COULD SURGE PRICING WORK FOR CANADA’S C-STORES? Anyone who has ever booked an airline ticket on-line or taken an Uber car at rush hour knows about surge pricing. The same is true when it rains in New York and small retail-ers quickly pull out the dollar store umbrellas they sell for $10.00. Recently in Spain where it was 42ºC in the street I found my neighbourhood stores doubled the price of a litre of cold water to 2 . In both these cases in NYC and Granada I found myself relatively happy to pay the premium for the right product at the right time. Also known as Dynamic Pricing, Surge Pricing is a strategy where business sets flexible values for its goods and services based on current market demands. Consider the benefits. Premium wages paid to staff working a graveyard shift could be offset with pricing that reflects the late hours the store stays open. Opportunities also exist for consumers to pay less on time sensitive products such as bread or produce. In the UK grocers like Sainsbury’s and Tesco report they are looking into changing shelf pricing into something similar to how fuel is sold. Using total point of purchase integration with digital shelf talkers, staff can easily alter prices either manually or automatically to reflect changes in weather, day of the week or as a response to a news story. Prices can go up or down depending on demand. Commentators have suggested that consumers here would be shocked and dismayed by full roll out of this pricing model. I say surge pricing has been here for years and technology is now able to make it a more responsive business tool that would help operators here to dance more effectively with the punches of a difficult market.

SENDING OUT AN SOS The OKBA’s Save Our Stores campaign highlights challenges impacting all c-retailers in Ontario BY DON CHA, PRESIDENT, OKBA

5 CRITICAL ISSUES IN ONTARIO

For decades across Canada the convenience store, like the community post office, or local arena, has been a staple in Canadian communities from coast to coast. Unfortunately government legislation and/or indifference towards the c-store industry is resulting in stores closing and owners walking away from their investment. Ontario in particular is a jurisdiction that is seeing independent retailers close in record numbers and more are facing closure if things don’t change soon. Recently, the Ontario Korean’s Businessmen’s Association (OKBA), an organization representing 1300 independent c-store retailers in Ontario, launched the Save our Stores campaign. Since 2003, more than 500 OKBA member stores have closed their doors permanently. The SOS campaign will run until next year’s provincial election in Ontario, and will highlight the dire conditions for many independent c-store operators. While there are many factors impacting the negative business environment currently facing the c-store sector, the campaign is focused on 5 critical issues in Ontario. 6

Illegal tobacco has long been a problem in central Canada. The RCMP estimate that there are more than 50 illegal manufacturing facilities operating on First Nations reserves with each capable of producing millions of cigarettes a day. While Quebec recently gave municipal and provincial police more incentive to crack down and pursue illegal tobacco traffickers, Ontario still seems to prefer to ignore the problem. While smoking rates have been in gradual decline for decades, many small licensed tobacco retailers still count on more than 50% of their daily revenue on legal tobacco sales. Governments too are losing hundreds of millions of dollars annually when smokers turn to the black market for their purchases.

2. ELECTRICITY PRICES

Over the last decade small businesses have seen their electrical utility costs double. Convenience stores typically have a series of refrigeration and/or freezer units to keep their products chilled for customers. And, unlike homeowners who can switch their electrical use to off peak hours, when rates are lower, c-stores are open during the day, 7 days a week. While the current government introduced a recent rate reduction by deferring payments to the global adjustment fund to sometime in the future, small business owners are worried that any reductions may be short term and reversed after the next election.

3. REGULATORY BURDEN

Convenience store owners play by the rules and follow all the laws imposed by

government. We invest our livelihood in our businesses and are prepared to work long hours to service our customers. However, over the last 10 years, government has increasingly introduced more and more inspections, certifications and mandatory standards we must follow. We understand why regulations must be in place – yet we are frustrated when the government allows rampant trafficking of illegal products to flourish in our community with impunity. All we are asking for is a level playing field.

4. MINIMUM WAGE

As small business owners, we do not oppose the idea of increasing the minimum wage. However, imposing a 32% increase in 18 months is too much, too soon. A recent Ontario Convenience Stores Association survey suggested that c-store operators expect to see a $50,000 increase in costs for running their business. This massive increase will result in two outcomes – less hours for staff and even longer hours for the owners.

5. BEVERAGE ALCOHOL

Beverage alcohol sales are highly restricted in Ontario while many other provinces, like Quebec and Newfoundland, sell beverage alcohol responsibly in c-stores without any problems. In fact, more than 200 agency stores in Ontario currently operate under a LCBO program to service smaller more remote communities, without incident. By allowing only big grocery stores to carry beer and wine, the Ontario government has slammed the door on another possible revenue generator for small independent shops.

While the OKBA launched the Save Our Stores campaign to protect our members interest we are inviting all c-store operators to join us. Together we need to tell government legislators and policy makers that we need help. The corner store is often a community hub, a place where kids can feel safe and a place where the owners know everyone by their first name. We asked three independent operators about tobacco sales and their ability to properly merchandise a product that is still c-retail’s top category. Here’s what they said. YCM: How would you describe your current tobacco sales? A Our revenue is declining in tobacco sales. We are seeing people move over to value brands. This means we may sell about the same volume but our sales revenues are down and our margins are decreased. — Jessica Friesen, CEO, Bob’s Fast & Fresh, Niagara Falls, On.

YCM: What do you do to counter the merchandising challenge?

A We see strong sales all year. However, when it’s a long weekend and during summers we see more sales in products like cigars. — Sophia Virgin, General Manager, Enniskillan General Store, Enniskillan, On.

A We work on frontline education of our staff. Then we take this education and create a stronger service offering that we can take to customers. Staff have to be knowledgable about products such as tobacco and they have to be able to discuss brand attributes and the value equation with customers. — Jessica Friesen

YCM: What is the leading challenge you face in regard to merchandising tobacco products? A Greater competition in the marketplace is certainly one thing, but our inability to properly merchandise the category stands out as a challenge. If someone comes in and asks about a specific product we can suggest a brand but can’t incent a purchase. — Jessica Friesen A We can’t deal with tobacco like any of our other products even though it is such a large category. Its hard to drive sales. — Bill Hume A For many people we don’t appear as a location that would sell cigarettes. We depend on our strong base of regular customers for this category. Because of regulations we can’t display messages that might tell new customers this is a place where they can buy tobacco. I’m sure we are missing some sales opportunities. — Sophia Virgin 8

A Staff training is key. Staff have to be able to reach around and grab a DuMaurier Silver or a Next Gold without looking for it. It has to be fast and correct. Our prices also have to be on point. If customers think they paid too much they will go elsewhere for their next pack. We are also looking at adding a branded foodservice component to the mix. I’ve been told that this brand that specializes in coffee can help create an environment that can push tobacco sales by 10% in store. — Bill Hume A We have some established training manuals that helps us get staff on track to sell tobacco. For us its important not to rush the sale. There is much to do like check ID and make sure the customer is getting the right brand. There is a lot of choice and we want to take a couple of extra seconds to make sure we have everything correct before we move on to the next customer. The most important thing for us to do is be knowledgeable on all brands so if a customer wants to make a switch we can recommend the best product for their needs

ogether, brothers Saeid and Sohil Tahamtan run the Family News Stand in Kingston, ON. They’ve been in the c-store business for more than three decades, so they’ve seen major changes to the way the tobacco category is merchandised and sold. “When we first started our business, tobacco dispensing machines were still available. The ID system was pretty much non-existent, so if an underage person came in with a note from their parents, we could have sold them tobacco,” says Saeid. “It has come around quite a bit since then.” Although Saeid has seen a decline in the sale of tobacco at his site, it’s still one of the most important categories for building customers’ baskets. “When people come in to buy a pack of cigarettes, they usually buy other high-profit items, like gum, lighters, candy and chips. Tobacco opens up people’s purses to make other purchases. It’s a traffic driver,” he says. Here’s how the Tahamtan’s ensure the tobacco category isn’t ‘out of sight out of mind’ for their adult tobacco customers and their employees.

FIRST, TRAIN YOUR STAFF The Tahamtans are in a fortunate position: They both work full time in their store, and they’ve got two parttime employees who have been with them for eight years. They might not be dealing with high turnover, but that doesn’t mean ongoing training isn’t necessary. Making the most of every sales opportunity is key to a robust tobacco category. Tahamtan says the secret to this is knowing what you’re selling. “The most important thing for us to do is be knowledgeable on all brands so if a customer wants to make a switch we can recommend the best product for their needs,” he says, adding that, “A lot of customers will ask for alternatives to a brand, and that’s when you can ask what they’re

looking for and present the options to them. Do they want to go lighter? Stronger? Or find a different price point?” Whenever they receive literature from a tobacco rep, they make sure their employees see it so they’re always aware of new products, what’s different about the product or any other changes. The Tahamtans have introduced a binder for each of the major tobacco companies – RBH, Imperial, JTI – with inserts on each product. They also encourage employees to take part in online training programs offered by tobacco companies.

SECOND, DEVELOP A SYSTEM Since customers can’t point to a product, and employees can’t simply scan the shelf quickly to find a particular brand, developing an organizational system has been very important. “To make it all easier, we keep all brands together. Du Maurier and everything in that family stays together, for example. JTI brands, Imperials brands and RBH brands all have their own areas, and then we organize it from the strongest to the lightest,” says Tahamtan. The brothers have drawn a map of the tobacco product layout that employees can keep with them and study. “It didn’t take them long to get a good understanding of the system – usually within a week,” he explains. “You don’t just hire them and train them for a day and say ‘see ya later’. It just doesn’t work like that. My brother and I worked side-by-side with our employees for at least a month to make sure they’re comfortable, and we quiz them to make sure they understand the system,” he says.

TAKE CARE OF THE PRODUCT Your customers won’t keep coming back for their tobacco products if your stock is expired or stale. That’s why regular rotation is key. “Rotation is ongoing. Ever since RBH and Imperial went to direct-store delivery, their presence in the store isn’t what it used to be,” says Tahamtan. “I remember

they used to come at least once every other quarter to go through your shelves and ensure freshness. The onus has been passed on to us now. We’ve always been very hands on in terms of rotation, so it hasn’t affected us too badly. You just have to be more proactive about maintaining stock now.” It’s also essential to get to know your customers’ preferred brands so they’re never out of stock. An out-of-stock scenario is the fastest way to ensure your adult tobacco customer doesn’t return the next time he or she needs to purchase a pack.

ENLIST THE HELP OF EXPERTS Successful tobacco merchandising is no longer about what the customer can see, it’s about how efficiently the system works for the staff doing the selling. And for that, there are dispensing systems and technology options retailers can invest in. VDMS (Vend Data Media Solutions) has been selling its Smart Dispensing Systems for four years in North America. These dispensing systems allow for all sales, inventory, and out-of-stock information to be digitally monitored in real time.

“Our system takes the guessing and searching away. With a fully integrated POS touch screen, staff can search for products via the touch screen (tablet) either alphabetically, or by size and amount (i.e. king size, regular, 20s or 25s, Superslims, etc.),” says Markus Merrill, General Manager, Canada, VDMS. “With a VDMS Smart Dispensing System, employees no longer have to count tobacco packages or spend time finding products.” It also protects the inventory by having all packages under lock and key, which deters theft from staff and the public. “The ability to have your number one category secured under lock and key, doesn’t only protect your product, it also provides safety for your staff and store,” adds Merrill. The VDMS Smart Dispensing System also provides real-time out-of-stock alerts and automated inventory counts. “This way managers and staff will know which products need to be filled and when products are getting low, which allows them to focus their time on other aspects of the operation and provide better service to their customers,” says Merrill. Despite dwindling tobacco sales across the country, maintaining your adult tobacco customers comes down to the level of service you provide every time they walk through your door.

WHERE THERE IS SMOKE Canada’s tobacco trade is undergoing significant change with new regulations, new products and new attitudes.

OBACCO SALES IN CANADA HAVE COME A LONG WAY since the 1980s. Numbers today show a marked decline in sales and usage over the past several decades. Researchers now describe a market of around $12.7 billion with c-stores handling just over 25% of sales. Tobacco products are convenience retail’s number one category with revenues around $3.4 billion last year. Market researcher Euromonitor reports volume was down by 2% but sales figures show a 1% increase in revenue. Analysts and others suggest that premium brands helped push dollar revenues upward in the face of declining volume. Diane Meulemiester, General Manager of North Shore Tobacco, a company owned and operated by Ontario Tobacco farmers, suggests the sector is really comprised of two groups — premium

brands and value products. “We are in the premium area and have been enjoying good growth. With the higher cost of a package and other concerns many people are tending to smoke less than they might have in the past. However, people are also looking to the premium segment for greater quality and performance. It’s a case of quality over quantity.” This said, trends have more tobacco consumers trading down in a move to keep smoking costs in line. According to Euromonitor consumers faced with higher costs caused by higher taxation have sought out more affordable options. As a result, operators that previously focused only on premium and high-end products have had to alter the mix in order to satisfy changing consumer demand. Higher costs have also increased contraband tobacco sales. Some estimates suggest one-third of Ontario tobacco sales and 20% of Canadian sales come from illegal sources. This means lost tax revenue as well as quality challenges for consumers. JULY | AUGUST 2017

Ontario has the country’s biggest contraband tobacco challenge with more than 1 in 3 cigarettes sold in the province being illegal, says the National Coalition Against Contraband Tobacco (NCACT). The group reports that in Northern Ontario, the contraband rate is almost 60%. “Illegal cigarettes are cheap and readily available costing as little as $8 for a baggie of 200 cigarettes,” says Gary Grant, the National Coalition Against Contraband Tobacco’s National Spokesperson. In Quebec they take contraband seriously. In fact, a combination of increased enforcement tools and dedicated support for local police through the Acces Tabac program has seen their contraband tobacco incidence decline to about 15%. Meanwhile, the province has indicated that these efforts yielded an additional $180 million in provincial revenues in 2015-2016 tax year. NEXT GENERATION PRODUCTS Consumer and regulatory trends have not been ignored by the industry’s major players, Rothmans Benson& Hedges or RBH (33% marketshare), Imperial Tobacco Canada (51% marketshare), and JTI (8% marketshare). These three companies hold more than 90% of the trade with a wide range of products in both premium and value brands. Working to stay ahead of the curve, these players have introduced a number of new products such as IQOS (RBH) and i-glo (Imperial). Both are smokeless tobacco products that use a heat not burn technology to deliver vapour to consumers. The Canadian trade in ‘next generation products’ such as vapes or E-cigarettes is valued at close to $350 million. British American Tobacco, parent to Imperial, developed i-glo, a product that first appeared last year in Japan. The device uses a heater similar to a Vape that heats milled tobacco to just below combustion. The resulting vapour is said to be less harmful but offers the same taste experience smokers seek. In Japan the product was teamed with the Kent brand during roll out. Here in Canada Imperial is offering DuMaurier tobacco sticks that go alongside the i-glo heater device. At this point i-glo is only available in BC with most sales occurring in Vancouver. At Vancouver’s 7 Day Smoke Shop, a c-store on Commercial Drive in the heart of the city, they report they have stocked i-glo for a couple of months. “This goes along with our other e-cigs that we carry,” says the manager. “To this point people don’t seem to be that aware of the product, but I think this will change,” he says not16

SNUS AND CIGAR Products such as Snus is another key sector that occupies Canada’s tobacco landscape. Euromonitor reports sales of chewing tobacco and Snus dropped by 4% in volume and by 1% in current value in 2015. The market for smokeless tobacco in Canada is highly concentrated, and National Smokeless Tobacco Co remains the single dominant player holding a 79% total volume share in 2015. The company distributes Skoal and Copenhagen brands owned by US-based Altria Group. Cigars are also seeing some declines amid a market widely held by three players — Scandinavian Tobacco Group (58%), Casa Cubana (19%) and Havana House Cigar & Tobacco Merchants (13%). Data shows that over the last couple of decades 2009 was a watershed year for cigar sales with tallies showing nearly 650 million cigars sold that year. In 2015 sales were down to 375 million cigars as Canadians sought to smoke less.

ing that sales of e-cigs have been generally slow in his location where customers look for more traditional tobacco items. In Calgary The Tobacco Outlet is the location for RBH’s new IQOS product. IQOS is a tobacco heating system with three main components — a tobacco heatstick (called HEETS or HeatSticks), an IQOS holder, and a charger. To use IQOS, a consumer inserts the tobacco heat-stick into the IQOS holder. The IQOS holder contains the electronically controlled heater that heats the tobacco heat-stick. The consumer pushes a button to turn on the heater, and then draws on the tobacco stick to ingest vapours. Once the tobacco heat-stick is finished, the consumer removes it from the holder for disposal. When needed, the consumer recharges the holder by inserting it into the charger. “Our owner was traveling in Japan when he saw the [IQOS] product last year. He approached RBH for permission to offer it here in Canada. We are the first location for this brand in the country,” says Tobacco Outlet manager Kayla Langan, who reports that they are seeing strong sales and considerable consumer interest in IQOS. IQOS utilizes just one-third the amount of tobacco used in a conventional cigarette, yet is priced the same as a premium brand and comes with a lower tax hit

because it is a manufactured tobacco product. This makes these products very lucrative for companies looking to stay relevant to Canada’s roughly 5.3 million tobacco users. Look as well for other forms of tobacco to make a push in vape. For example, e-cigars are showing up with products such as a disposable robusto that offers herbal as well as tobacco flavour. JTI, a company that just launched premium, additive-free American Spirit cigarettes in Canada (available in BC and Ontario) following the global company’s acquisition of Natural American Spirit tobacco for all markets outside the US, is also involved with vapour products. The company reports they strongly believes in the commercial benefits of a wide portfolio of next generation products with a potential to reduce the health risks associated with smoking. In the medium to long term, the company sees both conventional tobacco and next-generation products coexisting, with next generation products gradually increasing their share of market. “JTI’s global product portfolio includes PLOOM TECH, a unique tobacco vapour product. PLOOM TECH uses a hybrid technology to create a tobacco-infused vapour, by heating a non-nicotine liquid which passes through a capsule containing granulated tobacco. technology combines the best of tobacco and e-cigarette products,” says Caroline Evans, JTI’s Canadian-based Head of Corporate Affairs & Communications who reports that PLOOM TECH is presently available in Switzerland and Japan with further expansion planned. PLOOM TECH produces no smoke, no smoke smell or ash and has a strong potential to be a reduced risk product. Industry analysts suggest there now appears to be a slowdown in the expansion of vape shops that number around 800 nation-wide with more convenience stores and forecourt retailers getting into the trade as regulation become less muddy. Currently, the federal government is working Bill S5 through the House. The amendment to the Tobacco Act will help establish some ground rules for vape use and marketing. REGULATIONS CONTINUE Moving into 2017 the industry saw a number of provinces legislate against flavoured tobacco products in a move governments saw as a way to combat youth smoking practice. Following the lead of provinces such as Alberta and Nova Scotia, Ontario launched its ban of flavoured tobacco brands in January 1, 2016. The Ontario regulations exempted menthol brands while Quebec’s April, 2016 legislation phased this ban into its Bill 44. Now the federal government has amended its tobacco rules to include menthol in a move last April making it illegal to sell brands that until 2014 made up five% of the total tobacco market.

The federal government also announced tax increases on cigarettes and other tobacco products in March 2017, with the government in Ontario proposing to further raise taxes based on inflation, starting from 2017. The government of Ontario is also changing the way it permits tobacco sales. Beginning July 1, 2018, operators that want to sell tobacco must have a Tobacco Retail Dealers’ Permit. Operators would be required to post the permit, maintain records for inspectors, buy from only ministry authorized wholesalers and keep the Ministry of Finance up to speed on name and location changes. Last fall the federal government announced changes to the Tobacco Act with Bill S5. Coming will be new regulations that will require tobacco products to be sold in plain packaging. This follows countries such as Australia and Ireland where laws have sought to limit the marketing clout of trade mark, branding, and artwork. It is expected that the plain packaging requirement will have an impact on c-store and their ability to speed customers through the cash line. Tobacco manufacturers point out that brand-less cigarettes will make it easier for illegal tobacco to enter the market. There is no doubt that the changes in Canada’s tobacco sector will continue. For the most part retailers remain stoic. “What can you do but roll with the punches,” says Dundas, ON operator Bill Hume.“Changes will always happen. The question is what will you do about them.”

hether or not one agrees with legalization, everyone can agree that when it happens, the systems that the provinces put in place should promote the goals of legalization that, if realized, will be positive. Through its legislation, the federal government aims to move cannabis from the illegal market into a regulated system in which products can be taxed and where quality standards and controls protect citizens. At least three things will be necessary to realize these goals. It’s already well-understood that if the prices of legal products are too high it will create an opportunity for illegal markets to persist.

Secondly, legal products should come with readily identifiable, branded packaging. This will make them harder to counterfeit while providing the public with a guarantee of product standards of quality and safety. The third necessity is a convenient distribution system for legal products. Think about it. If prohibition is ended for consumers, but the options to legally purchase products are too limited, this will create the conditions for a boom in the supply of illegal products through the underground market. This is precisely what the province of Ontario is inviting through its recent NOVEMBER | DECEMBER 2017

proposal to limit supply to 150 government-owned sites by 2020. That distribution model will be vastly inadequate for Ontario and it will ensure that the illegal market thrives as the most convenient option for many consumers. Today, it’s easy to buy cannabis: If we make it hard to buy from legal sellers tomorrow, people will just continue to buy it elsewhere. In other words, legalization can’t be successful if the provinces go only half-way. When consumption is legalized, the channels of distribution must allow sufficient access to the corresponding legal products. The new legal industry must be as inclusive as possible or underground activity will persist and, potentially, thrive. To be clear, when we think of selling cannabis products in convenience stores we are thinking about the sale of pre-packaged, standardized products — not the sale of open products as seen in the many boutique “medical dispensaries” that have sprung up across the country. Convenience stores are served by a distribution system that supports the legal sale of a variety of controlled goods, such as tobacco, and are well-positioned to adapt to include distribution of cannabis products as well. The stringent controls already in place to secure the collection of provincial and federal taxes on such products can accommodate any new products requiring similar controls — be they provincial or interprovincial. Moreover, as found through a recent labour market study funded by the province of British Columbia, working in a convenience store, especially one with a gas station, requires a more complex set of skills and more responsibility than is commonly thought. Employees are not simply cashiers or gas attendants. Their tasks are varied, complex and demand a high degree of accountability for compliance with government regulations regarding responsible retailing, health and safety, food and beverage preparation, and environmental protection. The framework for socially responsible retailing of cannabis is already well established. Convenience stores are therefore well-prepared to handle the variety of quality-controlled products that will soon be entering the legal market. They successfully handle a variety of age-restricted products including alcohol in underserved or remote areas, and Health Canada studies confirms the strength of their commitment to age-testing. They are perfectly capable of safely handling legal cannabis products subject to the regulations federal and provincial governments put in place to control their sale. And the existing producers of medicinal cannabis are already working to develop carefully branded recreational products containing consumer information to protect public safety. The conditions for a successful legal market are in place. Those conditions include convenience stores. It’s up to provincial governments to ensure these conditions prevail.

Independent retailers are the backbone of economies and the neighbourhoods they serve. From raising money for local charities, championing park clean-ups, and hosting fundraisers, independent retailers are actively involved in building a strong community spirit. Four additional retailers were also selected as runner-up winners who received Fisherman’s Friend prize packages to acknowledge their community initiatives. These retailers include; Skookum Inn Centex in Windermere BC, The Students Union, University of Calgary, Alberta, A Raymond and Sons, Ottawa Ontario, and Crooked Creek Convenience, Riverside-Albert New Brunswick.

Calgary The Convenience U CARWACS Show scored again with another successful event this October The 2017 edition of The Convenience U CARWACS Show finished off on a solid high note thanks to the numbers of quality attendees who came to make deals and discover best practices at the trade show and education sessions. Sited once again at the BMO Centre in the heart of Calgary, the event, targeted to members of the c-retail, gas bar and car wash sectors, offered a Who’s Who of exhibitors that covered a broad industry range from foodservice to in-store equipment to small wares innovation to the full gamut of gas bar and car wash suppliers. The event also saw many major retail chains and banners, and organizations such as the Western Convenience Stores Association (WCSA) and the Canadian Carwash Association (CCA) offer separate functions for their membership and the industry. “This is a must attend show for us. We need to be here to not just provide presence for our brand, but to meet and network with our customer base,” says Paul Romaniuk, Business Development Manager, Western Canada, Turtle Wax Pro, a leading supplier to the vehicle wash segment of the trade. This view was seconded by operator Shafique Javer who told us he was glad he came. “I went to several sessions on Day 1 and attended the trade show both days. There are so many people to meet,” he says.

MORE THAN JUST A TRADE SHOW A two day event (Oct 3-4, 2017), the car wash side got off to a fast start with an insightful tour of Calgary wash centre innovation. Stops included Husky’s new location on 14th st. where participants inspected Mark VII’s install. The location uses the Soft Touch XT roll over friction wash system that features low water use and host of optional attributes to make it highly attractive to operators looking to save operational expense. Next stop was Wash King on Heritage Drive. Located adjacent to a high-end auto mall with brands such as Lamborghini and Porsche, Wash King is currently under development with equipment and services from Belanger and Mondo. This site wowed wash tourists with design elements such as 90’ tunnel wash, two touchless rollovers and full light-up visuals. The location will also include 16 self wash bays, important in Alberta where residents seem to prefer to wash cars themselves. The idea here is to allow customers the flexibility to have it their way - self wash or a choice of automatic options. Back at the BMO Centre, attendees not on the car wash tour were treated to the first day of morning education packages as 22

Kerr offered: The humour advantage: Why some businesses are laughing all the way to the bank. “People that are involved and engaged with humour in the workplace can see an uptick in metrics such as more sales and lower absenteeism and turnover,” he told us. Both days attendees were treated to presentations by industry leaders Hugh Large and George Anastaopoulos. Known as The Convenience Guru, Hugh took attendees through a full course presentation - Foodservice excellence: Which model is right for you. “Retailers have to commit to excellence to succeed,” he told participants as he took them through the leading options and helped shine spotlights on key areas of opportunity. Business coach Anastaopoulos discussed human resource challenges with his hugely insightful presentation - Staffing solutions: Finding the right people and setting them up to succeed. He told a full room that while 85% of the HR solution comes from standard practices at hiring and retention a key 15% is derived from a manager’s experience and personal ‘magic’.

HALL OF FAME This year was the second annual Hall of Fame presentation. WCSA President Andrew Klukas took the stage to introduce inductee Tom Humphreys, Petroleum Operations Manager, who accepted the award on behalf of Peninsula Co-op. Peninsula Co-op is a Vancouver Island-based co-operative where their core businesses includes grocery, petroleum and convenience stores. The group operates 17 gas locations, a grocery store, six local network cardlocks and two home heating divisions on Vancouver Island. They employ over 320 part and full-time employees. “This award is a good recognition of the hard work and dedication of our staff,” he said following the award hand off. Humphreys remarked that while they are dedicated to servicing the needs of customers of Vancouver Island, they are also there for the membership where they handed back $4.6 million in member/owner rebates and offered $370,000 to some 220 local community groups. I recently read that 79% of those aged 18 to 44 years have their smart phones on their person 22 hours a day. What does this mean for wash and gas bar operators? It means immediate access to the largest buying group in the market. A big section of this 18- 44 demographic tells market researchers that they like brands and businesses to interact with them by sending deals and coupons to their electronic devices. Are you involved with your customers on this level where you let them know not just about pricing and specials, but get them to stop what they are doing and come in for a wash or fill? Car wash and gas bar operators tell us marketing their service stands out as a leading challenge. Marketing, although a common enterprise among businesses, is not an easy task. An operator who must be a retail expert, a service expert, and a manufacturing expert who must know and deal with heavy equipment at their sites, have to now be-come a marketing expert as well in order to grow their business. Mobile engagement is turning out to be the most powerful sales driver among smaller enterprises. Consider that push notifications, the most preferred method of contact, has open rates of 50% to 80%. This beats most forms of advertising hands down and it is far more cost effective and interactive with staff able to send messages at the drop of a hat on specials that could only exist for a day or couple of hours. What’s your message? Is it ‘In business’ or ‘Out of date’. Mobile engagement is messaging that is in your neighbourhood, on the street and top of mind.

MOVING FORWARD As times change, CIPMA stands ready for independents BY JENNIFER STEWART

Over these past months, the North American gasoline market has been front and centre in mainstream media. Supply, reliability and gasoline pricing have dominated media headlines in light of the devastation of Hurricanes Irma and Harvey, wreaking havoc on pipelines and general gasoline availability. Such tragedy has put into clear focus the oftentimes fragility and importance of gasoline supply to meet the needs of North American families, businesses, and economies at large. As the voice of independent petroleum marketers in Canada, CIPMA continues to play an active role in speaking for our sector, and in particular, ensuring that governments of all levels understand the role of independent marketers in driving our economy forward, and the importance of fluid gasoline markets. This voice continues to grow as the industry does. Today, according to the Kent Group’s 2016 National Retail Petroleum Site Census, 86 per cent of all gasoline stations in Canada are priced controlled by independent marketers, and 2016 marked the second year in a row of an increase of the number of gasoline stations in Canada. As we work with government to reduce barriers and red tape to achieve a more fluid market for gasoline transportation, we also lend a voice to evolving policies and regulation, including renewable fuel mandates, carbon pricing, credit card fees and zero emission vehicle mandates. Given the nature of the industry, our team is on the ground both provincially across Canada, and active at Parliament Hill on federal issues defining the marketing sector. From a networking perspective, the association continues to be at the helm of the Canadian Fuel

SEARCHING FOR THE MAGIC BULLET

We’ve all heard the mantra—Location, Location, Location. What does this really mean? BY KEVIN ANDERSON

Time and again, fuel operators look for the magic bullet to determine the optimal location for new sites within a market area. This is understandable because as market areas mature the number of opportunities for viable locations diminishes making it more difficult to stay ahead of the competition to find a winning site. Instead of looking for magic bullets when we are asked what is the best indicator of fuel sales with a new site, we typically tell our clients the answer almost always comes down to traffic flow, and the overall competitiveness of the market. Traffic flow can spell the success or failure of a fuel outlet. One of the best ways to determine overall traffic flow is to obtain traffic counts to give us an objective representation of street usage. If traffic count is too low, you will not have enough exposure which will negatively affect sales. Likewise, if traffic volume is too high, the patrons will have difficulty entering and exiting the property, also limiting sales (sometimes called Traffic Choke). What are the streets like? Are they median divided or one way? How many lanes of traffic are there: two, three, four or more? All factors must be weighted when reviewing the site for its viability. Traffic flow is especially critical in rural locations with low population densities. If there is not sufficient traffic flow sales will suffer for the fueling forecourt. In addition, not only is it critical to obtain traffic counts, you need to ask where the traffic is going. Is it going to a major employment centre such as hospital or factory? Or, is traffic heading to a nearby primary, secondary or high school or a major sporting venue? All will affect traffic and ultimately the volume of fuel sold at the potential site. The competitive environment has a major influence on the success of fuel sales. All the fore-mentioned questions must be answered with respect to how the site compares with the competition. Are the competitive outlets better positioned? If the primary locations are already used in a fuel use, you will already be at a disadvantage. If this is the case ask where the holes are in the competition’s outlet network within the market. Chains will tend to limit cannibalization of existing sales, so there lies

opportunity for the new comer to find decent sites that will be higher volume. Find out where the higher volume competitors are located. Can you benefit from their research and locate opposite side of the street successfully? If you see consistently above average volumes at certain street corners, you maybe able to assemble a location that will benefit from the volume already at the corner. Layout and overall condition of the closest competition will give the potential customer the benchmark for your location. Are the competitor’s facilities clean or dirty? Is their exterior well maintained? These are all important questions for determining the competitive advantage of the new site over the existing competitive outlets. What if your format calls for four MPD (Multiple Product Dispensers) vs the competitive average of say five MPDs? If your location is smaller than the competition you can expect to sell less fuel, likewise if the physical facilities are sub-standard you will also have less than adequate fuel sales. If you are serious about a new market entry, it always makes sense to do background work with regard to information gathering before making the costly investment in new locations. Once you see what is in the market you can make decisions on number of MPD’s, positioning of the pumps, pricing strategy, etc. Magic bullet in site selection is no mystery. Know the market through repeated market visits by yourself or your representatives before investing in new locations. A little bit of knowledge might not find a magic bullet but it will go a long way in securing a successful fuel site. OCTANE CCentral.ca

he Blue Springs Golf Club welcomed members of the Canadian Carwash Association (CCA) for its annual golf tournament held on Thursday, September 14 in Acton, ON. TCarwash operators and industry suppliers teed off under sunny skies and warm temperatures early in the morning and put in a full day of golf before gathering for the networking dinner. With more than 90 golfers, the 2017 tournament was well received. The CCA Golf Tournament Committee of Brad Goetz, Kirsten Potvin, Kiki Cloutier and Mike Dietrich, all of whom dedicated many hours to making this event such a success, would like to thank those who participated in this year’s event. The prize draw during the dinner reception provided CCA members with great prizes to take home. A portion of the proceeds is going to Yellow Fish Road, https://tucanada.org/yellow-fish-road/, a national conservation education initiative raising awareness about water pollution. The CCA would like to thank its golf tournament sponsors for helping make the event successful. CCA hosts bus tour and investment seminar at CARWACS Calgary

sites. Stuart Duff and Benno Gudzus from Mark VII Canada walked the tour participants through the Husky Carwash site and answered questions about the location. Rick Peters from Mondo Products Ltd. and Doug Garratt from Exacta Car Wash Systems, who are working on the Wash King site that was under construction, answered questions about the new build. Operators were returned to the CARWACS trade show at BMO Centre to enjoy a luncheon before walking the show floor. On October 4th, the carwash industry gathered for an investment seminar pre-

pared by Sonny’s Enterprises, the world’s largest manufacturer of conveyorized car wash equipment. Participants who were just entering or expanding in the professional car washing industry were given advice on making a strategically-planned decision – one requiring a careful analysis of numerous factors and vast knowledge in areas that are often unfamiliar to most people.

Delegates were shown ways to leverage their investment by Kevin Collette, Vice President of Sales CTO at Sonny’s who stepped in at the last minute to replace Robert Andre, vice president of training and education for Sonny’s Enterprises, who was unable to attend.

CCA Members answer Frequently Asked Questions What advice would you give to someone wanting to start a carwash business?

1. Consistency of service would be my first bit of advice. The customer needs to know that every time they visit your site they will receive the same thing. 2. My second piece of advice would be to keep the facility clean. Car washes are selling “clean”, so we need to ensure our building, landscaping and customer areas are spotless. 3. Lastly, Customer Service is very important. This is what distinguishes your car wash from any other car wash.
