Dear Macon Preservationists, Welcome to Historic Macon Foundation’s first annual report! For the past decade, Historic Macon Foundation has hosted an annual meeting in May where we can review our accomplishments, share our financial statements and look forward to the year to come. This year, we thought we would go one step further and share this information in print for all of our members. In this report, you will find an acknowledgment to all of our generous donors for our last completed fiscal year from May 1, 2012 to April 30, 2013. You will also find a summary of our audited financial statements for the same period, along with a summary of our accomplishments and opportunities to increase your support and impact through giving to Historic Macon. I have always said that preservation is a “team sport.” We accomplish so much by working together! There are so many people listed in this report who have given generously regardless of means. Thank you all! I think you will see from this report how your gift, along with so many others from our community, makes a huge impact. The timing of this report is no coincidence. We are appealing to your generosity for a donation before the end of the year. The back page of this letter is a simple form for you to make a gift of any size to Historic Macon. Please consider an honorarium or memorial for a friend or loved one, a general donation to Historic Macon or a major gift to make a real impact. This report demonstrates the value of historic preservation in many ways. Not only are we saving places that matter, we are developing a strong local economy, and doing it all in a financially sustainable and prudent manner. Your gifts are used effectively for maximum impact. Please reflect on how much we have accomplished, but also look ahead to how much is left to do. Neighborhood Revitalization

Historic Macon’s signature project expanded its project activities to downtown Macon with the formation of a new revolving fund. The 1772 Foundation matched a challenge grant from the Peyton Anderson Foundation, with help from the Community Foundation of Central Georgia and the E.J. Grassmann Trust, to form a $540,000 revolving fund to launch the owner-occupied condo movement in downtown Macon.

Endangered Properties Historic Macon Foundation accepted the donation of two endangered houses during the year. Houses donated to Historic Macon are sold to preservation–minded buyers with short-term construction agreements to ensure timely and appropriate rehabilitation, and long-term easement restrictions to ensure the home is always maintained and never demolished. 1564 Oglethorpe St. and 373 Orange St. will both be preserved for the future thanks to these donations.

Beall’s Hill project activities continued successfully. Nine houses were started during the year, and seven sold. Private activity nearly matched Historic Macon’s investment for the first time, with private developers producing 45% of the $914,800 in investment in the neighborhood. Private investment is perhaps the best validation for success in Beall’s Hill and a critical part of our strategy to complete revitalization of the neighborhood. Properties sold quickly (average of 13 days) for high prices (average $95/sf), while maintaining average affordability for households earning around $40,000 per year (72% of area median income).

Education PROGRAMMING

Management and Operations

The Sidney’s Salon series headlined our educational efforts once again. The Cottage & Education Committee oversaw a total of seven salons with 459 attendees. Thanks to the Knight Neighborhood Challenge, we were able to take our educational programing on the road through the Macon Then & Now exhibit. The exhibit will tour Bibb County over the next year after more than 50 people got to see it at the Cottage launch party. Finally, Historic Macon revived a dormant tradition by hosting fourteen young people at History Summer Camp.

After nearly two years of work, the Trustees adopted a new strategic plan for the next three to five years in February with a unanimous vote. The plan is available on our website. The plan lays out an ambitious plan to build on our successes by raising awareness, expanding education and outreach programing, and developing policies and procedures to streamline operation; increase diversity; and increase fundraising to add capacity and save more historic places through neighborhood revitalization.

Historic Macon’s Rehabilitation, Beall’s Hill Historic Macon is one of the most active grassroots organizations in Macon. Hundreds of volunteers donate thousands of hours, in addition to monetary support. We are grateful for your support no matter the form, no matter the amount. For this report, we are not able to quantify volunteer time. Thank you for all that you do. You sit on committees; you make food for Salons; you volunteer at the Flea Market; you recruit new members; you proofread our newsletters; you welcome visitors to the Cottage; and you help send out our mailings. Financial Statement: MAY 1, 2012–APRIL 30, 2013 Historic Macon Foundation exhibited especially strong financial performance from may 1, 2012 to april 30, 2013. Historic Macon is growing at a very fast pace, sustaining diverse revenue streams and limiting expenses responsibly. We intend to be around as long as the buildings we protect. Revenues nearly doubled from the year prior to $1,203,600, while expenses only increased by 6% to $594,919 according to audited financial statements.

In-Kind Contributions Grants and donations were the largest source of income at $491,286. In-kind contributions, program service fees, special events and membership dues followed in that order for sources of income. Over the past year, we learned that we have not been proactive enough in informing our members about how we can help them accomplish their philanthropic goals for historic preservation. Our Trustees developed this list to help you explore how you can make the most of your donations, and work with Historic Macon to preserve and revitalize Macon. We are especially grateful to the Thad E. Murphey Family for their generosity, which enabled us to name the Chair’s Choice Annual Award in Mr. Murphey’s honor in perpetuity. Shortly thereafter, the Griffith Family Charitable Foundation established our first individual revolving fund to save more important historic buildings. What can we help you do? Membership Benefits

Historic Macon Club membership benefits are available by donating $1,000 to our membership program or by donating $10,000 to any other programs or cumulative giving annually. Members may endow a Sustaining membership with a one-time gift of $25,000 to our membership program or $100,000 in cumulative lifetime giving to any other programs. Sustaining members enjoy the benefits of Historic Macon Club membership for life with survival benefits for a spouse or partner and perpetual listing in our newsletters.

Perpetual Naming Rights

Perpetual naming rights provide a meaningful way to endow a program or event and provide support to ensure the future. Naming rights can also make a wonderful gift to recognize a friend or loved one’s contributions to historic preservation. Naming rights are irrevocable, and survive for generations into the future. Naming rights can be made in your own name, a company name or in honor of another. Endowments and Revolving Funds

Gifts of any size may be designated to any of our perpetual endowments: The Preservation Endowment, The Sidney Lanier Cottage Guild Endowment or The Rose Hill Cemetery Endowment. Other revolving funds and programs can be endowed and named in perpetuity for the donor, or for another according to the donor’s wishes. Façade Loan Funds Façade loan funds provide small low-interest loans to help owners preserve and restore historic buildings. Donors can establish or expand façade loan funds for individual neighborhoods, types or styles or architecture, or without restriction. Funds are named in perpetuity according to the donor’s wishes. Sponsor or expand a loan fund—$10,000 minimum Revolving Funds With over 6,000 historic buildings to save and protect, Historic Macon never has enough resources to intervene everywhere necessary. Donors can establish funds for specific neighborhoods, building types, or styles of architecture to enable Historic Macon to intervene and save more places. Revolving Funds are perpetual instruments where funds are used to acquire, stabilize and/or restore endangered buildings, with the funds returning upon sale of the property. Perpetual funds can be named according to the donor’s wishes. Sponsor or expand a revolving fund—$100,000 minimum Lectures and Salons Lectures and salons can be endowed in perpetuity to ensure the continuation of our educational mission. Sponsor or expand a lecture or salon series—$100,000 Book Publication Donors may fund the publication of a book on a particular neighborhood, architectural style or historical subject, with prominent and permanent recognition within the publication and at the book launch. $25,000 National Register Endow Historic Macon to undertake one National Register district listing or update and expansion every other year in perpetuity with perpetual naming rights. $100,000


Sponsorship Opportunities

Sponsorship opportunities allow a donor to enable the type of programming that they most enjoy and receive significant recognition through all print and digital media advertising and promotions, and recognition at the event. Annual Meeting The annual meeting and awards ceremony is Historic Macon’s signature event to celebrate preservation. The ceremony and awards that have not been named in perpetuity are available for one-year sponsorships. The Patrons’ Party is available for yearly sponsorship with significant exposure to nearly 400 attendees. Sponsor the Annual Patrons’ Party—$10,000 National Register Listings The National Register of Historic Places is the nation’s list of places worthy of preservation. Macon has 14 historic districts and over 6,000 contributing buildings. Sponsors can enable the research and nomination of a new district, or survey and expansion of existing districts. Sponsor a National Register nomination—$15,000 Lectures and Salons Historic Macon accomplishes its educational mission primarily through a busy schedule of history lectures and Sidney’s Salons. Donors can sponsor individual events, a seasonal series or a year of events.
