While the iron’s hot Market good for both buying, selling right now BY CONNOR RABORN

The current real estate market isn’t a buyer’s market or a seller’s market, according to Brent McMillan. It’s an opportunity market, which is good for both. “Right now it’s unbelievably good,” said McMillan, who is managing broker of the Liberty office of Crye-Leike Stedman Realtors. “A lot of sellers are happy because they’re getting a little bit higher prices than they were seeing two, three years ago. The inventory is good, but it moves fast. It’s an opportunity market for a buyer because interest rates are low, and land is just a good investment. Real estate in general is just a good investment.” McMillan encourages those in the market to strike while the iron is hot. “Interest rates are low, and they’re not going to stay there forever. So if you’re looking at buying, now’s as good a time to do it as any, to go out and buy and get the rate locked in,” he said. Joining McMillan at the Liberty office of Crye-Leike is Deanea Causey, e-Pro and C2EX-designated realtor. Both handle house and land 4

sales, but McMillan particularly sells a lot of land, around 95% of his sales by his estimate. Land has been a hot commodity over the past year, especially for hunting and recreational use. “Everybody likes to go out and have decent grounds to enjoy,” McMillan said. He’s found that the pandemic spurred an increase in land purchases. “With the coronavirus and the lockdowns, there are a lot of folks in the bigger cities that said, ‘Look, when this happened we didn’t really have anything to do, anywhere to go. We don’t want that to happen again. Should this ever happen again we want to have a place that we can go to get away from everybody but still be able to get out and enjoy ourselves,’ ” he said. Investor-type buyers are also starting to make a comeback in the market buying land. “Land is always a good place to set your money,” McMillan added. Turn-key property that’s ready for use with little work upfront is especially attractive. That goes for houses as well. “They don’t want a fixer-upper; they want something already done, turn-key,” McMil-

lan said. “They want a good school district, two-bedroom two-bath, minimum. They want to be outside of town, outside of the city limits.” McMillan established the Crye-Leike Liberty office with Joe Stedman in 2012, after McMillan got his broker’s license. Joe and Sue Stedman own the Crye-Leike franchise based in Natchez that they founded nearly 50 years ago. However, McMillan wanted to work with the people from his hometown, Liberty. “It’s where people know me and I know people, and that’s where I want to be, with people I know and care about,” he said. “One thing that really sets us apart is we really care about each person and each deal. We are what you see. We’re professional, but we’re personal at the

same time. We care about a client or customer, about their family, about making sure they’re happy. We don’t represent the deal; we represent the people.” Crye-Leike Realtors set an alltime company sales record in 2020, with a total sales volume of $7.5 billion and 31,578 families served.
