1 EMSCOTE ROAD

Situated in one of the most desirable areas of Warwick, 1 Emscote Road is an impressive early Victorian double fronted detached residence occupying a commanding position with a large private rear garden. This property provides excellent local amenities, with Warwick town centre just a short walk away and less than two miles from Leamington Spa. The beautiful St Nicholas park is adjacent to the large elevated private rear garden. 1 Emscote provides over three and a half thousand square feet of living space, including the attached annex. The site also offers the rare opportunity to develop the outbuildings and garages which do not have planning permission but could convert to two town houses and an apartment. The head height in the cellar is excellent and could be converted, along with the loft space which would make a wonderful apartment or grand master en suite. The property has stunning views towards Warwick Castle, Warwick town centre and St Mary’s Church. Cornering Wharf Street and Emscote Road in Coten End, Warwick this fantastic family home offers a wide range of uses perfectly positioned between the county town of Warwick and Royal Leamington Spa. Ground Floor A large entrance hall welcomes you into this substantial property where you are immediately greeted with period features such as mosaic tiled floor, high coved ceilings, cornices and stained-glass windows which bring in an abundance of light to this wonderful family home. To the right of the entrance hall is the large sitting room which looks out to the front of the property. On the left-hand side of the hall is the dining room which is a good size and again provides views out to the front. On the ground floor is the sitting room to the right which has a floor to ceiling bay window and to the left is the kitchen breakfast room giving access to the lounge and attached annex.

There is a door out to the rear garden at the end of the hallway and a door giving access to the cellar. Cellar The three-chambered cellar is of a good size and has excellent head height ideal for conversion to extra living space if required.

First Floor A large winding concrete staircase leads to the first floor giving access to the family bathroom, two good sized double bedrooms and a large master bedroom. The master and bedroom two have wall to wall, floor to ceiling fitted wardrobes. The loft space is vast with superb head height again making it ideal for conversion into more living space. The current owners have gained the following planning permission to insert dormers into the roof, W/15/1924. Erection of three pitchroof dormer windows to the front roof slope and three pitchroof dormers to the rear roof slope. This would make either a large master bedroom with en suite or a large penthouse apartment which would have amazing views towards Warwick Castle and St Mary’s Church.

The Annex The owners have created a fantastic one bedroom annex which is self contained with a separate entrance.

Outside To compliment this substantial Victorian property, is a large, elevated private garden. There are various outbuildings including garages, stables and greenhouses which are prime for conversion. The current owners have had plans drawn up for conversion of these buildings into two townhouses and an apartment which would blend in with neighbouring conversions. However, there are many uses for these outbuildings and the garden at the rear, subject to planning permission and the new owner’s preference. This really is a fantastic opportunity to acquire a substantial, well located private residence. Location Number 1 Emscote Road is ideally positioned at the start of Emscote Road in the popular area of Coten End, Warwick which is located between Warwick and Royal Leamington Spa. The wonderful St Nicholas park with brand new state of the art leisure centre, famous Warwick Castle and local train station are all within walking distance. Warwick and nearby Royal Leamington Spa offer an excellent array of shops, bars, restaurants, and leisure facilities. Schooling both state and private is within walking distance, with Myton, Warwick Prep, Warwick School (boys) and Kings High (girls). Access to the Midlands motorway network is also within easy reach with nearby M40 (junction 12) and M42 with access to the M1, M6, Birmingham International Airport and Birmingham NEC.The rail link to Birmingham and London Marylebone is available within walking distance to Warwick station and from either Warwick Parkway or Leamington Spa station a short drive away.

WARWICKSHIRE Positioned in the heart of England the county is famous for being the birthplace of William Shakespeare. There are no cities in Warwickshire since both Coventry and Birmingham were incorporated into the West Midlands County in 1974 and are now metropolitan authorities in themselves. Warwickshire hosts several key towns including Leamington Spa Warwick, Stratford upon Avon, Kenilworth, Henley In Arden and Rugby to name a few. The northern tip of the county is only three miles from the Derbyshire border. An average-sized English county covering an area of almost 2,000 km2, it runs some 60 miles north to south. Equivalently it extends as far north as Shrewsbury in Shropshire and as far south as Banbury in north Oxfordshire.
