From the city to the suburbs, mother/daughter interior designers, Marguerite and Anna Burke share a passion for the beautiful things in life. Their seasonal Hostess Guide will give you the tips you need to flawlessly host any occasion, in impeccable style. No one would dare miss one of these gatherings, happy hosting!

What can be more cozy and intimate than a luxury night in? My husband and I throw six to ten dinner parties a year for friends, clients and family; it is our favorite way to entertain. Whether it is a spur of the moment steak and martini night, or a well-planned celebration, the nights are always festive. I try to use menus with one pot meals like Beef Bourgogne or Coq au Vin so that I can relax and enjoy my guests. If the group is larger than six, I enlist catering help with serving and clean up. Green works well as a backdrop in every season. A friend and I threw a birthday party for an Irish friend in December and called it "50 Shades of Green." We dressed our table in emerald green velvet and used boxwood in white planters. We asked all the women to wear green and to give our birthday girl a green gift; a silly, but fun idea. Whatever the season, pick up armfuls of fresh seasonal flowers and use masses in smaller containers for the biggest impact. I always include loads of candles – either tea lights or taller – to add sparkle to the table.

I use fine damask napkins and have them professionally laundered. It costs very little to send them out and it is truly an elegant touch. Place cards are always helpful so guests don't worry about where to go. Dimmers everywhere as well as a great playlist (Pandora is heaven!) make for the most exquisite ambience. Spring 2013 Hostess Guide Sparkling Rosemary & Pear Cocktail < < < < < < <

1/2 ounce simple syrup 1 ounce pear nectar dry champagne or sparkling white wine steep syrup with rosemary for several minutes then cool shake ingredients with ice in a cocktail shaker strain into a martini glass top with a sprig of fresh rosemary

Hors d’oeuvres: A nice selection of cheeses - one soft and creamy and something harder with a little bite - like manchego or aged cheddar. Paired with hummus - especially with a bit of added fresh lemon juice and olive oil drizzled on top is great with fresh vegetables for dipping. Nuts, grapes and olives are colorful additions to the board. Endive, Apple & Roquefort with Citrus Vinaigrette < < < < < <

2 heads Belgian endive - sliced in 1/2� slices 1 small head butter lettuce 1 small handful baby arugula or baby kale 1 sweet red apple 2 ounces crumbled blue cheese combine lettuces, apple and cheese in a salad bowl

Dressing: < 1 tsp. honey < 2 T champagne or white wine vinegar < 1 T fresh squeezed orange juice < 3 T olive oil < zest of one whole orange < salt & pepper to taste < whisk dressing ingredients and toss with salad - garnish with fresh pomegranate seeds for color

Main: Slow Roasted Leg of LamB A perfect choice for an elegant springtime gathering. Recipes that can be made several hours before serving time (or even the day before) help make party time less hectic. There is no worry about over or under cooking - the meat is falling off the bone tender and the aroma fills the home. < < < < < < < < < < <

preheat oven to 250 one small leg of lamb - 3 - 4 lbs 2 T olive oil 1 large yellow onion, sliced 1 head garlic - cloves peeled and sliced 1 cup white wine 2 cups chicken stock 2 bay leaves 3 sprigs fresh rosemary 1 t dried thyme 2 T red currant jelly

Have butcher cut lamb in half so it will fit in a large stock or stew pot - like Le Creuset. Heat oil in pot over medium-high heat, sprinkle meat with salt and pepper and brown evenly, add remaining ingredients and bring to a simmer. Cover and place in preheated oven for 4 hours - or until meat is tender and falling off the bone. Remove from oven and skim fat from the top. Liquid can be reduced on stove top by simmering for several minutes if a thicker sauce is desired. Serve on risotto, couscous or mashed new potatoes.

Market Update a local look Chicagoland sales of luxury homes continued to steadily climb throughout 2012. More than five billion dollars of real estate sold, with an average home sales price of just over $1.5 million. This was a slight decrease in average sales price, as the market conditions favoring buyers produced a competitive environment. Value-driven buyers continued to enter the market, driving up unit sales by 16% and overall sales volume by 14%, compared to the previous year. Shorter market times signaled a shift in the luxury market and provided another positive sign for sellers. Highly sought after Chicago neighborhoods like the Gold Coast and Lincoln Park were luxury hot spots, buyers snapped up 257 and 198 million dollar plus homes. Desirable suburban communities drew attention from buyers as well. Nearly 100 luxury homes were sold in Hinsdale in 2012, and Winnetka has earned the title of busiest suburban luxury market, with 114 sales over $1 million.

Pricing remains the final element of the housing recovery in the Chicagoland, which includes the upper bracket properties. A larger volume of distressed properties and the longer judicial prolonged foreclosure process in Illinois mean that our market has not yet seen the gains in value that have been achieved nationwide. However, our market is poised to make slow and steady gains throughout the coming years and we are forecasting a 4-5% increase in prices overall in 2013. Historically low mortgage rates as well as more competitively priced luxury properties continue to spur growth in our local marketplace. We have seen a strong start to 2013, and a marked increase in the number of homes under contract in the first two months of the year, providing more evidence of a strong upward trend.

a national look The US housing market has shown strong signs of recovery, with home sales prices increasing in most major metropolitan areas and strong growth in the number of homes sold as well as new construction projects. Housing is expected to be a driver of economic growth in the coming year, even as national economic factors such as unemployment rates, and tighter credit standards, continue to exert some pressure on the markets.


Predicted growth in job creation and an increase in household formations, along with historically low mortgage rates continue to propel the housing market forward.

US National Price Index Levels

Rates for 30-year fixed rate loans continue to decline, reaching 3.35% in December of 2012 – a 65-year low. Global economic concerns as well as fiscal policy decisions in the US have generated an atmosphere of ambiguity, driving investors to the US Treasury market. The drop in loan rates, though, is indirectly proportional to buyer interest as the low interest rates offer affordability of homes and considerable buying opportunity. Major home price indices have reflected upward movement in 2012, and that increase is expected to continue throughout 2013. Within the luxury sector, price trends are indicative of a modestly growing market as well. Across the ILHM (Institute for Luxury Home Marketing) prices have remained relatively constant throughout the year with slight increases since November. The outlook is quite optimistic for a sustained recovery in the national housing market.

a global look On an international scale, the housing markets have grown at a slower pace than the recovery seen in the US market. While international housing prices have risen above the low points seen during the financial crisis in 2009, prices increased only one percent, from the third quarter of 2011 to the third quarter of 2012, according to the Knight Frank Global House Price Index. Among individual countries, there is a wide variance. Hot spots for increasing home values can be found in Brazil, Hong Kong, Turkey, Russia, Columbia and Austria, which have seen a 10% increase in the past year. The slowest growth among in the Index can be seen in Eurozone countries in the midst of a recession. Greece has been ranked last, sustaining an 11.7% decrease in housing prices over twelve months. Global housing, particularly in Europe, may depend on a US housing recovery in 2013 to stimulate the broader international real estate market.

The Foundation recently participated in our first Build Day at a house in Waukegan. A crew of twenty-one Ambassadors from each Koenig & Strey office and the Board members worked to add siding, windows, soffits and fascia to the exterior of the two-story house along with framing work on the inside. “As real estate professionals, this was a very meaningful way for us to give back.
