WYCHBOLD FARM

Wychbold Farm is a delightful Georgian Farmhouse set in approximately one acre in a semirural lane in the popular village of Wychbold. The property has been tastefully renovated and extended by the current owners and has a wealth of accommodation including six bedrooms, four bathrooms and a recently appointed open plan kitchen with sitting and dining area and fabulous views of the gardens and entertaining area. This substantial family home has many original features as well as modern facilities offering two reception rooms, and a large detached brick built garage and electrically operated gates.

Ground Floor: The farmhouse is accessed through an oak porch into a hallway which has built-in storage cupboards and leads to the downstairs bedroom which has a range of fitted wardrobes and cupboards and a large ensuite shower room. A useful pantry is located next to the downstairs ensuite which has Jack and Jill access.

The recently appointed kitchen is spacious and has a range of 2-tone grey and stone coloured, solid wood units with complementing granite worktops and an attractive tiled floor with underfloor heating. There is a sitting area and dining area which is perfect for modern day living and has bi-fold doors which lead out to the gardens, the large tiled patio and hot tub area.

A further hallway leads to the original front door and the two reception rooms, cellar and utility room.

The large sitting room has a gas coal-effect fire and a large fitted unit with cupboards and book shelving. The smaller sitting room has an attractive fireplace and is currently used as a home office. The double roomed cellar is largely dry, the second room with a barrelled ceiling and a door which once provided access to the garden. There’s a utility room located at the top of the cellar stairs - the utility room has space for a washing machine and a tumble dryer, a sink and a further downstairs WC.

Seller Insight

The current owners of Wychbold Farm comment, “We’ve cherished our time at this property for nearly 11 ½ years, during which time we’ve witnessed its transformation into a haven of comfort and style. Originally a Georgian Farmhouse built circa 1735, it underwent extensions in the 1970s and was later meticulously renovated by the previous owner in 2009. Since our acquisition in December 2012, we’ve continued to enhance its charm, including significant extensions in 2015 and 2022, which have added modern amenities like a spacious kitchen/diner/family space with bi-fold doors, a renovated outbuilding, and a guest suite, comprising bedroom and ensuite shower room, and an oak entrance porch.

Set in the green belt, the property sprawls over a generous plot of around 1 acre, offering tranquil views over open land at the rear. Its private location, coupled with convenient access to amenities such as the nearby A38, makes it an ideal blend of rural seclusion and urban accessibility. Proximity to local shops, schools, and recreational facilities adds to its appeal, with the Liberty Leisure gym, primary school, village hall, and various dining options just a short distance away.

The property’s position as a detached Georgian Farmhouse, set behind walled and gated fore-gardens, ensures both privacy and prestige. While neighbouring barn conversions and distant residences provide a sense of community without intruding on our privacy, making it a peaceful and harmonious environment to live in.

We’ve particularly enjoyed the spacious patio area, perfect for entertaining guests or simply relaxing in the serene surroundings. The kitchen/diner with its family area stands out as a favourite spot, offering attractive views of the garden, paddock, and beyond through its bi-fold doors.

As we prepare to part ways with this treasured home, we’ll fondly remember the space it has provided us, the versatility of its accommodation, the BBQ’s and parties, and the best of both worlds it offers as an edge-of-village sanctuary. We’ll miss the serenity, the views, and the memories we’ve created here, but we’re excited for the next chapter and hope that the new owners will find as much joy and contentment in this special place as we have”.*

First Floor: Five bedrooms are all located on the first floor - the main bedroom has fitted wardrobes and an ensuite shower room. Bedroom two has fitted wardrobes and an ensuite shower room. Bedroom three is a large double room with a double fitted wardrobe. Bedroom four is a double size and is currently used as a dressing room with dual aspect windows and a corner fitted wardrobe. Bedroom five is the smaller of the bedrooms and is set up as a home office. The family bathroom is a good size and has a roll top bath, separate shower, vanity unit and WC.

Outside: The property is approached through electrically operated gates into a large driveway which has parking for several vehicles.

A pretty original brick building is found in the driveway which has been used as a gym and home office, and is set up as a games room at present.

There is a large detached brick built triple garage which has up and over operated doors and plenty of storage in the eaves - with the correct planning permission this building could be converted into ancillary accommodation.

Attractive lawns surround the property and there is an expansive tiled patio area, with an area for a hot tub, gazebo and BBQ section. A paddock is to the side of the gardens and is perfect for anyone that wants to keep a small pony or other pets. The whole area is approximately one acre.

LOCATION

Wychbold Farm is nestled between Wychbold and Elmbridge, located in Worcestershire, situated approximately 3 miles north of Droitwich Spa, 10 miles north of Worcester and less than 4 miles from Bromsgrove.

Wychbold village offers a range of amenities for residents, including a church, shops, leisure centre & spa, park, restaurants, pubs, a village hall and local services. It is also known for its local Webbs garden centre, which attracts nationwide visitors. The surrounding area of Elmbridge is characterised by rolling hills, farmland, and woodland, providing opportunities for outdoor activities such as hiking, cycling, and enjoying the natural beauty of the Worcestershire countryside.

The historical town of Droitwich Spa is only 3 miles away with its great charm offering visitors plenty to see and enjoy. It is a historic Roman town built on the legacy of the salt industry and identified in Victorian times with the “Salt King” John Corbett and his stately Chateau Impney. There is plenty to discover and enjoy including the Lido Park with a large children’s play area, tennis courts, a five a side football pitch and a basketball court.

Droitwich Spa shopping is mainly focused in the traditional town centre around Victoria Square, leading to the St Andrew’s Square shopping centre and down to the original High Street, with its local pubs and an eclectic mix of traditional shops. The Norbury Theatre hosts regular shows year-round, including an annual pantomime, and also shows films. Droitwich Leisure Centre at Briar Mill has gym facilities, sports halls, a swimming pool and squash courts. There are also outside football and Astro turf pitches with floodlighting. The centre also runs a squash league and archery society.

Droitwich and Bromsgrove both have their own railway stations, and there are direct rail services to London from both Birmingham and Worcester. The M5 motorway (accessed via J5 of the M5 at Wychbold) provides for ready access to Birmingham and the surrounding industrial and commercial areas, as well as Birmingham International Airport and the M40. London is best accessed by the M40, via the M5/M42. The M5 South also provides for commuting to Cheltenham and its Racecourse, Gloucester and Bristol. Bromsgrove railway station is within easy reach and is under 4 miles from the property.

Worcestershire Parkway Railway Station, situated to the east of Worcester, off Junction 7 of the M5, is intended to increase the capacity to London as well as reduce journey times. This has already had a significant impact on Worcestershire’s accessibility to the capital and other regional centres, and is less than 20 minutes from the property.

If education is a priority, then Worcestershire is blessed with an enviable mix of schooling at all levels, including a variety of independent establishments, allowing parents to select the right environment for their children’s needs. These include Bromsgrove School, Malvern College and both The Kings Schools and Royal Grammar School closer by at Worcester. RGS Dodderhill is less than 2 miles away from Wychbold Farm.

For days out and recreation, Wychbold Farm is well placed for ready access to the North Cotswolds and Broadway, as well as Stratford-upon-Avon, Great Malvern and The Malvern Hills, and Ludlow.
