RESIDENTIAL SALES EXPERTS FEBRUARY 2016 ANGLESEA MARKET REPORT As Summer has now drawn to a close, we reflect on the positivity that February provided with Hayden achieving five out of the twelve reported sales in Anglesea. With 50% of all sales in February recorded in the $500K - $600K range, we continue to experience heightened demand from those outside of town making discretionary purchases at this entry level price point. Additionally, two of the sales above $1M offered views and were quality Anglesea properties bought and sold by permanent residents. With our last Auction for the Summer at Ramsay Street early in February, we experienced an incredibly strong campaign for an original 70’s beach house within walking distance to town, beach & walking tracks. Although of older style, location and price point were favourable to that popular price point and with four contenders and a strong auction, the property was sold under the hammer $35,000 above reserve.

With stock levels across the town at historically low levels, there are currently only 49 opportunities for buyers including the Main Beach development which is currently taking shape, providing a competitive environment for buyers. Days on market are stable at 103 and our median price (according to REA) is also stable at $615,000. We seem to be continuously gaining new enquiry and meeting new faces at OFI’s which allows us to believe that March will have the elements of strength as shown in February which we hope to include many positive results for our Vendors. We look ahead to our upcoming March long weekend, Easter and the next round of school holidays to achieve more of the same positive results for our Vendors.
