We also will be donating to the Food Bank, so please be generous! As a new member to the Klamath Basin and Klamath Basin Home Builders Association, I am so excited to be part of this year’s show. In my first year in this office, I’ve been amazed by the people that share their excitement and ideas with me. Please continue to do so! My goals for KBHBA are to provide more education to our contractors, be the liaison from our members to the community, and to be the resource for the public & my membership.

L

iving in Klamath Falls, Oregon, every 8 years or so we have a winter that can easily give us up to 17 inches of snow in one night. It is the type of weather that reminds you of what side of the mountain you live on. It’s also the type of weather that reminds you to follow through on roof maintenance and making sure you’re taking care of your home. In the roofing industry this type of weather means a lot of emergency calls and repair work related to the cold weather that have resulted from ice dams, frozen drains, roof leaks, skylight leaks/repairs, roofs that are in need of a replacements due to improper installations or the life span of the roof has expired. One of the most important recommendations we can give to our clients is to maintain your roof. It can be the beginning and end to all of your roof problems. Through regular care and preventative maintenance the life of a roof is prolonged and in many instances will allow for a “repair” rather than a “replacement” when a problem is identified. Some basic things you can do to care for and prevent damage to your roof would include: • Cleaning your gutters and downspouts for leaves and other debris that will inhibit proper drainage. • Address any curling and or missing shingles • Clear debris from roof surface and valleys • Keep trees and bushes form touching the roof • Add heat tapes on controls to keep drains flowing during freezing conditions

When you do find yourself in need of a new roof for your home we recommend finding a licensed and bonded roofing company to meet your roofing needs. We recommend getting three estimates from local roofing contractors and using a specialty roofing contractor for roof work. When replacing your homes roof it is also recommended that home owners update and address ventilation issues left from the last 100 years. Building science has changed dramatically and it affects the way a home should be ventilated. The best time to do this is typically at the time of a new roof replacement. By correcting the balance of intake and exhaust ventilation it protects your roof from ice dams and it also gives the roofing materials the correct conditions to last their complete life span. eatherization, as a term, might be something completely foreign to you; especially if you are a first time home owner. The definition of weatherization “is the practice of protecting a building and its interior from the elements, particularly from sunlight, precipitation, and wind, and of modifying a building to reduce energy consumption and optimize energy efficiency� (Wikipedia). In everyday terms, you just want to look at your home and find the weak points. You want to protect your home, especially in harsher climate months, just as you would your body; sunscreen in the summer, and sweaters, coats, hats and gloves in the winter. There are a lot of things that can be done to your home to add not only efficiency, but value. However, if you need to make several upgrades it can seem very overwhelming. The good news is that, depending on the main heat source in your home, there are rebates and tax credits available. Some of these rebates even have bonuses available for doing multiple upgrades at the same time.

After you do a self-assessment you might have suggestions about your insulation, windows, exterior doors, furnace and getting a programmable thermostat. Depending on the heat type, your rebates and requirements may be different; you want to make sure you are looking correctly at the requirements for your main heat source.

Another thing to note is that some of the rebate programs require 2 upgrades to be done at the same time to get the rebates. For example, let’s say you want to insulate your floor and your home is heated with gas from Avista; you must also insulate your ceiling at the same time as the floor or you cannot get the floor rebate. All of these things may seem like a huge undertaking and can be overwhelming, especially if you have just purchased the home. The thing to remember is you can do things in pieces and not everything must be done at once. A lot of the time hiring a professional to make sure the installation is done correctly is a great option to help take the load off of you too! Sometimes DIY projects can end up costing a homeowner more in the long run if there are issues with the installation; so it’s always a good idea to check out local professionals that are licensed, bonded and insured to help make your life easier.

T KLAMATH COUNTY MASTER GARDENER PROGRAM Article written by Nicole Sanchez, Oregon State University

he Master Gardener program is an education and service based program designed to deliver researchbased garden, plant, and insect information to homeowners, so that they can be more successful in their home gardens and landscapes. In exchange for intensive, college-level horticultural training, Master Gardeners contribute time as volunteers throughout the community. Working through OSU’s Klamath Basin Research and Extension Center (OSU-KBREC), Master Gardeners share information at plant clinics, our area Farmers’ Market, and other community events. In 2016, about 50 active Master Gardeners contributed over 3,111 hours in the community, roughly divided between the Plant Clinic (M, W, F 9-12 and 1-4, April through September) and other community activities. That’s roughly equivalent to having 1.5 full time horticulture staff on duty in the county addressing homeowner concerns, a value of more than $73,000. In 2017, we’re currently growing a crop of sixteen new trainees that will be starting to volunteer in the community this spring. In addition to answering plant, garden, and insect questions, the Master Gardeners hold an annual plant sale, which significantly contributes to funding their efforts. This year, the plant sale will be held on June 3, downtown, in conjunction with the season opening of the Klamath Falls Farmers’ Market. A Great selection of annuals, vegetable starts, herbs, and some perennial plants will be available. Training for the Master Gardeners is held annually, usually running one full day per week, February through May. There are online training options for those who cannot commit a full day each week to training. Contact the OSU Extension office, 6923 Washburn Way, 541-883-7131, to indicate your interest in this program for the next round of training in 2018. You may also request to be on the “Horticulture” interest list if you’d like to be informed of horticulture and gardening lectures offered free to the public throughout the year.
