SPRING BRINGS MORE HOPE FOR HOMEBUYERS

We’ve all heard the old adage about how “hope springs eternal.”

Maybe you’ve also heard this quote from poet Anne Bradstreet, who said nearly 400 years ago that “if we had no winter, the spring would not be so pleasant.”

Both quotes still ring true today as we look forward to brighter days and better conditions for local homebuyers heading into the spring and summer.

Many real estate experts have been making hopeful comments about the housing market being in better shape this year than it was last year.

One of the most prominent among them is Lawrence Yun, chief economist for the National Association of REALTORS®.

According to a recent article in REALTOR® Magazine, “the end of 2023 may have set the stage for kicking o brighter days ahead for the housing market for 2024. Pending home sales posted an 8.3% increase in December. Pending sales are picking up a stronger pace than a year earlier, too, up 1.3% annually, shows the National Association of REALTORS®’ Pending Home Sales Index, a forwardlooking indicator of home sales based on contract signings. NAR’s latest report also follows on the heels of the latest new-home sales data, which also posted an 8% jump in December.”

The early 2024 article quoted Yun saying: “The housing market is o to a good start this year, as consumers bene t from falling mortgage rates and stable home prices. Job additions and income growth will further help with housing a ordability, but increased supply will be essential to satisfying all potential demand.”

Like Yun, many national experts are predicting that more homes will be available and sold this year than during 2023.

NAR is forecasting a 13% increase in existing home sales in 2024 compared to 2023. And that trend is expected to continue into 2025, with NAR forecasting another 15.8% increase over 2024.

“Home sales are projected to rise signi cantly in each of the next two years as the market steadily returns to normal sales activity,” Yun said.

Home prices are expected to remain strong as well. NAR predicts that the annual median home price nationwide is expected to increase by 1.4%, reaching $395,100 for 2024, and then rise by another 2.6% in 2025 to $405,200.

Home prices here in Southern Nevada are actually a bit higher than these national averages these days, though I’d expect to see similar trends here.

The magazine article added that “the improving housing numbers are fueling more hope that the real estate market is, indeed, poised for a turnaround this year, after a mostly sluggish 2023.”

Here’s hoping these forecasts come to fruition, since homebuyers can use all the help they can get these days.
