Talking Newspaper Is Looking For New Listeners Wymondham and Talking Newspaper has launched a publicity campaign to attract new listeners to its free, audio news and information service for visually impaired people.

If you know of anyone who would like to receive the service, contact the Talking Newspaper via their website www.watn.org.uk or telephone secretary, Georgette Vale, on 01953 605434.

3rd Place in Wymondham Carnival Procession I just wanted to say a massive thank you to all who have contributed in some way, shape or form in the creation of Wymondham Access Group. In under a few months we have come a long way and the exposure we got at the carnival, will I am sure, expand our profile within the town and help us form links with other groups like we have with the Wymondham & Attleborough Talking Newspaper.

The carnival committee voted us 3rd overall in the procession and I am sure this is down to the hard work and effort we all put in to creating our pirate ships, striking costumes and new banner, we certainly got good publicity. Onwards and upwards one and all to start making a positive change in our parish.

For more information please email: contact@accesswymondham.org and follow us on twitter @WymondhamAccess or find our group page on Facebook under Wymondham Access Group to keep up to date with events and items of interest. Neil Seach Founder Wymondham Access Group

Wymondham News

Wymondham Music Festival Richard Elliott Festival Chairman reflects on two weeks of music Wymondham’s Big Sing

The 21st Wymondham Music Festival Fortnight drew to a close on Saturday, July 16. Richard Elliott, Music Festival Chairman reflects on two weeks of music making in the town. We have had a brilliant fortnight, with good audiences enjoying a wonderful musical menu. Wymondham High Academy launched the Festival in style in the Market Place; a very talented group of musicians performed in a wide range of styles.

The Jazz Picnic was a great success this year; we had good weather, with more than 1000 people and picnics at Becketswell. It was good to see so many families enjoying themselves. The Young Musicians concert at Wymondham Abbey was a highlight for me. The quality of the performances was superb. Andrew Harsley, Norfolk Young Musician 2016 is a fantastic talent.

Norwich Camerata, a new choral group from the Fine City, presented a concert of nonsense lyrics, sung with divine harmonies. Anna Mudeka, our music lecturer for 2016, is a natural communicator and entertainer and gave an excellent talk about the mbira and her upbringing in Zimbabwe. The artists from outside Norfolk, Spikedrivers, Renato DAiello and Hannah & Ben Sanders all contributed richly to the musical mix and attracted good audiences.

The Festival is in good shape. We continue to meet our aims and objectives, by presenting a diverse range of music for the local community and at the same time encouraging local musicians. I would particularly like to thank all our volunteers who make the Festival happen. Its hard work, but very rewarding. Our heartfelt thanks also go to our business and private sponsors and patrons, who continue to support us in the ever challenging financial environment, and to Norfolk County Council and Wymondham Town Council for their assistance. We will have a break to recharge batteries, before planning begins in earnest again for Festival Fortnight 2017.

Lady Sings the Blues, one of our recitals at the Abbey, was another great success. Three excellent local performers entertained an audience of 170.

Wymondhams Big Sing was a really enjoyable event. We could have done with more singers and will revisit the Big Sing in a different format at a future Festival.

Fosters Solicitors Q & A - Shared Ownership

What is shared ownership? With Shared Ownership properties, the purchaser will purchase a share in the property with the remainder being retained by the Housing Association but let back by way of a Shared Ownership Lease (also known as “part buy, part rent”). Shared ownership properties are always leasehold. The scheme is generally available to anybody who cannot otherwise afford to purchase a property by any other means provided your household earns £80,000.00 a year or less. The most common purchasers are those who are coming out of a separation.

14

Is there any difference between a shared ownership lease and a normal residential lease? The answer to this is “yes”. The shared ownership lease should be based on the Homes & Communities Agency’s standard model lease. They primarily differ from normal residential leases in the following ways; - There is an absolute prohibition on underletting or parting with possession of part of the premises; - If and when the lease is assigned (i.e. the property is sold), the property must first be

2. To make a “market value election” i.e. to elect to pay stamp duty on the gross market value of the property (100%). This could be advantageous if a purchaser was certain that they wished to purchase further shares in the property in the future, as this would mean that there would be no further stamp duty to pay upon purchase of the shares (this assumes that there is an increase in the market value of the property and not a decrease!).

offered back to the Housing Association who are entitled to nominate a buyer, only if no nomination is made within a certain time can the property be sold on the open market. What kind of property can I buy? This will vary according to the specific Housing Association. But generally, Shared Ownership schemes can be applied to newbuild and existing properties. Stamp duty - how is this dealt with in shared ownership transactions? When purchasing an existing shared ownership property, the stamp duty will be payable on the price being paid i.e. if you were paying £60,000.00 for a 50% share in a property, then stamp duty would only be payable on the consideration of £60,000.00 i.e. nil. When purchasing a new-build shared ownership property, there are two options as to how to deal with stamp duty; 1. To deal with payment of stamp duty on the share being purchased (as above);

What are the advantages of purchasing a Shared Ownership property? If you are eligible to purchase a shared ownership property, this would be a very good way of getting onto the property ladder. It may also be possible to purchase a bigger house than you might be able to purchase if you were purchasing a property outright. Because you are only purchasing a share of the property, this will significantly reduce the amount that you need to borrow by way of mortgage.

If you are looking into buying a property, contact our Residential Property department today. Our team is the biggest residential conveyancing department in Norfolk with offices in Norwich, Wymondham, Lowestoft and Bungay, We can offer you a competitive quote. The Benjamin Foundation

Would You Consider Taking Part In Our Annual Sleep Out Event? Last year’s sleep out raised £17,000 after 70 people braved the elements and stayed out for the night in the car park at Clapham and Collinge Solicitors in Norwich. Here are a couple of examples of how this money is helping and these are things that just wouldn’t happen without the money raised through sponsorship:

• When some of the young people are ready to leave us and move into their own place they have very few household items of their own and may not be able to call on family and friends to help out. In these situations we use some of the Sleep Out money to buy them items such as white goods, carpets, a bed, towels or even just a starter pack of crockery, cutlery, kettle, toaster, bowls and saucepans. • We recently moved a group of young people we support in King’s Lynn to different, more suitable accommodation. The young people are vulnerable and some have learning difficulties. Along with our staff they’ve been working hard in the garden to make a better outdoor space to enjoy this summer. We used some of the Sleep Out funds to buy them some garden furniture and a barbecue.

This year’s sleep out takes place in the car park of Marsh, on Queens Road in Norwich.

It starts on Friday 11th November from 7pm through to 7am the following day. If you have a passion for helping young adults who have had a really tough start in life and you want to do something that gives you a flavour of what being homeless might be like, then this is the event for you.

If you are over 18, sign up today at www.benjaminfoundation.co.uk/sleep-out or call Chris Elliott on 01603 886933

Rowan House

Empowers Women Through Hypnobirthing

~ Article by Reneé Jane Jeffery ~ Rowan House opened its doors in October 2015 and specialises in Health and Wellbeing for families. Rachel Pailes, Business Development Manager at Rowan House, talked frankly to Iceni about how she wants to promote Hypnobirthing for pregnant women. Rachel, who has formal training as a Child Physiotherapist and in Infant Massage explained how “expectant mothers are all individual in their needs and so require specialised support from the therapists working with them”. One of the therapist working at Rowan House is Emma DufficyRope, a Hypnobirthing therapist. Having been only practising Hypnobirthing techniques for less than 2 years, Emma draws her experience in helping the woman she sees from her 17 years as a midwife. Having recently been awarded the title ‘Norfolk Midwife of the Year’, it’s quite obvious that Emma’s Midwifery training has a positive impact on the services she offers. Hypnotherapy is the practise of using positive affirmations and breathing techniques to help the mother stay calm and in control during her labour. Usually started at around 24

28 weeks, hypnobirthing therapists work with both mothers, fathers to be and/or birthing partners, teaching the process of birth, physiological processes, relaxation strategies, positive reinforcement, massage and how a partner can support the mother. Offering counselling if needed to help the family move past any negative experiences in previous births. Speaking to two of Emma’s clients we discovered how hypnobirthing had impacted on both their pregnancy and birthing experience. Anna Catlin of Norwich spoke of how her first birthing experience ended up with a myriad of interventions and how she sought help from Emma to ensure that her next birth did not end up the same. Anna speaks of how through hypnobirthing her 3.5-hour labour was “full of

joy and positivity” and that it had empowered her husband Toby during labour too.

Kate and husband Andrew found out about Hypnobirthing with Emma through a friend, after undergoing several rounds of IVF, both Kate and Andrew didn’t want any further medical intervention if they could help it, so sought out the help of Emma. Using a relaxation CD Kate laboured at home before going to hospital. She spent 2 hours labouring in a waiting room before a bed was found. She explains that it was the techniques she learned during her time with Emma had helped her cope at a time when most would be struggling. When asked about what she would tell other parents thinking about hypnobirthing she said, “it's amazing, it helps, it gives you the knowledge to believe you can do it”.

Rowan house is a very serene building and clearly has the client’s needs at its heart, focusing on using highly trained, specialised therapists signifies this.

The Importance Of Your Twitter Profile When people consider following you, apart from being interested in what you're discussing and sharing on Twitter, most will check out your Twitter profile. Having an incomplete profile or a poorly crafted one can hinder your brand perception. Even now I still see Twitter accounts with great photos and a relevant @username but a poorly thought out or non-existent bio! So let's look at how you can improve your Twitter profile. Your Bio This part of your Twitter profile deserves the most attention, and surprisingly this is the section that a lot of people ignore! Remember if someone taps your @username or you are mentioned in a tweet this is what they'll see first or if they're searching for a local service you'll want your profile to appear - so crafting a precise, informative and, most importantly, search friendly bio is critical. Your Twitter profile allows for up to 160 character so don't just have a few words or a url. Accurately describe what you offer, where and who the services are relevant to and your location - this is your chance to sell yourself to prospective followers/clients. If one person in your company manages your Twitter profile consider adding their Twitter @ username to the bio so it makes the account more personable. Don't forget that Twitter accounts are searchable so you include keywords that people might be using to search for your services that’ll make your account more visible. Try to include relevant #hashtags, @usernames and links - all of which

are clickable. Don't just add #hashtags to the end of your bio though, incorporate these into your actual bio in a legible way if you can. If you're not sure what #hashtags to include in your bio do a Twitter search to see what other companies in your target market are using. Remember if your #hashtag is more than one word don't separate the words with a space as this breaks the #hashtag - if you want to make it easier to read just capitalise the first letter of each word. Other areas to consider in your profile are: Website & Geographical Location links Twitter allows you to include a link to your website and geographical location - so make sure you use it. This allows the visitor to quickly find out more info about you and your services. Make sure you're able to track click-throughs from this using a third party app like Bit.ly as it'll give you an insight into the popularity of your site or services on social media. Profile & Background images Ensure your Twitter profile image clearly displays you or your company logo/product - nothing cheesy here, be professional! Your background image is also a great sales opportunity so make the most of it. Your Username If you're a business this should be your business name. Try to avoid abbreviations and remember to keep your username consistent across other social networks as well.Your @username has a character limit so if you’re adding details to your brand name, for instance your location, make sure you can do so in 15 characters. Your real name can be 20 characters long. That’s a quick summary, focusing on your Twitter bio, on how to make the most of your Twitter profile. Don’t forget if you need help with Twitter or your Twitter profile please don't hesitate to get in touch with me at http://paulkirkdesign.co.uk or at

World's Tallest Building And World's Largest Mall, Yes It's Last issue I covered the hidden gem that is Oman. Now it’s the turn of its neighbour Dubai. A popular stopover on long-haul travel routes, at just 7 hours flying time from London it is also an ideal destination for a short getaway. We love it for the unique combination of Manhattan skyline and a golden beach that only Dubai can do so well. Deciding where to stay can be a challenge. Do you go for the mega resorts on The Palm or the Marina, stay in an ocean front hotel on The Walk and have easy access to everything, or chill out in Dubai Creek. A lot will depend on what you want from Dubai and, of course, your budget. A must is to book a table on the veranda at Thiptara and gaze out over the man-made

lake to the Burj Khalifa. Watch the fountain show, which puts the Bellagio to shame, as it shoots walls of water over 500 feet into the air. The views are what you’re here for but the food is worth it as well. Try to avoid a windy day, otherwise you may end up with the fountains in your dinner!

The Burj Khalifa, the world’s tallest building, is an incredible sight from the ground looking up. It’s even more magical when you’re on the viewing platform looking down. Tickets are affordable and it stays open well into the night. The city looks so different from above so don’t forget to take your camera. But, if you’re terrified of heights, bear in mind the viewing platform is a staggering 555 metres above the ground. High though that is, it is nowhere near the summit which still towers above you at 830 metres.

A trip to Dubai would not be complete without at least visiting the famous Burj al Arab. You’ll be blown away as you enter the hotel entrance, and you’ll be speechless as you witness the incredible view from the restaurant.

The Dubai Mall is the world’s biggest. Don’t be overwhelmed by the choice of shops. Grab a map before heading off into the mall, set up a strategy and you’ll be able to find everything you’re looking for. Not a fan of shopping? Don’t worry, the mall has plenty of other attractions, such as the Olympic-sized ice rink and the famous waterfall of falling men.

If you haven’t been to Dubai in the past couple of years then it’s time to head back to see the ‘new Dubai’ and all it has to offer. If you’ve never visited it before, then now’s the time to see and experience its uniqueness.

Friday is the start of the weekend in Dubai. And Friday is brunch day. Four hours of eating and drinking at some of the most opulent spreads to be found anywhere in the world. Dubai really has taken Las Vegas and then upped the level. For a break from Dubai’s flamboyance, head over to Dubai Creek and take a traditional wooden water taxi to get a feel for a more authentic, traditional and historical part of Dubai. Combine this with a trip to the famous Gold Souk where you’ll be dazzled by row after row of shops selling yellow and white gold, silver, and gems. Even though the city of Dubai offers so much, its beaches mustn’t be forgotten. We spent a lovely afternoon at Barasti Bar in Le Meridien Mina Seyahi Beach Resort. The wooden deck is ideal for lounging about and taking in the stunning views of the Arabian Sea.

The city looks so different from above so don’t forget to take your camera.
