ome August, most Houstonians have their routines down for dealing with the summer heat. Many head for the water – be it beach, lake or pool – or retreat to vast air-conditioned spaces, such as malls and movie theaters. Our August issue features homes that embrace both of those stay-cool strategies. Galveston resident, architect and lighting designer Sarah Gandy photographed and documented the incredible restoration journey of an 1870s cottage, located less than a mile from Galveston’s seawall. Owners Clay Wade and Paul Mendoza spent more than a decade transforming the abandoned wreck into a historical treasure. For cosmopolitan types who prefer be near the bright lights of the big city, our feature on highrise living at Mosaic on Hermann Park showcases various decorative approaches to the luxury tower lifestyle. The property was relaunched in early 2011 with a softer, more carefully considered décor. Chris Williamson found me on Angie’s List. In one year he moved to Midtown, started a new job and became debt free. He knew he wanted help with his small, third-floor walkup apartment and as a creative, gregarious sort, he wanted to bounce his ideas off of a professional. “I know that I can’t be an expert at everything, so I really believe in getting expert help for important things,” Chris explained. His home office was dark, poorly lit and not conducive to the creative Web design and development work he was doing in his workspace. “I need a lot of light,” he told me. “I really notice it in the winter when the days are short and the sun is to the north and low in the sky,” he added. The room also lacked the warm colors Chris likes, so I knew adding light and color to the equation were crucial. He really wanted to add more energy and vitality to the room to help him focus and concentrate all day long. Since the workspace is located off the kitchen, he also wanted guests to be able to sit in the space and visit with him while he was cooking, so I suggested he buy an adjustable Turner barstool from Crate & Barrel, which could slide underneath the desk when it was not needed. We began with paint. As a renter, Chris did not want to spend a fortune on remodeling, and I have found that paint gives you the most bang for your buck. After Chris checked with his property manager and found out wall painting was OK, I chose Benjamin Moore “Rich Cream” for the upper wall above the chair rail (same color as the living room so he could use leftover paint) and Benjamin Moore Golden Mist #2158-40 below the chair rail, which worked beautifully with his style and artwork, as well as the nearby kitchen countertop tile. The trim remains the same bright white that it was. TIP: For the best flow, evaluate your paint chips in each room of your home to make sure they work with art, fabrics and rugs, and “permanent” surfaces like granite or tile. Since most people don’t address the floor, I suggested a more colorful rug to add additional color and energy to the room. Chris said he liked FLOR carpet squares, a good idea because a square could be easily replaced if need be. He ended up ordering directly from the website and using their design software, to experiment with colors he liked for the office that also complimented the living room, which I stressed was quite important especially in a small space.

AFTER: Painting the walls with cheerful colors, creating a multi-colored area rug made of FLOR squares, moving a demi-lune table around the corner into the office and hanging custom artwork depicting logos associated with the owner’s career history made the office feel much more inviting and energizing. BEFORE: A lack of color, lighting and wall decor made this utilitarian home office a creative washout.

AFTER: New track lighting and a new desk lamp, warmer wall colors, a new adjustable barstool and colorful Flor carpet squares brighten the room and add personality. BEFORE: The office was dimly lit, was void of color and artwork and just felt like a depressing room.

Chris chose FLOR’s House Pet Collection, and after ordering samples, decided on Frog, Hamster and Tabby Cat as the colors he wanted to use to form the checkerboard pattern. TIP: Don’t forget the impact of color on the floor to add pizzazz to a room. A surface-mounted, 8-foot-long, inexpensive Ikea track light illuminated new artwork above the desk (I gave him specific sizes that would work and we discussed meaningful images to use), the transom window (which I suggested cleaning to allow maximum light into the office) and existing artwork on the wall behind his desk and added brightness to the room. Chris bought an office task lamp online at Office Depot.com, which provided bright, glare free work light to the desk area. The last task was tweaking the art on the wall over his desktop. We agreed it would be appropriate for his office to select three round logos from the three stages of his career history, and print them in bright white on canvases that were the same red-brown background as the fingerprint image just outside his office door. TIP: Select meaningful artwork for your home that reflects your interests, then light it so that it really is the focal point of the room. Chris used logos from CBS, the TV network of the stations where he worked, and two logos from his friend and employer (who also is a graphic artist) who designed them. “The three company logos represent my progression from television to freelance e-mail and Web work to an interactive design firm,” Chris explained. He took the files and worked some magic of his own with a

free graphics application from www.inkscape.org to insure the circles and logo sizes were uniform and then transferred the files electronically to Copy.com on Westheimer and had them come close to the red-brown background of the fingerprint canvas, which he took to them. They printed the canvases and stretched them over 20” x 20” square wood frames. “The high contrast with the big white circles is striking, and the logos mean a lot to me and say something about where I’ve come from. The process of creating this art was a really cool collaboration of friends and it’s a constant reminder of some important people in my life,” he explained. At my suggestion, Chris moved an existing black demi-lune table from around the corner in his entryway to the larger blank wall by the doorway. It holds keys and sunglasses to grab as he is leaving the apartment. “Before, I always moved that table there when I vacuumed and I would never have thought to leave it there,” he laughed, “but it works.” Chris said that this project would have dragged on forever without using someone he trusted to show photos of what he liked, bounce ideas off of and help him make decisions. “A friend dropped by the other day and summed it up with one word—‘wow’,” Chris said. “That really was music to my ears.” Joetta Moulden offers home makeovers using your own home furnishings. Conquering the Closet Storage stragegies to simplify your life and improve the way you look When getting dressed in the morning requires a shoving match to wrestle your clothing free from the grips of your closest, it’s time for an intervention. The master closet holds a huge variety of items – shirts, pants, skirts, jackets, shoes, belts, purses, sweaters and more. Unfortunately for many of us, the size of our closets doesn’t seem to match that multitude of wardrobe options.

“Every effort you make counts when it comes to reducing clutter,” says local expert Mimi Tanner, author of Declutter Fast. “It is an attainable goal, whether you take a fast or slow approach. The purpose of reducing clutter is to increase your peace of mind. So when you find your clutter-reducing efforts themselves to be causing you stress, take a step back. Focus on one small area at a time. Even five minutes a day can make a huge difference over time.”

GETTING STARTED

Step one is to weed out what doesn’t fit, is worn out or doesn’t look as good as it once did. The gold standard is the two-year rule: if you haven’t worn it two years, you won’t likely put it on again. Give away, donate or sell what you eliminate from your overstuffed closet. To create more usable space, look up. You can take advantage of vertical space by adding shelves for storing items used less often all the way up to the ceiling. To access these items later, keep a folding step stool tucked inside the door. Another big space-maker is to move out-of-season items to an under-bed storage box or other location. Be sure to utilize the back of the closet door to store shoes, belts, scarves and other accessories. GETTING SERIOUS

If time allows, empty out the closet completely and determine if you can add an extra clothing bar. Measure garments such as shirts or folded pants that may only need about two feet of hanging space. Adding a second rod not only increases the capacity for hanging clothes, it improves visibility, so you will be able to find clothes quickly without a lengthy search. With new bars, shelves and storage solutions in place separate your clothing by long-hanging and short-hanging items. Arrange

As Houston’s steamy summer slides on, you might find yourself looking out the windows of your air conditioned house or office, thinking, “It’s such a pretty day. I’d love to be outside, but it’s so hot.” One of the great things about living in the Bayou City is that we have close to 300 days of sunshine every year. But even the hardiest Houston supporter will admit, August and September might best be enjoyed inside. Hanging out housebound doesn’t mean you have to give up on your love of the outdoors, however. The solution to experiencing Houston’s glorious sunny summers without the sticky heat: the sunroom. Whether you’re looking to build a sunroom or screen room or renovate the one you have, a sunroom is the perfect way to bring the outdoors in. “Sunrooms and screen rooms are two different things,” says Ed Gosline, of Sun Fun Enclosures, a Stafford company that’s been in business since 1982. Specializing in patio, pool and porch enclosures, Gosline and his team have helped clients find all sorts of innovative ways to enjoy the sun. He explains that screen rooms are built around a frame that is designed for natural ventilation, provided by the screens. Sunrooms are usually permanent structures, with double-pane glass, and are often built right onto a house.

How do you know which one might be right for your home? Gosline says talking with your sunroom builder is the important first step. “We’ll come out and look at a homeowner’s existing property and foundation and try to figure out which structure will work best within the space,” he says. “It might be that we can build something onto the side of the home, or a better option could be a screen room or patio in the backyard.” Builders say it’s important to consider what you’re going to use your sunroom for, as you decide what renovations are required or the kind of structure you need. If you’re using it as a place to gather with friends and kick back with a glass of wine, or a place where your pets can get some fresh air without being outside for long hours, a screened-in enclosure with a small air conditioning unit may well do the trick. However, if you want a room that doubles as living space, say an office with a view, you’re looking at an addition to your home. “One of our clients is a writer,” says Ali Zare, whose Affordable Sunrooms has been building sun structures for the last 23 years. “And her sunroom has great walls of double-paned glass and a waterfall outside. She uses it for her office.” Zare says that a permanent structure like the writer’s sunroom gives you the opportunity to use your sunroom throughout the year. The double-paned glass provides insulation, and the central air conditioning keeps it cool. glass roof, and his company’s been called in to replace it. He says people want the light and the beauty the sunroom provides, but not necessarily the intense heat from a fully glassed roof. In this case, he recommends you consider a skylight, or simply enlarging the windows that serve as the walls of the room. “People love their sunrooms,” he says. “We’re noticing a lot of renovations happening, where people want to replace the single-paned glass they have with something with more insulation.” Gosline agrees that clients are looking for ways to enhance their indoor living with elements of the outdoors. He notes that often clients come in thinking they want a full sunroom, but will wind up with a screen room instead. “These are great structures for your pets to enjoy, or maybe you or your guests are smokers,” he says. “We’re building a lot of these right now.” No matter which type of room you’re thinking about, both Gosline and Zare agree that construction is but one consideration to think over. “Landscaping is important,” says Zare. “If you have this sunroom, you want to have something beautiful to look at outside.” He’ll work with his clients to help them find landscape architects who can bring that perfect finishing touch to a project. Gosline also notes that you’ll want to talk to a decorator to make sure you’ve got the right furniture and fabrics for your space. Designer Sarah Pellegrin and her team worked to frame the panoramic views from the entry of each unit. In high-rise buildings the view is often the most important art element of a room, so furniture was selected and placed carefully to maximize views.

Designers deck out luxury apartments to create four distinct slices of highrise living

By SANDRA COOK The vast majority of Houston-area residents take great pride in owning a Texas-size house on a Texas size lawn. But that level of upkeep isn’t for everybody. For those who’d rather not deal with lawn maintenance, mosquito management, neighborhood politics, our big-city status offers a multitude of highrise living options that are convenient to business districts, cultural centers and major parks – for nature appreciation as needed. One such property is Mosaic on Hermann Park, re-launched in February 2011 after ST Residential (the company behind Starwood Capitol, W Hotels, etc.) purchased and reinvented the two-tower, 29story, 790-unit highrise. Seeking to crank up the appeal for both renters

and buyers, ST Residential infused every inch of the property with upgrades and design touches that exude unstuffy luxury. Led by Kemper Hyers, head of design for Starwood Capital, the design team completely reworked the interiors throughout, including lobby areas, the social lounge – even the elevator cabs. Local designer Sarah Pellegrin, RID, IIDA at Gensler oversaw the efforts first-hand. To help prospective residents see themselves living there, the company created four distinct model homes in different floor plans on the property. The model units were designed to suit the lifestyles of various types of singles and couples, and thus named for the imagined personalities for which they are designed. The line up includes Jessica, a young

Color palettes, furniture, accessories, artwork and personal items were included to differentiate each personality for each of the model homes. For example, the Jude and Andrew unit utilizes an eclectic, edgy array of accessories along with furniture from different time periods to resemble an authentic collection.

The club room, adjacent to the pool, offers tons of space for gatherings, but the chic library aesthetic also makes an appealing option for moments spacious solitude. 57


The themes employed by the design team for the Jessica unit are light, fresh and feminine. Pellegrin says the space reflects an owner with traditional roots, but a modern approach to comfort and style. The display of dishware on the wall and the antique armoire indicate a fondness for old-fashioned things, while the contemporary pieces, such as the mirrored cubes and lacquered floor lamp, are distinctly modern.

attorney, Jerome, an NFL rookie, Joshua a pediatric surgeon and Jude and Andrew, a neurologist/geologist couple, who own a dog. Each of the units was furnished and accessorized as if these personalities were actual clients. Pellergin and the design team developed and delivered the decorative preferences for each mock client down to the finest of details. Two Men and a Dog “Jude and Andrew are creative souls who love travel, music, art, entertaining, and outdoor pursuits with their dog,” says Pellegrin. “We envisioned an eclectic space using neutral fabrics and finishes letting the artwork, furniture, accessories and paint add splashes of color and hints to their personalities and interests.” “Little touches that give life and texture to a space were featured – a vintage camera, destination photography, maps, books, antique furniture pieces, dog accessories, a vinyl record collection, a guitar, an easel TV stand and paint brushes—our goal was to make the space look like it had evolved over time,” Pellegrin continues. “We also cre58

ated flexible dining and serving space that encouraged informal and formal dining and entertaining.” Doctors Quarters The Joshua unit was created to fit the lifestyle of a pediatric reconstructive plastic surgeon with a hectic schedule. “His color palette is dark neutrals that are sophisticated, dramatic and masculine,” says Pellegrin. “He is a guy who works long hours. Like most young doctors, he is sleep deprived. So, we created a bedroom with subdued hues that allow him to sleep during the day when his time allows.” Legal Ease Jessica is described as a young lawyer and foodie who loves cooking/baking and entertaining when her busy work schedule allow. Pellegrin and her team selected unique serving pieces and dishes, a buffet piece, cooking equipment, and cookbooks to display in the Jessica unit. “She loves interiors that have a traditional sensibility with a modern twist—nothing like her Mom’s suburban décor,” says Pellegrin of the

The living room for the Jerome unit was envisioned as a well-done bachelor pad. Each apartment began with the modern, industrial vibe of the entire property, which features exposed concrete ceilings and columns and wood floors. Fabric, furniture and accessories soften the hard edges and lend a distinctive, personal quality. A mixture of upholstered, metal, wood and glass furniture throughout the units add texture and verve.

We introduced textiles, furniture and accent pieces—the antique armoire, profile pillow, graphic print chandelier shade, Arte wallcovering behind the bed, antique fur stepstool at bedside, lacquered profile floor lamp and glass cube tables—that give the space a young, fresh sensibility.” Strength in Neutrals NFL newcomer Jerome is described as a young guy who is into his football career, music, sports, and romance. “His space is envisioned as a modern, rich, warm bachelor pad,” says Pellegrin. “He likes to stay fit and keep up with his favorite teams so athletic clothing, shoes, videos, magazines, and a tribute wall to his favorite players are all part of his space.” She explains that he loves his sound system, so a media

storage piece was included to hold his videos, CDs and magazines. “The color palette for his apartment is a combination of black, grey, red and neutrals—rich, warm and masculine. Abstract art, LEM Piston Bar stools, molded resin coffee table and the low bed add a modern flare,” says Pellegrin. Softening hard Edges The design team sought to soften and warm up each apartment, yet still reflect a modern sensibility. “The modern, industrial vibe of the units is expressed in the exposed ceilings and columns and wood floors,” says Pellegrin. “The fabric, furniture and accessories were selected to soften the hard edges and give each space a distinctive, personal quality. Rescue Rangers Galveston homeowners honor the past as they save an abandoned homestead STORY & PHOTOGRAPHY BY SARAH GANDY omething caught the eye of Houston residents Clay Wade and Paul Mendoza as they passed the decrepit, abandoned home at 3702 Avenue M eleven years ago. There was no ‘For Sale’ sign in the yard and they had never seen it on any realtor’s listing, though the couple had been searching for a Galveston remodel project for several years. Still, the house was clearly empty so they took their chances climbing up on the rickety front porch to look inside. “There were over 80 broken panes of glass in the house when we bought it,” remembers Clay, now the Events Coordinator for Galveston Historical Foundation. “The first time we saw it we literally walked right in through the front window.”

The house had been vacant for five years, with their exception of some squatters and hundreds of pigeons which had made it their roost. Most of the original trim had been stolen over time and an addition on the back was in serious need of a wrecking ball—yet Clay and Paul could see the home’s potential. “It had really good bones and a good foundation,” says Clay. “Plus the high-raised cottage style and simple lines really appealed to us. It wasn’t high Victorian—it was more our style.” As luck would have it Clay and Paul stumbled upon an old ‘For Sale’ sign that had been tossed on the front porch and were able to track down the owner through the listed phone number. And the rest, as they say, is history.

The place settings are all family heirlooms, and the framed pieces beside the sideboard are dated 1775 with a note that they are embroidered pieces from a wedding gown. OPPOSITE: The kitchen pendants were salvaged out of Galveston’s old post office and were bought from Antiques Warehouse. The island counter, topped with Vesuvius granite from Colors of the Rainbow, survived the post-Ike ceiling collapse, but the travertine counters on the sides were smashed (and later replaced with Caesarstone). The floors, made from the old front porch ceiling that had to be demolished, match the original hardwoods beautifully. A LOOK INTO THE PAST

The first step in the six-year renovation was to take the house back to its proverbial bare bones. “That was probably my favorite part,” says Clay, “getting everything cleared out so that you can really see what you’re working with.” In addition to the aforementioned pigeons, there were numerous manmade messes to undo: a closet had been put in, blocking the large center hall, transoms over all the doors had been covered, pocket doors had been hidden behind walls with trim work, and layers of plywood and linoleum covered almost all of the hardwood floors. The good news was that under those layers the original materials almost always remained and were salvageable. Where trim work, stair rails, etc. had gone missing over the years, Clay and Paul commissioned The Wood Factory out of Navasota to mill matching pieces, maintaining the historic integrity of the home. The front porch and back addition were in such poor repair that they both needed to be replaced, so Clay and Paul hired island architect David Watson to design a new addition for them which would incorporate a kitchen downstairs and a master bath and dressing area upstairs. As the new owners began to peel back the physical layers of the house to find the original structure, they also began to learn its history. Walter Ansell, who made his fortune shipping ice from New

England, built the home in 1871 in the rural area of Galveston (now a mid-island neighborhood) and likely owned much of the surrounding property. In 1916, a substantial back wing of the house was moved to an adjacent lot in order to create a separate dwelling. It was then replaced by a new addition on the back of the original house. At some point a third house was built to the rear, with the intention of housing the family’s grandmother. All three buildings, once part of the family compound, are now separately owned, but this knowledge of the home’s history gave Clay and Paul some inspiration. Taking the dimensions of the neighboring house (once the back wing of theirs), they paced off the footprint in their back yard. Not surprisingly, the brick piers of the old foundation were still in place underground. “We were able to salvage 1,200 bricks from those piers,” says Clay. “We reused them to create our front walk, back patio, backyard pond, and even to clad the new foundation piers on our addition so that they match the originals.” WASTE NOT

The buried bricks weren’t the only original pieces that got reworked into the revitalized home. As Clay and Paul planned a new addition to replace the one that had to be demolished, they looked for ways to integrate it into the main house, but finding wood floors that 69

Clay is a sixth generation Galvestonian. The carved sofa in the living room was made by Clay’s ancestor, Traugott Schlueter, who was the first in his lineage to come to Galveston in 1841. He was a furniture and cabinet builder in the mid 1800s.

could match the existing proved to be a tough task. Fortuitously they noticed the width of the front porch ceiling boards matched the floor boards. Though the porch had to be entirely rebuilt due to extensive rot, two-thirds of the ceiling was salvageable and found a new home as the kitchen floor, making for a seamless transition between old and new. Though the former addition had seen its better days, it too was able to contribute to the renovation before demolition. Beadboard was salvaged from the walls and was used for wainscoting in the guest bath as well as for a custom vanity in the master bath. In another step that was both earth-friendly and a nod to the his-

torical nature of the house, Clay and Paul decided to keep the original underground brick cistern that they discovered while digging in the back yard. While that may sound like a simple decision, it in fact wasn’t, as the plans for their new addition had one of the foundation pilings sitting square atop the antique manhole. Their architect suggested they simply fill in the cistern, which he said is a common thing to do on the island, but the homeowners didn’t have the heart to do that. Instead they had it plumbed so that it could receive and hold rainwater in the future and had the architect design a new curved piling which beautifully allows the cistern and addition to co-exist. 73


The staircase was enclosed when Clay and Paul bought it and they don’t believe the upstairs had ever been used as anything more than storage. The bottom newel post of the stairs still existed behind the walls and they had a matching one milled for upstairs. The portraits in the upstairs hall are all of Clay’s ancestors, many of whom lived in Galveston.

The new master bath features a double vanity, generous shower and claw-foot tub. The bath also connects to a well-organized dressing area. The matching antique medicine cabinets came from Discovery Antiques in Gonzales, Texas. 74

Clay and Paul hired island architect David Watson to design a new addition for them to which incorporates the kitchen and the upstairs master bath and dressing area upstairs. They made an effort to retain the simplicity of the former attic space upstairs when they built out the master and guest suites, choosing painted wood walls over drywall to achieve a cottage look.

Now, over a decade after they began this daunting mission, Clay and Paul are ready to move on to a new island prospect, and decided to list their home for sale shortly after it was on this year’s Galveston Historical Home’s Tour. Looking back, Clay remembers with some humor, “I would say a project like this takes patience and money—I’m not sure in which order,” says Clay. “This is the third property we’d redone so we were prepared, and yet maybe not quite as prepared as we thought. We handled it in phases and took our time. Friends thought we were crazy.” “We always knew we’d retire to Galveston at some point,” he say. “This house was just supposed to be a project…but it grew into a whole new life.”

The kitchen, master dressing & bath are all part of the new addition, which replaced the part that had to be torn off the back. The front porch is also all-new construction, but they were able to replicate it through pictures, incorporating six railing spindles that were left on the house when they bought it (they believe most had been looted). Sure, younger mutts have their quirky behavior, incessant playfulness and puppy breath. But I’ve got patience and adhere to time-honored traditions such as respect for others and the ability to always be a kind, open-hearted companion. I am a sweet-as-pie, proper Southern lady with a heart of gold and an appreciation for the simple things in life. Like my namesake, Lady Bird Johnson, I love the outdoors, especially gardens. As Mrs. Johnson famously said, “where flowers bloom so does hope.” My hope is that I’ll find a lovely new owner and home where we can take long walks and smell the roses together.
