Remodeling Projects That Pay You Back

R

emodeling projects can make your home a noticeably better place to live — and if you decide to sell, certain projects will pay you back a good bit of what you put into them. So which projects are the best investments, in terms of their return when you sell? According to Remodeling magazine's 2017 Cost vs. Value Report, curbappeal projects will give you some of the best returns. For example, replacing the front door with a new steel door returns 91% of the cost, or manufactured stone veneer in place of vinyl siding on the bottom third of the street-facing façade, 89%. The report looks at 29 remodeling projects and compares out-of-pocket costs against how much real estate professionals predict the improvements will add to the potential selling price of a house sold within a year of finishing the project. The projects in the report pay back an average of 64.3 cents on the dollar in resale value — the bulk of the cost, but not enough to call them outright moneymakers that first year. Only one project recoups its entire cost and then some: having a professional seal and add loose-fill insulation to the attic, with a return of 108%.

Growing Interest in Accessibility

Ultimately, the bottom line for any remodeling project is: how it will enhance your home's value, not just in immediate resale price but also in turning your home into a more comfortable, livable space. And that can help you avoid dedicating even more time and money to buying a new house and moving.

Projects that helps baby boomers stay in their homes continue to be popular with home owners across the country. The report includes a bathroom update to make it safer and easier to navigate. It widens the doorway so it would be accessible by wheelchair, installs a zero-threshold shower with fold-down seat, puts in a comfort-height toilet, reinforces walls to support grab bars, and installs a sink with space for a person to sit at it. If the home is then sold within a year, the real estate pros predict an average payback of 68%.

Add a family room and you'll recoup the lion's share of what you put in — 78% within a year, according to the report. The same goes for a kitchen remodel, which came in at 70% payback, or finishing a basement, 81%.

If the homeowners stay, the return can be even greater. Saving the cost of a move and the price of a properly equipped replacement house only adds to the value of the project.

Make Your House a Home for a Lifetime Open and accessible floor space. Everyone feels less cramped. And people in wheelchairs have more space to turn and increase mobility. Kitchens designed with multi-level counters; accessible storage and easy access appliances. Lever door handles and rocker light switches are great for people with poor hand strength. But others like them too. Try using these devices when your arms are full of packages. You'll never go back to knobs or standard switches. Good lighting helps people with poor vision. And it helps everyone else see better, too.

ooking to renovate your home to provide greater accessibility, adaptability along with aging-in-place features? Here are some of the more common universal design features that are incorporated into new construction and aging-in-place renovations: No-step entry. Build a step-less entry that will increase access and convenience without comprising aesthetics.

Floors and bathtubs with non-slip surfaces help everyone stay on their feet. They're not just for people who are frail. The same goes for handrails on steps and grab bars in bathrooms‌as well as comfort height toilets.

One-story living. Many new homes are incorporating a bedroom and full bath on the main level which is barrierfree.

Wide doorways. Doorways that are 32-36 inches wide let wheelchairs pass through. They also make it easy to move big things in and out of the house.

Wide hallways. Hallways should be 36-42 inches wide. That way, everyone and everything moves more easily from room to room.

Thresholds that are flush with the floor make it easy for a wheelchair to get through a doorway. They also keep others from tripping.

Giving Back to the Community

G

reensboro Builders Association members are active, concerned citizens who live and work in Guilford and surrounding counties. The Greensboro Builders Association is involved in numerous community service projects on an ongoing basis, giving of both financial resources and in-kind contributions. GBA members are committed to ensuring Greensboro and Guilford County remain a great place to live, work and raise a family. Providing affordable housing is an ongoing area of emphasis for the Greensboro Builders Association. We have worked with various organizations such as the City of Greensboro, Home Inc., Habitat for Humanity of Greater Greensboro and Community Housing Solutions to assist with new construction and renovations to existing homes.

ReBuilding Hope In 2011, GBA Remodelers Council members formed a partnership with Community Housing Solutions to conduct home repairs and renovations called ReBuilding Hope. To date, we have completed more than 13 home renovations as well as constructed a new home earlier this year in the historical Ole Asheboro neighborhood.

Raising Roofs…Builders for Habitat In 2003, we entered into a partnership with Habitat for Humanity of Greater Greensboro to build 12 homes in one week... called Raising Roofs… Builders for Habitat. This initiative continues to be tremendously successful due to the generous contribution of Association members. To date through this every other year build, GBA members have constructed 55 Habitat homes. In November, we are planning to build 5 homes bring the total to 60 Habitat homes…in celebration of our association's 60th anniversary and Habitat Greensboro's 30th anniversary. Follow this initiative on the GBA and Habitat websites and social media pages.

The primary objective was to expand and update the typical 1950's home, which is full of wonderful family memories, into a space that fits today's lifestyle and yet preserves family history.

While the kitchen remained as it was, walls were removed to transition the formal living room into a casual great room for entertaining. All existing rooms were updated with new trim and lighting, flat panel interior doors were replaced, fireplaces were updated, the hall bath was fully remodeled, and hardwoods were refinished. A flat-roofed porch was removed making room for a 3-car garage addition, which includes a large storage room. A second addition doubled the size of the master bedroom allowing for a larger master closet and spacious master bath with a curbless shower for accessibility.

This home is a 2,150 square foot ranch, with enough living space, but did not have the "feel" of an entertaining home. The rear wall was removed which included a single window, fireplace, and single entry door. In its place, an outdoor living area was created, now visible through a 12' X 8' sliding patio door. This change perceptually doubles the size of the family room.

The greatest feature to this house, is however, when the patio door is fully open, a motorized retractable screen that seals the room from uninvited guests. This opens up the main level to an outdoor living space and provides a breathtaking and desirable entertainment space.

The new addition allowed for higher ceilings in the kitchen, vast amounts of storage and timeless elements. This truly became an inspiration room that will serve the homeowner for decades to come.
