From the National Account Manager Welcome to the 56th issue of Farm & Ranch West! We are pleased to feature an elegant coastal California property on the cover listed by Suzanne Perkins of Sotheby’s International Realty. You will find details of that property and other fine listings by Sotheby’s brokers in the section beginning on page 16. There are dozens of brokers and hundreds of exciting properties between the covers of this magazine, but did you know that you can find us online as well? Visit www.farmandranch.com and use the search feature to gain access to even more properties. Like us on Facebook or follow us on Twitter to see beautiful properties right in your news feed. Did you notice the new Rancher’s Corner article in the summer issue? Many readers have expressed interest in content related to farming and ranching interests, and in response to that demand we will be bringing you information on animal husbandry, grazing management, water conservation, mineral rights and rangeland issues, among others. This month’s article, provided by the Texas Landowners Association, emphasizes the benefits of hiring a buyer’s agent when you’re ready to purchase your next property. October 1st will mark my six month anniversary with the Farm & Ranch team, and I am so excited to be here! Thank you to the many brokers, readers and certainly staff who have made me feel right at home. The team at Farm & Ranch Publishing is committed to bringing you premier properties offered by the best brokers in the West. Please feel free to drop us a line with suggestions!

Christy Payne, National Account Manager for Farm & Ranch Publishing, joined the team only six months ago but has already made a significant impact. She first honed her marketing skills handling political communication for the Texas GOP, and then added meeting management and coalition-building to her resume as Executive Director of the Dallas County GOP. During six years managing the NAPE Expos, the largest oil and gas exploration and production events in the world, she conceived of and implemented initiatives that led to huge attendance gains and financial growth. A native Texan, Christy graduated from the University of Texas and resides in Dallas. She is a mother of two (ages 6 and 7) and an avid sports fan, and also enjoys traveling. Contact her at cpayne@farmandranch.com.

The Caribou Ranch, featured on the cover of Farm & Ranch last year, recently sold for $32.5 million. This iconic ranch (1,600 acres) once boasted a world-class recording studio used by the likes of Elton John, Chicago and Stevie Wonder. Music producer James Guercio and his family have owned and occupied the land since 1971 (they retained a 40-acre tract) and plan to turn over many music-related artifacts they have accumulated over the years to the Colorado Music Hall of Fame. Items like the piano on which “Bridge Over Troubled Waters” was recorded may also be auctioned to the public. Congratulations to Tim Casey and Mountain Marketing Associates on this rock n’ roll sale!

Did you Know?… Michael Jackson’s famed Neverland Ranch will soon be on the market and is expected to fetch up to $50 million.

Sportsman’s Paradise California v Shasta County

T

This scenic, 126-acre ranch lies in the famous Hat Creek Valley of eastern Shasta County, California. Approximately one-third mile of this famous trophy trout stream runs through the property, and the owner has done a lot of stream-bank protection for this sensitive fishery. A beautiful, custom, four-bedroom, three-bath home sits in a picturesque setting with sweeping lawns, on the bank of the creek and near the first of three ponds. Two ponds have trout and the third, a larger pond, has water grasses and a nesting island for ducks and geese that nest in the area. Grain and other crops have been planted along the creek and other locations for habitat improvement for upland game birds like quail, wild turkey, pheasant, as well as waterfowl and dove. Huge blacktail deer frequent the property. Approximately 32 acres produce grass-alfalfa hay, and many other fields could be brought into production for hay/pasture. There are good water rights from the creek for irrigation, administered by the California Department of Water Resources. Water is diverted through a system of ditches and checks for flood irrigation—no pumps or sprinkler pipes needed. This is a pristine, scenic ranch with views of tall pines and mountains. It has a large shop and older huge hay barn. This ranch certainly meets the criteria for the term “multiple use”. It could be a horse ranch or small cattle operation. At about 3,300 feet elevation, there are four full seasons with usually enough snow to be “postcard perfect”. $1,500,000.
