PREFACE

序言

The book “Creative & Modern Office” is a reflection of our times and the cultural changes of our society translated through the corporate design. Technological progress makes human values prevail in our cultural attitudes, and not surprisingly, the corporate design becomes multifunctional in their all important dimensions. Today designers are also concerned with innovative materials, colors, technology glass which transparency that provides abundant light. They are especially concerned with sustainability, essential to our planet. Many styles will always coexist over the decades but what we can see is the incredible comfort and modernity of the art of living the daily life on places where we work, play, feed, anyway, where life happened. This publication is a kaleidoscope of 70 projects all around the world, including MSN, Google, Skype, turned in unison: quality of life. I Hope you enjoy it. Brunete Fraccaroli

Brunete Desiner Brunete Fraccaroli Location São Paulo – Jardim Paulista Area 200m²

Brunete Fraccaroli´s proposal to developing her office, was based on designing a place to work, that was joyful and comfortable. The colors came from Solutia´s films, associated to the utilization of glass, these are the strengths of exploration. The place’s audacity is noted from the entrance, with a spread hall. The colors play between the green, blue and pink, and produce a funny air to the office, making it playful and dynamic. In addition to the transparency of the glass, she creates a space contemporaneous and clean, while the mirrors give a sophisticated touch to the room. The architect privileged the idea of turn the office functional and pleasant to work. Therefore, the silver cabinets of polyurethane made by Madeira Viva, are full of refinement. The entrance doors are opened by biometric authentication, which facilitates the movement, installed by Cynthron. The lighting, from La Lampe, values the colors from the place. The audio e video’s project integrated all the office and was executed by Josias Studio. These characteristics are the translation from her way of living, happy and sophisticated, always searching for perfection in all of the details, producing a place which reflects the architect Brunete Fraccaroli in her single way. 8

Google Design Company klm-architects Location Mexico City Area 850 m² Photographer Willem Schalkwijk

As one of the leading web browser companies, Google needed to have a permanent spot in Mexico City, that actually reflected the brand image. The design concept is really simple, the experience of browsing the web. When you enter the reception you find this really white space, with a bright colored back wall and white flooring, wall and ceiling as a never ending wrapping that represens the first encounter to the web. Here you look for what you want, and it is only when you go through the black glass doors that you really find the different ambiances/options that you have to choose from. Once inside, color is obvious, of different layers, that make you discover new things as you walk by. Design as a whole, what happens on the ceiling has a direct repercussion on the floor and walls. Phone booths, ping pong tables, huddle lounges, shower and the cafeteria set together the image of a plaza inside the office, where most of the work is done in different dynamics. Every door in this office is of different color, giving each one a sense on individuality. Each space has a different name, the names of the different types of Mexican chiles. Food and catering is really important for the company to give to their employees, so the kitchen was an important part in the design, so it turned out to be a very industrial like space with the tetchiest fixtures. The layout can be divided into three, the formal space, where all the workstations, meeting rooms and private offices are; and the frugal space where you can find all the huddles and lounges for informal workspaces; and the magnificent open terrace that domains the most beautiful view of Mexico City. Color and lighting design worked together to really enhance the look, the productivity and the result. Designed to have little impact in the environment, these offices follow green guidelines such as low VOC´s materials, green carpeting, certified wood, and recycle bins. Google watched very closely the process of design with googler architect Amalia Franke, making sure that everything was according to plan.

One Shelley Street Designer Clive Wilkinson Architects Location Sydney, Australia Area 30658 m² (330,000 SF)

Clive Wilkinson Architects was selected to lead the design team to implement a fit out for Macquarie that would complement their adoption of a new collaborative style: Activity-Based Working (ABW), a flexible work platform developed by Dutch consultant Veldhoen & Co. The designers’ first idea was to open up and animate the ten-story atrium with 26 ‘meeting pods’, as a kind of celebration of collaboration, allowing clear lines of sight through the financial business. Numerous work zones surround the atrium, designed to house 100 employees each in adaptable neighborhoods. An arterial staircase links the zones forming a ‘Meeting Tree’, emblematic of the interconnectedness of Macquarie’s client relationships. The Main Street on Level 1 offers communal spaces that are highly conducive to corporate and philanthropic events and include a café and dining areas. Within the office floors ‘Plazas’ were modeled after collaboration typologies—the Dining Room, Garden, Tree House, Playroom, and Coffee House, where cross-pollination among business groups is encouraged through spontaneous encounters. One Shelley Street has been designed to the highest levels of green star or LEED efficiency, using revolutionary technologies like harbor water cooling, chilled beams and zone controlled lighting. Overall energy consumption has been reduced by 50%. The interior staircase, linking the various neighborhoods, has reduced the use of the elevators by 50%. There has been a 78% reduction in paper storage needs and a 53% reduction in printing paper. Mail is scanned and distributed electronically, decreasing the need for storage. Employees have lockers in which to store personal addenda, and are deterred from creating paper waste, there's not a trash can in sight. One Shelley Street is positioned to be a trailblazer for the new global sustainable office building. 22

JWT Advertising NY Designer Clive Wilkinson (Design Director), John Meachem (Project Manager), Neil Muntzel (Project Coordinator), Hailey Soren, Lindsay Green, Daniella Oberherr, Nicole Sylianteng, Yana Khudyakova, Jacqueline Law Design Company Clive Wilkinson Architects Location 466 Lexington Avenue, New York, NY 10017 Area 23225 m² ( 250,000 SF)

Clive Wilkinson Architects was appointed to design the transformation with workplace strategists, DEGW, assisting with client visioning, and HOK New York providing executive architect services. To promote interaction, mobility and collaboration, the isolated divisions within JWT would be opened up and reconnected. The new space would be open architecture, with no private offices, and vertical movement between floors would be facilitated to unite the JWT community. The architectural concept became a thematic thread: the designers used the tree as a metaphor for storytelling and extended it as organizing form and connective tissue between the individual branches of the agency. This ‘narrative tree’ links all floors and the trunk is the atrium void and staircase that connects all floors over the main entrance hall. The words are cut into the fabric and the cut letters hang down – we called this effect ‘falling words’, and the cut letter shapes appear like leaves. This architectural expression is most dramatic on the lowest floor, level 2, which benefits from 18ft high ceilings. The entry atrium here stretches to 32 ft high with a concrete staircase winding through it. As circulation off the stairs flows into distinctive neighborhoods representing various

34

departments within the agency, special landmarks help create visual interest while facilitating way-finding. The creative area includes a mezzanine ‘tree house’ structure with several collaboration spaces and an adjacent multi-purpose town hall/café/bar space with an illuminated bar. Throughout the agency, ceilings were removed and a minimal linear system of Zumtobel up/down lighting creates a bright space, mitigating the effect of the heavily tinted external windows. The historic art collection of JWT was sold off and a new program of purchasing allowed the acquisition of provocative contemporary photographic work, curated by Sophie Oppenheimer. The pieces are strategically inserted throughout the agency for maximum impact. The graphics and way finding program, designed by EGG/Christian Daniels, became an opportunity to create environmental images on a large scale to complement the architecture. In addition, a unique font system was used on each floor, underscoring the identity of each unique area. While its basis is a pragmatic functional organization, the physical agency space draws in an urban richness without literal references. Since undertaking the transformation, JWT has seen a slew of business wins and associated expansion.

The concept and starting point of the offices was mainly focused on two purposes, the first one represented in creating a dynamic design, open and sober offices and the second making reference to the vital component of sustainable and eco-friendly to the environment in both the design and construction of offices and where the commitment of AeI, was absolute. It was thought from the beginning in the importance of various meeting rooms to meet the demand for client meetings and committees of the various departments of the office. An open office enjoys with not doubt in a specialty generous thought for each of the departments and outstanding furniture, large work areas for each employees as well as the importance of the filing cabinets that can easily become chaos for informal meetings between two persons. Apart of the meeting rooms, we have rooms for 4 persons to conduct informal meetings internally with contractors or clients. The “Thinking Room” seeks to create an area where the designers have all the bibliographic tools and materials, where they can do with comfort the process of designing a project, also that space will be used by all the staff, because it also becomes a recreation area so that any employee can spend a pleasant and peaceful time forgetting for a moment of the stress inherent of any office. SUSTAINABILITY STRATEGIES: At the entrance was set out a high-void-volume mat to prevent the entrance of particulate material to the working area. The staircase was made of a metal structure that has a high recycled content. All paints, carpets and furniture used in the project have low emissions of VOC (Volatile Organic Compounds). The scheme is an open office with few partitions to allow the access of natural light and exterior view. The space counts with natural 42

lighting and a lighting system controlled by occupancy sensors for the offices closed. The ventilation system is mixed; there are operable windows that allow cross-ventilation and permanent renewal air and a mechanical system of ventilation. The distribution is made by textile ducts. They have less weight and less materials than a conventional ventilation system. During the course of the work 50% of the waste generated was diverted from landfill to recycling purposes. Over 90% of the equipment has the Energy Star label. In addition to this, the new offices consume 30% less of energy compared to the previous offices when reviewed the invoice of public services. The auditorium with capacity for 120 persons can be divided in 2, 3 or 4 meeting rooms depending on the quantity of people needed. It has sensors that are constantly monitoring the concentration of CO 2 . When it reaches 1000 parts per million, it activates and generates an alarm that notifies the users of the room. The chairs and rugs have the Greenguard seal that ensures lower emissions. Dual flush toilets and the urinal consumes 1/8 of water compared with a traditional apparatus. The sinks have push and they have been schedule a shorter cycle to save water. The savings achieve so far is around 40%. The building has bikers and the office has showers and dressing room's to promote bicycle transportation. There are several bikes available for those who need to move closer. The terrace floor is industrial metal for the ventilation of the basements and power plant. It has a capillary system to capture rainwater and can be self-sufficient for up to 3 months. Prodigy MSN Designer Space, Juan Carlos Baumgartner / Fabiola Troyo del Valle Lighting design Luz en Arquitectura Contractor GA&A LEED Adviser Cívita Comissioning LEED AKF Location Santa Fe, Mexico City Area 890 m² Photographer Paul Czitrom

The main concepts of this project are the followings: OPEN AND BRIGHT AS THE FUTURE OF PRODIGY MSN The openness and translucency are evident in the whole Project. The layout gets all the advantage it can to the daylight. Most of the glassed façade is free, but there are a few points in which some meeting rooms and private offices are next to the façade. Those spaces are closed with glass, that allowed the openness and brightness we were looking for. In addition, the workstations are low and they have translucent boards. Finally, in the heart of the project was built a long piece of private offices, conceptualized as a glass box in which it was designed some graphic patterns make of vinyl to make these spaces more private but clear as well. They translate clearly the personality of Prodigy MSN. MULTI-PROPOSE SPACES This project was focused to be versatile. So, if we compare this project with a traditional one, we can find that this one didn’t look for a check list of needed spaces, moreover it creates spaces capable of respond to the client necessities. A clear example of this is the reception, which more than a wait-reception space, it is a node where employees, clients and visitors gets in. Into this node, it is located a coffee bar to make this approach warmer. There isn´t any physic board to separate this space to the work-space, and most of the meeting rooms are located into this node. 48

The offices have a variety of casual meeting rooms spread in strategic points to allow communication among employees, and some of them have other functions, as the collection and storage bar. LEED COMMERCIAL INTERIORS CERTIFICATION The main points in this project for LEED certification are the following. -The offices are into a building that is looking for LEED Core & Shell certification, and that building is located in an urban area that is provided by basic and accessible services and by public transportation infrastructure. - The project saves more than 20% in the water use. - The project gets a save of 20% of energy in lighting systems. - The project complies with the standards of energy efficiency that LEED recommends. -There is a dedicated space to collect and store recyclable materials. -More than 20% of materials used in the project have recycled content. -The HVAC system has filters that help to maintain the interior air quality cleaner. - Paintings, coatings, sealers and glues used in the project have a low content of VOC´s, which avoids interior air pollution. -100% of the workspaces have access to daylight and views.

This project responds to a requirement of specific use. A fundamental premise was established to work on base in the own themes of the architecture, as a way of giving to the exercise to project a reflection point about the different implicit relationships by intervening a territory. This argument is given from a set of general ideas that may go unnoticed but are essential to establish within the architecture work of a mindset that does not give specific answers to specific problems but has been raised as a trigger for various reflections on architecture. Is in part recognition of the relationships no explicit within a range of possibilities? In thinking about the problems of the architecture as belonging to the themes and thought processes, makes the architectonic answer not a perfect answer to the problems that implies an specific project, on the contrary will be looked as a range in which different architects, in different times, with their own characteristics of time, give answer according to the logic construction of an argument. An argument that leads to study, compare and recognize the issues of the architecture that at first do not appear to be comparable elements. -The main objective of this proposal, is to establish a space solution and the articulation of those that must have the CTC (Customer Technical Center) to create a space for the client in a way it potentializes the 3M products and could generate identification for the commercial aspects and markets initiative of 3M. -Conceive the CTC as a tool inside the business processes, making the CTC an important step in providing solutions, services and construct inside the environment of 3M long term relationships with customers. - Design a building to not only establish a relationship with the 3M business initiative but also create an architectonic communion with the previous building without unknowing the value of the architectonic work, but build a set of elements conceived in different times and become part of the representation of its period. - Make the architecture of the building itself CTC a model application of the 3M products in which many options offered by 3M products can be explored to architectural and construction solutions.

Google Office Moscow Design Company Camenzind Evolution Ltd. Location Moscow, Russion Area 2600 m²

The new Google Office in Moscow is unique and inspiring so many levels as it embraces the local identity and the wants and wishes of the employees. It is immediately welcoming, warm and inviting, relaxed yet focused, comfy and still serious as it provides functional and diverse work environments throughout. Designed with direct input and collaborative engagement of the local Googlers, the new home brings together, previously separated in two locations, engineering, sales, marketing and corporate services, identifying commonalities, essential needs and the collective spirit of the Googlers. Throughout the design process, the research analysis and resulting data showed that Moscow employees were strongly aligned with the global identity and values of Google, but they also had a strong desire to reflect these values from a local point of view. They wanted the design to emphasize warmth and family, to reflect the needs of individuals over corporate standards, and they clearly wanted the office to have a strong Russian identity—defined by its rich literature,

58

poetry and natural beauty. The resulting interior architecture triumphs as it celebrates the culture of the Russian out of finely crafted brickwork mirroring the Cremlin’s grand architectural heritage. And in typical Google style, it’s playful and fun with areas set aside for video games and ping-pong. The main office area is light, airy and open, with beautiful views over Old Moscow Centre and the Kremlin. Meeting rooms and informal collaboration areas surround and support the workspace. These are delicately designed at a human, almost residential scale and unified through the use of subtle graphics telling tales from childhood cartoons, movies and fanciful fairytales. And finally, in the heart of the office there is a special place for Googlers to gather informally in a comfortable, casual setting. It’s a large coffee lounge and break area that is super cozy and relaxed. It’ s a place to unwind, work or quietly converse with coworkers— under a whimsical tree where the mood is magical.

It’s a large coffee lounge and break area that is super cozy and relaxed. It’ s a place to unwind, work or quietly converse with coworkers— under a whimsical tree where the mood is magical.

IBM Software Executive Briefing Center Designer Iosa Ghini Associati Location Rome, Italy Photographer Santi Caleca

IBM Software Executive Briefing Center in Rome has been entirely renovated and has significantly expanded its area. The entire project, designed by Massimo Iosa Ghini and his studio, elaborates the famous "strips" of the IBM logo in an innovative and fascinating way. Audiovisual advanced technologies have been carefully selected to provide guests a comfortable and high valueadded experience. The new Software Executive Briefing Center in Rome is located within the same structure that hosts the international laboratory for the development of the IBM Software Group and provides all the tools to explore IBM's technology and its innovative solutions in one new and exciting atmosphere. The IBM Software Executive Briefing Program is designed to

provide professionally managed events and to maximize the value of time that customers spend in IBM. Any “briefing” usually includes presentations and demonstrations to bring customers to run events which they participate. Listening, discussing and illustrating how the new IBM technologies can be helpful in facing and resolving technical and business issues, making people away from the traditional concept of communication, to get closer to a place of useful comparison: a new agora. Massimo Iosa Ghini says: “I tried to configure a place conceived as a new agora, capable of encouraging and stimulating productive discussion, in a dimension of communication that gets away from traditional parameters, making virtual interface scenarios the protagonists”.

As one enters the open office one leads to the reception and waiting area. The reception table is made out of bison panel and has a front glass panel with leaf cut design at bottom which is backlit. The similar leaf pattern are reflected on the floor tile in glass cut in the dark color floor tile. The ceiling over the reception area has multiple rectangular white painted panels laid from wire in different directions. Red single sofa at the reception area has backlit onyx stone in the partition enhancing the whole area. Since the reception area is in the front it catches the eye of the person who enters the office. The partition has abstract shaped niches giving an insight of the conference room from the reception area. The conference has a glass partition with glass door giving visibility of the area from the passage maintaining the open office concept. The ceiling of conference room has veneer cladding with abstract shaped hanging beams. The main cabin has a sliding door and becomes a part of the conference. The ceiling of cabin has perforated wooden panels with backlit acrylic sheet. The abstract form of table made of corian has the leaf pattern cut on it complimentary to the backlit leaf form at the cabinet shutter at back. The open workstation outside the main cabin has interesting form of ceiling with three teak beams facing the front workstation. The storage cabinets has been designed in an interesting manner with multiple hexagonal boxes placed one above another in different angles. The individual cabin of the other end of the wall has glass partition in front. The whole office blends with the open office layout and the abstract shaped members used in the interiors throwing more light on the concept. The passage into the front office has multiple white panels hanged from ceiling with partition having glass laser cut with leaf pattern in continuation with the leaf form used. The wall outside the lounge has been painted in pastel pink shade adding color to the space. The glazing has multiple horizontal teak members with abstract film design.
