio based in Istanbul, Turkey. The company has enjoyed phenomenal success, winning eight awards across five of its latest mixed-use architectural projects. The design approach for Bayramoglu was totally dependent on creating a healthy and sustainable waterfront town; an urban-escape destination that harmonises green areas with the blue sea. Located within the boundaries of Kocaeli Municipality in Darica District, Turkey, the 386,566m² plot had been granted permission for a 720,000m² development. The client brief required iki to design a new urban area specifically as a healthy living space with ample social and public spaces, large green areas and recreational opportunities, residential units and complementary urban functions. The completed concept includes a marina, waterfront landscape design, restaurants, swimming pools, a theme park, dormitory block, health centre, hotel, residential areas,

retail and working areas. Conserving the natural coastal and historical characteristics of Bayramoglu, iki has given the site an injection of new urban life. Kadikoy is on a site close to Kurbagalidere stream which is being revitalised by a large-scale recreation plan. This will connect the Fikirtepe urban regeneration area with large recreational areas exactly where the Kadikoy mixed-use project is located. The neighbourhood culture of Fikirtepe with its social relationships and childhood friendships has always been central to the design concept of the regeneration area. This led the design for Kadikoy to emerge from children playing games on their neighbourhood streets; like a peg top spinning around in a smooth and dynamic way. Positioned between the surrounding vernacular architecture and modern architecture of both the future and regeneration masterplan area, Kadikoy acts as a mediator for these differing designs. Its three towers, the animated length of the buildings and their

colourful façades emphasise the centre of the development and balance its structure. Each tower features a green roof while the office building has a swimming pool at its crown. Uskudar is located on the Anatolian side of Istanbul which is noted for its historic value and monumental bazaar and mosque architecture. The project’s unique design represents earth, water and sky. This is expressed by the earthy terracotta coloured façade inspired by the mansions, sea, hills and Uskudar’s traditional houses. Representing a vibrant and new subcentre for the district, the development’s multilayered functions balance both day and night use. The long, linear plot has been articulated into three primary uses; a rectilinear form defines the retail areas on the ground floor represents earth with organic forms addressing the main public or open spaces. Gentle terracing and landscaping characterises water and refers to the dynamic offices on the first floor. Lastly, the upper floors with their residential units represent the sky connecting to the ground.

Maltepe is situated alongside Istanbul’s most famous Bagdat Boulevard with a design that focuses on strengthening the mutual interaction between the project site and its urban environment. The development comprises four blocks ranging from seven to 17 floors high, all connected to the same base. Blending retail and residential functions, Maltepe complements its surroundings whilst also preserving residents’ privacy and creating an alternative ‘pocket’ retail axis at the same time. Vadikoru consists of three residential blocks, two office blocks and a retail base in the Cendere Valley area, next to Maslak Business District. Providing a new alternative office development, the office buildings’ design has been inspired by the form of a crystal with horizontal layers, while the detailed glazed façade adds a unique touch. The main aim of the project was to create a modern working environment that provides a strong identity by linking architecture and landscape together.

The Ibis Styles brand is based on the concept of storytelling – which for this particular hotel is the travel back in time to the Middle Ages. Hence, Ibis Styles in Grudziadz, Poland refers to the knightly traditions of the city. In this hotel, history blends with modern design to create a guest experience which is fun, active and vibrant for the entire spectrum of customers with the Ibis Styles F&B concept being easily available for all.

Tremend has injected a unique atmosphere into the hotel through its captivating design, numerous references to the Middle Ages and a large dose of humour. Starting in the lobby, the journey takes guests back to the times of medieval jousting tournaments, festive feasts and romantic ballads. Curtains resemble colourful banners, while modern illustrations of comical knights welcome guests. Moving on to the bar, a further knight is depicted in cartoon form, suggesting guests enjoy another drink. In the restaurant, long wooden tables and modern chandeliers provide the distinct atmosphere of a castle hall, while the hotel’s stylish and comfortable bedrooms invite guests to sleep like a prince or princess.

  L, award-winning interior designer and ‘skin architect’ Georgios Nikolaou was commissioned to design a stunning home which would recreate a Bali-style house on the island of Cyprus. The client, who has a family of five, stipulated from the very start of the project that money was not an issue in creating the property of his dreams. One of client’s main briefs was to provide a physical and flawless interaction between the interior and exterior of the living spaces. Another significant requirement was for there to be a clear view of the whole surrounding environment, regardless of where you may be

standing. Water was yet another important element to be included in the design as the sound and movement of it helps to calm and relax the client who has an exceptionally hectic working life. As an authentic Cypriot, he also wanted to entertain friends regularly and so a barbecue was an extra requirement which had to be incorporated in harmony with the rest of the design concept. The resulting Bali House features a multitude of references to tropical aesthetics both indoors and outdoors without altering the relationship of the home with its surrounding area.

Berkshire House is a new five-bedroom, modernist home in a suburban village in the South of England. Occupying a spectacular

woodland site overlooking the river Thames, it replaces an existing dwelling that one of the clients had grown up in. The brief required a new house that would take advantage of the site and allow the owners to entertain and accommodate guests, but primarily function as an intimate working home for their family of six. The design concept and layout of the house was conceived with two faces – guest accommodation, a play room and utilitarian spaces are on the public North side, and family living spaces and bedrooms overlook the secluded South-facing garden. At the centre of the house is a unique double-height entrance and dining hall, with 20 foot tall sliding glazed doors, providing a theatrical connection between inside and out.

The company’s award-winning development Westgate Project creates a new architecturalurbanistic value to the town of Split in Croatia. Situated ‘between the sea and the sky’, it offers wonderful views in all directions, including those of the ancient town walls, while guaranteeing future sustainability. A 4th century Roman palace and viaduct run along the north side of the development, adding further to its attractiveness and value. By their triangular shape, the towers follow this Roman traffic route as well as the contemporary urban

 T A, a highly reputable practice based in Istanbul, Turkey was commissioned by Imga Construction to design a contemporary, mixed-use development. The resulting awardwinning project, Portall Imga, is located in one of Istanbul’s most important new development areas. The plot is on the region’s most prestigious street, Ottoman Avenue, with an international airport just 2 km away. The project consists of five different functions across four blocks: a 178-room hotel with a spa, meeting rooms and a restaurant, 49 serviced apartments, 90 offices, 72 apartments and 47 retail units. Office floors are planned in accordance with the Shell & Core System, while the entire project has been designed to ‘Green Building’ regulations.

One block houses the hotel, the second is a serviced apartment building that connects to the hotel. The remaining two blocks are business centres with residences placed at the rear of one of them. Linea Tusavul’s main aims have been to ensure that all technical data is accurately in place with offices benefiting from plenty of natural light and a high degree of flexibility for users. This meets the current demand for offices of different sizes with very little modification required. Special card entry systems have also been incorporated for the security of both residents and office workers.  S  operated his independent architecture practice in Norway since 2005, providing a full range of services including site planning, architectural and interior design and bespoke furniture design. Constructed at the behest of celebrated Polar explorer Børge Ousland, Manshausen Island Resort is situated on a remote island off the coast of northern Norway, a location subject to fast-changing weather and extensive winters, countered by some of the finest views in the world. The resort is intended to provide comfort for guests while at the same time embedding them into the landscape, nature and climate of the region. It forms a basecamp for adventuring in the area, supporting kayaking, fishing, mountaineering, diving and free-skiing. An existing farmhouse on the

island has been restored to provide a central restaurant and library. Accommodation is primarily divided into individual two to five person cabins, each carefully sited within the topography of the area and orientated to ensure privacy and panoramic views. Soyak KristalKule in Istanbul is an emblematic core and shell office complex comprising two towers at each end of a narrow 240-metre-long site, linked by a three-storey podium and underground parking. The primary prismatic glass tower of 35 stories forms the headquarters of leading financial institution Finansbank, creating an unforgettable crystalline silhouette on the city’s skyline. Street-level appointments include a generous entry plaza and attached conference centre, training spaces, gym and dining. At the opposite end of the site is the smaller 12-storey travertine stone tower with punched

windows, reflecting the scale of the adjacent neighbourhood and also forming part of the bank’s occupation. The Finansbank Headquarters tower also demonstrates Pei Cobb & Freed Partners’ interior design skills. Accounting for 2,000 employees across 24 departments, the architects aimed to create an efficient workplace to both increase productivity and allow flexibility for the changing needs of the banking industry. Of particular note are the executive floors on levels 30 and 31, with a white oak entrance lobby and reception area opening onto a waiting area, and a sculptural fan-like stairway connecting the two floors. Coffered ceilings with smooth European plastering complement the Turkish marble and oak flooring. Similar usages of travertine and wood carry across to the Sky Garden and conference centre.

Their project Kensington Gardens is a splendid single-floor four-bedroom apartment in one of the world’s most desirable locations. The brief was a modernisation plan, addressing both formal entertainment needs and the dayto-day use of a family that included a young son. The entire layout was redesigned, incorporating the latest Lutron home automation technology throughout amidst bespoke Italian joinery in the media room – a focal point that accommodates the client’s vast record collection. Bespoke stained glass windows in an Art Deco style were created to tie in with the

orthangonal geometrics used in the design. Exotic natural materials such as Tamo wood, blue-stained African walnut are combined with bronzed metal panels and gold-leafed mirrors. The elegant en suite spa room is a particular highlight, incorporating a two-person whirlpool bath and a Canadian Hemlock sauna. The room is clad with striking Italian Cappuccino marble, creating a light, airy and sophisticated feel. This is balanced by nickel silver fittings. A Hammam steam shower provides colour therapy through touch controls. The resulting apartment is a beautiful haven for the clients, taking them away from the hustle of London life to a totally bespoke home to match their tastes.

Having both previously worked for one of London’s top estate agents, they became aware of an increasing demand for quality interior design and styling in the competitive property market. They now lead a team of stylists and installation specialists, specialising in eye catching, innovative interiors. Royal Wharf Show Home on a new development of 3,300 homes across 40 acres in East London is an award-winning example. Milc was asked to design the interiors of the two-storey, four-bedroom show house to appeal to a young and trendy target market.

Following four different concepts, the client chose ‘Design Junky’ as it fit the brief of being bold, striking and unusual. Its eclectic look incorporated design led pieces that those with an eye for design will recognise as well as using generally budget conscious items with the right look. Making the property feel like a family home was an important element of the design. The client particularly wanted the children’s rooms to have a younger feel to them without appearing too childish. This would allow older families or those without children to envisage living in the property as well. Therefore, the resulting interior was specifically designed to appeal to a wide range of viewers while remaining on trend.

   in 1999, MKV has completed an impressive array of interior design projects around the world, ranging from leading hotel groups through to one-off residential properties. Hotel Royal Savoy in Lausanne, Switzerland is an awardwinning example by the company. One of the city’s ‘grandes dames’, it originally opened in 1906 but had been closed and left in a state of disrepair for several years. The project’s vision was to reinvent the legend, taking design cues from the original building but essentially creating a new hotel. Its overall aim was to retain the spirit of old while fulfilling all 21st century expectations of a luxury hotel experience. Design inspiration has been sought from Hotel Royal Savoy’s beautiful

gardens, its views of Lake Geneva, Art Nouveau heritage and the owner’s private art collection. The original building has six floors plus the ground floor, a lower ground floor and a rooftop bar with amazing views. This has been restored and sensitively modernised with architectural interventions revealing themselves as guests move through the building towards the glazed extension at the rear. From here, an entirely new building becomes apparent, connected to the original building by a discreet, fully glazed walkway. In total, the project achieved 197 guestrooms, introduced an additional ballroom and other event spaces as well as an ultramodern spa, a cigar lounge and a wide choice of wining and dining options.

The company now employs 248 people and has a development pipeline of over 4,000 homes. Two of its latest award-winning projects are featured here. Stratosphere in the heart of London’s resurgent Stratford called for an apartment building that would establish its own architectural presence within this new urban landscape. It comprises two linked towers of 36 and 12 storeys respectively. These are connected by a double-height, glazed, 24-hour concierge and reception area. At the basement of the building is a single-storey car park, extensive cycle parking and plant rooms. Retail areas on the ground floor bring an added dimension of use to the site as well as dynamism to the area.

Vibe

Vibe is a mixed-use development in Dalston, East London which combines new high specification homes and school facilities. Acknowledging the limitations of the small 0.45 hectare site, Telford Homes proposed a radically different approach – to build 101 apartments above the school. Designed for maximum flexibility of space, the primary and nursery school premises also afford the development the ability to provide community space out of school hours and term time. An innovative double-height, open-air play deck has been set between the seven-storeys of apartments and the school, dramatically increasing the amount of outside amenity space. A green rooftop garden and mature ground floor landscaping also increase both outside space and quality of life.

   SORAVIA and ARE DEVELOPMENT based in Vienna, Austria, have presented TrIIIple, an award-winning mixed-use development on the banks of the Danube Canal in Austria. A former customs office, the project’s name is derived from the English word triple meaning ‘three-fold’ and relates to the development’s three main towers. The design by acclaimed architects Henke Schreieck consists of the aforementioned three towers of over 100 metres high comprising apartments, penthouses, lofts and shopping areas plus an approximately 40-metre high office block.  S  a familyowned and run interior design practice based in Krakow, Poland. The company has won awards for two of its latest projects. ‘Far from City Hustle and Bustle’ is a detached house which was built in the late 20th century in a tranquil location in the south of Poland. Following numerous discussions with the clients, a contemporary mixed style of design was agreed, combining loft, country, classic and English decor elements. Nearly all the existing furnishings were removed and the colour palette was changed completely. Natural colours now feature such as oiled oak, terracotta, greys, whites, blacks and neutral beige. The property’s total transformation from dark, heavy and unorganised living spaces to bright, stylish and highly functional areas has been phenomenal.

‘Tiny Loft in the Centre of Krakow’ is a compact apartment on the second floor of a former industrial building dating from the 1970’s. South-facing, the apartment has windows opening on to a small green square at the front of the building. The owner is a young, artistic woman who relishes nonconventional ideas. With this in mind and to utilise the space efficiently, Mikolajska Studio designed a raised loft area accessed by spacesaving samba stairs. This innovative restructuring has increased the living area by 20m², resulting in a total of 60m² of functional space. Downstairs is a living room with kitchen annexe, a bathroom and study with walk-in wardrobe. At mezzanine level is a bedroom, small cloakroom with washbasin, a second walk-in wardrobe and an office nook.

It is the tallest building in Europe and comprises a complex of two skyscrapers – West and East – built on a single, six-storey podium. The 62-storey West tower is 243 metres high whilst the East tower has 97-storeys and rises 374 metres above the ground. The best professionals from around the world have been involved in the creation of this unique high-rise complex. They include German architects, US engineers, Turkish builders, Australian façade cleaning system developers and German and Chinese specialists in state-of-the-art glazing systems. Throughout the creation of this one-of-a-kind architectural project, numerous innovative

ideas, ultra-modern technologies and the highest quality materials were implemented, applied and used. The complex accommodates shopping arcades, offices, residential apartments and penthouses. During the design stage it was decided that the office block would be separated from the residential block so that, despite the proportions of the building, the tenants could enjoy maximum privacy. The Federation Tower is fully lined with glass as, for the first time in Russia, the façade has been constructed using the technology of structural glazing with double-glazed windows filled with argon. The density of the glass makes it almost as heat resistant as a brick wall and all windows are panoramic with no need for bars or handrails to mar the magnificent views of the city, sunrise and sunset.

While the tower offers more compact and classical solutions, the ninestorey horizontal block with studio apartments, galleries and interior spaces, provides a more flexible living environment. Gardens and

terraces in these units add further lifestyle benefits to residents as these spaces become increasingly scarce in the city centre. Overlooking the cityscape, the tower with its transparent façades framed in toned-down contours offers residents a vast, panoramic view of Ankara. It is run by Karina Snuszka and Dorota Kuć who both like to work with young artists, incorporating art into each interior at every opportunity. Mood Works’ award-winning interior design is for the new Warsaw headquarters of Linklaters, a well-known law firm. The brief was to feature bespoke solutions highlighting the prestige of the legal profession and corporate ambitions of the company. The client wanted to create a timeless, elegant and calm ambience for the office space and its employees. Natural materials, neutral colours and art all combine to provide a non-aggressive interior which has a positive impact on staff.

Special emphasis was placed on the reception area, where the company and its values are reflected in all elements such as furniture, lighting and art. Areas were also created for both individual and team work including seclude and quiet space to read and analyse and public space for socialising and team building. Due to the specifics of the work carried out in the office, the space has been divided into comfortable single, double and triple rooms with separate offices for the partners. The cafeteria, which occupies the most attractive spot overlooking the city, is a place where employees can not only dine but also spontaneously organise informal meetings. Special attention has also been given to the conference rooms, all with beautiful views of Warsaw.
