MISSION Our goal is to provide an innovative and personalised service to owners who intend to optimise the management of their prestige and luxury properties for short stays, in order to create the ideal conditions for their tenants to enjoy an eco-friendly and unique experience in Italy.

INNOVATION Innovation is one of the primary goals of our philosophy. One of the many innovative systems created by Great Stays in synergy with the IT department of the Great Estate group is The Best Price, the tool that makes it possible to analyse the best price to ask for a property rental in a very accurate and timely manner. The consistency margin of this data is 98%, a truly excellent result that is set to improve year by year as new properties are added and the database is continuously updated. The Best Price system is based on algorithms that come up with the best valuation based on seasonality and on a comparison of prices demanded by similar properties in terms of characteristics and area. The prices are therefore updated in real time and each owner will be able to adapt the submitted offer based on artificial intelligence that also monitors market interest. The agreement reached to guarantee the recognised value of the property also brings a considerable market advantage, offering guests the security of booking at the right price at any time of the year.


DIGITISATION AND PERSONAL TOUCH We do our utmost to ensure that the stay of our guests is a personalised experience, made easier and safer through digitisation, dedicating ourselves with passion to taking care of every detail. Personalising the experience with Great Stays starts from the time of booking, through a property search filter that takes into account the useful amenities and special features each guest may want in their dream holiday. Professional videos and virtual tours make it possible to visit the property even from a distance, putting guests at ease from the very first contact. With user-friendly tools that are accessible to everyone, the Great Stays team also offers digital check-in assistance, including insurance coverage that replaces the security deposit, and full assistance during the stay, ending with an easy and flexible check-out.

SUSTAINABILITY Great Stays puts a great emphasis on sustainability, and we are pleased to help raise awareness of good environmental practices among both guests and owners, all through an innovative online platform that makes holiday rental transactions quick and easy. We do all we can to involve the owners in our eco-friendly vision, because we are certain that environmentally friendly tourism is possible and we believe it brings considerable added value to our business. At the same time, we are committed to sensitising guests to environmentally friendly practices during their stay, bringing them closer to our holiday philosophy. In addition, our strong inclination towards digitisation is aimed at making all processes streamlined and fluid, with minimal waste of paper and resources.


Simple environmentally sustainable actions Use only ecological and plant-based, biodegradable soaps. Provide toilet paper, wipes and tissues made of recycled paper or bamboo. Replace old light bulbs with LED ones. They last up to 25,000 hours and save 90% energy in comparison. Arrange separate recycling bins. Install flow reducers in taps: good allies in reducing water consumption, saving about 6 litres per minute. Get a filter jug or a filter to install directly at the tap spout, making the water at home drinkable, to discourage the use of plastic. Install multiple sockets with an on/off switch. There are also sockets that automatically disconnect devices from the mains when not in use. Choose virtuous energy labels (classes A+, A++ and A++). White goods (washing machine, dishwasher and refrigerator) account for 60% of household consumption.

Purify the air in your home with plants, instead of using energy consuming and polluting electric purifiers. The most effective species are Aloe, Sansevieria, Pothos, Dracena, Azalea, Ficus, Spatiphyllum and Phalangium. They are all capable of absorbing harmful particles from furniture, clothes, carpets, upholstery and paints in the home environment.

GREAT STAYS FOR YOU Backed by our vision and the virtuous and effective goals we set ourselves, we look forward to developing an active and fruitful partnership with you. In order to guarantee a complete management of all the aspects that contribute to increase the value for the tourism market of the properties and experiences proposed, Great Stays prefers exclusive assignments, with rare exceptions. The percentage to be paid to Great Stays for the exclusive contract is 20% of taxable income. Giving Great Stays an exclusive assignment provides you with the following benefits: Marketing, reservation management and customer care services included in the contract fee. Prompt positioning of the property and activation of dedicated services. Ongoing reporting and advice on pricing and promotion strategies.

Flexibility in managing availability and guest check-in and check-out dates.


MARKETING AND VISIBILITY SERVICES •

Publishing of multilingual property description, identification of strengths and detailed representation of all services, utilities and amenities. Editing of the property presentation, specifically for the various listings on tourism portals and in selected international promotion channels.

BOOKING AND CUSTOMER CARE •

Managing and updating the booking calendar, reception and sorting of booking requests, monthly reporting.

Supervision and coordination of the staff in charge of check-in and check-out procedures and property management.

Welcome book and video presentations with information and technical explanations for guests.

Advertising and positioning optimisation on the group websites, such as Great Estate and Great Stays, which record more than 4 million visits per year.

Study of specific keywords aimed at indexing the property's page on search engines.

Collecting guest data to be forwarded to public security and sending ISTAT data on tourist attendance to the competent authority.

Collection and payment of tourist taxes at the local municipality.

Continuous promotion on the social channels of the group.

Recurrent placement in the group newsletters, addressed to a database of more than 45 thousand profiled contacts of different nationalities.

Continuous management of communication with guests before, during and after their stay, to organise bookings, provide accurate information, collect feedback and stimulate positive reviews.

For new establishments, the owner is responsible for setting up all the necessary paperwork in order to start a tourist rental activity. Our possible assistance in legal and administrative matters is among the services available on request.

ABOUT US HISTORY

HOLDING

Great Stays builds its foundations on the strength of the union with the Great Estate group, a benchmark of Italian real estate that meets excellence in the tourist rental business.

More than 25 years of experience in the prestige real estate industry and a wealth of professionalism and expertise have led Great Estate through a remarkable process of expansion, reaching important milestones and the strength to generate new business opportunities. The launch of innovative enterprises, including Great Stays, is part of an even broader project, the group’s holding, which includes various companies, independent in their management and mutually connected to share know-how, resources and projects.

Great Estate was founded in 1998 from an idea of Stefano Petri, who established the first core of the company in the village of Piazze in the municipality of Cetona, in southern Tuscany. The group has expanded over the years, supported by a solid background of values, to now have 19 offices in Italy with more than 100 professionals specialising in various fields beyond real estate brokerage, including communication and marketing, software development, property valuation, administration, law, design and construction planning.

Hariet Nijhuis meets Great Estate in 2019. Dutch by birth, she has chosen to live in Italy, sharing with the group her precious experience as tour operator and founder of her own incoming company operating for 20 years. Stefano and Hariet share a dream, a new entrepreneurial initiative dedicated to the tourist rental of prestigious properties, to offer a complete service to the Great Estate clientele and to add to the project a branch of business that is naturally in the heart of the group. The team continues to grow in December 2021 with the arrival of Serena Santoni, head of booking and brokerage in the prestige sector.

From its first year of operation, the Great Stays project took shape and structure, launching on a growth path involving professionals as well as owners and partners, offering simple, innovative and environmentally sustainable solutions for managing tourist rentals.
