Q: What does programming accomplish?

research and analysis

visioning

Synthesize existing information

Engage stakeholders to establish common goals

develop space list

engage user groups

Identify building population, needs and synergies

test organization Create “block and stack organizational concept

Focus on particular needs through highly collaborative work sessions

future proof Incorporate needs for future expansion and adaptation over time

tour best in class Create a common frame of reference

establish room data Diagram spaces, identifying equipment clearances, mechanical requirements and finishes

play back Develop and finalize program with comments and feedback

A: programming Programming is a critical first step, establishing clear vision and common understanding amongst key stakeholders. Through a series of interactive work sessions, we establish requirements, sizes and adjacencies, leading to a strategy that informs the design approach.

A: adaptability The lab environment must accommodate the path of the research itself. To this end, the lab can be designed as an extraordinarily flexible tool, perhaps the largest and most sophisticated piece of research equipment-allowing reconfigureation in hours or days, not weeks or months, giving researchers maximum control of their lab environment

On average, green buildings benefit as: Energy use decreases by 24-50% Water use decreases by 40% Solid waste decreases by 70% Operating costs decrease by 8-9% Building value increases by 7.5% Return on investment improves by 6.6% Occupancy ratio increases by 3.5% Source: Environmental Information Administration and McGraw-Hill Construction, 2008

A: payback Labs are notorious energy consumers. There are huge opportunities for lab designers to recoup owners’ costs through strategies that reduce energy use. Organizations that reduce their life cycle energy costs are then positioned to invest more into actual research--the principle focus of any research facility.

Q: How will our schedule be met?

programming design documentation procurement construction occupancy poe

A: responsiveness A complex technical project takes on a life of its own – HOK is prepared to respond to the client’s timeframe, whether it is very fast, or if more time is needed for the investigators to understand their needs. Utilizing the latest networks and systems, HOK coordinates the team to work in the most efficient manner for each specific project challenge. Leveraging multiple offices in different time zones, we can effectively work in very short timeframes.

Q: What are the benefits of BIM?

A: building smart Building Information Modeling (BIM) uses multi-dimensional, dynamic software to produce “smart” models. BIM enables coordination of all building elements, making it possible for us to achieve previously unattainable goals for quality, speed of delivery and cost.
