Asia Real Estate Summit 2023 Takes Place In Bangkok PropertyGuru Asia Real Estate Summit (ARES) 2023, the premier event of PropertyGuru Group, marked its ninth edition by focusing on the pivotal theme of “Powering Communities”. This year’s summit, a melting pot of global thought and industry leaders, delved into the future of urban living, emphasizing how responsible leadership can shape and enhance the cities of tomorrow. Celebrating its 16th anniversary, PropertyGuru Group, a leading property technology company in Southeast Asia, hosted ARES 2023 as a hybrid

event, attracting over 400 delegates worldwide. The conference featured nearly 40 speakers who ignited engaging discussions on the future of communities, business, leisure, and innovation. PropertyGuru Group CEO, Hari V. Krishnan, opened the event with a keynote highlighting the company’s commitment to empowering individuals in their property journeys. This includes aiding homebuyers, expats, enterprise clients, and policymakers with insightful content and world-class service.

ARES 2023 was segmented into themed discussions. The “Live: Future of Communities” segment included keynotes from various experts like Sumana Rajarethnam and Dr. Edlam Abera Yemeru, discussing economic drivers in Asia and the creation of SDG Cities. David Gissen then explored the concept of one-storey cities. The “Work: Future of Business” section began with Chelsea Perino discussing the evolution of workspaces. A panel led by Manav Kamboj examined A.I. applications in design and digital technologies, featuring insights from

industry leaders like Jirayut Srupsrisopa and Wenhui Lim. PropertyGuru For Business showcased their advancements in data science, focusing on urbanism and liveability. The third segment, “Thrive: Future of Leisure”, included a virtual presentation from David Chong on building affordability and panel discussions on various urban trends. Speakers like Dr. Aladdin D. Rillo and Amy Sawitta Lefevre contributed their perspectives on property market changes. Andrea Savage and Cameron Richards delivered a Design Keynote, discussing the universal language of

spaces. Stephen Oehme, chairperson of ARES, joined virtually to speak on sustainable development and city decentralization. ARES 2023 also emphasized inclusivity, with half of its speakers being women or from the LGBTQ+ community. Shane Bhatla’s talk on inclusive real estate language was a highlight. The final segment, “Thrive: The Future of Innovation”, featured Vinu Daniel, who received the PropertyGuru Visionary Award for his sustainable architectural designs. Colin Chee presented a case study on repurposing construction waste in interior design.

The Leaders Panel, including Cyndy Tan Jarabata and Hang Dang, discussed challenges in sustainable development. Ornpaka Vudhikosit concluded this segment with a talk on digital innovation. The summit wrapped up with the ARES VIP Cocktail Party, celebrating influential women in the industry.. ould this be somewhere in the Mediterranean? Alfresco dining on a paved open terrace shaded by ancient trees, immediately overlooking the beach. Gentle waves lapping the sand below, and the northeast wind providing a refreshing respite from the day’s sultriness. The colour palette is stark white with contrasting dark blue tones, complemented by green tinges from the surrounding trees and garden. Gentle wafts of garlic drifted up from the passing plates of food while the sounds of glasses chinked together in quiet celebration added to the informal ambience. Yes, it could be somewhere on the Spanish, French, Italian, Greek or Turkish coastlines – though Hua Hin’s main beach is the setting. This striking restaurant – Gregal – is named after the northeast wind of the Mediterranean. This independently operated beachside venue is the newest project from the couple known for introducing authentic Spanish cuisine to Hua Hin, Little Spain. Gregal offers classic Mediterranean dishes using the best of Thailand’s produce in a relaxing seaside environment. Sure, there are crisp tablecloths in intense blue and white contrast, cushion-filled timber chairs, and canvas director chairs on the lower beachside deck, though this is not a stuffy fine diner. Gregal is more like a casually chic cantina, taverna or bistro akin to a hidden gem away from Mediterranean tourist areas. Realising a long-held dream, Vanessa Humbert and partner Roberto Spina secured permission to transform this unused, long-neglected building into their own beachside restaurant in early 2023. As with such enterprises, it took time for juristic permissions and the minimalist-styled décor renovations to be in place, thus bringing the easy-going concept to fruition. Following a daytime-only soft opening in October, they are now open from lunch to dinner six days a week (closed every Tuesday).

Gregal’s menu is divided into the usual couplings of appetisers, salads, soups, pasta, rice, seafood and meat, though diners can simply drop in for a salad and refreshing beverage and be on their way. Such is the hassle-free style of Gregal. As Roberto Spina explained, “We are about classic dishes from around the Mediterranean, done well using the best quality ingredients we can source locally. The relaxed atmosphere is also an essential element.” Our Gregal food journey started with three classics – a Seafood salad of plump and cooked prawns, mussels, clams and squid tossed in a well-balanced oil and lemon dressing accompanied by a salad garnish. Hummus and Tzatziki – both house-made and served with carrot, celery, cherry tomato crudites, olives and delectable, fluffy, light and warm pita beads. Our final starter is delightfully fragrant and sweet melon wrapped in delicately shaved prosciutto from San Daniele, a small village in Italy’s northern Friuli Venezia Giulia. We enjoyed Allo Scoglio from the pasta menu. Diners can choose from spaghetti, penne, fettuccine or rigatoni. Our Spaghetti Allo Scoglio was seafood rich in flavour thanks to the shellfish cooking in the wine and garlic sauce before being tossed with the pasta. From the Sea section of the menu, we chose the grilled Sea Bass Grilled with Lemon Sauce. Tomato and garlic add a light acidity to the skin-on fish fillet. This generous portion was served with roasted potatoes and a fresh salad.

The last main was grilled Australian tenderloin beef, cooked exactly how we asked and was melt-in-the-mouth tender. The accompanying bite-sized grilled vegetables and potatoes were artistically arranged across the plate with a balsamic glaze for flavour contrast. Those diners who can’t do without Little Spain’s Paella will be pleased to know the Gregal menu provides them three options. Again, keeping with the classics, our desserts were a Pannacotta – creamy, light and ‘wobbly’ as it should be with a moreish blueberry compote for balance. The Tiramisu is coffee-rich with hints of brandy through the biscuits, surrounded by sweet and creamy mascarpone and topped with a generous dusting of cocoa powder. The one departure was Crema Catalan, and instead of the set custard topped with crystalised sugar, the custard was loaded into an espuma gun and served as a foam – still with the custardy and nutmeg flavours of the classic.

For those looking for a beachside spot to take friends or families, Gregal certainly delivers. Unlike most eateries that fit this description, it is not in one of Hua Hin’s high-end hotels, and Gregal’s pricing reflects that independence. Thanks to the tall condo tower behind Gregal, lunch dining on the outdoor deck is shaded – perfect for beachfront meals. Happy hour is available from 4 to 5:30 pm with a buy one get one offer. Gregal is immediately beside The Royal Princess Condominium and uses the same (narrow and hard to see) laneway for access. There is dedicated restaurant parking at the end of the lane. Beach access is also available if you choose to do a beach stroll (la passeggiata in Italian or paseo for the Spanish to keep with the Mediterranean theme) before visiting. Gregal is a very welcome Mediterranean-style addition to the Hua Hin dining scene. Is India the New China? Exploring India’s Economic Potential India, the world’s fifth-largest economy, is gaining global attention for its remarkable growth potential. With a population nearing 1.5 billion, it boasts the world’s largest consumer base. Yet, despite its size, India’s GDP per capita remains relatively low, highlighting its potential to transition from “low-income” to “upper middle-income” status by doubling this metric. Realizing India’s potential hinges on long-term policies, addressing employment, education, infrastructure, and environmental sustainability is crucial for sustained growth. Government efforts to enhance the business environment, streamline regulations, and attract foreign investment are pivotal. Trade is a key driver for India’s growth and employment opportunities. However, high import tariffs currently hinder global integration. Embracing free trade agreements and reducing trade barriers can accelerate India’s development across various sectors.

India’s youthful population is an asset, but investing in education and training is essential. A well-educated, young workforce can attract investment, particularly in high-value sectors like technology. India’s equity market reflects strong investor confidence in its earnings growth potential, especially in sectors like fast-moving consumer goods. While historically delivering robust returns, equity returns may not always align precisely with nominal GDP growth. India’s economic growth differs from China’s, beginning later but accelerating through recent reforms and trade liberalization. India’s GDP per capita lags significantly behind China’s. Achieving convergence requires continued economic reforms, infrastructure investments, and human capital development. Overcoming bureaucratic hurdles and further reforms are vital.

Conclusion: India’s Ascendance India’s economic potential makes it a formidable global contender. While not replacing China entirely, India’s unique growth story, reform focus, and sectoral investments position it as a key player on the global economic stage. Persistent efforts to address structural constraints, foster education, and create a business-friendly environment can expedite India’s growth and contribute to global prosperity. Eight Years of Maritime Magnificence For eight years, Infinite Luxury and Kata Rocks have been at the helm of the KRSR, setting the benchmark in luxury yachting events. This year’s rendezvous was a testament to the resilient spirit of Phuket’s yachting culture and Kata Rocks’ standing as a global luxury hub in the yachting world. A Voyage Through Luxury and Leisure December 7: The KRSR 2023 commenced with a grand welcome at Kata Rocks, where guests enjoyed the resort’s exceptional facilities and embarked on the much-anticipated ‘Yacht Hop,’ exploring a fleet of luxurious superyachts. The evening featured the launch of the KR CAT charter, a sophisticated event complemented by culinary delights and premium spirits, followed by an exclusive whisky tasting experience. December 8: The iconic KRSR Fleet Cruise offered a scenic journey along Phuket’s picturesque west coast. Participants then relished a lavish Brunch Rendezvous at the newly opened “The Beach Phuket.” The day concluded with an exquisite à la carte dinner at Kata Rocks, showcasing the culinary artistry of Executive Chef Andrew Dickie. December 9: The dazzling KRSR Closing Party, themed ‘80s Extravaganza,’ was a trip down memory lane, with guests donning their best 80s-inspired outfits. The evening also featured a charity fundraiser for the ‘Phuket Has Been Good To Us Foundation,’ reaffirming Kata Rocks’ commitment to social responsibility and community engagement. December 10: The event’s finale, the Kata Rocks Poker Run, was a thrilling boat rally around Phuket, culminating in a festive BBQ and an award ceremony. Prizes included luxurious stays and exclusive experiences, with the grand prize going to Håkan Lange from Derani Yachts.

Arrival and First Impressions The contestants, representing diverse nations such as Denmark, the Philippines, Italy, Japan, Kenya, Malaysia, Greece, Laos, Russia, and Thailand, arrived in Bangkok on December 12th. Their first stop was the Shama Lakeview Asoke Bangkok Hotel, where a flurry of media interviews, photo, and video shoots commenced, setting the tone for the exciting days ahead.

Cultural Immersion in Amphawa The following day, dressed in traditional Thai costumes, the women embarked on a cultural journey to Amphawa. Known for its rich heritage and picturesque floating market, Amphawa offered the contestants a glimpse into Thailand’s vibrant local life. The visit was not just a sightseeing tour but an immersive experience into the heart of Thai culture.

Spiritual Mornings and Market Adventures A serene morning awaited the ladies as they participated in giving alms to a monk—a revered Thai tradition—on a local canal. The spiritual start to the day was followed by a visit to the unique Maeklong Railway Market. Here, the contestants witnessed the remarkable sight of vendors swiftly pulling back their awnings as trains passed through, a testament to the adaptability of the Thai people.

Hua Hin: A Blend of Relaxation and Preparation The journey continued to Hua Hin, where the contestants checked into the Amari Hua Hin Hotel. Welcomed by the Amari’s GM Marck Elmenzo and his executive team, the participants engaged in various activities, including a Thai cooking class and alms-giving on the beach. These moments were interspersed with sponsor and hotel photo and video shoots, capturing the essence of their experience.

The Grand Finale: A Night of Glamour and Grace December 16th marked the culmination of the pageant. The Amari Ballroom, brimming with over 160 guests, set the stage for a night of elegance and excitement. The event, live-streamed globally, began with the contestants showcasing resort wear and introducing themselves, followed by a welcoming speech from the Amari’s GM.

The Pinnacle of Beauty and Wisdom The highlight of the night was the announcement of the top five contestants: Mrs. Greece, Russia, Thailand, Malaysia, and Denmark. Each faced the pivotal question, “Is beauty from within?” Maria Andreasdottir from Denmark captivated the audience with her heartfelt response, emphasizing the importance of kindness, compassion, and inner beauty.

Crowning the Queens of Empowerment The judges, after deliberation, announced the winners: Mrs. Denmark as Mrs. National Globe 2023, Mrs. Malaysia as Mrs. National World 2023, and Mrs. Thailand as Mrs. National Universe 2023. Special Awards: Recognizing Diverse Talents The pageant also honored contestants with special awards, celebrating various attributes. In a thrilling finale at the 35th Phuket King’s Cup Regatta, Her Majesty Queen Suthida Bajrasudhabimalalaksh graced the seas aboard Vayu THA 72, leading the TP52 to victory in both races of the prestigious IRC Zero class on the final day. This triumph marked a significant moment in the eleven-race series. Ray Roberts’ TP52 Team Hollywood, despite finishing second in both races, clinched the class and overall King’s Cup title for an impressive fourth consecutive year. The IRC Zero class also saw strong performances from James & Kate Murray’s Callisto, a Pac 52, and Steve McConaghy’s Aftershock Syndicate, a Davidson 55, finishing third and fourth respectively. The event was a spectacular showcase of sailing prowess, featuring fair conditions, tight competition, and a blend of world-class sailors. The regatta was further enhanced by excellent weather and vibrant onshore festivities, culminating in a royal touch with Her Majesty’s participation and her role in presenting the awards at the Royal Awards Ceremony. In the Premier class, Ithinai Yingsiri’s Pine Pacific, an X-Yacht 55, dominated by winning all seven races. Peter Cremers’ Shatoosh, a Warwick 75, consistently finished second, while Hans Rahmann’s custom-built JV 72 Yasooda faced setbacks but secured third place overall. The IRC One class witnessed a close contest with Nick Burns’ Witchcraft narrowly outperforming Rolf Heemskerk’s The Next Factor, replicating their recent success at the Raja Muda Selangor International Regatta. Witchcraft led the class with seven wins out of ten races. Craig Nichols’ Alright and Susurnu Kurose’s Char Chan also delivered notable performances, finishing fourth and fifth respectively. The Bareboat Charter Class was dominated by Dean Peng’s & Tiffany Khoo’s Dragonborn, winning five out of seven races. Mike Downard’s Piccolo and Toshihiko Iijima’s Hippocrates followed closely, with only a point separating them. In the Monohull Cruising class, Philippe Dallee’s Swan II emerged victorious, narrowly defeating Steve Maine’s Enavigo and Jianhao Yang’s Isabella, which faced a setback due to a disqualification.
