with 606 parking spaces. Located on a nearly 3-acre parcel, the 17-story project calls for 353,000 square feet of residential space and 4,700 square feet of retail in the base of the garage. Units will range from 600-square-foot studios up to 2,500-square-foot three-bedroom units. ADD Inc. of Miami designed the project. All of the buildings amenities are located on the roof to take advantage of the building’s bay views. Those amenities include a swimming pool, fitness facility and professional demonstration kitchen.

because the main Moffitt Cancer Center Campus has run out of space. It is being designed to move many of the smaller surgical cases out of the main Moffitt Cancer Center Campus, allowing the main campus to better meet the growing patient volumes. The breast and cutaneous clinics and all their related support staffs will be moving to the new facility. The expanded clinic space will contain

radiology services, infusion and other support services. The surgical center will occupy the entire second floor of the new six-story building. The facility will also house four operating rooms, two procedure suites and pre-admissions testing. The aesthetic and branding of the new campus will focus on nature and the environment, including a ground-level healing garden on the property.

four-lane Gandy Boulevard from west of Dr. Martin Luther King Jr. Street North to east of Fourth Street North. It will also add a parallel frontage roadway and pedestrian and bicycle trails. Interchanges will be built at 94th Avenue, Dr. Martin Luther King Jr. Street North, Roosevelt Boulevard, and Fourth Street North. The most disruptive construction work, including lane closures and temporary detours, is scheduled to occur during off-peak travel hours and weekends.

OWNER AND CITY OF HEADQUARTERS: State of Florida, Tallahassee GENERAL CONTRACTOR AND CITY OF HEADQUARTERS: Prince Contracting LLC, Tampa DETAILS: The Florida Department of Transportation is widening a section of Interstate 75 in Pasco County from four to six lanes. The project includes adding lanes in each direction, resurfacing the existing lanes, drainage construction, overhead signage and high mast lighting. A loop ramp will also be added to the State Road 52

interchange for westbound S.R. 52 traffic entering southbound I-75. Ramp intersections will have traffic signals to manage entrance and exit on I-75. There will also be an extensive reconstruction of S.R. 52 at I-75, from west of Old Pasco Road to east of Corporate Lake Boulevard. That portion will be expanded into a six-lane roadway that transitions to the existing roadway. Frontage roads will also be constructed on both the north and south side of S.R. 52 and west of I-75. On-street bicycle lanes will be built in both directions of S.R. 52 along with a standard sidewalk on the south side and a 10-foot wide sidewalk on the north side.

Largo High School replacement facility NAME: 410 Missouri Ave. N., Largo ESTIMATED CONSTRUCTION VALUE: $54.8 million START DATE: March ESTIMATED COMPLETION DATE: August 2016 (new buildings) February 2017 (entire project including athletic fields) OWNER AND CITY OF HEADQUARTERS: Pinellas County Schools, Largo GENERAL CONTRACTOR AND CITY OF HEADQUARTERS: Ajax Building Corp., Oldsmar DETAILS: Pinellas County Schools is building a replacement school on the site of an existing ‘50s-era school campus. The school system says the existing facility had outlived its useful life and was constantly in need of costly repairs.

The redevelopment calls for demolishing most of the existing school property and creating 259,120 square feet of new education space while the school remains open. The school will continue to operate from portable classrooms on the athletic fields and existing buildings outside the footprint of the project. The construction will create about 75 classrooms, office space, a gymnasium and cafeterias. An auditorium will also be created using the shell of one of the existing buildings. The project also calls for renovations to the field house and creating new baseball, softball and tennis courts.

7. Amazon Fulfillment Center 5. SkyHouse Channelside NAME: 112 N. 12th St., Tampa ESTIMATED CONSTRUCTION VALUE: $65 million START DATE: Jan. 10 ESTIMATED COMPLETION DATE: March 2015 OWNER AND CITY OF HEADQUARTERS: Novare Group, Atlanta GENERAL CONTRACTOR AND CITY OF HEADQUARTERS: Batson-Cook Construction, West Point, Ga. DETAILS: The Novare Group is developing SkyHouse Channelside as a 23-story, 320-unit luxury apartment building on 12th Street between East Washington and East Whiting streets.

The one- and threebedroom residential units will feature floor-to-ceiling glass views. The project will include a “SkyHouse” on the 23rd floor that contains a clubroom, fitness area and outdoor plazas with a swimming pool, fireplaces and covered outdoor lounges. The SkyHouse will also offer 360-degree views of the city. The architecture firm Smallwood Reynolds Stewart Stewart designed the project. The high-rise is the partners’ ninth residential project overall and second in Florida. It plans to market the units particularly to Generation Y professionals, who are more attracted to urban infill areas.

NAME: 3350 Laurel Ridge Ave., Ruskin ESTIMATED CONSTRUCTION VALUE: $52.19 million (permit value) START DATE: fall 2013 ESTIMATED COMPLETION DATE: Unannounced OWNER AND CITY OF HEADQUARTERS: USAA Real Estate Co., San Antonio, Texas GENERAL CONTRACTOR AND CITY OF HEADQUARTERS: Seefried Development Management/ Seefried Properties, Atlanta DETAILS: USAA Real Estate Co. is preparing to serve as landlord for a large new warehouse facility in Ruskin as retail Internet giant Amazon.com moved its distribution into the state with two fulfillment centers in Lakeland and Ruskin. Both properties will feature more than a million square

feet, but while the Lakeland facility will focus on larger items, such as grills, lawn mowers and kayaks, the Ruskin center will specialize in small items such as DVDs and blenders. The new Ruskin location will employ more than 1,000 people. Amazon declined to comment on most of the facts about the insides of the new concrete-walled warehouse, including its layout, equipment and builtin technology. The main goal, the company says, is to grow and expand its distribution lines for fast shipping close to its customers in the state.

DETAILS: The Florida Department of Transportation is widening 7.8 miles of Interstate 75 from four to six lanes from north of State Road 52 to the Pasco County/ Hernando County line. The project includes adding one lane in each direction, resurfacing the two existing travel lanes, extending acceleration ramps at the County Road 41 (Exit 293) interchange and resurfacing the existing ramps. The project also includes pond construction, adding intelligent transportation system sensors, cameras

and other technology and installing signs and pavement markings. When the project is finished, there will be three 12-foot through-lanes in each direction plus 10-foot inside and outside paved shoulders and a 40-foot median between the northbound and southbound lanes. The improvements were needed to increase roadway capacity and traffic flow. Parsons Transportation Group was the engineer of record for the design. The construction is being staged to make sure that all existing lanes of traffic and interchange ramps are open on I-75 during peak traffic hours. As a result most of the project and particularly the lane closures are being done from 9 p.m. to 6 a.m.

ESTIMATED COMPLETION DATE: November OWNER AND CITY OF HEADQUARTERS: Central Park Development Group LLC (Banc of America Community Development Corp. and the Tampa Housing Authority), Tampa GENERAL CONTRACTOR AND CITY OF HEADQUARTERS: Siltek Group Inc., Plantation DETAILS: The Reed at ENCORE! is the third of four multifamily buildings being developed as part the ENCORE!, a $42 million master-planned redevelopment of 12 city blocks and more than 40 acres just north of downtown Tampa. The development will create a seven-story building

with 158 one- and twobedroom senior residential units ranging in size from 702 to 1,050 square feet. Its amenities will include a swimming pool, community garden, community room with kitchen, fitness center, computer center and library, movie theater and chapel. The Reed will also include a 89,818-square-foot parking garage with 220 spaces. The project is being constructed to be environmentally friendly and includes features to conserve energy, such as energy-efficient lighting and appliances and solar panels. It is expected to receive a Silver LEED certification at completion. Baker Barrios Architects designed the project.

The 419,080-squarefoot (322,284 rentable) project will feature 10 three-story residential buildings and a clubhouse/leasing center. Units will offer from one to three bedrooms. Its amenities will include a swimming pool with a private

courtyard, cabanas and an outdoor bar/kitchen, pet park, fitness center, private conference room and shuffle board courts. The development

will also feature a lake and walking tail. The Preston Partnership of Atlanta was the architect for the project.

The project and its developer are benefiting from the city of Largo’s temporary moratorium on park and facilities impact fees.

The two buildings are being built adjacent to each other and over a seven-story parking

garage owned by iStar Financial. As part of the development, the area over the parking garage will be expanded by another three stories including a joint amenity deck on the eighth floor with a swimming pool and fitness center. The development will also include retail or restaurant space on the bottom floor at the corner of Ringling Boulevard and Palm Avenue. Hoyt Architects of Sarasota designed the project.

nine miles of I-75 to six lanes in southern Sarasota County. The project also calls for resurfacing the existing four lanes, constructing new drainage and replacing high mast lighting at the interchanges. FDOT will develop eight stormwater ponds within the existing interstate limits to eliminate the need to acquire additional right-of-way land. The construction will include additional improvements to the roadway to allow it to be expandable in the future to eight lanes if needed. Paul Foley of Kisinger Campo & Associates is the engineer of record for the project.

JWM Management attributes the unique mix of product to the strong need downtown for both “correctly priced” rental apartment units and hotel space. It felt that that the Aloft hotel was a popular trending brand that would be good match for the apartment renters it hopes to attract. The existing parking garage offers the developers the added advantage of containing much of its project traffic on-site during construction.

Construction, Boston DETAILS: Sarasota developer Jay Tallman’s Ascentia Development Group is developing the 150,000-squarefoot Aria Longboat Key mid-rise condominium on the 5-acre site of the historic Villa am Meer. The estate home was built in 1935 and designed by the John & Mable Ringling Museum of Art’s architect, John H Phillips. The project will feature 16 residential units in a new fourstory building over parking. Units will range in size from 3,804 to 3,940 square

feet and feature private and service elevators, oversized garages; floor-to-ceiling glass windows and terraces with summer kitchens with unobstructed views of the Gulf of Mexico. Some of the units will also feature private infinity swimming pools and the community will also include a beachside pool and a 1,700-square-foot wellness center. Thirteen of Aria’s 16 residences are now under contract, and the three remaining units are listed for between $3.6 million and $3.85

million. The historic Villa am Meer estate home has already been renovated to serve as Aria’s beachfront Residents Club with a private dining room, gathering room, caterer’s kitchen, private wine cellar, guest suite, resident caretaker’s quarters and outdoor terrace with beachside fire pit. Santiesteban & Associates Architects LLC of Tampa designed the project. The project is the first new condominium community to break ground on Longboat Key in more than seven years.

DETAILS: During recent annual dam inspections, Manatee County officials were alerted to significant erosion problems with the Lake Manatee Dam. It was discovered that there were voids under the downstream spillway and loose soil near the downstream walls, which could cause the dam to fail during a heavy rainfall (four to five inches). To minimize the potential damage to the dam, Manatee County lowered the lake from 40 feet above mean sea level,

to 38 feet to provide additional storage in the event of a significant rainfall event. The county is now moving forward with a multiphase project to shore up the dam. In phase 1A, the county’s contractor is applying a jet grout to the service spillway and along the axis of the dam. That will be followed with a trench-cutting remix deep method. The combined effect will be to mix the soil and the clay or cement binder to a create a water barrier to createa stronger cutoff wall. In phase 1B, the cutoff wall will be extended an additional 750 feet south and 1,700 feet north. The second phase is still being developed.

DETAILS: Davis Development is developing a 237-unit apartment community on 8.5 acres across from Lakewood Ranch Main Street. The project is being built in a mixture of three- and four-story buildings. Units will range in size from one bedroom with 661 square feet and three bedrooms with 1,421 square feet. Its amenities include a carcare center, coffee and tea bar, fitness center, outdoor kitchen and swimming pool.

DETAILS: Sarasota County hired Jon F. Swift Inc. to make a number of improvements to Siesta Beach Park. The goal of the project is to increase and improve parking and pedestrian access, upgrade and expand recreational

opportunities and facilities there and restore the historic pavilion, which was originally built in the 1950s. The firm will be expanding and renovating the parking lot, modernizing and expanding the Americans with Disabilities Act-accessible restrooms and improving the elevated concession area. The project

calls for constructing picnic shelters, buildings for the sheriff, lifeguards, county staff, and maintenance and a 15-foot pedestrian esplanade across the park. The project will use native plant materials and energyefficient, turtle-friendly lighting. Sweet Sparkman Architects of Sarasota designed the project.

JKL Designs coordinated the design of the development,

and Arcticstar Design Inc. of Bradenton was the architect.

The Arlington will feature 132 independent-living apartment units, 42 one- and two-bedroom assisted-living apartments, 37 memory support apartments and 44 private skilled-nursing suites. Stock Construction has also been hired to create 31 independent-living villas in the community.

The non-villa portion (central building) of the project is being built as a single 487,000-square-foot structure that varies in height from five stories for the independentliving units down to a single story for the memory care units. Amenities will include an indoor aquatic center, enclosed spa and fitness center, multicultural learning center, and multiple dining areas. The independent-living apartment portion of the building is being constructed as a post-tension concrete structure while the assistedliving and skilled-nursing sections are concretereinforced masonry. When it opens, The Arlington will employ about 190 people. The Illinois developer is financing the project through a $190 million tax-exempt fixedrate bonds underwritten by the specialty investment bank Ziegler. SFCS of Roanoke, Va., designed the project.

Aileron was offering financing in Fort Myers when it first came across the property. The company says Lee County’s demographics and rental statistics, which are some of the best in Florida, made building Channelside a fairly easy decision. One of its goals for the project is to be first to market. The developer plans to contract with SPM Property Management of Birmingham, Ala., to handle managing and leasing the apartment.

The Aster at Lely site is located next to an existing wetland preserve so Brooks and Freund and its subcontractors had to take extra precautions to contain the construction and drainage from interfering with or damaging the preserve.
