THE PHEASANTRIES

The Pheasantries is a fine detached property with Georgian origins set in grounds of approx. 0.75 acres, with annexe accommodation and a double garage. The property has recently undergone a major scheme of works to include a double storey rear extension and is beautifully presented throughout.

STEP INSIDE

The Pheasantries is a charming and contemporary family home offering the perfect environment for a modern family lifestyle. The property offers over 3600 sq ft of truly versatile accommodation, including three reception rooms and annexe accommodation, perfect for multi-generational living, an older teenager or a staff member.

Ground Floor

The property comprises a spacious entrance hall which leads to the large study, sitting room with wood burning stove and also the bright and airy open plan kitchen/ dining and family room. This delightful space has access and views over the rear garden and also leads through to a utility and cloakroom. Completing the ground floor accommodation is the annexe space, comprising of a contemporary kitchen, sitting room and double bedroom, both with doors to the garden, and an en-suite shower room.

First Floor

To the first floor are five good sized bedrooms all enjoying countryside views. The principal bedroom has a cloakroom and guest bedroom has en-suite facilities. There are also a further two bathrooms.

SELLER INSIGHT

“The Pheasantries is a characterful property built in c1800 with an extension and annexe added more recently. The original building is a classic Georgian style, two up two down, with high ceilings and large windows that let in an abundance of natural light. The garden had unbelievable potential and we were excited to move in and make it our home,” say the owners.

“We’ve lived here for nearly 5 years and I had a clear vision of how we would use it; our children would come home from school with their friends, drop their coats and bags in the hall, and head into the kitchen to raid the fridge, and it’s that family vibe that we worked hard to achieve. We added a two-storey rear extension that has given us our wonderful kitchen / family / living / dining space and we tend to spend most of our time in there. The self-contained annexe is ideal for multi-generational living and we currently use it as a gym and gaming room.”

“Arborfield is a little village with lots going on. The village hall is popular with locals, as is the family run garden centre which has a beautiful restaurant. Nearby Wokingham has some lovely shops and I also like to head into Henley which is home to the world-famous regatta and some gorgeous boutiques; it’s a great place to go for brunch and a nice walk by the river. I think the best thing about living here though are the scenic walks accessible straight from the front door. I can walk our dog for miles and only have to cross one road.”

“The garden is definitely my happy place! We’ve made an amazing start on our project to recreate woodland to the side and we also deepened and widened the pond to attract more wildlife and insects. Set in around ¾ of an acre and predominantly laid to lawn, it’s a very useable space ideal for relaxing and entertaining. I love the pair of oak trees in the middle (referred to as Laurel and Hardy for identification purposes!) that provide cool respite in the heat of summer. My favourite spot is at the end of the garden where I can lose myself for hours in the potting shed and greenhouse. It’s the quintessential English garden experience as I’m surrounded by wildlife, including bunnies, butterflies and friendly robins.”

“We tend to spend most of our time in the kitchen / living area. It’s made for entertaining and day-to-day family life but in the winter evenings, we will most often be found snuggled up in front of the wood burner in the living room. Thick Georgian walls keep it cool in summer and warm in winter – perfect!”
