Welcome to the 2nd edition of The Camden Haven’s Premier Property Market Report. Over the six months (May 2013-October 2013) we have seen the Camden Haven shift from a buyers’ market to favouring the seller. When the National Australia Bank released its third quarter Australian Residential Property Survey, it confirmed what many would deem self-evident – that demand for both new and established properties has lifted nationwide. Confidence in regional housing markets strengthened, encouraging metro homeowners contemplating lifestyle and ‘tree changes’ that conditions are prime to maximise their sale and to finally make that big move. Sydney and Melbourne property markets typically influence national sentiment so it’s no surprise regional markets are benefitting. Both have seen the second largest gains in sentiment since the NAB survey began. As baby boomers begin their ascent into retirement, many are buying their future retirement home now, investing for the short term on the rental market until they’re ready to down tools and cash in their super. The latest RP Data – Nine Rewards Market Sentiment Report shows 3 out of 4 respondents in regional NSW feel now is a good time to buy. In winter 2013, the Camden Haven market saw more residential sales than any other winter that I can remember. An interesting statistic from our office sales for 2013 is that local buyers have been very strong in the market with 43% of our buyers living within a 30 kilometre radius of the Camden Haven area. Market leaders in the Camden Haven real estate market In the six month period from 1 May 2013 to 31 October 2013, total residential sales for the Camden Haven region was up 7% compared to the previous six month period (1 November 2012 to 30 April 2013) as reported in our 1st Edition of Location. The average residential sale price for the region was $380,363 compared to the previous 6 month period (1 November 2012 to 30 April 2013) of $370,120 – an increase of 3%. House sales made up 85% of total sales followed by land sales at 8% and units, villas and townhouses combined at 7%. First National North Haven is the market leader when it comes to selling your property in the Camden Haven, having sold 30% of the region’s residential properties in the 6 months from May to October 2013 and having the enviable position of being 47% ahead of our closest competitor on total residential sales.

As the number of homes on the market decreases and buyer demand increases, our office has found that the average days on market for residential homes has almost halved.
