Development in the Lake Houston area is classified into seven major types: Mixed Use Development, Medical Development, Education Development, Commercial Development, Industrial/Technology Development, Public Development and Residential Development. The following information represents just some of the development projects that have occurred in Lake Houston in the past several years that have had a positive effect on the local economy.

MIXED-USE DEVELOPMENT PROJECTS Kingwood Parc – A truly mixed-use development coming soon at HWY 59 N and Kingwood Dr. Including 600,000-square-foot

development designed to include shops, apartments, restaurants and an office tower, all in a pedestrian-friendly, modern environment. This location sits at the main entrance in to the community and is the focal point for new retail development in the trade area. The intersection has a regional draw and will pull a specialty shopping customer from over ten miles in nearly every direction. Lake Houston Pkwy will be a 3,924 acre first-class mixed-use, Master Planned commercial development with five districts that serve a variety of uses. Office, Distribution Centers, Rail Served Sites, Manufacturing Centers, High Tech, R&D, Regional Medical and Corporate Campus sites are available and shovel-ready. FMC Technologies recently purchased 173 acres. To learn more about the districts, view featured parcels and download more detailed information, see more at generationpark.com (Summer 2013) Kings Harbor - is a 20-acre, waterfront mixed-use office, retail and residential village located 1660 W Lake Houston Pkwy in the Kingwood/Atascocita market in the heart of Northeast Houston. Only commercial property in the Lake Houston Area located directly on the water. Opened in 2010 The Village at Northpark - is expected to open their 24-acre mixed-use retail center and apartment development at the corner of Northpark Drive and Hwy 59 in Kingwood around October 2013. The main anchor will be the much anticipated new Kroger Marketplace. The new Kroger Marketplace is unique because it is a super-sized Kroger which will house a Starbucks, Ashley furniture, Fred Meyer Jewelers, appliances, home goods, fuel center and several other amenities. MEDICAL DEVELOPMENT PROJECTS Memorial Hermann Northeast Hospital - A 255-bed facility, Memorial Hermann Northeast Hospital has been caring for families in

the Lake Houston area for over 30 years, offering world-class care close to home. Its affiliated doctors span a wide variety of disciplines. Also serves as the official healthcare provider to passengers traveling through Houston’s George Bush International Airport. Memorial Herman Northeast Hospital – Northeast Cancer Center - A ribbon cutting ceremony was held June 27, 2013 at the Cancer Center, located at 18960 Memorial North, directly across from the hospital on the Humble campus to celebrate an almost $4 million investment in new technology, along with newly formed partnership with University of Texas Oncology Physicians for breast cancer and urology specialists Berkeley Eye Center - Has moved its corporate office to Kingwood and opened a new clinic in a new facility located at 22741 Professional Drive that resulted in 17 new jobs to the area. 2012 The Fondren Orthopedic Group - Opened a Physical Therapy department in June, 2011 at their Kingwood location at 601 Kingwood Drive and has a location in Atascocita at 18411 W. Lake Houston Parkway, Suite 550, Humble, TX 77346. Texas Emergency Care Center - A full-service emergency room, opened a new 20,000 sf building at 19143 W. Lake Houston Parkway in Atascocita in September 2011. They have 30 full time employees. Kingwood Medical Center - A 278-bed hospital at 22999 U.S. 59 North announced plans for a $71 Million expansion to construct a new, three story tower, adding 155,400 sf. This is the third major expansion project with the South Tower addition being “topped out” May 31, 2013. The project consists of a three-story addition and renovations to the existing hospital. Brasfield & Gorrie is also building a new central energy plant as part of the project. The firm also handled the two-story expansion to the existing patient tower at Kingwood Medical Center in 2011. HealthOne 24 Hour Emergency Care - Is a department of Kingwood Medical Center. There are two locations in the Lake Houston Area in April 2012. One in Fall Creek located at 9711 N. Sam Houston Pkwy East and a separate office at the Kingwood Medical Center at 22999 U.S. Highway 59 North, Suite 134. 2013 Kindred Rehabilitation Hospital - Kindred opened a new 46 bed, 56,000-square-foot freestanding inpatient rehabilitation hospital in 2012, located at 18839 McKay Blvd, Humble, Texas. At full occupancy, the hospital will employ about 105 medical, nursing, therapy and support staff. Emeritus Assisted Living – Opened in May 2013. They will employ between 50 and 60 full-time employees and occupy 104,000 square feet. Emeritus at Kingwood provides Assisted Living, Memory Care and Skilled Nursing services. The Dallas office of South Bay Partners Ltd. is the developer for the projects. Hearing Aid Express - Opening its sixth Houston-area location in Kingwood Shopping Center May 2013.


MedSpring Urgent Care - Austin-based urgent care center operator opened a clinic at 1450 Kingwood Drive. Memorial Hermann Convenient Care Center - Located at 14201 East Sam Houston Parkway, Houston. The first of its kind for the

Memorial Hermann Hospital System, the new Convenient Care Center located on Beltway 8 near Summer Creek High School will deliver a new model of care for patients. 2013 Eagle Springs Professional Center - A 26,000-square-foot medical professional complex developed by the Betz Cos. located on a three-acre site at 5510 Atascocita Road. 2013 Kingwood Orthodontics - Located across the street from Riverwood Middle School at Kingwood Dr. and High Valley Dr. opened in April 2013. Humble Pediatrics- An 8,000-square-foot building occupied by an affiliate of Texas Children's Hospital, located at 18350 Timber Forest Dr. Developed by Stryker/Groen Commercial Realty. 2012 RediClinic - Expanding its clinics which are operated out of H-E-B Grocery Co. stores. Two new clinics in the Lake Houston Area are located at In Houston at 7405 FM 1960 in Atascocita, and 4303 Kingwood Drive. 2012 Acadian Ambulance Service - One of the largest employee-owned ambulance services in the country has based its Houston operations in Humble after acquiring NorthStar EMS. Acadian is in the process of setting up an executive structure in Humble and is planning to hire additional employees to manage the growth of the company. 2012 Humble Surgical Hospital - Opened its doors in August 2010, located at 1475 FM 1960 Bypass Road East. They will complete their new medical office building in the summer of 2013. Neighbors Kingwood Emergency Center - Opened a location at 1120 Kingwood Dr. in Feb 2012. First Choice Emergency Room - Opened its 8th Houston location February 2012, located at 2158 Northpark Dr. Foot Reflexology – opened a brand new location at the southwest corner of FM 1960 Bypass and Whitaker Drive in the Deerbrook Commons. EDUCATION PROJECTS

Ridge Creek Elementary – newest HISD campus opening Aug 2013. Located at 15201 Woodland Hills Drive, Humble, 77396 and will

feed into Woodcreek Middle School for grades 6-8 and Summer Creek High School for grades 9-12. Building costs estimated at cost $15.4 million and will serve 450 with capacity of 960 pupils. Lone Star College – Kingwood - Opened its newly constructed 62,000 sf Atascocita Center located at 15903 West Lake Houston Parkway. Growth and increased enrollment prompted the building of two additional structures at LSC-Kingwood. The two new buildings, Student-Conference Center and the Music Instructional Building were completed August 2011. Enrollment is now over 12,000 students. Quest Early College High School (QECHS) - Located at the new Lone Star Kingwood Atascocita Center campus. QECHS Provides students with a high school choice that enables them to earn their high school diploma and a Lone Star Kingwood College Associates degree upon graduation. 2012 Children’s Learning Adventure - On Atasca Oaks Drive and Atascocita Road in Humble opened in April 2013 Kids R Kids Day Care - Has opened a 15,600-square-foot facility at 18410 Timber Forest Drive. 2012 Primrose School of Eagle Springs - will open an 11,500 sf facility in August 2013 located at 17979 Eagle Springs Parkway and will create 25 jobs and $3.5 million in project costs. Humble Area's First Baptist Church - Located at FM 1960 and Townsen Blvd East completed a new 40,000 sq ft Preschool and Children's Building to provide space for young families in the Humble area. Spring 2013 Humble ISD - Four brand new campuses were opened in 2010, including Summer Creek High School, Woodcreek Middle School, Lakeshore Elementary School and Atascocita Springs Elementary School, in addition to the newest campus at Ridge Creek Elementary which opened in Aug 2013. This brings the total number of campuses in Humble ISD to 42. More than 38,000 students and over 5,000 employees, Humble ISD is nationally recognized for the outstanding education it offers to students. Humble ISD is listed among the 25 fastest growing school districts in Texas, and is currently the 31st largest district in the state.

COMMERCIAL DEVELOPMENT PROJECTS Union Kitchen - After opening their first location three years ago in 2011 in the Bellaire area and a second in Memorial The Union Kitchen opened their third location in Kingwood at 23918 Hwy. 59 North on October 29, 2013.

Petco - recently opened a new location in Kingwood at 810 Kingwood Dr. (October 2013) Parkway Family Mazda - The Kingwood car dealership is undergoing a $2 million renovation project, which broke ground in August

and is expected to wrap up some time in January. (Oct 2013) Fred Meyer Jewelers - the nation’s third largest jewelry retailer is celebrating the grand opening of its ninth location in Texas with a 1,300 square foot store within the Kroger Marketplace at 25651 U.S. Highway 59 North, beginning Saturday, Oct. 26, 2013. This opening marks the Company’s 56th national store within a Kroger Marketplace location, and, the 9th Marketplace store in Texas. CVS Pharmacy – Newly constructed CVS Pharmacy located at 8800 FM 1960 in Humble. Scheduled to open Nov 2013. Deerbrook Mall - Two new national retailers, A'gaci and OShoes, are scheduled to open at Deerbrook Mall in Humble on Aug. 8, 2013. According to a retailer release, A'gaci, known as a one-stop shopping spot for young adults, offers trendy and affordable fashions including tops, dresses, pants, denim and accessories.


Fall Creek Plaza – newly constructed retail strip center located on the eastbound Sam Houston Pkwy/Beltway 8 in Fall Creek at 15400 Vantage Parkway West. 3 phases of construction, 2 and a half completed as of July 2013. Combined 100,000 SF of retail space. Dunkin Donuts – will shortly move into 3,806 SF in the Orleans Shopping Center on West Lake Houston Dr. First location in the Houston expansion for DD. Jonathan Hicks of Davis Commercial rep’d the tenant; Janet Maas of century 21 represented the land lord Compass Care Holdings. August 2013 Red Wing Shoes – Celebrated the grand opening of new retail location at 9441 FM 1960 West in July 2013. Gateway Buildings I and II – Lausrus Corp. a private real estate investor/developer has acquired the two Class A, 270k (combined) SF buildings located at 15333 John F Kennedy Blvd Houston, TX 77032. The six and eight story buildings will undergo upgrades and renovations to the lobby, corridors and bathroom facilities. June 2013 Fall Creek Plaza – Located on eastbound side of N. Sam Houston Parkway at 15400 Vantage Pkwy West, in Fall Creek. Features 75,000 sf of combined retail space. 3 phases of development, Phase 1 and 2 completed and now leasing. Phase 3 near completion and preleasing. July 2013. HEB Summerwood – Located at 12680 West Lake Houston Parkway in Summerwood. An 88,000-square-foot stand-alone with all of the features of a grocery store in addition to a car wash and gas station with regular and diesel gas for customers. Opened September 2010. A new Carl’s Jr will open coming in late 2013. Aldi Discount Grocery - Known for its low prices, sells produce, meat and other grocery items generally sold under its own label, will open one of nine new Houston stores at 6900 FM 1960 East, Humble, April 2013. Robbins Chevrolet – Is constructing a new showroom at a cost of over $2million and will be completed in 2013. Chic-fil-A - Opened a location at 4594 Kingwood Dr. in October 2012. Kroger Marketplace – A new concept Kroger grocery outlet will open in the Lake Houston area near the end of 2013 and will be located at the new mixed-use development Village at Northpark. Texan Buick/GMC – Significantly remodeled their current showroom in 2012. Johnny’s Pizza House – One of the most recent new small businesses to open its doors in April 2013. The new location is at Kings Lake Estates, 20669 W. Lake Houston Parkway. The establishment will provide a sports bar themed atmosphere serving food and beverages. Randall Reed’s Planet Ford – Opened a Quick Lane Tire and Auto Center in 2012. Garden Ridge Pottery – Opened a new location at 9450 FM 1960 Bypass Rd W, Humble, TX 77338 in 2011. Academy Sports and Outdoors has leased 95,000 square feet, and Burlington Coat Factory has leased 73,000 square feet of the former Kmart store. Cheddar’s, Logan’s Roadhouse, and Freebird’s also built restaurants on pad sites in the front. 2012 Commercial State Bank of El Campo - Opened in June 2011 located at 10203 Birchridge Drive Suite 100 Humble, TX 77338. Goody’s – In 2013, opened their first liquor store in the Houston area in Humble on 1960 next to Deerbrook Mall. Longhorn Steakhouse – Opening a new facility in Humble on a pad site at Deerbrook Mall in 2013. Marriott Courtyard – Will open its 115 room hotel in Kingwood in October 2013. Located at the intersection of Northpark Plaza Dr and Eastex Freeway Service Rd Kingwood, TX 77339 The Overlook – Opened May 2013, located at 20114 Pinehurst Drive Atascocita, TX 77346. The Overlook made significant remodel and improvements on the previous 22 acre Atascocita Country Club and will provide beautiful spaces and dining for weddings, corporate events, private retreats, reunions and more. Going’s Barbecue – Opened a brand new location at 20669 W. Lake Houston Pkwy. Known for their fresh pit barbecue, sandwiches and steaks (May 2013). Elite MMA - has leased 3,300 square feet for a gym in the Northpark Shopping Center at Northpark Drive and Woodland Hills Drive in Kingwood (June 2013). INDUSTRIAL/TECHNOLOGY DEVELOPMENT

Air 59 Commerce Center - is a 111 acre site is located across the highway from George Bush Intercontinental Airport on the northeast

corner of U.S. Highway 59 and Will Clayton Parkway, will hold 1.5 million to 2 million square feet of buildings. IAH Business Park – Levey Group purchased 17.5 acres situated in between Hardy Toll Rd (on west) and Bush Airport (on east) on Aldine Westfield Rd, bounded by Richey Rd (on north) and Rankin Rd (on south). This development is a 200,000 SF speculative industrial park. Will be shovel ready in the Fall of 2013. Weatherford Production Optimization – Recently (early June 2013) completed an expansion at 22001 North Park Drive in Kingwood. This expansion will allow for continued operations which include; Administration Center, Engineering Center, Manufacturing Center, Operations, Sales Center, Service Center, Stocking Location/Warehouse, Test and Research, Control Systems, Flow Measurement, Gas Lift Systems, Lift Optimization, Progressing Cavity Pump Systems, Reservoir Monitoring, Rod Pumps, Software. Houston Plating & Coatings – Located at 2622 Wilson Rd, HPC is a specialty metals coating company, who just last year completed building out of an additional 60,000-square-foot space in Humble, expanding on its already existing 100,000-square-foot location. They added new proprietary processes along with 100 employees in the past two and a half years to boost its headcount to 300. (2012-2013) Venture Precision Technologies - recently leased a 5,000-square-foot building at 1809 Humble Place Drive. Robert McGee and Thomas Leger with The National Realty Group represented the landlord, Mullane Interests. Feb 2013


DeLorean Motor Co. Inc. - Has partnered with Epic Electric Vehicles as the composites manufacturer for the new DeLorean Electric

Vehicle, which is slated for production in 2012. Humble-based Delorean has a medium sized office which holds its worldwide headquarters and an automotive parts service and modification garage for vehicle customization and design. Laser Tissue Welding - Humble based bio-tech company. The company has one issued patent; two patents are pending and have exclusive rights via a licensing agreement to the technology. Laser Tissue Welding has completed development of a clinical device and has successfully completed a human feasibility clinical study in 2012. GrowthForce LLC - No. 51 on Houston Business Journal’s Fast Growing Companies. Located in Kingwood, GrowthForce Technology Partners started as a sister company to build applications that interface with QuickBooks. Weatherford Production Optimization – Located at 22001 Northpark Dr recently expanded their offices adding on significant square footage and have chosen to remain in the Lake Houston Area (May 2013).

PUBLIC PROJECTS Beltway 8 Expansion – In February 2011, the Northeast section of Sam Houston Tollway/Beltway 8 opened 13 miles of tollway that completes the Outer Loop and connects to the Houston Ship Channel industries and the Port of Houston

Grand Parkway (SH99)- Is currently under construction from IH-10W to US 59N. The segment from IH-10W to US 290 will open in

2013 and the segments from US 290 to US 59N will open in 2015. When completed to US 59 N, SH99 will be available for travel from US 59N to US 59S. Widening of Townsen Blvd. - The City of Humble approved the expansion to four lanes, two in each direction from where Townsen meets U.S. Hwy. 59 to F.M. 1960. This expansion will help ease a portion of the congestion issues and the future development. July 2013 Northpark Extension opening – Northpark was expanded to four lanes from W. Lake Houston to Mills Branch in 2011. Northpark Drive at Woodridge Parkway/Hidden Pines - Beginning July 1, 2013, the City of Houston's Public Works and Engineering Department will begin constructing a dedicated left turn lane at the intersection of Northpark Drive at Woodridge Parkway/Hidden Pines to accommodate large traffic volumes and mitigate traffic flow. George Bush Intercontinental Airport - Terminal B’s renovated south concourse includes 225,000 square-foot facility — nearly four times the size as the previous south concourse — will be dedicated to United Express regional flights. The $97 million south concourse will be open to limited flight operations over the next two weeks, with the first 15 gates became operational in May 2013. United Airlines will add 15 more gates by the end of 2013. In addition, Terminal D (for international flights) will undergo a complete renovation from 2014-2015.

RESIDENTIAL DEVELOPMENT PROJECTS Watercrest Kingwood – Senior villa and apartment housing located at 24025 Kingwood Pl Dr Kingwood, TX 77339. Construction is

currently underway and is scheduled to be completed and ready for move in Summer 2015. Will include 170 units integrated to current Emeritus at Kingwood and specialty care facility, creating a campus like development tying each building together. West Lake Houston Pkwy - KB Home the national home builder has purchased 100 acres south of Will Clayton Parkway and is planning to close on nearly 300 more in the coming months, said land broker Chris Hutcheson with McAlister Real Estate. Hutcheson, along with Matt Herring and James Kadlick, represents the seller, Rockspring Capital, in the land sale. June 2013 Woodridge Forest – The 296-acre Woodridge Forest community property is located at the front of Kingwood on Northpark Drive, between U.S. Highway 59 and Woodland Hills. The development has been designed to house 800 single-family homes. 2013 Crescent Resources –The property is in the Humble Independent School District one mile from Lake Houston. In October 2012, Charlotte-based Crescent Resources LLC, announced plans for a new master-planned community of up to 2,250 single-family homes in the Humble area of Northeast Houston. Crescent is planning a mixed-use community on its 993-acre site that will include a retail center, a school and master-planned residential community. The development will include up to 2,259 single-family homes, 540 apartment homes, 50 acres for neighborhood retail and commercial uses and a 40-acre site for a future school. Development is expected to begin next year, and the first phase of single-family homesites should be complete in 2014. The Bridges of Lake Houston - The Bridges of Lake Houston will develop approximately 1,000 homes and apartments on the property and an additional 1,000 acres in the Lakeshore area where there will be close to 2,250 homes and 550 apartments on the ground. 2013 Oakhurst at Kingwood – The well-known Friendswood Development Co. latest Lake Houston area residential development at Oakhurst boasts everything from luxury patio homes to custom designs and golf-course as well as lake-view homesites. New sections are open. Summer 2013
