The Gayle Henderson Group are well versed in the Scottsdale, Arizona and surrounding real estate market. Working with both REO and Short Sale Properties, they have become skilled in the art of the BPO and targeting market price. Gayle and her team reevaluate and analyze price per number of showings throughout the marketing process to ensure their listing remains competitive. They can provide a drive by BPO within 3 days and an interior BPO within 5 days. Research MLS & Tax Report:

o Compare the subject to the comparable and sold listings - Size, year built, features, taxes and any visible repairs

Property Drive By:

o Condition, pictures, neighborhood, any visible positive or negative conditions.

Research Factors Affecting Marketability

o Macro – Local Market (Economy, Geographic, Statistical Data) o Micro – Property Specific Issues (Physical Conditions, Property Use, Occupancy)

Property Checks Upon assignment, The Gayle Henderson Group will check occupancy status. If vacant, they will secure the property by rekeying, turn on utilities, take pictures, coordinate trash out and assess any needed repairs within 5 days of approval. They will then submit a complete report to the asset manager upon completion. If cash for keys is an option, they will talk with the current occupant and coordinate their move out. Vendor Relationships and In-House Accounting RE/MAX Excalibur maintains quality relationships with licensed contractors and vendors to handle any necessary repairs to our REO properties. Our vendors put us as a high priority because they know we will pay them on time and value our business relationship. RE/MAX Excalibur has an REO accounting department and accounting manager, Susan Sica, who joined RE/ MAX Excalibur in 1993. For each of our REO properties, Susan creates and maintains monthly expenses, received invoices and pays vendors within 10 days of receipt. She pays utility bills when due and submits reimbursement reports and invoices as outlined by the asset manager.

Insurance Policy RE/MAX Excalibur carries full E&O insurance with a million dollar coverage for claims.
