OUR PROCESS 1

2

3

Meeting

The first opportunity for the designer and home owner to look over their project. It is the responsibility of the designer to interview the customer and discuss the potential uses of spaces, identify preferred styles, site specific conditions, and outdoor activities enjoyed by the users.

Concepts

Producing many different ideas that could solve the problem. These ideas illustrate possible organization of spaces; does the patio go next to the house or out by the tennis court? By giving the customer a range of options, they are challenged to look at their project from a different angle and rethink some of their preconceived solutions.

Design Elements

The best ideas from the concepts combined and further refined into a rough plan. This may be one concept in its entirety or elements from several different concepts that work together to form the final concept.

4

Plan & Proposal

5

Construction

6

Choosing materials, final bids. Usually different options are presented that could potentially be used and recommendations are made. Every effort is made to help the customer understand what the finished product will look like, but a trusting relationship between the designer/installer and customer is always the best way to approach a project.

Assembling the project. Usually involves sketches, some of which are used with the customer for decision making and some of which are only for construction and/or local permitting purposes. We encourage all levels of our team to get to know the customer and assure that their finished product is the best solution for their needs.

Finished Product

Final phase of construction, review of the project, discussion of maintenance costs and maintenance recommendations. At this time the maintenance schedule and elements are presented so the customer can choose which parts to have The Site Group assist with. NOTE: For a free consultation contact The Site Group

—Marcel Boulestin

There are some recipes that you just know by heart. When my family visits they have two requests—my famous taco salad and scrumptious homemade pizza. I’ve been making both for years and haven’t followed the original recipes since the first few times I tried making them. While the main ingredients are the same, adding an unexpected twist here and there is all part of the joy of cooking. Housetrends follows its own unwritten recipe—showcasing some of the best homes and gardens the Greater Miami Valley has to offer. Kitchens and bathrooms are our bread and butter and this issue does not disappoint! In addition to the ten kitchens featured in this year’s Eco-Rehabarama, we’re highlighting some of the latest and greatest kitchen appliances available today. We’re also looking back at some of our favorite master bath retreats and taking you inside an impressive Springboro abode that proves the kitchen really is the heart of the home. We’re hard at work on our upcoming Makeover Issue, which will include a striking outdoor living space in Eaton and an amazing kitchen remodel in Trotwood. In the meantime, we’d love to hear from you! If you have a favorite family recipe that you would like to share, drop us a line at eyaus@housetrends.com.

Heaven in Huber Local contractors continue local builder’s vision By Christina Kleiner | Photos by Daniel Feldkamp/Visual Edge Imaging Charles Huber had big plans for the Greater Miami Valley. More than five decades ago, he constructed the first of nearly 11,000 single-family homes in what used to be known as Wayne Township. Huber’s signature brick ranches and Ohioans embodied the typical family-friendly American neighborhood. Today, Huber Heights is home to more than 40,000 residents.

This past spring seven

local remodelers and builders, along with CountyCorp, the Home Builders Association of Dayton and dozens of additional participants and sponsors, teamed up for Eco-Rehabarama. For this year’s home show, CountyCorp purchased ten foreclosed or bank-owned properties in the community and set out to transform them into energy efficient modern homes, while keeping the characteristics of Huber Heights alive and well. ● New kitchens played a big role in the renovation process. If you were unable to tour the homes, we’re offering a closer look at all ten kitchens, showcasing what makes them trendsetters and why they’re kind to Mother Nature. continued >

$UCCE$$ IN NUMBERS

The Home Builders Association of Dayton estimates 2,000 people toured each home. “People enjoyed seeing the creativity and designs that the contractors and designers came up with for these homes,” says Walt Hibner, executive director of the Home Builders Association of Dayton. “In fact, eight out of the ten homes have already sold.”

ISLAND SANCTUARY

REMODELING Built on Trust

Kay and Ernie Vagedes spent 30 years considering just what to do with their kitchen. They knew it was outdated and too small for their extended family gatherings. They just didn’t know where to begin.

They

looked for the right design/build team for a long time, and feel they found the right team with Dancraft Construction. “Dan Swank and his team spent quality time with us before the project even began,” says Kay. “He asked us questions that we didn’t understand at the time. But when the plan came together, we understood he was guiding us into making small decisions that made a big difference in how we use the space.” Ernie continues, “A kitchen is a big job – we didn’t even realize how big it was until we got into the details – but when you take time in the beginning to form a plan, it gets done extremely well, and that’s what Dancraft does.” Dancraft has spent decades, since 1974 in fact, building long lasting relationships with clients. Dancraft has even developed a remodeling decision tree they call: 4 Steps to Remodeling Success. “First, we make a point to truly listen to our clients,” explains Dan Swank, owner and president of Dancraft. “Then we dig deeper with the right questions. We build trust while delivering expert designs and craftsmanship. Our client is involved with every step of the project, in Dancraft’s one-of-a-kind home renovation process. This sets us apart from other remodeling contractors. We want to make our clients feel good about the process, not just the final renovation.” Dancraft takes the design/build remodeling profession incredibly serious. “All of our workers are skilled craftsmen who take great pride in their work,” says Swank. “NARI certification alone is a challenging process, requiring extensive knowledge of the industry and a commitment to professional conduct. Even highly experienced and skilled remodelers find the screening and testing process formidable. You can be assured that any time you hire a NARI certified remodeling contractor, you are hiring an individual who has made a strong commitment to the professionalism of the remodeling industry and their business.” In addition to NARI certification, Dancraft has received numerous awards through the years for their work. The entire Dancraft team also stays on top of all industry trends and is committed to continuing education in design and remodeling. They also have specialized knowledge and experience in niche fields, such as allergy-sensitive projects, handicap-accessible remodeling and energy-efficiency design. All of these qualities – knowledge, experience, listening and trust – lead to highly satisfied customers. Just ask Kay and Ernie. “We’ve received so many compliments on our kitchen,” says Kay. “Friends and family just rave and rave about the beauty and functionality. Everyone loves having big family get-togethers here.” Ernie sums it up nicely… “It’s been three years since we remodeled, and we still love our kitchen.”

Springboro home uses technology to its advantage By Julie Thompson Photos by Daniel Feldkamp/ Visual Edge Imaging

omeimes you just have to live with something before you know if you really like it. That’s what a Springboro couple learned when they embarked on the amazing journey to build their dream home after spending 25 years in another house. Traditional spaces like a formal living room and conventional two-story designs weren’t part of the planning process for this couple’s new home. They wanted each room to have a practical purpose and use for nearly every day of the week. F “In our first home we wanted a formal living room. It was important to us,” the homeowner says. “But then we realized after 25 years that that is not how we live. We wanted open plans that could be used every day versus just on the holidays.”

Developing a plan The couple had spent three years considering ideas for the construction of their new home. They gradually tucked away design ideas as they toured area home shows, such as Homearama®, where they were exposed to the open floor plan as well as the builder they would eventually choose. That builder—Dan DeVol, owner of Daniel DeVol Custom Builder Inc.—was brought on after the couple purchased two lots that gave them exactly what they wanted: complete privacy when they walk out the back door, but instant access to community when they drive out the front. “The best part (about building a home) is having the opportunity to be a part of a chain that helps the homeowner pull together the dream for their home. It’s an outstanding feeling,” says DeVol, who was chosen by the homeowners because of his experience as a finish carpenter and his appreciation for detail. “When we build a home, it is a team of people who work in conjunction with the homeowner, exchanging ideas and making it come together.” While some of its elements pull from the Craftsman model, DeVol considers the home a transitional design. The homeowners liked the Craftsman style but didn’t care for the linear lines that it’s known for. So, they added a variety of styles including rounded windows and sidelights made of bubble glass. The exterior uses multiple materials including two different types of siding, stone and brick. The lush landscaping, created by Grandma’s Gardens, includes paths that lead up to the custom-made front door that beckons visitors inside and to the home’s back yard and inviting pool.

Light and Open The home’s open design, light color and expansive use of windows are the first elements to catch the eye when entering the home. The use of natural light was very important to the homeowners so they made sure they added the largest windows they could find and positioned the home so that the entire back, where they spend most of the their time, would get the best exposure. The ranch home flows in one seamless design from its great room, kitchen, sunroom and outdoor porch. Soft blue, red, cream and yellow hues are used throughout the interior design. Aside from sunlight, color was the next important element for the homeowners. “We like it to feel soft when you walk into a room,” the homeowner says. The materials used throughout the home are displayed in custom-made pieces. Large columns surround the dining room and stretch up to the first floor’s ten foot ceilings while Santos Mahogany hardwood floors run throughout each room adding a richness to the lighter colors. Each room boasts its own custom-built piece of furniture created by Bruce Landes of Farrington Woods. The homeowners felt it was important to create a uniform look, from the bookshelves and bathroom vanities to the kitchen cabinets. “When we chose to use an open floor plan, we wanted to make sure the kitchen didn’t look like a kitchen,” the homeowner says. Every part of the kitchen is integrated into the cabinet design. The room’s SubZero refrigerator and freezer and dishwasher are hidden behind custom panels that look no different than the cabinets. The stainless cooktop, oven and microwave are built into the cabinetry. The countertop in front of the sink was made higher to hide any dirty dishes from guests gathered in the great room. The 8x10-foot pantry also blends into the room thanks to a custom door that is identical to that of the refrigerator.

Hgh Tech Min

Nearly everyone has sat down to dinner only to be interrupted by a knock at the front door. Most homeowners will answer the door and let the visitor in if the nature of their call is important enough.

1

Now imagine doing all of that not from the comfort of your own kitchen table, but from a restaurant located 10 miles from your home. It may seem like a futuristic capability, but it’s not. More homeowners are becoming empowered to control their home – even seeing who stands at their front door and unlocking their home to let them in – when they’re not even on the premises. Advanced programs, developed and marketed by companies like Control4, have taken

2

the technology once reserved for corporate and commercial use and put it in the hands of homeowners. The technology gives homeowners the security of monitoring their homes, the energy savings of controlling things such as lights and the convenience of streamlining entertainment – all from one touch pad or smart phone. “Technology like this used to just be something we would see at Homearama or read in

3

magazines,” says Kirby Gaboury, who co-owns Audio, Etc. with his wife Cindy. “But now it is becoming even more affordable.” Homeowners can begin using the technology with the addition of one remote control that consolidates all their entertainment functions. The possibilities grow from there, including control pads throughout the home that determine what time of day the window shades descend to when the coffee maker starts brewing. But perhaps one of the first

4

reasons people are attracted to the technology is for entertainment reasons. “People are spending more time at home watching their TVs,” Gaboury says. “Home entertainment is an important factor for most families and they are willing to invest in additional products to get it integrated.” 1: The Control4 program can be accessed via the homeowner’s iPad. 2 and 3: The Control4 panels located throughout the home can operate the lighting, audio/video and security systems. 4: Small video cameras are tucked into corners along the outside of the home.

Convenience and Ease The look and feel of the home weren’t the only important elements for the homeowners. They also were concerned with its function. They wanted it to have ease of use, including being ADA (Americans with Disabilities Act) compatible, so they could use it into their golden years. To accommodate that, an elevator was installed to go from the main level to the garage and then to the walkout basement. They also installed a Control4 system, which streamlines the control of lighting, security and entertainment into one package. Many features in the home were designed with Control4 in

mind. Two flat-screen televisions were placed into custom-built cabinets in the sunroom and great room. With the touch of a button, the screens appear out of the cabinets and then return inside when not in use. Likewise, shades are drawn to cover the large windows across the back of the home when privacy is wanted more than sunlight. And the back porch features phantom screens, which scroll down and back up according to how the homeowners want to use the outdoor room. The family can monitor who is knocking at their front door from any keypad in the home and mom is able to see

50 housetrends.com 044-051 nFEA LiveAndLearn.indd 50

what her son is watching on television in the basement. “It’s all about convenience,” says Rick Smith, who with Audio, Etc., helped install the system. It’s been three years since the homeowners moved into their new home and already they realize they chose the right rooms for their lifestyle. Each space serves the purpose for which it was created. Whether it’s enjoying dinner in the screened-in porch or watching through the expansive windows as snow falls on their private back yard, this home offers the perfect place to spend the rest of their years.

Refrigerators keep it cool Sub-Zero:

The Pro 48 from this industry darling and pioneer of dual refrigeration helps consumers keep food fresher, longer. Says Michele Bedard, vice president of marketing, “All Sub-Zero PRO 48 models meet rigorous Department of Energy standards for residential use, consuming less energy than a 100-watt light bulb over the course of a year.” Bedard points out other features that make it stand out, such as full extension drawers, interchangeable refrigerator drawer dividers, and a pair of two-gallon stainless steel washable and oven-safe bins that fit under any refrigerator shelf to store smaller items. She added, “The PRO 48 contains two compressors that help maintain proper air conditions and prevent odor transfer between the refrigerator and freezer sections.”

LG: A refrigerator should have a high IQ, right? For 2012, LG has updated its line of Smart ThinQ appliances. The new LG Smart Refrigerator hooks up to your home network and communicates with your mobile devices and television for a total food management system. For example, LG’s Smart Manager’s Freshness Tracker will advise you as to when the food in your fridge is about to expire. And if the age-old question “what’s for dinner?” keeps you up at night, the LG technology can actually suggest dinner based on the ingredients on hand. Thirsty for a cold soda or beer? With the Blast Chiller feature, you only have to wait a couple of minutes for your drink to reach “ahhhh” proportions. LEFT: Photo courtesy of LG

Cookware keeps it hot Wolf:

Michele Bedard says that Wolf’s brand new sleek, stainless steel convection steam oven is 25% larger than others of its kind in the market. “The external boiler heats water quickly and efficiently and can be refilled without interrupting the cooking process. The oven’s perfected precision technology senses the proper timing and allocation of steam, consistently creating ideal cooking environments for a broad range of foods and recipes.” And busy moms will appreciate the ability to decrease cooking time by up to 25%: “The Wolf Gourmet feature properly adjusts the time and temperature based on the amount and size of the food being prepared.”

Gourmet cooks, and even not-so-gourmet cooks, will salivate over Miele’s innovative convection steam oven, available in a classic or Europa design. With over 140 settings, including some pre-programmed options, this oven will inject just the right amount of steam into your meals using the external steam generator. Rather than depleting the health benefits of your food, the steam will ensure that the nutrients, as well as flavor, are cooked right in. There is a built-in option for this oven.

HOMEOWNER

TIP NO. 04 KEEPING YOUR HOME “LEAD SAFE”

If you live in a home built before 1978, chances are you may be exposed to lead. Common renovation activities like sanding, drilling and demolition can distribute harmful lead dust and chips, creating a hazardous environment for homeowners. To protect against this risk, the U.S. Environmental Protection Agency has issued a rule requiring the use of more stringent lead-safe practices aimed at preventing lead poisoning. Under the new rule, contractors performing renovation, repair and painting projects that disturb leadbased paint in homes, child care facilities, and schools built before 1978 must be certified and must follow specific work practices to prevent lead contamination. Lead is a toxic metal that was used for many years in products found in and around our homes. Lead may cause a range of health effects, from behavioral problems and learning disabilities, to seizures and death. Children six years old and under are most at risk because babies and young children often put their hands and other objects in their mouths, possibly exposing themselves to lead. The EPA has encouraged lead-safe practices for many years, but the new regulations give remodelers and homeowners a higher standard to which to refer. According to the new rules, contractors working on homes built before 1978 will have to have a certified lead remodeler on staff. Remodelers will get certified by the EPA by participating and passing a concentrated eight-hour training course about the dangers of lead paint, how to set up work areas that will not expose residents, minimize dust and leave the work area clean. Inside the work areas remodelers will remove furniture and belongings during the project or cover them with heavy plastic sheeting, close and seal vents and turn-off forced air heat and air conditioning systems if necessary.

To minimize the spread of lead dust, workers should mist areas before sanding, scraping or drilling and cutting; score paint before separating it from surfaces and pry and pull it away instead of hammering; and always use a shroud with a HEPA vacuum attachment when using power tools and equipment. Leaving the work area clean is of utmost importance. To do this, remodelers will remove waste using heavy plastic bags or sheeting; ensure everything is free of dust before removing it from the work area and cleaning with a HEPA vacuum. In addition, remodelers will be required to give each homeowner a pamphlet called, “Renovate Right: Important Lead Hazard Information for Families, Child Care Providers and Schools,” which includes a sheet in it for the homeowner to sign that acknowledges that they have read it. While there won’t be a “lead police” looking for remodelers who break the new lead rules, the new regulations will persuade everyone to be more aware of the potential for lead poisoning. Homeowners are encouraged to report questionable work practices to the EPA.
