Ernst Brothers Home to be Part of Hillcrest Designers Showcase

Hillcrest Platte County (HPC) has lined up nine talented interior designers to show off their skills by designing rooms in a new home built by Ernst Brothers Construction located in Chapel Ridge. The designers must exclusively utilize items from HPC’s thrift shops.

The home will be open to the public April 20-21 from 10:00 a.m. to 4:00 p.m. Anyone can purchase tickets to view the home and bid on décor. A VIP event (only 50 tickets available) will be held on April 19 from 3:00 p.m. to 7:00 p.m.

Davis Teaches “How to Buy a House” Class

Amanda Davis, a realtor with ReeceNichols, has partnered with The How to Buy a House Class to represent Kansas City and teach the one-hour class. Only one realtor from an area is chosen to teach the class.

“I’m really excited to be able to share this with others. I’m teaching on April 9 at Strang Hall in Overland Park,” said Davis.

Davis will break down the home-buying process and answer questions. Class usually turns into a fun and interactive happy hour. It’s free and seating is limited.

Builder Magazine Interviews Pfeifer about Prepping for Tornado Season

Justin Pfeifer, Pfeifer Homes, was recently interviewed by Builder Magazine for an article “5 Tips for Minimizing Damage from Tornadoes.” In the article, Pfeifer says “ ensuring all windows and doors of a home are closed can reduce unwanted water intrusion from rain driven inside by winds.”

The article notes that an old misconception recommended cracking windows during a tornado warning. “Cracking or opening windows allows wind pressurization inside a home that can lead to building damage and often complete destruction as well as life-safety issues from debris,” the article states.

The Beacon Interviews Ruder, Libra on the Housing Market

“If you’re in $100,000 just for the dirt, it’s increasingly difficult, if not impossible, to build something on there and to hit a price point under $350,000,” KCHBA’s Executive Vice President Will Ruder told Mili Mansaray, a reporter at The Beacon. The Beacon is an online publication that “listens to diverse perspectives and shines a light on systemic issues and grass-roots solutions through original fact-based reporting.

The article, “Kansas City homeowners don’t want to sell their homes. Here’s why,” also featured comments from KCHBA member Tony Libra of Aspen Homes. The article talks about interest rates as well as how codes play a part in the cost of a home — all of which makes it difficult for a first time homebuyer.

Builder Buzz: What are builders thinking about these days?

“Don’t show up at my office unannounced,” was the advice from Rocky Rhodes of Allure Luxury Homes when asked how associate members can form relationships with builder members. Rhodes was part of a builder panel at the KCHBA’s Q1 education event, hosted by the Builders Council and Young Professionals.

Hosted at MSI in Lenexa and moderated by John Rau of Century Homes and Sean Flandermeyer of Elevate Design + Build, the conversation centered around creating a career in homebuilding, how to build relationships and everyday processes.

In addition to Rhodes, panelists included Joe Christensen, Cardinal Crest Homes; Chris Ragland, Homes by Chris; and Brian Tebbenkamp, Patriot Homes.

“Always do what you say you are going to do,” was the advice of Tebbenkamp to associate members when asked the same question. Tebbenkamp also advised associates not to guess when cost estimating. “If you don’t instill confidence in your numbers, I am moving on.”

“And include details in your quote, not just a number,” Rau added during the discussion. “What am I getting for that?”

When asked what trends the panelists are enjoying in home building right now, Ragland noted that homeowners are really building for themselves and seem to care less about resale. She also noted that aesthetically, shutters on the outside of the home as well as carpet are out of style.

“Organic, warm tones are in,” Ragland said. “Lots of walnut and oak. And hardware is very important — they will spare no expense on hardware.”

Christensen said classical architecture is coming back in style but with a modern spin. Similar to Ragland, he noted warm whites, textures, stone and monochromatic styling with textures are gaining popularity.

Toward the end of the program, the builders were asked what their biggest learning experience has been or what advice did they have for attendees. Rhodes’ advice to other builders was to watch your leverage. He noted how difficult the years from 2006-2008 were for builders, himself included. “If you get overleveraged, come talk to me,” Rhodes said. “I have tips to help.”

Christensen’s advice was to seek like-minded people, ask questions and learn from them. “I should have joined the HBA sooner,” he said.

The Builder Buzz education event is one of four quarterly education events the KCHBA is planning for 2024. The Q2 event, hosted by the Associates Council, will be held May 15 and will include a panel of energy raters talking about codes. More than 300 Homes on the 2024 Spring Parade of Homes

The Spring Parade of Homes, open April 27 through May 12, offers the opportunity to see one of the largest and most impressive displays of new homes in the country. Sponsored by Mike Bryant Heating & Cooling, the spring parade will feature 339 homes in eight counties built by 105 of the KC area’s finest builders. Types of homes featured on the parade will include townhomes, villas, 74 maintenance-provided entries and single-family homes, with a variety of floor plans featuring the latest design trends.

Homes will range in price from $265,000 to $2.65 million and will be open daily from 11 a.m. to 6 p.m. Even as housing costs rise, KCHBA member builders are working to build homes at lower price points. There are 14 homes on the parade at or under $400,000. These homes feature modern designs and generous curb appeal while maximizing space and maintaining comfort within a smaller footprint.

Building a Pipeline to Ease the Labor Shortage

For several years, the KCHBA has been working with area schools to provide students with the opportunities available to them in the residential construction industry. The KCHBA’s Workforce Development Committee hosts several activities throughout the year to introduce students to the industry, and a few years ago partnered with the Home Builders Charitable Foundation to create Foundations for the Future Week.

Between April 9-14, the greater Kansas City public had the opportunity to learn about the skilled trades as a career path for their children through several events held at Union Station and Science City in downtown Kansas City.

Through Foundations for the Future week, KCHBA hopes to promote careers in the skilled trades and increase the number of students choosing careers in the residential construction industry. This will put less pressure on home prices, ultimately assisting Kansas City families in achieving the American dream of owning a home.

Single-Family Permits Continue Upward Trend, Except in KCMO

The number of single-family permits issued this year continued its upward trajectory in February as 328 permits were issued compared to 152 in February 2023. With 638 permits issued for the first two months of 2024, singlefamily housing permits have increased 89 percent compared to last year, according to statistics compiled by the Home Builders Association of Greater Kansas City (KCHBA). The only city where permits are not following this trend is Kansas City, Mo.

The top five permitting cities in February were Belton (46), Lee’s Summit (36), Lenexa (29), Overland Park (29) and Olathe (28).
